Our visit didn’t start well, we were greeted at reception by a gentleman resembling Stanley Tucci in a cold, efficient manner. I speak fluent Italian but I had to ask him to slow down a couple of times, he never did. I understood that if we wanted pool towels they came at a cost of €5 each & another €5 every time we wanted a clean one. I have never been charged for a pool towel, I was asked to pay a refundable deposit in a 3 star hotel once but I am disgusted by this hotels towel policy. Considering that the rooms didn’t have balconies to dry them then I’d say they’d found an imaginative way to con the tourists. Another way is to charge €50 for a bed in the hotels beach club across the road, the man at reception was very eager to procure us 2 beds which we politely declined. Personally, I didn’t come to Sestri Levante for the beach, I am not a fan of black sand beaches. A couple of times a day someone would walk around the pool area with a notebook and pen, we assumed he was taking orders so we ordered a couple of drinks, he sullenly brought them over. There were no menus available, no QR codes and apparently they don’t do food by the pool either. If you intend to use the pool make sure you bring flip flops or sliders as there were pebbles all around and it was very painful walking to the pool as I had neither. Also, bring mosquito spray as I was bitten profusely in the shady, garden area by the pool. The rooms were nothing special, the TV aerial wasn’t connected & it wasn’t plugged in, it was a choice between having the TV on or the lamp, given the lack of English channels, we chose the lamp. The air conditioning unit was extremely noisy & there was a lack of sockets. Breakfast was ok, although in a four star hotel I would expect to be served barista made coffees not to press a button on a self service machine. I will say that the building itself was beautiful & that the rooms were very clean. The location of the hotel was also excellent, within a 10 minute walk of the train station & in a central location. Other than these points there isn’t much to recommend this hotel.

My family and I stayed at this hotel in July 2026. The location is perfect, with its own clean and well-maintained beach. Special thanks to the staff; the service was excellent. We will definitely be back next year!

Some cost cutting around the edges; plastic cups rather than glasses in the room, no iron & ironing board available in the hotel. The hotel's private beach was not included in the room price. Two beds and umbrella cost €50/€60/€70 p/day depending on proximity to the sea. This was significantly more expensive than other sections of private beach but looked shabbier. This should be clearly communicated during the hotel / booking.com booking process.

Schönes Zimmer, das Bett war sehr gemütlich. Personal sehr freundlich. Frühstück war ausreichend, für jeden was dabei. Schöner Garten, gute Lage - direkt in der Stadt & der Strand über die Straße.

Das Bad ist in die Jahre gekommen ( was auch in Ordnung ist), aber die Dusche müsste mal ordentlich geschrubbt werden! An der Decke hing Spinnennetz..was nie weggemacht wurde.. Der Pool ist viel zu klein für so ein grosses Hotel, war leider immer voll & man konnte leider nicht mal schwimmen. Für die Liegen am Meer ( wo es in keiner Beschreibung stand ) 50-70€ extra ist übertrieben !!! Autoschlüssel musste man abgeben ( auch wenn das Auto nie umgeparkt wurde )..

