Great location, nice and quiet estate. The swimming pool temperature was lovely. The steak in the restaurant was the best. If you are after self catering, there is great facilities in the kitchen though we didn't use it. Animals on site, such as ducks and chickens are definitely a bonus, though can get a bit noisy if you sleep right next to the pond. Games room is a added bonus for kids. Reception staff and ground staff(the elderly chap who collects/drop off laundry) are very helpful.
Cleaning can be improved, found unflushed paper in both toilets. steam room was a bit small and can get busy at times. Restaurant staff can be more attentive, and get your own tea bags if you are after a nice cup of tea. If eating in the restaurant, there is a 11 or 12% service fee added to it, so can get a bit expensive.
Stunning property Excellent sized rooms
The games room could be updated slightly but nothing major
It was lovely and perfect for our few nights stay.
If you looked closely it was maybe a little tired but more than acceptable!
Beautiful place and location Staff were brilliant as the lodge I had was the bedrooms upstairs and my mum couldn't climb the stairs so they changed my room to one with bedrooms and bathroom downstairs so it was perfect, the kitchen and living room was upstairs which was better for us.The food we had in restaurant at night was lovely and staff very caring,we had a nice time. The accommodation was spotless and lovely views and location
Nothing not to like as we had room changed to a downstairs bedroom and bathroom
Staff were all pleasant and helpful
Leisure facilities were small and dated. Numerous lockers in the changing room were broken, it wasn't until the 5th locker I tried that I found one which worked.
I liked the reception staff , waiting staff and the food The robes, the shortbread! The Elemis products in the room
I didn’t particularly like the brown decor in the room I didn’t like the rustingloo brush holder or the stained chair seats in the restaurant
Tranquilidad , comodidad de la casa y ubicación para visitar Edimburgo y las Highlands
Las almohadas eran un poco bajas
The grounds are lovely and nice to walk around. Perfect for families with kids. The rooms were a bit outdated but overall functional and well worth the money.
The staff were fabulous, I had travelled many hours to get there and was very tired, I had called ahead as I had a large vehicle with a large trailer. They were so helpful and on arrival reception staff were prepared for me and ensured all went smoothly. I went to the bar and had a meal before settling in, the bar staff Pierre, William and Georgia were fantastic. The service from them was great but more importantly they made me feel welcome and at home taking the time to chat with me. Food was excellent.
Everything was great
The pool was great with my wee one.
Breakfast was really not good, room smelled so strongly of cleaning/air freshener.
Lovely staff, apartment was very clean & tidy, spacious bathrooms too
Die absolut ruhige Lage, genauso wie die Ferienhäuser und der Park. Es war sehr sauber und schön eingerichtet. Auch die Heizung hat hervorragend funktioniert. Im Restaurant des Hotel 's ausgezeichnetes Essen.
Proximity to Gleneagles which was sold out during our stay. Also liked the outdoors and garden areas
Staff were very junior and unfriendly and absolutely not helpful. Except for a couple of them by the bar area. Very young school interns working seems like a
Le cadre, le confort et l’accueil
Les salles d’eau de notre logement étaient humides et mériteraient un rafraîchissement.

I liked the waiting staff and the food
I didn’t like being charged twice Once by booking.com & again at check in. But booking.com did refund me for this 2 night stay *Get rid of the rusty loo brushes/holders . *Change the stained seat covers in the restaurant. - these could be a leather look fabric instead- easy to clean
Location was stunning.
Uncomfortable bed Shower had low water pressure Stain on carpet floor in bedroom Not what I expected from a 4*
We arrived around 8pm, and were lucky to get dinner at the bar. There was live entertainment by a Scottish musician, which was a true bonus!
Breakfast was good, but the haggis & blood pudding were not that fresh
Breakfast was very enjoyable. Worth adding to booking. General surroundings and birds etc great. Easy enough to get to. Night watchman helpful to try to get heaters going even when some failed
Heaters not working and of all different types. Not easy to understand how to operate. No clear layout of where everything was on site. How do you access grounds for walks? Extremely poor signage of where reception was. Also where accomodation was where pool was etc. Could do with a freshen up in chalets.
Very spacious properties with a great view. Not far from the hotel with a great restaurant and bar. Pool was excellent for us and our 6 month old boy.
