Lovely comfortable room, loads of hot water in shower, nice outlook into back garden

Check in process was very good, automated and simple. Fridge and fan in room, either well. Continental part of breakfast was excellent, lots of choice. Coffee and tea very good. Shower products very good quality.

Cooked breakfast was tasty but had to ask for sausages and scrambled egg to be replenished, as they were empty when we arrived downstairs for breakfast at 9am. Room had very dated decor, patchy paint repairs, curtains falling off rail due to missing hooks. Black out blinds or similar would be better. Needs renovation.

The communication was very good, Andrew responded quickly and was very helpful. Unfortunately all we could get was a comfort double room and it was small and the bathroom tiny. That said, we asked for a quiet room and it was. Good choices for breakfast but things run out quickly and you have to wait for staff to appear for it to be refilled. There's no obvious way to contact them.

The room was too small for the price and the king size bed was really 2 single mattresses together with a ridge in the middle. Lack of way to contact staff at breakfast. Very commercial and impersonal. Reception only open 2-3pm you have to call otherwise.

Eastbourne and the surrounding area were beautiful, especially Seven Sisters. The manager was contactable and did come to the hotel when we reported the problem.

The room looked tired and dated. More importantly, on the second night of our stay, after returning from dinner, we were unable to enter our room because the door had locked from the inside. The manager came to try to help, but could not gain access or arrange an immediate solution, apparently due to insurance restrictions. We were therefore left without access to our room and belongings and had to sleep in the hotel lobby for the whole night. We waited until approximately 8:30 the following morning for someone to replace the lock. This was a very stressful and uncomfortable experience. We did not receive a proper apology or meaningful compensation, and the communication made us feel as though the problem was somehow our fault, despite it being a faulty hotel room lock. On the final morning, the muffins served at breakfast also seemed stale. Overall, Eastbourne was lovely and this did not ruin our trip, but the hotel experience left a bad impression. We would not return and would not recommend it unless the property improves its emergency procedures and customer service.

Very easy to get to, easy to get in. Warm, comfortable and pleasant… real windows we could open or shut.

Breakfast could have been earlier, we didn’t get breakfast the day we left as we had to be at the train station by 7:30, breakfast didn’t start till 7:30am . I did have a slight issue with the shower/bath, I have a minor issue with my knee so was a bit hard to get in and out shower but luckily hubby was a fantastic safety rail. In the evening there wasn’t hot enough water for a shower, it was warmish, mornings were hot!!

Shower cubicle was a little tight for a large man but as we'd booked late I overlooked this as a minor inconvenience.

Das Cherry Tree ist am Stadtrand von Eastbourne gelegen. Wir konnten zu Fuss auf einen nahe gelegenen Hügel spazieren und von da eine wunderbare Aussicht aufs Meer und die Stadt bei vollkommener Ruhe geniessen. Das Frühstück war reichhaltig und fein.

Unser Doppelzimmer war eher klein, aber es hat uns an nichts gefehlt. Eine etwas offenere Begegnung mit dem Gastgeber im Frühstücksraum hätte uns gefreut :-)

Das Personal war super nett, Frühstück war lecker und ausreichend und mit viel Liebe dargestellt. Die Lage zum Strand und zum Zentrum perfekt. Auch sehr viele gute Restaurants in der Nähe. Ein großes Shoppingcenter ist ebenfalls Fußläufig erreichbar.

Location was excellent. Value for money. Andrew the owner was very welcoming and accommodating.

Parking was very difficult to find a space to park on our stayed as the Airshow was on this weekend.

The location of the hotel is excellent and there is free parking available nearby. The breakfast selection was nicely presented The communication beforehand was excellent.

There was very little personal interaction. It was self checkin and out and you only saw one member of staff occasionally during breakfast service. The selection of breakfast items was limited and mainly continental, all self service. The few items of cooked food were in a warmer and we didn't see it being replenished. The bedroom was very small and it didn't look like under the bed had been cleaned recently when I checked we hadn't left anything, very dusty! I do feel that it wasn't very good value for money and not sure I would choose to stay again.

The owners were lovely and friendly . The breakfast was very good with lots of choices for a continental breakfast . Some would prefer a full English breakfast. Our bed was very comfortable and the property was close to the theatre which was why we were staying .

We requested a kingsize room with a walk in shower. However the room was very small . It had a super kingsize bed which was too big for the room. There was a hanging rack and some hooks , but only 3 coat hangers and no drawers apart from a very narrow bedside unit but not suited to put clothes in. The most disappointing thing for us was the shower room . It was tiny and quite claustrophobic . My husband has a bad knee and found it difficult to get in the shower as there was nothing to grab on to. Also the gap between the toilet and sink was small and therefore difficult to even have a wash comfortably . I hasten to add that I was perfectly ok with the shower aspect but not the rest of the bathroom. We were there in extremely hot weather and although there was a fan it wasn’t enough to cool the room .

Super cosy little room. Good location, easy to find and straightforward instructions from the owner. Made to feel welcome instantly and had all the info we needed. Room was comfortable and clean, had everything we needed. Breakfast was good quality and served at a good time. Very pleasant place to stay.