Grand Hotel Villa Balbi in Sestri Levante is officially rated as a 4-star superior historic hotel. Originally a 17th-century aristocratic residence, it features a large botanical park, an outdoor pool, and access to the private Bagni Villa Balbi beach In no way is this a 4 star hotel. Firstly it is an out and out lie that it has the advertised access to the private beach. On checking in I was told that I could pay to access it, at the eye watering cost of $50 a day. I kid you not! I was told to “walk up the front and seek out the public beach if I wanted to use the beach without paying”. I did complain via the website during my stay as well as at reception, and was told there was nothing reception could do. I never heard back from management. Secondly the rooms are not the “individually designed 17th century rooms” as advertised. I guess the suites might be, but the standard rooms are basic and old fashioned (and all the same), located some walk up 14 stairs and along a long corridor in a new build box. Sadly mine had a few of two noisy generators or air con units. Not ideal. The large botanical park is a garden with the pool in it, adjoining the car park. Several basics I’d expect in a 3 star or even a budget hotel are missing. 1. There’s no glasses in the room (plastic toothbrush pots are provided, but binned when used and not replenished. I “borrowed” a glass from the neglected dining room.) 2. No water to drink in the room (unless you want to pay minibar prices). On check in I was proactively directed to the nearest shop to buy some. 3. No consideration for the tourist audience on the TV. 3 English speaking channels, two don’t work and the third is patchy reception. No other European languages. The TV is so ancient there’s no screen mirroring or casting from your own device. 4. Who puts pebbles by a pool!! Ouch! 5. Breakfast is fine. Basic but fine. At least there were hot drinks on day 2. I also encountered a number of issues during my stay 1. Cracked shower tray (gross) 2. After first day cleaning plastic drinking pots (see above) and shower gel wasn’t replenished. Had to request more. 3. Towels were not replenished after first clean. Had to request more. These were then subsequently removed after clean two!! When I requested more (for the second time) I was told to go to reception to get them and they wouldn’t bring them to the room. Not 4 star behaviour. I was shattered having spent the day walking sections of the Cinque Terre. When I arrived in reception they weren’t ready and I had to wait. Very poor. 4. The Connecting doors were open when I arrived in my room. I waited an hour for someone to come and lock (and had to ask twice) 5. Weirdly 4 pillows reduced to 3 after second housekeeping. I presume there’s an extra charge like the beach or the towel rationing… but I honestly haven’t the energy to ask. Location is fine (10 mins walk from the station, opposite the beach, one street away from the main restaurant street). The pool itself is lovely, clean and cool. Watch out for mosquitos there though, I’ve been eaten alive (despite the insect spray!) Staff friendly.  I didn’t eat in the restaurant or drink in the bar, honestly I was reluctant to give them more of my money. There’s honestly not much I can say to recommend it. There must be better for this price. (The hotel sent a post stay questionnaire and I gave this feedback. No reply)

Einige Einrichtungen sind teilweise schon recht alt, bei unserem Zimmer z.B. die Dusche, deren Glastür sich nicht mehr schliessen liess.

This hotel has a truly exceptional location, situated between two very different and equally great beaches and right next to the charming old town of Sestri Levante. The location is definitely one of the hotel’s greatest strengths, offering easy access to both the sea and the beautiful atmosphere of the town. The old town of Sestri Levante is a real highlight – a charming and authentic Italian town with narrow streets, small shops, cafés, restaurants, and a relaxed local atmosphere. It is a wonderful place to stroll around in the evening and enjoy the true Italian feeling. The staff were friendly, welcoming, and always helpful. They were also elegantly dressed in classic white shirts, which complemented the hotel’s timeless style and added to the overall sense of quality and attention to detail. The hotel itself is an older, historic property where you can really feel the charm and history of the building. Breakfast is served in the lovely garden, and the traditional setting, including white tablecloths, adds a special atmosphere to the experience. Parking is available at the hotel for €15 per night, which is very convenient in this area. On one side of the hotel you find the long Spiaggia di Sestri Levante beach. The hotel has its own beach club here, and the water quality is very good. It is a great place for swimming, and you can enjoy a long walk along the shoreline if you like. On the other side is the beautiful Bay of Silence (Baia del Silenzio), a smaller and more intimate beach with charming houses close to the water. The bay provides calmer waters, making it a great spot for swimming and snorkeling. The rooms are spacious, which was appreciated, although the cleaning standard could be improved. The hotel also has a lovely garden with a pool, creating a relaxing area to unwind. There are no fitness facilities at the hotel, and we were not able to find any suitable alternatives nearby. Overall, this is a hotel with a unique atmosphere and an unbeatable location. If you appreciate historic charm, beautiful surroundings, and being close to both beaches and authentic Italian town life, this is a great choice.

