Great location. Friendly staff. Good size room
Bathroom was a little tired. Shower needs re grouting and black mould removed
Lovely hotel
All good..
Room was comfortable and real effort had been put into presentation. Lovely big bed and ensuite. On first floor so quick to access. Good facilities with hair dryer, kettle, soap, shampoo and towels were super soft. Curtains were all good and a window screen too. Bar downstairs was pleasant and had sport channels as well as outside garden.
Window was wide open and difficult to close in the night - not due to the temperature but due to the street noise from young people attending the kareoke. We were only advised that kareoke was taking place at check-in and we had deliberately avoided another hotel for noise disturbance from a disco and bingo so this was particularly annoying. Reception was a bit bizarre as a sign on the front door advised us to check in at the bar but when exiting that was the only way out as the bar was all locked up. We did not get told that you had to use the fob to reenter when the bar was closed so had to phone the number on the door. In the event of a fire we didn't feel there was necessarily a safe route if people were not aware of this. Our bathroom was very good apart from the shower head which had holes in it so the shower flow was poor. Slight smell of stale bathroom as you came into the door. The lock on the room door was very flimsy and in the night there was a lot of noise from other residents which sounded like they were stopping outside our door. Unfortunately the street noise - whether or not due to the kareoke - was really loud until the early hours. There appeared to be groups of young people doing the loop shouting their heads off presumably high on alcohol or drugs. In addition the duvet was unfortunately far too hot for us and so we slept poorly even after the noise had subsided as there was no alternative duvet. We have marked this hotel down mainly due to the noise outside (although it was also noisy with neighbours within the hotel) and the lack of presence of a reception where you could go to ask questions or pick up more milk and tea for the room refreshment facility. Maybe the latter was only a temporary problem.
The location and room size
No hot water during the evening although this was rectified so we did have hot water in the morning
Hotel was a little bit tired but done the job and the staff were super
Good location to access to town centre and sea front. Perfectly comfortable room, cosy and clean.
Quite thin walls and ceilings. Appreciate it's an old building but a bit too easy to hear other rooms and people on the landings. Double room was fine for single occupant but small for two people.
Personnel peu accueillant
Prima hotel voor een prima prijs
Niets
Hotel was clean with big rooms tea & coffee facilities beds nice andcomfortable , staff very friendly & helpful parking can be a bit hit & miss and the decor in the hotel could do with a bit of attention but overall it's OK for and overnight stay .
Only the tired look of the hotel it could be amazing if overhauled.
Positives: Food was excellent, staff were really nice, decent size room.
Negatives: Bathroom was a little dated and shower silicon was NG.
Good
Good
Familie kamer is groot genoeg, bedden lagen prima.
Right on the beach close to the town centre
Nothing really it’s a little dated
I wasn’t sure what to expect but was pleasantly surprised. Lovely friendly host. Nice meal though my 4th choice as nothing else available.
Paid parking. Should be deducted from room rate.
Room space
Windows didn’t open fresh air would’ve been nice.
The room was a large family room. Lots of space. Comfy beds. Clean linen & Clean towels. Location is fantastic- very close to the beach.
The room was perfectly acceptable for the price you pay. Only improvement that could be made would be painting the shower base as the paint had peeled off.
Couldn't be any closer to the beach. Room was comfortable, spacious and clean.
Nothing.
The location is great, mermaid beach is near by it will take 10 min through the famous folkestone zig zag road and the view was great. They provide fan which is great and offer 10% off on the total billing They do have DJ night on Saturday. They have extended our stay for an hour for the amount of 10.
The price we paid to the hotel seems to be on the higher side. No Lifts.
Very nice owner
Everything was old, dirty, smelly and for 90£ per night i expect at least to be clean
Sehr gute Lage, nettes Personal
Clean room, friendly staff
Unclear instructions on parking
Staff are amazing
Nothing everything was great
Close to Le Shuttle and very close to the ocean!!!
Staff are so helpful
Nothing
großzügiges Zimmer, nicht modern, aber sauber
----
Nicely situated.
Basic room, moderately maintained.
All good. Great location for the beach and handy for the Euroshuttle. Lovely room, great space for our family - huge double bed and two good sized singles for our teen boys - and we appreciated the tea & toiletries, thank you.
Bathroom was tired but still functional. Also, not sure whether to laugh or be disappointed by one of the bar goers taking a leak in the parking space we then discovered was the one we had booked to park in - not the hotel's fault there I suppose though.
Was nice clean would go back
Comfy beds
Nothing!! Manager would not honour the paid for booking of 2 rooms and said we would have to share a room. Completely unacceptable behaviour.