Perhaps the property needed a little upgrading in places, the bathrooms were a little dated. Also the cleaners were a little too keen on my opinion to enter our place when leaving. All their cleaning equipment was left outside our front door the morning we were leaving - waiting until we left would of been appreciated.
Great welcome, lovely room and friendly staff in a beautiful location.
Location great, food great
Cleaner and better maintained lodge, lodge and white goods dirty and tired,
Location
The pots and plates are not clean in the kitchen , garbage is not picked up regularly
The newly refurbished lodge was 10/10. Location was perfect. It was clean, tidy and well stocked. We prearranged a birthday surprise for my son which was in the lodge on our arrival. Staff were helpful and friendly. The swimming pool and surrounding areas were spotless albeit slightly too busy for our preference. Overall, a fantastic stay.
WiFi was really poor but once I reset the router it resolved.
Location, setting, staff.
A little dated, some paintwork and plastering needing attention.
The location is beautiful as are the grounds
The lodge no 43 was ancient and outdated. Furniture was tatty and filthy, bits hanging off, tv out of the arc, and a damp smell. This property owner needs to put their hands deep in their pocket and bring it up to date.
Great location not far off the main road but in nice countryside. Food was nice and staff friendly. Pool/leisure suite was great, kids enjoyed the splash hour. Nice to have milk/bread on arrival and fairly well appointed kitchen.
Minimal information offered at check-in - had to enquire about locations of restaurant/bar and leisure facilities. Lodge (203) was in need of a proper clean - shower mouldy and hairs left behind, marks on the wall which came off easily with water; bedrooms and living space dusty/dirty in places. Not convinced it had been hoovered before our arrival. Disappointed considering the price. Menu was the same in both bar and restaurant, we stayed 2 nights planning to eat at each and had expected more variety.
Stayed in a lodge and it was really nice. Everything you need. Comfy and clean, Pool was nice and family friendly. No specified child swim times which is refreshing. Can use pool after checkout which was nice. The staff member put all the inflatables and balls in the pool which was fun. Ate in the restaurant and they modified a dish (kebab) for my son who is coeliac.
The blinds let in light and curtains would have been better for blocking out light, esp in summer. Lodges checkout time is 10am which is a bit early but understandable due to turn around cleaning needed. In need of more GF menu options.
The desk charged me for a second room I never booked and insetted on payment. I am consulting my solicitor as soon as I return home . Stuart Chadwick
Location and grounds, bar & restaurant staff.
Notified reservations via 5 min telephone call that I needed disabled access, asked for the three bed lodge with one bedroom on ground floor along with lounge/kitchen bathroom. Receptionist confirmed that she had two suitable lodges available. On arrival we were put in a 3 bed lodge with living/kitchen area upstairs which I could not access. No pre notification of changes. The receptionist denied my call of more than 24 hours before arrival and never actioned my request for disabled access. I asked to speak to a manager and she said there would be a staff meeting next day where my complaint would be discussed, I had to ask the outcome of the meeting and was told that her Manager would speak to me on check out. Sadly I got the same dismissive behaviour from this duty Manager who claimed that they did not have suitable lodges to offer me on the day of my arrival and denied he could see a record of my special request pre arrival call. I produced a timed& dated snapshot of the call and requested his Manager's details. We were allocated a lodge, down a steep incline, with a toe deep access step to door, no grab rails and a full flight of stairs to the living area and kitchen. I spent the 3 day break confined to the downstairs bedroom and could not socialise in the main areas of the lodge with family. The room I was confined to and others had mould spots in the shower and dirty grouting around shower tray, wooden blinds throughout the lodge were thick with dust. I have videos. Written complaint made after checking out was not dealt with by the people I addressed the email to, and they offered a free night if I booked a paid night as a goodwill gesture. The three days accommodation half board cost over £1200 pounds, the accommodation charge only on Booking. com was approx, £893.00. I have given them the opportunity to refund the accommodation charge for providing me with unsuitable bellow standard accommodation and they have refused.
Very nice hotel , beautiful quiet countryside
Location, scenery, swimming pool and staff
The insulation/sound proofing in the houses- sound travelled very easily. The sofa bed could be higher quality
Beautiful, quiet woodland setting. Lots to do in Perthshire. Excellent pool for kids. Evening meals were excellent. Lodge was spacious.
