EI8HT Brighton Guest Accommodation

The room was an ideal size for me as a solo traveller and felt very cosy. The bed was one of the comfiest I've ever swept in and I liked the additional touches, including the shoe rack, coat hangers and ironing board. I met Hazel who was lovely and sorted out the parking permit for me :)

The room was a bit warm but there was a fan which kept me cool. I streamed a few things on the TV but quite often it buffered, so perhaps there needs to be a stronger broadband router/WiFi connection.

Close to town, clean bedding and bathroom, had appliances like mini fridge and microwave that you don’t always see but very helpful

Apartment needed to be updated- the doors were difficult to lock and some parts of the bathroom need a bit of a touch up. The worst part was the roadworks happening right outside- very noisy and disruptive but no fault in the location to town and the beach

De kamer was echt heel krap, dit hadden wij zelf niet gezien, dus was onze domme fout. Maar toen wij vroegen of er een upgrade mogelijk was kregen we meteen een behoorlijk felle reactie terug. De kamer was heel gehorig, we hebben de nacht amper geslapen. Ook was het bed niet echt comfortabel.

Ubytování bylo velice pěkné a příjemné, v klidné části města. Byli jsme zde pouze dvě noci 12 -14.8.2026 s dětmi při poznávání jižní Anglie. Apartmán má k dispozici vše potřebné, včetně pračky, což je příjemný bonus. Velice dobře dostupné a přístupné, pěšky kousek od centra a pláže. Jelikož panovala velká tepla tak i koupání bylo více než příjemné :) a ranní procházka po kolonádě s minimem lidí byl báječný zážitek. Parkování je možné za poplatek na ulici v placených zónách, majitelé vše zařídili naprosto dokonale. Místo před domem bohužel v našem případě nebylo nikdy, ale o ulici vedle za kostelem bylo místo vždy a bez problému. Rozhodně doporučujeme i na delší pobyt.

Jediné co nás brzo ráno budilo, jsou fakt hodně hluční rackové ( a že jich tam bylo hodně ), kteří křičeli přímo nad hlavou :D

Smallest room ever. The Harry Potter room

This was our second time staying and the WiFi last time and this time was very very poor. I can imagine if someone was travelling for work this accommodation would not be ideal if they needed to use a laptop. The Internet just keeps cutting out every 10 minutes. Also i paid for balcony as it has a sea veiw but it wasn't stated that next door is having work done so has scaffolding on the front of it so you can't actually see the sea view which was very very disappointing.

Very Poor Experience – Cleanliness Was Unacceptable I was extremely disappointed with my stay. The cleanliness and hygiene standards were far below what I would expect from a hotel. The kitchen was in a very poor condition, with sticky surfaces and inadequate cleaning. There was also hand wash left in the kitchen being used to wash the plates, which I found very unhygienic and inappropriate. The bedroom and bathroom also clearly needed a deep clean. Overall, the property did not feel properly maintained or hygienic. I would not recommend this hotel based on my experience. The management needs to take cleanliness and hygiene much more seriously and improve the standards significantly.

Not the fault of the owners but there was no WIFI, TV, phone signal- a little tricky when 3 of us were in and out at separate times. Charity shop round the corner sells books and board games to keep you entertained!

We liked the distance from the property to the beach. It was perfect and with a mobility issue it was perfect location for me.

Unfortunately, communication with the owner on arrival was non existent. Room was far too small for a family of 3 . I did not see the options to select before the booking... The main issue for us was the extreme heat in the bedroom which was due to a towel heating. The problem was solved two days after with the owner.

S’il faut vraiment trouver quelque chose de positif je dirais l’emplacement, proche de la plage et pas trop loin du centre (15min à pied)

Le wifi a fonctionné quelques heures avant d’être totalement à l’arrêt ensuite (même fonctionnel c’était pas assez pour juste regarder un film) et si vous avez la chance d’être dans les logements du sous-sol il n’y a aucun réseau mobile. La propreté du logement était limite, pieds complètement noir après 5min à marcher pieds nus. Aucune isolation, on vit avec les voisins. On entend absolument tout. Logement très humide également. Rénovations sûrement pas faites par un professionnel. Eau chaude et froide inversé, câbles électriques bricolés, portes mal calibres (obligés de forcer pour fermer). Propriétaire inexistant, et donc peu joignable par téléphone.

