Hotel in good position across road from promenade, plenty of parking and warm welcome from staff at reception. As there’s no restaurant in hotel we found a good place to eat not far away called Skips which served some good fish options. Hotel served a good breakfast. Cooked to order as it came hot and very well presented. Room was nice, good size tv bed comfortable and bathroom had good shower. We only stayed one night so just booked a room with ‘no view’ if staying longer would be nice to have a sea view (extra £28 per night)
The Brisbane is beautifully decorated and in a great location. The room ( seaview 206) had a tiny window. The staff were all great, friendly and helpful. Breakfast was also great, small continental and the Scottish breakfast was cooked well and tasty. If you are a single adult or couple I would recommend The Brisbane.
If you have mobility issues, lots of luggage or small children I would suggest somewhere else. There isn't a lift and lots of stairs which were narrow and slightly curved. We left early as a hotel isn't right for our circumstances with a little one. We didn't have an issue with the hotel so didn't complain. They even rang us afterwards to check if everything was ok.
This is a 4 Star hotel ,which didn't come up to that standard. Beautiful Hotel design wise, and very nice bedroom, linen cleanliness and decor. However at £200 a night it lacked in so many areas.Basic coffee tea tray cheap and nasty toilet rolls.no sanitary bags.tissues Bath robesetc.Hand towels, were stored away in a concealed drawer which one of the other guests informed me of This hotel does not have a restaurant so no meals provided, except for Breakfast The Staff did not appear to be interested.Breakfast was a bit chaotic albeit it only had a handful of people.at breakfast Tables were not set properly no side knives teaspoons for yogurt no milk jugs, and only 1 girl doing everything.Full Scottish breakfast was delicious on the 1st morning good Filter Decaffeinated cafetiere. 2nd morning coffee was served in a teapot and literally was plonked in front of me and was undrinkable.Eggs benedictine 2nd rate.No one removed our plates and it was a very small table so we had to do it ourselves Also had to find her to ask for toast. There were never any staff about in any area of this hotel No bar staff or waiting staff. I think that they solely concentrate on Weddings and Conferences I don't think they are interested in visiting customers, that's the impression I got.No one asked if everything was OK.perhaos they know the answer. Other people there appear to share the.same opinion. This Hotel in my mind is not worthy of 4 stars.Lacking in too many areas I will not be back. Pretty basic at luxury prices!!!
Staff were few and far between had to always be lookkng for someone. Breakfast tables not set properly. Cheap nasty toilet rollls.no bedroom tissues, sanitary bags ,bath robes, viisible hand towels. Basic tea and coffee tray.Lack of interest in visiting customers.
Liked the location and the outside seating area. The hotel has been upgraded to a high standard.
The room was boiling hot. No view. And the smallest bed I’ve slept in for 2 people!
Loved the location 👌 and the decor was beautiful
If your looking to eat at the hotel. They do not do evening meals only breakfast. However there is plenty to choose from a short walk away.
Fine but not hot
No lift or air con
Fantastic room. Excellent size, clean and comfortable. Large shower cubicle and large bath were amazing

The location the view from the room and the size of the room.
The hotel was well sited, clean and we thought we finally found a hotel that was perfect for our frequent visits to Large.
We arrived around 9pm and were impressed by the overall look and feel of hotel. The bar staff seemed more interested in closing asap and last orders were called at 9:30. The room although very clean and nice had a very strong artificial perfume smell so we opened the window. Through the night the seemed to be people right below our window banging in and out of doors, talking and coughing. At 3:30/4 AM the staff (?) decided it would be a good idea to pack up what seemed to be tent poles and equipment. Then the what sounded like tail lifts/ramps going up and down. After that a generator/engine was running for almost an hour. Finally when we thought we could get some sleep the AC/extract fan directly outside started up and was extremely loud and vibrating. I wish I could add the video. When we informed the receptionist, we received the “oh I’ll pass that on” attitude. Never again.
Room was very nice lovely breakfast great location

Nice view
Staff member could have been more helpful regarding a room allocation
It was well decorated clean bright and staff were helpful and friendly.
No lift. Had to pay £20 for early check in.
The Brisbane was clean ,nicely decorated. Pleasant staff.
No lift !!. Didn't know about this and booked a sea view on 2nd floor . My husband has emphasema and struggled getting upstairs.
Location, clean hotel.