The estate was clean and quiet, the lodge accommodation was superb. Appreciated milk bread and condiments being left in the lodges, unexpected. Restaurant and bar excellent, live music one night.
الموقع
The property needs more attention, especially when it comes to the cleanliness, furniture, appliances, and bedding.
The hotel’s location is good, but unfortunately, the overall cleanliness and condition of the three-bedroom house were very disappointing. The house was dirty in several areas, and there were spiders and cobwebs. The bedding was also not clean, which was very disappointing and unacceptable. I contacted the hotel and requested cleaning, but I was told that someone would come the following day. I found this unacceptable, as I had to stay in a house that was not properly cleaned. In the end, I had to clean it myself. Unfortunately, no one was sent to clean the house the following day either. In addition, the appliances are very old, and the furniture is outdated and heavily worn. Overall, the location is good, but the cleanliness, maintenance, furniture, bedding, and facilities of the three-bedroom house need significant improvement. I expected a much higher standard for the price paid.

Needs maintenance
Friendly staff. Food was okay.
The showers and baths pipe works are clogged - making the bath/tray fill up with dirty water. Rooms were not cleaned to a good standard on arrival. There was a wedding on, on the Saturday night which was very loud into the night as we had asked for a quiet room but it was right next to the marquee. The staff were all very friendly and helpful, and the room was spacious and comfortable. Breakfast had a great selection but I wish it started at 7.30 instead of 8am. The leisure centre was very nice to have. I also ate dinner in the bar and the food was great, with very good service from the staff.
The wifi is cumbersome to log in to, and the login page isn't formatted properly for mobile so I couldn't use it on my phone. When I did get logged in it was pretty slow. Maybe not an issue for most people, but annoying if you need to get any work done (I appreciate work travellers probably aren't a big portion of their business though). I really hated the AI slop advertising that was out on every table in the bar and on a huge banner outside. Not only is it ugly and lowers the tone of a nice hotel, but you could use a local graphic designer and put some money into the economy instead of using AI to generate the ugliest imagery I've ever seen in my life. People at the table next to me were also showing it to each other and laughing, so I'm definitely not the only person who thinks this!
Overall, we had a really enjoyable break. The facilities were good, and we made great use of the pool and spa, the dog walking area, and the mini games. Staff were consistently warm, friendly, and eager to help. My only feedback on this front is that there were occasional delays being seated at the restaurant and greeted at reception, as staff weren't always visible — understandably they may have been attending to other tasks, but the wait felt slightly longer than ideal. That said, once staff appeared, the service was excellent. The set menu for Dinner, Bed and Breakfast guests was a bit disappointing. A little more choice, and perhaps a different menu each night as other hotels offer, would be a welcome improvement. That said, the food itself was good. While having a drink in the bar after our meal, we were the only two customers there. It felt slightly uncomfortable having tables set up around us throughout — possibly for the next day's breakfast — while we were still trying to relax. It would have been better if this had waited until we'd left, particularly as there were more staff in the bar at the time than customers. Despite these minor points, we would definitely recommend staying and would happily come back again.
Myself and my husband got married at Duchally on Saturday the 8th of August and I genuinely cannot recommend this venue enough, from the beautiful views, stunning accommodation and such warm and welcoming staff who go above and beyond to help you 😁 And ofcourse our wedding coordinator Sarah Jones this lady is an actual angel ✨ from the start of our journey, choosing meals to timings walking down the isle she had everything covered, nothing was too much for Sarah, I never stressed once knowing my day was in her hands, I am truly blessed to have had her beside me all the way and for that I cannot thank you enough♥️ Thank you too all the amazing staff at Duchally ✨♥️
The size of the room exceeded expectations: very large kitchen, dining room and living room at the ground floor and 2 spacious rooms and 2 bathrooms on the first floor. Perfectly clean. Swimming pool and sauna were definitely a plus.
Nothing

Location in the middle of the natural
They only take the garbage once a week and they don’t clean at least twice a week
Outstanding location great accommodation and outstanding service, excellent food and facilities great especially the swimming pool
Perfect spot for a special occasion. Stayed 4 nites. Beautiful setting and nice room. Can,t fault a thing. A thoroughly enjoyable stay. A perfect location. Would go again.