Was clean and comfortable. Had everything we needed. Was in a good location. The nearest shop only a 2 minute walk away. There was a fan in the bedroom and one in a kitchen cupboard which helped as it was really warm. The balcony was small and you had to bend down under the window to get onto it but this made us laugh. Would stay again

Couldn't leave windows open wide on a night as pigeons were trying to get in early on a morning but this wouldn't stop us staying again. Scaffolding up next door blocked some of the sea view.

The bed was comfy. Just a shame we couldn't sleep because of the noise, sneezing, heat, and disgusting sheets.

The short version is: I emphatically suggest you avoid this place. We booked 2 nights and left after one (as early as we could in the morning - I'd have gone before if I didn't have a small child in tow). The reasons: Arrival: My full name and room number were left in the entrance way. A safety and data privacy violation that breaches Data Protection and GDPR. Location: Not something that can be helped by the owners but important for potential guests to know - we had a view of commercial bins, bird droppings all over the windowsill (okay, that could be helped if they wanted to clean), and I got to watch a drug deal taking place. So that was great. Noise: The building is old and has fallen into disrepair. Consequently, the noise of squeaky floor boards, rattling windows, other guests, the drains - it's all hugely disruptive. None of us could sleep. There was a number to call for noise complaints, as I assume this is a very frequent concern for guests, but a) I had no phone reception and b) even if I could have called, would they have come out and fixed the drains and windows? Unlikely. Cleanliness: Or lack thereof. The first thing you notice is the smell - like wet dog. Then the dust - I moved the blinds and curtains and the cloud of dust was repulsive. We stayed in the room for less than 12 hours and couldn't stop sneezing. We had to use two towels to wipe dust off our bags that had been on the floor and off our feet. Awful. The bed looked like it had been made but sheets hadn't been washed. Lots of hair and little bits of dirt on the sheet under the duvet. The pillows smelled horrible. Thick cobwebs behind the TV, a carpet of dust under the bed. The bathroom was, unbelievably, even worse. There were a lot of small black hairs in and on the bath, along with mould and rust. The wood behind the toilet is rotting, possibly hence the smell, and clearly not even wiped down. The floor appeared to have neither been hoovered nor mopped.

Location was great. Close to shops and seaside. I did not go to town centre but that is not far either. And there was a fridge so I could get some food.

You get what you pay for I guess. The bunk bed is a children's one, I am a very short person but could not even sit on it, no space. I don't know how many times I banged my head. There is nowhere to sit except two tiny stools. No table, no space to open luggage properly. Luckily I only had a small backpack. There was no coffee stocked up, so had a kettle but nothing. A few 2-in-1 coffees and some mini milk could have been nice. There were no knives or plates, so even with the fridge, eating is not an option, unless finger food. Bathroom was clean, but I dropped something and had to get it from under the bed, that was dirty. I would not go winter time as the room smelt mouldy, even though windows were open because of the heat. For one night it was ok.

The beds were very comfortable the staff were friendly, helpful and accommodating. Great price. Recommend to anyone to stay there

The location was excellent and self check-in was easy. It feels a very safe area, close to the beach and amenities.

I was in the compact room and it is indeed compact! The problem is, because it's a budget room, it appears neglected. The mugs were dirty, the shower cubicle needs repairing and there is a musty smell. The windows are single glazed so let in any noise from other rooms. WiFi was very hit and miss in the room, as was the limited TV.

Bed was comfortable and location was easy to get to.

So the shower head holder was broken and I am 6’5 so this was already off to a bad start, the iron was broken, we had no hot water coming out the shower for 1 day, Noise next door and the above apartment was ridiculously loud from other people having party’s with loud stamping. Great location but Will not be coming back.

Room 3B had an unpleasant odour which may have been damp. Very poor sound proofing and could hear the conversation of the people in the room above at 4am and also them moving around. Poor sleep quality due to this. But bed was comfy. Handy having the mini fridge.