We booked a room for four adults, Even though we were only three. There is one bed and one pull out sofa bed, the latter not suitiable for adults. The madrass is VERY thin. We asked for an extra madrass and after 24 Hours we recieved a blanket. Pool is nice, breakfast fine, but would like the staff to bring coffee instead of a machine. Great location. Reception desk answered a phone while i was checking out, so he did not have time to talk to me.

Ambience, location, wonderful staff, gardens and pool. The staff were so helpful, courteous and always well presented. The two gentlemen who serviced the bar in the evening including the tall local chap with twins were exceptional. The breakfast girls couldn't do enough for you. As a very frequent hotel stayer at home and abroad this experiance over our 11 days is up amongst our best.

L’emplacement proche de la mer et dans le centre est parfait. Piscine super et terrasse très agréable. Ma chambre était très confortable. Le petit déjeuner buffet propose un large choix de bonnes choses.

L’hôtel dispose d’une plage privée mais il faut payer 50 €/jour pour bénéficier d’une place parasol/transat. Un peu cher.

Hotel scenografico in una posizione strategica sul lungomare di Sestri Levante, a un passo dal centro storico e dalla penisola. Dovevamo partecipare a un evento nelle vicinanze e la struttura è risultata l'unica candidata perché ci ha consentito di muoverci a piedi. .

La stanza era in ordine e ben arredata. Il bagno invece ha mostrato qualche pecca. Niente di grave ma, viste le tariffe, si poteva fare meglio. Insomma non siamo rimasti delusi ma neppure pienamente soddisfatti. Giudizio comunque positivo.

The location of this hotel is fantastic: on one side the wonderfully bustling Italian boulevard along the beach, and on the other a delightfully quiet and lush garden with a lovely swimming pool. The hotel is a very pleasant place to stay, but what makes it truly special is the incredibly kind and helpful staff. I had such a pleasant stay thanks to their excellent care.

Villa Balbi is one of those beautiful hotels with real character. Set in a beautiful historic building, with authentic rooms, peaceful gardens and a wonderful atmosphere, it feels like stepping back in time. Despite being in the heart of Sestri Levante, it is incredibly peaceful. You can enjoy breakfast, lunch, and dinner in the garden, relax by the beautiful new swimming pool, or have a drink from the elegant bar. Within just a few minutes' walk you can reach the Bay of Silence, the beaches, the historic centre and its many excellent restaurants. The hotel is also very easy to reach, whether you arrive by train (about a 10-minute walk from the station) or by car, with convenient parking on site. If you appreciate history, beautiful surroundings and timeless Italian charm, I couldn't recommend Villa Balbi more highly.

Wir waren von unserem Aufenthalt begeistert und würden jederzeit wiederkommen. Das Hotel befindet sich in einem wunderschönen alten Gebäude, das viel Charme ausstrahlt. Alles war sehr sauber und angenehm ruhig. Besonders hervorheben möchten wir das äußerst freundliche und aufmerksame Personal. Die Rezeption ist rund um die Uhr besetzt, was uns bei unserer späten Anreise sehr entgegenkam. Nach einer Autofahrt von über 10 Stunden kamen wir erst gegen 20:30 Uhr an. Leider stellte sich heraus, dass die Tür unseres gebuchten Zimmers defekt war und nicht kurzfristig repariert werden konnte. Das Personal reagierte jedoch sofort und fand eine schnelle, unkomplizierte Lösung: Wir erhielten ein Upgrade auf ein anderes Zimmer. Dafür nochmals vielen Dank! Das Frühstück war gut und bot eine solide Auswahl. Lediglich mehr frisches Gemüse sowie eine pflanzliche Milchalternative hätten wir uns gewünscht. Auch der schöne Pool und der botanische Garten haben uns sehr gefallen. Die Lage ist hervorragend – sehr zentral und direkt am Meer. Insgesamt hatten wir einen wunderbaren Aufenthalt und kommen gerne wieder.