Fabulous place. Lodges had everything we needed and more. Leisure facilities and cafe were just great with lovely staff. Staff in hotel were very helpful and receptionist staff were so friendly . Would definitely return

Very nice hospitality and kind people!

Notified reservations via telephone call that I needed disabled access, asked for the three bed lodge with one bedroom on ground floor along with lounge/kitchen bathroom. Receptionist confirmed that she had two lodges in mind. On arrival we were put in a 3 bed lodge with living/kitchen area upstairs which I could never access. Quiet comfortable affordable
No help with luggage to the rooms which can me a 10 min walk away from reception. Reception staff can't call a cab. Bizarre!
Lovely setting peaceful too. Staff friendly. Enjoyed meal in restaurant.
Nothing to dislike
We stayed over a period of 3 days to have our wedding here and the whole experience was absolutely amazing from start to finish. Sarah the wedding coordinator is the most organised person ever! Right from the beginning the communication was great, the whole process was very well organised. From booking the accommodation, to customising our wedding package there wasn't one hiccup the whole way through and we couldn't have been happier! All the staff were brilliant, polite and all our guests were impressed by the whole wedding. The lodges we had booked were all immaculate, the grounds around the hotel were all very well kept and every step of the way the staff were one step ahead to make sure it all went super smooth. We would absolutely recommend this as a wedding venue and we will definitely be back in future as a holiday destination.
The staff was amazing, specifically Georgia who was tending bar. She gave us excellent service and even let us stay a little late to watch the end of a World Cup game. Dinner was good (though steak was overcooked), breakfast was average. Size of the room (apartment) was nice, pool was nice for a quick dip. The grounds are beautiful! We only stayed one night but it's a nice place for a family holiday.
The room was a little run down and could use some attention. (Mold in the showers, worn out carpet, etc) More breakfast options for those with allergies would be nice.
Beautiful setting and pool was really nice (steam room and sauna great temperature). Staff all really nice.
Unfortunately our lodge was surrounded by trees and there was no sunshine anywhere in the lodge (on outside seating area) but it's location on the site was very good.
We Love the location. Every time we visit its always so beautiful and peaceful. The staff was always welcoming and accommodation to all our needs. I could not recommend this place more.
There's nothing I don't like abouth this place.
All
Nothing
We booked a last-minute 3-night stay, and it turned out to be fantastic. The weather was beautiful, the location was perfect, and the lodge was exactly what we were looking for. It had everything we needed and was clean, comfortable, and well-equipped. The swimming pool and spa facilities really made the break and were a great addition to our stay. We also ate in the restaurant, which was excellent—the food was delicious and very reasonably priced. Overall, we had a wonderful stay. I would highly recommend it and will certainly be back again. Thank you for a lovely break!
Strong Smell of dampness through the lodge and a very strong (horrible) smell in sink in kitchen …
Great location and comfortable beds but ultra smelly
The property was very roomy for a family and very clean!
I don’t have anything negative to say
It was modern, clean, had everything you might require. Location was perfect, far enough away to enjoy an idyllic countryside peacefulness but also close enough to enjoy a walk in the near by town.
I would have preferred for the bedrooms to be upstairs because it can be a little noisy when you’re in bed and your family are upstairs but this is just a personal preference.
The setting of the property and the quality of the accommodation.
Nothing.
On my way north to the highlands and it was a good place to break the journey. Tucked away in a beautiful location, within easy reach of the main road. Easy parking, lovely staff, great food … what more can I say. I will be stopping there again. I was travelling alone but the facilities were also geared for families. Lots to entertain on the premises and lots to enjoy locally. Self contained lodges or hotel rooms whatever suits. A real find.
It exceeded my expectations…. Nothing, not to like.