See above. Also the dinner menu which was quite short we were told we could only chose items that did not contain meat or fish so we went out to another hotel across the road.
Great location, on the promenade, right next to Leas Cliff hall, on a leafy street
The usual troubles you'd find with such buildings. No air conditioning which I guess is fine most of the time except peak summer. Shower ran cold once, but otherwise ok. Can get noisy downstairs late into the evening, especially if you leave to leave the window open (no air conditioning, remember)
very good
the room just needed a fridge
The room was large and comfortable and it had good facilities. There was plenty of cupboards space, though we only stayed for one night.
It was difficult to open and close the windows as they were so high and extremely stiff. We booked to park our car securely, for which we paid £8.00, but it was still virtually on the road opposite the public parking and with no security at all. We were also charged £10.00 for our small dog, which seems quite high; perhaps people should be charged by the size of their dog. Ours is a small Norfolk Terrier. Finally, on the morning that we were due to leave, we could not have a shower as there was no hot water. I the end, we just had to have a strip wash with cold to lukewarm water. It doesn't seem very good when we paid £95.28 for the night!
Great location Comfy beds Radiator that worked
Shame there is no breakfast available
Big room comfy beds. Free toiletries
Bathroom a bit tired
very convient location on the cliff,The staff were very helpful and friendly ,the room was clean . It's a very old building the needs some TLC but it wouldn't be so affordable if renovated to top speck! all round cheap and cheerful
Location is good if catching the train to france, rooms adequately furnished.
Hotel frontage looking abit tired, could hear every footfall from the guests upstairs. Limited parking in front of hotel.
Staff. Bar. Comfy beds
Toilet didn’t flush. Shower needed updating. Very hot room, windows didn’t open
Very spacious and comfy rooms
We are on the ground floor next to the bar and it was quite loud banging and knocking at night and the bar was open until 1 am
Lovely room with old details. Folkstone is great and the location of the hotel is ideal for a lovely time and to get to the channel train. Walking distance to a late night supermarket. The owner was friendly and the towels, chocolates and beds were perfect.
The shower is a rain shower that is not great for someone of more than 2 meters tall. The loveliness of the old building makes for certain problems but not enough to not recommend this special place.
Stanza ampia e luminosa
Curat. Personal foarte amabil.
A fost cam frig noaptea în camera.
Bien situé. Petites attentions. Confortable
Rideaux pas occultants
Nice Room was up graded to family room

All ok
Location, cleanliness, comfort
No hair dryer in the room
Great location Stones throw from the sea front, was made very welcome at arrival and thoughout the stay. The scuba bar was great and one of the better places we found to have a drink, would stay again if we find ourselves in the area.
Conveniently located
Tired, bathroom silicone and tiling issues boarded window with debris on window sill near loo Poor curtains in bedroom (broken and sharp tacks sticking out on the tiebacks) Stayed in a family room which was on the first floor above the bar quite Noisy
We had a lovely large room with a large bed. Reasonable sized shower cubicle, and water was very hot.
The carpet definitely hadn't been vacuumed! Bits all over the floor. No breakfast at the hotel, so had to walk into town the next morning to get something to eat. There was a bar downstairs, that also served food. But it wasn't the most appealing looking, so found a lovely place a 5 minute walk away.
The staff was amazing especially considering that we had been severely delayed by P&O ferries and arrived very late. It was a last minute booking and the rooms were wonderful, our children were in a family room and couldn't believe how comfortable and pretty it was. Our dog was welcomed and they gave us dog bowls. We had never been to Folkestone before and to discover that wonderful coastline on our doorstep was such a treat in the morning.
Near the beach , clean and tidy
3 rd floor no lifts. Shower too small
Location
Quite rough. Hit rock burns on carpet. Looked like someone had smoked in room. Carpets didn't fit. Tiling in bathroom poss done by 5 year old. Very tired. Fan in bathroom sounded like someone strangling a chicken.
Great location for an overnight stay before catching the Eurotunnel early morning next day. The family was very comfortable for a family of 4. Close to the high street and shops/ eateries. Staff was very helpful and professional, eager to help. Late check in was not an issue. The hotel has a very lively bar which we would love to visit if we would have to get up at 4:30am next morning. Overall, good value for money.
There isn’t anything I can think of that we didn’t personally like.
We ended up staying in their sister hotel as the Portland had a water leak. Was better for us as we had a lovely sea view from our room. The room was very big and clean beds & bathroom. Would stay again.
The windows wouldn’t stay open.
Exceptional value for money. The location is fantastic and the room had sea views
One very slight thing that the staff need to be aware of is that the deadlock button on the Yale lock was missing and with the current focus on hotel security they should consider checking whether they should add something like a chain to the doors. I felt fine but some other people may feel uncomfortable.