Very small bedroom. It was very warm in the room, no air conditioning, and the bed was like a small double.Hardly any sleep, in case I fell out of bed. Also, the seagulls squaking all night.
Beautiful hotel, excellent location

Staff very friendly and kind, food was nice
Disappointed in the room size and although the weather can’t be helped and was very sunny, this made the room very very hot unable to sleep and no air passed through
Beautiful location, very smart decor, staff very friendly and helpful
Room very warm, air conditioning ormaybe just a fan would have helped, but none available. Breakfast coffee was not nice. Would have liked a little late drink ,,but bar shut at 11pm.
Fabulous location. Hotel very clean and stylish. Breakfasts were delicious
Happy with everything
Central location , and set a little way back from main road.great sea view . The hotel was very clean and well kept. The young woman at breakfast service was very helpful. The cooked breakfast was very good, particularly the bacon.
No elevator. As an elderly person with mobility problems it would have been nice if I had been offered help with our luggage to the second floor. The coffee was very poor quality. It was not freshly brewed and was weak in the extreme. When you arrived for breakfast it sat ominously waiting for you in a vacuum jug ( as did the tea). Tea and coffee need to be served fresh or not at all! Missed not having bread, butter or jam / marmalade available on the help yourself table . Also missed not having toaster available for self use.
Great location and staff were excellent
The room would be ideal with a fridge
Location
Continental breakfast limited choice
Everything about hotel and location. Plus lovely weather.

Excellent hotel with wonderful views and bang on seafront Lovely room Could do with a lift
Prime location and clean and tidy .
Breakfast was a bit of a hit or miss .
Fabulous property. Had a beautiful sea view room on the second floor. Great modern shower room.
Liked everything
Loved the location the rooms were beautiful the staff couldn't do enough the grounds were well kept too.
Location was great. Modern and clean. Great breakfast.
Room very small
The location was amazing, the room was adequate for our needs and the breakfast choice was good. We actually thought the hotel was a 4* rather than a 3*.
The shower was lovely but water leaked easily onto the bathroom floor making it slippy. There wasn't much room to move around the bed.
It was centrally located. The breakfast was excellent!

Location
Breakfast slow and poor coffee insipid and breakfast cool and uninspiring.
The room was very spacious and the bed we requested was extremely comfortable. The breakfast was delicious.
The hotel doesn't cater for guests. We could only get breakfast there, not evening meal, which wasn't clear on our booking.
I just want to take a minute to thanks everyone at the Brisbane House Hotel all the staff on the day Vince for making sure we were OK.. the bar staff for putting us will our wild wedding party. Our chef who made the best dinner ❤️ but most of Al our wedding coordinator Claire from checking in with us on the day helping us with getting creases out of my dress for giving us a fan. Honestly I can honestly say staff were just amazing towards myself and Gary and most of our guest were saying how nice everyone was and how amazing the wedding was our day was everything and more than we wished for I can honestly say we would do it all again tomorrow ❤️ from bottom of our heart we are thankful we picked here to get married and forever grateful for the amazing venue. The honeymoon suite just tops it all off we were nearly crying leaving yesterday 😢 but I hope to be back for a wee stay one day ❤️ love from Mr and Mrs Brown ❤️ 💙 would highly recommend for a stay or for a wedding venue staff went over and above for us.
Friendly staff especially young girl who was on reception and bar and also served us at breakfast. Breakfast was excellent
Friendly staff, attractive decor
Felt it was quite expensive for fairly small room
Easy to find location, beautiful setting. Hotel is lovely inside too
Nothing!
Everything always stay here when we go to Largs
Breakfast was lovely though coffee from the flask was a bit cold
Prices in the bar!
Hotel was in a great location with good parking Check in very easy and room was very nice. Room 101 was very big with a very big bathroom with separate shower and bath. The bed was very comfortable and very very big with very comfy pillows. Brilliant night's sleep. Tea and coffee making facilities in the room. We had a lovely view over the sea. Breakfast was great and everything cooked fresh. All in all a very lovely stay and would definitely go back.
Room was lovely and spacious and the breakfast was amazing
Location & staff
Breakfast was just ok
Heatwave in Largs. No fans for room. Unbearable heat in room. No bar staff at 20.45. Had to wait 15 mins for staff member to get back from break. Then told bar shuts at 10pm. Then told we had 10 mins to finish drinks and get out. What a way to run a hotel.