Bedroom was a bit cramped and could do with a refresh. Didn't like having to leave car keys at reception so they can shuffle cars (top tip, park in a corner then it won't need to be moved).

We enjoyed our stay in this old but fantastic hotel. We enjoyed the pool, the bar, breakfast and the great location in the middle of the old town. We also used this as home base for discovering the coast and Cinque Terre.

Traumhafter ehemaliger Adelspalast mit grossem Innenhof, mitten in der Altstadt. Dort wird bei schönem Wetter das ausgezeichnete Frühstück im Freien eingenommen. Den Tisch darf man allerdings nie alleine lassen, sonst wird er von den lauernden Möwen ruckzuck "abgedeckt". Toller Pool unter alten Bäumen, alles sehr stimmungsvoll.

Das Hotel mit seiner Geschichte, der Park, die Lage. Die Zimmer sind geräumig und geschmackvoll eingerichtet, wirklich gut. Der Pool ist auch eine Attraktion, es könnte auf der "Hotel"-Seite ein paar Schattenspender brauchen. Attraktiv auch das Frühstück im Garten - sehr breites Angebot, gute Qualität. Der "Nachschub" war nicht immer allzu gut gewährleistet.

Katastrophe Badezimmer (Zimmer 104): die Duscharmatur ist fast nich bedienbar (geht viel zu streng), und der Mischer in unserem Zimmer war nahe am kollabieren (Stift zum drehen des Mischzylinders löst sich regelmässig bzw. fällt dann in die Dusche). Die Tür zur Dusche schliesst nicht. Es fehlen auch geeignete Ablagen für die div. persönlichen Utensilien.

Underbart charmigt och pampigt gammalt hotel. Mycket trevlig och hjälpsam personal som parkerar ens bil, bär väskor och kör fram bilen vid avfärd. Mysig bar mot havet med utmärkt, kunnig och sympatisk service även här. Toppenfrukost med knapriga bacon som jag älskar och förtjusande serveringspersonal. Vårt rum var kanske av lite enklare karaktär men vi valde också det enklaste alternativet. Totalt sett en mycket angenäm upplevelse som det ofta är på familjeägda hotel. Rekommenderas varmt

Gediegenes altes und liebevoll renoviertes Gebäude. In Strandnähe gelegen. Ausreichend viele Parkplätze direkt am Hotel.

Eine herrliche alte Villa, fast ein Museum, mit altem Lounge-Bereich. nette Leute, Man ist zu Fuß sofort mittendrin, gleich gegenüber ist die Promenade. Wunderbarer Garten - eine Oase.

In der Villa selbst sind nur die Suiten, die normalen Zimmer sind in der Dependance - innen hübsch, außen oh je. Das Frühstück war zu vernachlässigen.

La salle de bain même si refaite on dirait qu’elle n’était pas fini, les bouchons du lavabo et du bidet n’existaient pas, il n’y avait pas de pommeau de douche à part celui en haut fixe, si on ne veut pas se laver les cheveux c’est difficile à prendre une douche. Le ménage laisse à désirer, depuis notre arrivée il y avait une bonne couche de poussière sur une petite table dans la salle de bain et dans les coins des pièces de la saleté, j’ai laissé et pendant les 4 jours pas de changement, après si on regarde la vitesse à laquelle la dame fait les chambres c’est normal que certains détails ne puissent pas être faits, à revoir peut-être la charge de travail pour une seule personne. La vue de notre chambre donnée sur le toit de la salle du restaurant et il y avait beaucoup de saleté, un petit nettoyage s’impose à cette endroit. Quelque chose qui m’a marqué c’est le réveil des clients un matin, je pense que réveiller les clients en tapant sur la porte et en criant « good morning « n’est pas la bonne méthode, surtout que ce ne sont pas que les chambres en question qui se réveillent c’est tout un étage. Pour finir un petit déjeuner un peu trop simple pour la catégorie d’hôtel. Pour un 4 étoiles laisse un peu à désirer.
