Oaklands Hotel

The hotel is a little bit tired in places, bathroom could do with a refresh/deep clean, mouldy sealant around the batch. The blinds didn't quite fit the window frames and the curtains were missing a hook or two

Wedding event for two consecutive nights and loud music played on those two nights kept me awake throughout the nights.

Staff were great, especially Ellie May (apologies if I got your name wrong) on reception, room was basic but comfortable

The property is located is very nice part of Norwich and has very good views etc and the size of the suites are very big and comfortable

Unfortunately I’ve been staying here on and off since 2023 and this time was the worst! The room wasn’t clean, the windows were filthy and there were spiders everywhere and stains on the sofas and kitchen sides. We complained and the 2nd time we came back they put us in the same room which is worse condition than when we left it. After complaining they did give us some of our money back. If you can help it don’t stay in the middle suite ground floor on the left.

The staff is friendly and helpful. Location is quite with plenty of parking space. Good if you travel with more than one car.

We stayed in a family room for four, and the space was very small—quite cramped with four beds—and the ventilation wasn’t great. We had to keep the top window open just to get some fresh air. During our three‑night stay, there were wedding events on two evenings, and because the family room is directly above the event space, it was quite noisy. Fortunately, the music stopped before midnight, so it didn’t affect our sleep too much. Some of the room facilities also need attention. The toilet door didn’t lock properly, the shower water only trickled out, and the sink was blocked, so the water drained very slowly after washing our hands, which became quite frustrating. Overall, the hotel isn’t terrible, but the property is clearly quite old and would benefit from renovation—especially for essential features like door locks, ventilation, Wi‑Fi, and basic bathroom maintenance.

Room was tiny. Difficult getting out of the shower as the screen didn't move. Tea bags and biscuits not replenished. Room smelled bad when we checked in, all windows open to try and remove smell. Bar and reception unwelcoming. Breakfast not included.

Stayed in one of the suites and it was exactly as described, lots of space and good bed.

Staff did not reply to my advance message request for a ground floor room. When I got there late I was told there were no ground floor rooms and discovered I was on the second floor…no lift and two large sets of stairs to negotiate with luggage.

It was comfortable and the location is great

The shower was like a trickle of water coming out , very low water pressure. There is a bath , but I wasn't staying that long to fill it.

Poor service. No breakfast served even though I’d paid for breakfast. The staff were non existent at breakfast time as they were busy with a function. I complained and got a half hearted sorry. Not even a phone call from the hotel after my complaint to apologise.

The foyer was well presented, as was the ground floor area. Check in was easy with the friendly staff. The ground floor facilities were clean and fresh. Suited for a wedding venue.

The first floor was a stark horrible contrast. The doors and paintwork were filthy. Wall paper was peeling off the wall. But the worst was the carpet in the corridor, it was disgusting. Not only was it filthy, it smelt, possibly from the multitude of drink spills. A DIY carpet cleaner would have made a difference! The room was reasonably decorated but dirty with thick accumulated dust on top of the skirting boards. The carpet appeared not to have been vacuumed. The bed was uncomfortable with what appeared to be a dip in the middle. My wife and sister did not sleep well. The bathroom was in need of redecorating due to peeling paint and black mould around the bath. The extractor fan did not work Not very nice at all. Breakfast on the outside terrace was nice and we were served by a friendly young lady. My coffee glass mug was so dirty on the outside I had to ask for it to be replaced. My glass of orange juice on the following morning was just as bad. Just bad kitchen hygiene and supervision it's not hard! I wouldn't go back to the Oakland's Hotel and certainly would not recommend it.

Lovely, friendly staff. Good service. Very nice Bar and Terrace area. Plenty of parking. Good value food. Bathroom was spotless. The free WiFi was very good. Excellent value for money for an overnight stay. As a lone, female guest, I felt very at ease.

