There was a leak under the window in the bathroom and there were towels that had been placed there but it smelled a little damp. We asked the staff to change the towels and they were apologetic and did so. Lovely staff and other than that the room was excellent and great value for money.

Reviewed Aug 14, 2026The property is super well located, just a few minutes walking to Takapuna town centre and a few minutes from the beach. The rooms were comfortable and had good coffee and tea facilities. The buildings look like they had seen better days, but honestly they were fine for us. What was really great, however, was the service. They were super accommodating with an early check-in and late check-out and were super friendly making our last day in New Zealand easy and seamless. Thanks for that!

It's smelled very badly of chemicals like paint or paint thinner from works that seemed to be ongoing on the property. This was particularly bad when you tried to open a door or window, which is necessary because the extractor fans in the bathroom don't do anything and water gets everywhere from the shower with no shower curtain.

The sauna and gym hadn’t been cleaned in a while, walked in to a bunch of dirty towels and clean ones available. You have to fill out a log to use facilities and the last time before I used it was 3-4 days prior, after I let reception know of its state someone went to clean the space up, one hour later I was called to let know it’s ready to use, however I didn’t have the time to use. When I had time to use the sauna the sauna itself was lovely but the showers next to the sauna hadn’t been checked and still had a full rubbish bin and dirty bath mat. Regular scheduled cleaning is definitely needed.

Reviewed Jun 25, 2026We needed two connected rooms and the hotel was able to accomodate this request at the very last minute which we were really grateful for. The staff we dealt with were very pleasant and easy to deal with. The rooms were clean and had everything we needed for a good overnight stay. I would stay here again.
I wasn't too keen on the fact that there was no curtain/door on the shower which means that the floor can get quite wet. Also, don't forget to close the roller blinds in the bathroom at night, otherwise you will be on full display. But the hotel does warn you of this :)

I booked the room because of the spa bath and Netflix. The Netflix was not working in that room (staff tried for 45 min) to rectify it, but it would not work. There was no other room available with a spa and Netflix. I would have done without the Netflix if there were other decent TV channels available.... but there were none, just TV 1 2 and 3 and You Tube. I told the staff I was not interested in staying and was given a full refund. Disappointing that the rooms facilities on offer were not prechecked.

Reviewed Jun 21, 2026Was upgraded to a larger room which was well furnished and equipped. Bed was comfortable and showerroom was spacious. Kitchenette had a toaster and microwave which we did not use as we were only there for one night and had breakfast at a nearby friend's home.

Noise from people upstairs, seems there are likely sex workers occupying some rooms as we could hear it. Sounded like very happy customers. Room could use better ventilation from bathroom. Lots of condensation.