Unser Zimmer war riesig, man hatte genügend Platz. Auch das Bett war gross. Die Lage war gut, man war schnell am Meer und im Stadtzentrum. Das Frühstück hat uns am besten gefallen, es hatte alles, was man braucht und es wurde ständig nachgefüllt.

Unser Badezimmer hatte leider keine richtige Dusche, nur eine Badewanne. War etwas mühsam zum Duschen. Die Matratze war sehr weich, das muss man mögen. Da wir das Zimmer im Untergeschoss hatten, war es sehr dunkel.

My daughter Emma stayed at The Cherry Tree Guest House in May 2026. She was delighted with the warm welcome and the care of the team throughout her stay. The house felt homey, the delicious buffet style breakfast consisted of cooked options and every essential item for a varied meal. Check-in and check-out went seamlessly thanks to the details sent before arrival. The house is ideally situated for exploring the seafront and not far from Eastbourne town centre. She deeply appreciated the mini-fridge and the fan during the heatwave !

The only drawback of the room was the dust, which could be a problem for more sensitive guests.

The property was ok. Unfortunately one of the rooms looked more like a Comfort Double instead of a Double to me . I spoke to the owners about this who was very nice but said that the pictures don’t always match the rooms on booking.com so it’s better to call to specify the type of room you’d like. Room 8 was very small with a sloped ceiling and tiny bathroom with very small shower. Not what was shown in photos for double. Room 11 was large with large bathroom and nice roll top bath. Good linen and smellies.

I paid £130 for what I expected to be a stylish room with a bath. The room was small and so was the shower room- not luxurious. My review would have been different had we had one of the rooms on the website.

En fantastisk frukost,uppvägde allt annat. Läget var mycket bra.Nära stranden och strandpromenaden. Ägaren var mycket hjälpsam.

Rummet var trångt och hade heltäckningsmatta.

Fantastiskt mottagande av Andrew. Hemtrevligt med duktig frukostvärdinna och mycket bra frukostbuffé. Vi kommer gärna tillbaka.

The cherry tree b&b is in a fantastic location, near the seafront, theatre and shops. Free on street Parking is possible nearby, check in was straightforward, room clean and bed very comfortable, tea/coffee facilities. Breakfast plentiful and waitress very friendly.

Breakfast was lovely and with an exceptional selection of different foodstuffs, it was help yourself, but no less for this, and replenished by staff the moment that any supplies to tge guests was getting low. Fantastic. The location was superb, beach, theatre, and entertainment all within 10 minutes walk.

The room was cramped, there was a very smell cupboard en suite that had a sink in which it was difficult to wash, and a loo that was awkward tovstand up in front of, it was lucky that the shower door was open otherwise one might be trapped onbtge loo forever! The shower was, however, marvellous.

The staff are great, really friendly and helpful. The location is convenient for reaching local attractions. Breakfast is great and has a variety of choices.

The bedding was very thin and duvet too small for two people. Thankfully there were blankets to allow for some extra coverage. The walls are very thin and unfortunately one of the people living in the flats next door clearly has some issues as they were screaming and shouting from about 3am to 7am on our last night (stayed for 2). I appreciate this is not something the staff can do much about, but people who want to stay here should be fully informed.

The location is decent and an easy stroll from the beach and city center. Parking is on-street (free). Check-in was easy and well described. We had a basement room with steep and narrow stairs leading down, but were pleasantly surprised by the spacious room. Bathroom was generous too. Breakfast was yet another surprise with a great selection of fresh fruit and vegetables, eggs as well as vegan options.

The room was quite cold and heating didn't work. There was an electrical heater in the bathroom though, which we gladly used. What we really didn't like was the bathtub though, we're not fans of taking a shower while crouched/sitting in the tub. It was ok for the one night, but would have annoyed us if we'd stayed longer.

Good location not far from the national park and town centre also next to the seafront.

Room was adequate for a one night stay. Position of the property very good for access to Town center,Theatres and Sea front. Parking was adjacent to the property and Free.

Very hands off experience. Initial room we booked smelt heavily of mold. What we thought was the owner, communicated to us through a video system when we arrived and considering we weren’t able to stay in the room we’d booked we thought we might meet them the next day, but no. Total silence. No apology for having to go into a much smaller room and no talk about a refund and no welcome package that we read about in the reviews. Whilst we understand things might have changed with the welcome pack, the lack of communication about our room change was very disappointing. We’re tall and had to sleep in a small double and use a tiny shower room which was very different to the delux room we’d booked for 2 nights. Just a quick hello and I’m sorry for the inconvenience from the owner would have been nice but total silence was not ok.

Fantastic experience! The rooms are spotless and cozy, and the breakfast spread is one of the best we’ve had everything was so fresh and tasty. The staff are lovely and made sure we had everything we needed with excellent communication.Highly recommended.

Our room (11) had a bath rather than a shower. However the room was spacious and very comfortable.

My room was probably the smallest of the comfort double rooms shown online despite the guest house being almost empty. One of us did not have room to get out of bed, there was no desk and the bathroom was too small for real comfort. I expected a bit more room comfort.