Some of the corridor carpets were a bit grubby. The mattress in my room looked a bit saggy, but was actually very comfortable. Neither of these thing detracted from enjoying my stay

Large room.

Food was very poor: nothing fresh, everything pre-prepared and heated on site. Pate starter was a joke, lasagne cooked in microwave. Bar staff had never heard of Rioja or Tempanerillo.

Decent location. Room was quiet, even though there was a wedding reception going on. Free off road parking.

We paid for early check in (which was from 12:30pm rather than 3pm). When we checked in at 1:30pm, the room hadn't been cleaned - there were still scattered items from the previous guest, and the floors cleared hadn't been vacuumed or mopped. When we explained to the lady on the front-desk - rather than owning the mistake, she tried to play it down as if she was doing us a favour by letting us get into the room still, in order to get ready for the wedding we were attending. If she had just apologised and offered to make it right, this would have been much better. Other than that - the hotel as a whole was in desperate need of renovation. Most of our room was in a poor state of repair.

Cleanliness of room, friendliness of staff.

Noisy disco music on Friday, Saturday and Sunday evenings until after 12 p.m.. My single room had a dormer window which I couldn't reach as I'm 5'1", even standing on a chair.

The staff were welcoming and friendly. There was a large car park which was easily accessible. There was an excellent wifi connection. A nice selection of coffee, tea and biscuits. Clean room with an air conditioning unit provided. Breakfast was excellent and included in the price. I also had an evening meal which was good value.

The layout of the room provided no clear access to a plug on the bedside table. Decor was a bit tired in places. There was late-night noise from the wedding party celebrations.

This was a real bargain. I had booked a single room but on arrival was given a lovely double room with a window which opened wide and had great views over the garden. The outside area was particularly attractive and so open.

We were not told they were hosting weddings every night of our stay. It was incredibly noisy and we could not sleep until after the midnight curfew. The room also smelled of smoke.

Shower wasn't working very well

Lovely location set well back from the road on a private driveway. Excellent, plentiful parking. Friendly, welcoming staff, very clean and tidy facilities. Lovely sunny terrace. Comfortable ensuite room with bath and shower over. Not far away from the city but far enough to be fairly tranquil. Close to the river and a pleasant green area. Bus stops in close proximity with regular buses into the city centre.

Possibly a more varied menu would have been nice but that's just nit-picking really. The food I had was beautifully cooked and promptly served by attentive staff.

My room was dark and gloomy

I had paid extra to check in early, however, my room was not ready whilst my friend requested the early check in later than myself, her room was ready before 12 midday. I had to use my friends room to get changed for the wedding I was attending. Basically paid extra for nothing.

The staff were super helpful and the food in the restaurant first class, the suite was very spacious and comfortable.

The sink in the bathroom took forever to empty and needs attention. The water for the spa bath kept alternating between hot and cold and couldn’t be regulated, just annoying really. Why don’t UK hotels put net curtains up at the windows of ground floor rooms like they do elsewhere, you have to close the curtains if you want privacy and to stop nosy children standing at the window staring at you….

The bed was comfy and the manager gave us our breakfast for free when we explained how poorly we where treated by a member of staff who felt the need to humiliated my mum when she asked for a heater. Some people shouldn't have jobs in hospitality

The very rude receptionist who treated my mother in a very disgusting way. Oh and if ur looking for a peaceful place to stay do not stay here they have a bar downstairs which has music blarring until midnight. If u want a place to get pissed and dance the night away perfect. But do not go if your expecting a good night sleep and peaceful rest.

Extremely clean, excellent facilities, did the job. The staff are very helpful, particularly Annie who went above and beyond to make my stay a pleasant one. I’m very grateful for the welcome I received, particularly as a solo guest. Even in the midst of 2 events happening in the hotel, Annie was kind and attentive and made sure I had everything I needed. I would definitely stay here again.

