No staff on site no fridge lighting not all work

The instructions for picking up and dropping off keys were clear, the room was comfortable and clean and the location was nice

The walls are a bit thin so could hear others moving around

Good-sized room. Clean and comfortable. Easy access even though there was no staff around. Quiet apart from workmen starting work on the building a bit before 8am. Very reasonably priced.

A second pillow would have been appreciated. Also no bin in the bathroom though we did have one two weeks ago when we stayed in another room.

Had booked a twin and was given a double. This was only rectified by asking for an extra mattress to be put on the floor the following day

It was clean and comfortable and quiet. We had an outside room so it was very handy to our car.. It had everything we needed for an overnight stay. Check in and check out was straightforward..

It was strange not actually seeing any staff about and there is building work going on but we knew this beforehand and it didn't impact us. The poor reviews would have put me off if I had read them first but we found it a positive experience.

Mould around the windows and clearly not been cleaned properly in a long time. Not the room paid for either and only some of the rooms are pet friendly. If fact a binding at the front door says no dogs beyond this point. So false advertising as well. Worst experience of any booking.com accommodation. We didn't stay since it wasn't safe to since me wife has mould allergies. Still waiting for a refund.

It’s building site as under renovation! No kitchen or bar so have to eat out even for breakfast. The hotel is dusty and should have be closed as major work going on ! Shower didn’t work and we booked a twin room to end up with a double and mattress on the floor , mattress cover filthy. Certainly not the same as advertised.

Last minute reservation as unforeseen complications with previous location so should not complain. For 1 night stay = perfect. Up on a small hill, big parking, peace and quiet. Beautiful ca. 1890 building.

No breakfast, no kitchen to use. In room a kettle + coffee but no mug. Key to room did not work so we could not get in for 1 hour. No on-site staff so we had to call and wait for a very fussy and rude "support man" to come over and let us in. Sorry we spoiled your Saturday mate :(((. Entire house is undergoing major works so building materials all around = wood/plaster boards lying around, paintbrushes etc. Not a good look atm.

Przyjemne miejsce. Pokoje czyste, dobrze zaopatrzone. Spędziliśmy tam dwa dni, dobra baza wypadowa blisko dużo fajnych tras trekkingowych. Dobry kontakt z obiektem, interesują się co jest na plus.

Uno dei letti più comodi in cui abbia mai dormito! Stanza pulita, ampia, con piccolo angolo "colazione" affacciato sul giardino.

La doccia elettrica ci ha fatto dannare in quanto non si riusciva a regolare la temperatura con precisione: mi sono "bollita".

Staff were helpful when we needed help. The local cat was very cute and affectionate. Location was pretty good a short walk from the town.

Some of the facilities need upgrades and or maintenance.

Location was fine, and the price for the room was reasonable. The room was clean, the shower worked fine, tv with Internet worked perfectly. The bed was very comfortable and clean. There were the usual tea coffee and milk etc. Our stay was nice and peaceful with no noise from any other guests or otherwise. Overall we were quite happy and would like to return again sometime.

Check in didn't go very smoothly, I was given a room number and a four digit pin number from booking.com which did not relate to the room number we got. Eventually I got the proper 6 digit number via WhatsApp over the phone at the hotel. Once that was by we got the keys for our room OK from the box for room 2 C. Although overall we were happy with the room, but there was a strong odour in the room but we got used to it. Other little things which didn't bother us really such as no bin in the toilet, no plug in the sink, and an extremely uncomfortable chair to sit in. All these little things didn't spoil our stay.

It was what I was looking for. Straight forward no frills accommodation that I could use as a base to get on with some local exploration.

You could here people moving about in the section i was in. Just a few loose floor boards needing screwed down. An easy fix, I saw workmen doing other improvements around the hotel, add it to their list!

De entree en de begane grond werden verbouwd. We moesten langs gaten in de vloer en werkmaterialen met de koffers sjouwen. Stoffige boel. Uitzicht op de tuin bleek uitzicht op bouwafval. Geen enkel personeel bij ontvangst, alles via een sleutelkluisje. Voor wat we moeten betalen mag je toch iets verwachten. Schande dat booking dit via hun site aanbiedt.

Es war feucht und hat nach Schimmel gerochen. Wir mussten mit offenem Fenster schlafen. Das Badezimmer stand unter Wasser.

The view and the silence are perfect to chill and relax.

One of the rooms didn’t have enough water to take a bath. Some bed sheets were dirty. And at the one room had messy under the beds.

No staff present, lots of building work going on. The carpet was held together with duct tape in the room. Dust around the bottom of the toilet.