Absolutely recommend Everything was brilliant. Great value for money.
Nil
Very noisy neighbour till 3 am
Staff were friendly and helpful. The room was clean and warm. Facilities were good. Tea making equipment in the room along with towels and shower shampoos etc. Discount in the bar. Parking was easy to get
Rooms are showing the age of the building so looking a little tired. But clean and tidy.
Location is ideal.
24hrs before our stay, was contacted by manager, stating a maintenance issue, & asked to be moved into , in my opinion, a worse hotel, so I expressed my refusal to be moved. Manager was quite rude on the phone, & said he would give us a different room. It smelt , was dirty, and holes in skirting boards & carpet was grubby! Was classed as a budget room.
The staff were vert friendly and helpful and went out of their way to help
Clean bedding and towels. Clean room. Friendly staff. There is an option of buying a parking permit for £6.
Dated rooms, mainly bathroom, but clean. Not bad as I have seen worse.
Good price and near everything you want
Comfy room, good price, good location
Staff were friendly and helpful
Room too hot, beds very uncomfortable, not enough pillows. WiFi didn’t work.
The service
the hotel was very very tired
Comfortable room at a good price in a convenient location
As others have said, staff were fantastic, really helpful, very pleasant and willing to share local knowledge and make you feel welcome. Housekeeping checked in every day to see if there was anything that needed topping up. Really nice unexpected touch was little bottles of shampoo/shower gel etc (this is pitted as a 'bargain' type hotel so you wouldnt normally get little things like that). Also provided bottles of water, not just the standard tea/coffee which was great, and biscoff biscuits. Towels were really big, which were perfect as well as hangers in the room with enough hanging space for a short stay. The plug sockets either side of the bed were great and as a bonus each had USB sockets included. The location of the hotel is also absolutely spot on The Skuba bar is attached to the hotel and as others have also commented, once you close the door to your room, you cant hear anything so isnt an issue
Remember this is a budget hotel so dont complain if you dont find certain 5 star elements - the hotel is more than great for the price you pay though. Yes it is a little worn and yes could do with redecorating in certain areas but as long as you dont have unrealistic expectations, it should more than meet your needs for a great stay. The only key downside with the room I had was no net curtains (and it wasnt a biggie) - it meant the room was completely overlooked by the hotel across the road. You can just close the curtains each time but is a bit of a faff during the daytime having to do it every time you want to get changed, come out of the shower etc but definitely not the end of the world
Wanted dinner, but the chef didn’t turn up for work??!!
One member of staff was amazing. Friendly and just a genuinely happy person . The other was rude . And very unwelcoming.
Rude staff. Mold in the room . Stains all over the carpets and beds . Beds that was falling to bits . The matresses was so uncomfortable, They don't do breakfast you have to go to there other hotel for it . Music was bellowing out throughout the hotel until the early hours . Not what you want when you book family rooms . A TV that we'll even I don't know what happened to that screen . My daughter and partner have been bitten by either bed bugs or flees . Could not get out of the hotel soon enough!
Staff were very helpful
Bathroom could maybe do with revamp
We only wanted a place to sleep for one night. The staff were very friendly and helpful The hotel was tired, not spotlessly clean but clean enough. The room was huge and the bed was comfy and very clean. There were tea and coffee faculties in the room. The en-suite was clean, lovely large towel. For a 2 star hotel I wasn’t expecting much as used to 4 or 5 star but would stay there again if needs be. We didn’t eat there so can’t comment about the food. No trouble with the parking. We did stay midweek.
The hotel could have been a bit cleaner and a lick of paint.
Both the room and en suite were spacious (the en suite had a lovely large sized basin) I had something of a sea-view which was unexpected. The hotel was well located for my purposes. The kettle was full size and boiled quickly. I was gladly given more teabags when I requested them. Towels were clean and presented on the bed with shower-gel, shampoo and conditioner.
The decor was very tired and tatty. There were odd marks on the paintwork along the walls and a large damp patch high up in one corner. Silly little thing but the finials were missing from the Head of the bed-frame. The room was hot. BUT they had provided a decent sized fan to try and mitigate that. The "shelf" in the shower was a sort of cage affair (fair enough) but the shower gel etc. fell through between the bars so it was ultimately redundant. The toilet roll was a large industrial "snail shell" type dispenser on the wall. It just made the whole thing seem... poorly done.
Was close to the beach
They didn’t have food available
Cheap and convenient location
Services were basic, staff took too long to check us in, overall the smell of the hotel wasn't good, the bathroom had water drainage issues, and towels didn't look clean.
No breakfast available