Rubbish left in room from previous customers left by cleaning team. - Also very rude loud knock on my door 1 hour before checkout time am followed by an even more rude you know you’re supposed to be out by 11am Comment (tone was unacceptable). - Also empty Champaign bottles on the landing of the stairwell missed by cleaners again. I took them to reception.

It wad all just quite shabby for the money. The blrpon was very run down, poor standard bed, large damp patches in the walls, filthy windows, and the "shower" wad the worst I've had in a long time.

We stayed due it being a wedding venue and we were guests. The night time staff on reception, I think may have been the manager was lovely, genuinely interested and very engaging. Great to have the wedding ceremony outside and at the same venue as the wedding breakfast and evening party. Lots of parking space. Lovely outdoor space with shade. Other guests were friendly. Comfortable pull out bed for my son.

The wedding catering was appalling, staff were clueless about dietary requirements and the evening buffet was served without any serving utilities, this meant that guests were using their hands to service themselves chips and pasta. The portions sizes were ridiculously small and all of this resulted in us having to order a takeaway to our room. No air conditioning or fans provided, we luckily took our own fan. On arrival check in staff made us feel like we were a nuisance, even though we’d paid extra for early check in. She was in a cupboard and when she finally made an appearance she didn’t greet us nor did she apologise. The bathroom was dated and could have been cleaned more thoroughly. The room was too small for a family room. No lift and no offer to help with luggage.

Convenient position and opposite bus stop into the city

During this very hot weather my single room on the second floor was like an oven. Also the bathroom was very cramped, only 15” between the basin and the door handle. And with no ventilation for the shower which was a bit hit and miss.

Room was in eves and was extremely hot, no air conditioning and no fan available. Floor boards extremely creaky. Woken at 7am with what sounded like maintenance being carried out in a room close by. No staff at reception for check-in, had to notify someone from bar and then wait ages for reception staff to appear. Long wait for breakfast due to a function going on. If you have guests booked in for breakfast (lots of us waiting), bring in another staff member when you have a function too. Poached and fried eggs overcooked, hash browns fridge cold in the middle and who likes smoked bacon?! Sausage and mushrooms were nice though!

Couldnt get in room and was given a master key, staff member said its ok I trust you, she didnt know us and could give the key to anyone. Told us not to worry if i heard someone fiddling with the door that evening it would just be her, i wasnt able to relax. There was a party and wedding on the night we stayed, it was very loud, booming out until past midnight.

Balcony covered in bird poo! Dirty glasses given to drink out of General tatty appearance, sills needed painting, decking needed attention, rickety chairs, one actually broke when a guest sat down! No air conditioning but I’m sure portable air con could have been hired! Never again!

Very dated. Terrible room. Single traveller definitely gets the worst room. Car park was a nightmare with a wedding going on - people were just parked where ever they liked.

The room was a bit too warm (windows don't open enough) and could have been cleaner, the carpet had bits of crisps on. But the worst issue was that shower control was really stiff and you could only set it between very hot and very very hot - which on a hot day when you want a refreshing cool shower is no good at all. I had to do a 'stand up wash' instead.

Location and facilities were perfect for what i needed. There is plenty of parking and a lovely clean and spacious room. Staff were lovely, friendly, and welcoming.

The room was very clean and the bed was very comfortable. The carpet was new . the coffee's etc were replaced each day and the room was well serviced. The food was good and the staff were very helpful. There was little noise in my room especially as there was a world cup party down stairs also.

The hotel was not signposted very well on the main rd and a lift would have been lovely although in an older building this is probably not an option

Went for a wedding and it was very well catered for, food was hot and the staff were great and helpful.

Our room was not clean, there was dust everywhere, dirty glasses, and the toilet needed a bleach and limescale,I did complain to the receptionist.

I absolutely loved the location,the staff was amazing 😍 the breakfast was lush ..only think was the menus for evening meal ..could be addressed but besides this I will be back definitely and recommend too ..see you soon ❤️