The website was not what it is actually like. No breakfast room, or breakfast, no lounge, no garden, no restaurant, no conservatory- being renovated into accommodation. Noisy - builders drilling, banging, smoking on site, lit fire in the garden in an area in high risk fire area. No direct contact with owner only through helpful builders brother. Not sound proof rooms, flooded wet room, dirty shower. No access to Internet for TV. The whole building should have been closed when building works were on going. Pictures taken off the website. I expect the refund promised of 40% of cost.

The location worked well as a quiet stop on our road trip through the Highlands. It is on the edge of Kingussie in a very peaceful area, and we had two quiet nights there. The room itself felt more like a hotel room or an annexe rather than a self-catering property, but it was comfortable enough for a short stay. James, who was there when we arrived, was very friendly and helpful and gave us some useful directions and local information after there was a little confusion with the check-in. Kingussie is also conveniently located if you are travelling further towards Inverness and the Highlands, with plenty of nature, walks and attractions within driving distance. You can easily walk from the property into the village as well.

The property is clearly going through a period of renovation, and at the moment it shows. The entire front part was being renovated during our stay, which also meant there was no breakfast option available. Our room didn’t have any kitchen facilities, so it is worth knowing that this is currently more of a place to sleep than somewhere to spend a lot of time or prepare your own meals. Kingussie itself is extremely quiet in the evening. Apart from pubs and a few places to eat, most things seem to close around 5 pm, so there isn’t much to do after a day of exploring. That is obviously not something the accommodation itself can solve, but it is useful to know when planning a stay here

We loved our king room with garden view. The room and ensuite bathroom were really spacious and we loved the garden view with it's fabulous trees.

A small fridge in the room would have been great.

Das Haus befindet sich im Umbau, zum Glück waren wir größtenteils am Wochenende da, so dass die Bauarbeiter nicht gearbeitet haben. Durch die Baustelle ist das Haus insgesamt sehr ungemütlich und verwaist. Dafür, dass es eine Baustelle war, war es ganz schön teuer. Das Zimmer hatte keine ruchtige Privatsphäre, da das Fenster direkt neben dem Eingang war.

It was clean and well appointed.

There was no remote to work the tv. Very disappointed as I had planned my journey to watch the World Cup final. I had to watch the football on my phone as I was given no help. The shaving mirror light did not work and fire doors were held open with fire extinguishers , highly illegal.

The area was good, the building was nice, our room was okay.

No customer service, the place is fully automated. Feels like absolute balls to have to call up some person who is not interested in you or your stay who begrudgingly hands across a code to access the room. No Toliet roll in the room, has to message to ask them but they had no staff on site, so that was great.

For a last minute booking we were pleasantly surprised. Although there are signs of renovations in the front hall, the room we were allocated was lovely. Bed was very comfortable, room was very clean. We had no issues whatsoever.

It was a great location for what I needed, somewhere to put my head for the night. I did enjoy the bath though.

I didn’t realise there was refurbishment and while it didn’t affect me I would imagine staying more than one night it could get noisy. The room had rubbish under the sides, dust and the door handle was about to come off. I also struggled to get in the room at the very beginning. I have communicated with the hotel regarding these issues.

Our room was spacious, easily accessible with parking space right in front of the front door.

The beds were separate and not leveled so pushing them together didn't help, therefore we shared only one single bed as a couple.

The room was good. The bathroom I loved the best, the old type bath and sink. The bath was deep, the shower had great power. The sofa was wonderful and comfy.

I wish there was a fridge in the room. That's it. I can deal with the non face check in and out as they are good at communicating on app.

Our 'on the road' last minute booking was easily dealt with and the keys are in a keycafe vending machine on site.

The hotel is currently undergoing refurbishment so building material around but it didn't matter to us as we were just passing through.

Hotel room was clean, bed was comfortable, central location closed to lots of restaurants. Plenty of free parking. Owner was pleasant and was able to offer lots of advice as to walking and cycling routes in the area.

Hotel is undergoing renovation at the moment which we were unaware of before we booked. But this didn't interfere with our stay.

Pokój nie miał osobnych łóżek, nikt nas nie poinformował o zmianie zamówionego noclegu. W pomieszczeniu nie było ŻADNEJ szafy ani wieszaka. Nie było suszarki do włosów. Kontakt z obsługą był ale tylko online i mimo naszych próśb nie zostało spełnione żadne z naszych oczekiwań lub prośb. Dodajmy, że w hotelu jest remont i NIE MA żadnych wspólnych części/lodówki itp. O tym też nikt nie raczył nas poinformować wcześniej więc nie dane nam było zjeść ciepłego posiłku w dni przyjazdu. Skandalem jest to, że remont trwa na pewno od dłuższego czasu, ale obsługa nie informuje o oczywistych ograniczeniach w użytkowaniu hotelu dopóki nie pociągnie się ich do odpowiedzialnosci.