The accommodation was only minutes from Brighton beach front and pier, also minutes walk away from the bars and restaurants and Town centre , an excellent location, the staff I got talking to was excellent she was very cheerful helpful and friendly, the room was small and wasn’t very wide but it wasn’t a major issues .

The window blinds and the shower head need some attention.

Very friendly and helpful staff. The location is amazing. The room we got was tiny, but that was fully expected - the photographs were accurate. There are good cafes nearby for breakfast, and you get 20% off if you say you're staying with them.

The location was good, and the lady on the phone seemed nice.

It was very dirty, and smelled like mould and smoke. I booked the bunk bed room. Hairs under the toilet seat and filthy floors. I dropped my phone down the side of the bed and reached under to get it and my hand came out covered in dirt and dust. I booked for 2 nights and had to leave half way through the second day as I couldn’t bare sleeping surrounded by the smell and the dirt.

Accommodation had everything we needed and the location was excellent.

Finding somewhere to park was a bit of an issue - but I guess that was to be expected in a location so close to the attractions. We bought the £15 parking permits which worked well - although we got a spam parking ticket within 3 hours of our arrival!

The location was great, 10 min walk to the pier. The apartment was well designed, clean, comfy and light, with all the little things you might need such as hair dryer, iron and ironing board. The balcony is a lovely touch and nice to sit in the morning a look at the sea.

Dirty, was bitten on the bed when I arrived(only stayed for 30 mins then I left) Noise from upstairs, smelt bad aswell and when I asked owners how we can resolve this they said “what do you expect when you pay £50 a night? You won’t be refunded by us”

Very good position in Kemptown. Good pressured hot shower. Clean towels and bedding. Nice tea & coffee making facilities. Comfortable bed.

Very bad smell of damp and drains. The blind was broken in the bedroom window so I couldn’t keep out the daylight which woke me up. The tap in the bathroom leaked into the floor. The towel rail was rusty.

Shower water cold, Kitchen door to courtyard unlocked with no key, work going on in premises and noisy, walls thin so could hear people in other rooms, noisy past midnight from other residents, residents refusing to leave so noisy.

The only thing that was good was the bed. The room was spacious. And the location is good too.

I’m a bit disappointed. When we arrived, there was still rubbish in the kitchen bin and we only had one small roll of toilet paper. After I got in touch straight away, the bin was emptied whilst we were out, but I’d asked for a second roll of toilet paper, which we didn’t receive. We were only told on arrival that the rooms are only cleaned every three days. We stayed for four nights and nothing was cleaned. We only had one small roll of toilet paper for two people for four days; I’ve never had to go out and buy toilet paper on holiday before. Please remove this from the list if it’s not true that it’s provided. The kitchen was okay. Unfortunately, the table was broken, so we had to use the 30 cm high patio table to eat. We were told the table was still being repaired, but nothing happened. On top of that, quite a few things were broken, such as lamps etc. The TV kept losing the signal. The WiFi only worked for a short while, then it was gone again. There was no mobile phone reception at all. The only thing that was good was the bed. And the location is good too. The rest was just disappointing! A shame for a holiday experience.

The only criticism was that the double bed was a little on the small side and the mattress topper hung over the sides a bit, making sleeping feel a bit unstable. It was a tight squeeze having a double bed and a sofa in the room.

The price was excellent, less than £100 for two nights in Kemp Town. It was as expected for the price. We had a small problem but when phoning the staff they did fix it the next day. We booked a compact room, which it was, so we can't really complain about that.The bathroom was ok, of reasonable cleanliness.

The promised wifi was not working in our room on the top floor, but this was rectified the next day. Although we had a private bathroom, it wasn't ensuite so that was little odd, but you get used to it. Although it was a compact room, there was no where to store anything and it could have done with a small table or something similar.

The bed was comfortable. While the bathroom was external to the room it had a lock and key so only we could access it. The location was good.

The room got very hot very easily and when the window was open all the sound from outside disturbed rest. The room above/nearby had no sound proofing so could hear all conversations and walking around and very creaky floorboards which disturbed rest. The room was very small so little space for movement or to put things and there’d be no space for a fan when very hot in summer let alone a spring booking.