We had our wedding here in May 2026 and honestly cannot fault anything - everything was fantastic! The staff in particular were amazing - Claire, Viktor, Holly and everyone behind the scenes were so lovely and patient making sure everything ran smoothly. Communication on the run up was great, everything was explained clearly and nothing a problem. The wedding meal and breakfast the next day were fab. The hotel is just beautiful since the renovation - the rooms are lovely, the Bridal/getting ready suite is gorgeous and the honeymoon suite is just incredible! Thank you so much for making our wedding so special! Jo & Paul xx
This was a treat for my mum and dad for father's day , they both love the Brisbane Hotel when it was doing dinner so they lloved the treat of an overnight stay., plus the stay in gourock so no hours of travelling
There wasn't anything to dislike , apart from them having to come home.
A lovely hotel to stay at, stayed 14 years ago and still didn't dissapoint. Very happy.
No restaurant dinner service.
Sehr schön gelegenes Hotel mit moderner Ausstattung, Zimmer mit Blick aufs Wasser lohnt sich.
Da gerade eine Hochzeit stattgefunden hat, war das Restaurant geschlossen
Location, modern clean and comfortable
Lack of atmosphere
On arrival I was pleasantly surprised the hotels refurb is beautiful, location is perfect. Room was spacious warm, very clean and of a modern style with larger than average shower room. The hotel has a beautiful terrace which looks directly onto the seafront, there was no one sitting here and lacked atmosphere, every other beer garden in area was full to capacity, some locals explained they do not feel welcome so avoid which is a shame as a great vibe could be achieved quite easily, The staff were pleasant, although all through breakfast the two wedding planner were very loud discussing that days wedding, I left knowing 52 guest 11 children, menus drinks order of walking down isle, surely there is a more appropriate place to discuss the service. The night porter was exceptionally helpful and friendly he was assisting some young ladies who were very grateful. The location of this hotel is definitely a reason to return, or a wedding as this service appears to be their main focus.
We had spent a night as a birthday night! Check in was super easy and the girl on check in was very welcoming and friendly! We arrived a little early which wasn’t a problem as our room was ready! The room was lovely we didn’t have a view but we didn’t mind as it was only one night! The hotel and room was very clean and we could not find fault with anything! Breakfast was nice and certainly enough choice! We had a great stay and we will certainly return!
Location Lounge bar area Breakfast was lovely Room was small but perfectly adequate
Lack of staff Very few around a bit impersonal No one at desk on checkout to speak to
We got married here on the 16th May and we couldn't recommend it more! I stayed in the family suite with my best friends the night before the wedding and the night of we stayed in the honeymoon suite which is amazing! Staff were so friendly and welcoming and Claire was so helpful on the run up to our wedding and was on hand to help with anything we needed through phone and email! On the day Victor made sure the day ran smoothly and was so helpful making sure we were happy with everything! We were brought up a breakfast platter and then afternoon tea the morning of the wedding whilst getting ready which was so good as well. Overall we would recommend Brisbane house hotel to anyone looking to book their wedding we had the best day👏🏻
Hotel overlooks the sea, with beautiful views. Our room was well presented and bed was really comfy. Delicious breakfast 😋 Staff were very attenive and helpful.
Early breakfast time 7am to 9am, might suit most but not everyone
We got married here on the 6th May and the day from start to finish was absolutely fantastic! The staff went above and beyond for us making sure everything was perfect for our big day. Big thanks to Claire for all her help answering any questions we had on the run up to the wedding and a big thanks to Victor for making our day run so smoothly. We stayed in the classic room the night before our wedding and we were so impressed with how clean and beautiful the room was! On our wedding night we stayed in the Caledonian suite and wow complete luxury the views from the balcony were incredible and the whole room was just out of this world! I would recommend this venue to anyone getting married as it’s so beautiful down by the water and so bright and modern and the staff honestly couldn’t do enough for us! On our wedding morning we were brought an afternoon tea and Prosecco while we got ready in the bridal suite which just topped off our morning! I cannot wait to visit again for an overnight thank you again Brisbane House for the wonderful service and making our wedding day the best! X
Outstanding best breakfast ever better than the old course or rusacks or gleneagles everything cooked to perfection
Lovely clean hotel. Well decorated. Polite helpful staff.
Only criticism was the room was very hot
The location was excellent.
Our room had no view, room was hot, but having the window open, meant that we could hear digging outside from @9:00. Also would have preferred a king-size bed.