Wygodny pobyt w ładnym miasteczku. Pokój komfortowy, a jeśli ma się szczęście, to może odwiedzić nas lokalny kotek... :)

Jedyny minus to łazienka - dziwnie skonstruowana, bez brodzika przy prysznicu, cała zalewa się wodą która nie schodzi sama, nie ma też ściągaczki żeby ją ogarnąć, więc po pierwszym prysznicu do końca pobytu w łazience zostaje kałuża.

We had no hot water in the room to shower. They just kept saying, sorry for the inconvenience. They do not answer the phone when you have a problem, you have to wait until they send you a WhatsApp. Terrible customer service. WiFi went off, so we got nothing that we paid for. Window could not stay open for fresh air, we had to use a bottle to keep it open. Would not recommend this place, it is a waste of money. They are happy to take your money, but then ignore you when you have problems. Do not waste your money.

The bed was comfortable.

It’s a building site. But rooms not currently being worked on are being rented out. There are no staff onsite, only a telephone linking you to a call center in the Philippines ( I asked them). The is no security and the onsite builders have keys to ALL the rooms, including those being rented - as a single wanna traveler I found this very disturbing- and moved the internal room furniture to Barr the door from being opened by the builders during my occupation especially at night.

Basic but comfortable and good value. Good location; a short stroll into Kingussie for pubs and shops.

Strange not seeing any staff, although they did respond to my concern about lack of seating in my room, and provided a chair from the second night (all communication by messaging). I appreciated that and thought that was good service.

Cord for kettle didn’t reach the plug, had to boil the kettle on the floor. Dust everywhere, only 1 towel per person plus a bath mat.

The building was being fully renovated for which we were given no prior notice of by the host, only saw one review mentioning this from back in April. So just a heads up for anyone booking to be aware of that. The worst thing was there was long black hairs all over the shower walls and floors. We messaged the host and mentioned this and they did apologise and say they would fix it in the morning, but we were checking out in the morning.. So basically no point. To be fair, we made a late booking and did not expect a five star hotel, but at least expected a clean place. The internet also kept dropping out which we also mentioned to them, and got no response back about that. All this to say, it was a bed to lay our head for the night, so was just.. Fine

The whole ground floor is under renovation with construction materials, dirt and debris all around. Plastic sheets everywhere, cracked plaster walls, unsafe fire alarm system (suppressed), fire doors propped open in hallways, main entry door open to the street, no on-site staff, reception accessed by desk call to operator in the Phillipines who has no idea about the building, local mobile phone option that goes straight to answer phone with no response from the so called management. These are greedy managers selling rooms for cash when the hotel should be shut down during renovations and certainly should not be advertised on BOOKING.COM. A massive disgrace to the Scottish hospitality industry. AVOID AT ALL COSTS !

Initially parking was good although if your coming on a motorcycle like me or a lowered car be very careful of the road up. The hotel from the outside looked good, easy check in if late, but that’s where it stopped. No where on the booking did it say under sever renovation, even with the numerous follow up emails for checkin, which considering booking.com is there to make it easy it ended up not being easy!!. So it’s basically a building site when you go in. Got to the room which initially seemed fine, but again finishing touches for instance a bedside lamp would have been appreciated, a kettle with a longer cord instead of having to find the plugs near the floor and boil it on the floor, it said tea coffee…no coffee. A cheaper rate would have appreciated considering the state of the place.

Τίποτα δεν μου άρεσε, έχω στείλει μήνυμα στην booking με τα παράπονα μου,το κατάλυμα ήταν υπό ανακαίνιση, σε άθλια κατάσταση, μακριά από την πόλη σε δρόμο εντελώς ακατάλληλο για βαλιτσάκι με ρόδες με τα πόδια που έπρεπε να πάω εγώ,κάτι που δεν το έγραφε πουθενά και επιπλέον όταν έκλεισα το δωμάτιο πλήρωσα τα διπλά χρήματα από την τιμή που πλήρωναν οι νέοι ένοικοι που τύχαινε να κλείνουν τελευταία στιγμή. Περιμένω οπωσδήποτε κάποιον να επικοινωνήσει και να με πιστωσει το επιπλέον ποσό, ήταν καθαρή απάτη

There was no staff. No assistance except for telling me they'd never had problems before. THE REVIEWS refute that. In the 'foyer' there were bags of sand and cement and other hazards. The number given for my key safe, written down, I tried 4 times and was told "there is no key with that number" After asking for help, I was told there was no staff available to help me. I am 81 and very used to travelling but I would not have been able to get my luggage up the stairs. I told the woman I wanted my money back, and she said I wouldn't get any money back, so I said I was leaving. Over an hour later I got a text saying someone was on their way. Totally disgraceful and I will avoid Booking.com in future unless I get at least some satisfaction. I booked the day before and by the time I arrived there, the money had already gone from the account. I also mentioned I am over 81and had already driven some distance and was very tired. I hope this dreaful place is not on your client list after these bad reviews!!!! Please tell me if I can claim any money back from them.

Das halbe Haus war eine Baustelle, eine absolute Zumutung hier aktuell Gäste wohnen zu lassen. Die Einrichtung und der Zustand unsere Zimmers war sehr schlecht. Leider auch nicht sehr sauber. Auf der Außenanlage stand überall Sperrmüll herum. Schade, das Haus hat Potential.

No staff present was given a twin room with our dog acceppted but paid for top sweet obviously no difference in price as i was made to pay £40 on arrival before allowed entrance key .minimal facilities coffee & tea upon arrival no daily available no breakfasts/ food on site building under complete renovation .half lighting not working and trip hazard at bathroom door with capet loose at threshold.

Was lovely and clean and great location. Can't rate staff as it's easy key pick up box.

There was no lounge room, games or restaurant just as it's getting refurbed. Workmen left before we settled in so no problem really We got a bargain and was great value.will come back when it's fully running again for certain.

Don't know why I'm being asked this as my booking was cancelled by the hotel with less than 24 hours notice.

The hotel cancelled our booking a few hours before we were due to arrive, less than an hour after sending us a message welcoming us and providing instructions about the check-in process. Unfortunately the message only came via the Booking.com chat and no effort was made to ensure we'd received it, so we didn't see it until we arrived at the hotel after a very long day of travelling. The reason given was that renovations were taking longer than expected - given the state of the place when we arrived this would've been known well in advance, so it's ridiculous that they waited so late to tell us, giving us very few options. The woman on the phone was entirely unhelpful. Speaking to locals they all said this hotel has a dodgy reputation in the town, and it's clear why.

Budynek z zewnątrz jest ładny, dobrze, że właściciele zdecydowali się na remont obiektu, w części, która jeszcze nie została objęta remontem, było generalnie czysto i zadawalająco w tej cenie. Ładna lokalizacja, dobry dojazd, można by było bardziej zadbać o teren wokół obiektu, postawić nowe ławki itp.

Szkoda tylko, że pomimo zapytania obsługi z trzy tygodniowym wyprzedzeniem o dostępność do mikrofali, otrzymałam informację, iż jest ona dostępna, a jak się okazało po przyjeździe, przez remont nie było dostępu do niej, ani śniadań.

Das Zimmer Paddok mit dem wunderbaren Bett war große Klasse, wir haben sehr gut geschlafen. Bad mit Badewanne war nach einer langen Wanderung geradezu umwerfend.

Nicht schön war, aber das ist eigentlich keine Kritik, das außen Baustelle war und der eigentlich wunderschöne Blick, durch Mülltonne und Baumaterial versperrt war. Manchmal muss eben gebaut werden.

Il n’y avait personne pour nous accueillir, sauf des instructions et des codes. Le tapis de la chambre était taché à plusieurs endroits et le lit craquait. J’étais seule dans cette partie de l’hôtel. Le 2e soir, il y avait une autre personne dans la chambre près de la mienne et j’entendais tout ce qu’elle faisait. Quand j’ai voulu prendre ma douche, cette dernière était très sale, il n’y avait plus de tapis de bain ni de serviette pour les mains. Ma serviette de chambre n’avait pas été remplacée non plus. J’ai envoyé un message au propriétaire mais il m’a répondu ne pas avoir de personnel pour le moment et que ça irait à demain. Il m’a donné des instructions pour aller dans le bâtiment principal et récupérer les éléments dont j’avais besoin. Le bâtiment est en pleine rénovation et il y avait des matériaux un peu partout. J’ai dû déplacer un matelas pour monter à l’étage. J’ai trouvé plein de choses empilées n’importe comment dans le garde-robe et je n’ai rien récupéré dans ce fouillis.

There was a yellowjacket nest just outside the door, there wasn’t housekeeping staff available to switch out our used shower towels, the trash cans were not big enough, the shower floor was slippery enough to fall, and the kitchenette wasn’t working like they said it would in the listing info

The room had spider webs and dead bugs. We were moved to another room without any notice. There was also ongoing construction that we weren’t informed about in advance. The bathroom fan didn’t work and the bedside light kept blinking. The hotel really needs to improve cleanliness, maintenance, and communication.