All in hotel was lovley clean & breakfast was yum
Lovely friendly staff. Room spotlessly clean with sea view.
Location, friendly staff
We had a beautiful view, it was brilliantly positioned and as well as being clean and comfortable the staff were wonderful 😊
Loved the decor and the comfy bed. Plenty of space and had everything we needed. Even proper milk!
A little cold without the heating on.

The breakfast was superb, great choice, probably best hotel breakfast have had in a while
Honestly could not fault
Great location, nice rooms
Location
No bar or restaurant
Our wedding at the Brisbane House Hotel on 4th April 2026 was everything we dreamed of and more. It’s a gorgeous venue that really does tick every box. We especially appreciated how the wedding package and planning meetings handled all the essentials, allowing us to actually enjoy the lead-up without the usual stress. A huge thank you to the exceptional staff who made sure everything ran smoothly; we felt so relaxed and well-cared for all day. Between the fantastic hospitality and the delicious food, the entire experience was perfect. Our guests are still talking about what a great time they had! We can’t recommend this hotel enough and will definitely be back for future celebrations.
I was a bridesmaid at my friends wedding on the 3rd of may. To be charged £235 for a room that did not have a fridge and for breakfast to finish at 9am (which we were not informed about when checking in) it’s ridiculously overpriced. The rooms were nice but not luxurious, the bar staff were not particularly friendly and the wedding meal was very minimal. It’s a lovely setting but overpriced for what it is
The hotel is beautifully decorated and fresh and is situated on the seafront so we had a lovely view.
Nothing
Nice breakfast and hotel setting.
Nothing
Love where it was situated right on the sea front the view from our room was amazing.
It would have been nice if they did evening meals inside the hotel .
Everything so clean and modern couldn’t fault it ideal location to . Beautiful hotel .
I would have liked a bottle of water in the room for during the night part from that everything was great .
Rooms were comfortable
Could do with a shelf in bathroom as nowhere to put toilet bag except on floor
The property and location were both great, the main problem was the lack of evening meal. Breakfast was very good. Fortunately Largs has some very good restaurants
We had our wedding here in march the venue was beautiful . The staff very friendly and kept everything running smoothly just amazing from them !! Steak pie was unreal .I would recommend booking brisbane for weddings .Our day was just fantastic and all our friends and family enjoyed. Thank you The Donnells
Great location, very clean, very good breakfast with great choice , very modern throughout .
Nothing
Good
I loved the location, staff were very friendly, nothing was a bother, will definately go back.
Staff friendly and helpful
Having to move room, due to room not being ready, also we were offered room on second floor, as l had visable mobility issues, l though this total lack of thought, also, no terastial television. No offer of evenings meals in a hotel, that is a first for us
Hotel looked lovely and very modern. Room was ok we paid an upgrade from £150 to £170 when we got to the room there was a basket of snacks on the table we thought this must be what you get for your extra £20. Hubbie had a packet of crisps and a bag of peanuts. It was not until the next morning when we were checking out that I found the price list right at the back of the basket. £1.90 for each item and that was the only time we saw this price list. Can I just say the girls that were on reception both days were lovely and chatty so that’s one thing you get right. BREAKFAST well it was very poor. We got down at 9.30 as it was Saturday breakfast is 8am to 10 am. The waiter looked like he would rather be anywhere but the breakfast room in the Brisbane Hotel when we asked him for a table for 2 he said anywhere you want but all the low tables had not been cleared hence we had to clear and set up. in the table ourselves. We had to set our own table as I am unable to sit at the high tables so swapped our cutlery and crockery to a low table. There was very little left on the continental table. We would expect to be able to get what everyone has been ordered as we paid the same money. I had French toast with bacon. Bacon was so over cooked you could not cut it with the knife. Hubbie had eggs royal both eggs were stone hard when they should have been runny and a lack of salmon with this dish. The only thing that looked fresh was the pea shoots on the top. Coffee tasted like strong tea as it was so weak and tea was cold. We should have been offered fresh pots on sitting down and it is dangerous to be carrying in this case Luke warm drinks round the dining room, just as well they were not piping hot. I then had to ask for some toast never offered it and no mention of it on the menu that’s a staple at breakfast time. Also there are no accessible invalid rooms. We were told the building is listed and therefore they could not put a lift in when the refurb was done. We will never be back in the Brisbane Hotel again we were so very disappointed with the service for such a high price.
The hotel is lovely