Location - it’s a relatively peaceful location
The unit was not as described . It did not have the washer dryer as listed. It took me till Wednesday to get that resolved, I was leaving on the Saturday at 7am so never got full use of it.I had clothes airers as an interim solution, I don’t go on vacation to be surrounded by wet clothes. Whilst the property we paid for was “ refurbished” it was not clean. I vacuumed the cribs from the floor upon arrival. The floors had not been mopped, I throw out the brand new socks my son had been wearing as, after walking around the property with no shoes on the socks were filthy, I mean really filthy. The coffee machine drip tray was full of old coffee. The doors and paintwork require a proper wash down. There wee cobwebs and there were dead flys on the window sill upon arrival. The”gym” is beyond basic. There is little to do. The team need to visit Crieff Hydro to see what a real family resort has to offer. I would not recommend nor return.
We had the new refurbished lodge and it was lovely and modern and clean
The plumbing made loud noises every time someone ran any water
Great location with very family friendly facilities
The lodge was a little unclean and some of the picnic benches and other external furnishings could be cleaned up a little. The woodland paths could be maintained a little better.
The location and the privacy
The WiFi network is very poor
Beautiful grounds and the staff were lovely. Fantastic amenities in the lodge. Kitchen area was very clean.
Booked a lodge with a “terrace with view of the gardens” but got a lodge completely blocked by a tree. The bed wasn’t particularly comfortable but that may come down to personal preference.
Wonderful relaxing break for whole family. Clean, comfortable lodge with all we could need for the 7 of us. Lovely staff who were helpful and professional. Great facilities and a beautiful, well-kept estate. Top marks to everyone concerned!
accommodation
info from reception
Easy check in. Lodges were immaculate and done to high standards. The spa facilities were great and free to use. Pool, steam room, sauna and jacuzzi were well used by our party. Estate is in ideal place as it's only less than 10 min drive to auchterarder town centre for food or shops.
Nothing. Will be back again for sure
Location was okay
We booked a semi detached lodge and we were allocated an end terraced. Spoke to the manager on duty and he insisted that an end terraced is a semi detached. He offered to move us to the same again or a mid terraced. Our first day in the lodge we didn't know that fridge wasn't really working so some of our food we had to throw away the next day. The dining table at the veranda was dirty and when spoke to the manager he said he will send someone to clean but no one came. The mattress on the sofa bed had a big stain and all window blinds are covered with dust. Manager on duty was very unhelpful and I got the feeling that when he saw me he thinks that I wouldn't know the difference of semi detached and an end terraced. Would never go back and will never recommend unless management is changed.
Lovely grounds, nice big bedroom and modern clean bathroom.
Housekeeping had made the bed up as a double when I had booked a twin. Also the previous occupant's underwear was still on the floor.
The place is beautiful. Beautifully tended green spaces, gorgeous views. Being able to sit outside on an upstairs terrace (the 3 bedroom lodge was an ‘upside down’ houses with the rooms downstairs and the living space upstairs). The bed was SUPER comfortable. And the space was minimal but clean and spaciously cozy, with everything you might need. Parking is easy and it’s easy to get there.
The place is a little tired and needs maintenance - some things were well worn, dated or broken (the fridge door kept coming unscrewed) and the bathroom has mould marks on the silicone sealant. It needs a little freshening. We also had no hot water after a few people used the showers in the morning. The TVs weren’t Smart TVs (which for the type of venue I would have assumed they would be). And the WiFi was pretty sketchy. The main issue we had was with the spa. Apart from the fact it was open until 8pm but we got kicked out around 7:45/50, was there are no clear instructions on sauna and hamam use. People came in and sat directly on the wood (leaving lovely sweat marks on it when they left - the wood absorbs sweat, which can lead to bacteria growth and unpleasant odours over time), with plastic bottles in hand (this breaks down in the heat and gets mixed into the air we’re breathing and sitting in) and wearing footwear which they rested on the seating (bringing them inside introduces dirt from the floors directly onto the benches where people sit. Worse, intense sauna heat can cause the synthetic plastics, rubbers, and glues in flip-flops to off-gas, releasing unpleasant or toxic chemical fumes into a tightly enclosed, unventilated space. Again - then people sit on these seats with wide open pores and what is supposed to be cleansing is now not so much). Apart from being unhygienic it just works against what we’re in the sauna for! I may be a bit of a sauna aficionado but it just seems plain common sense to me to take care of the space by having clear and unequivocal directions for use! And again - the hamam had no ‘Tas’ or shower hose to hose down the seats (where people have been sitting in wet costumes and sweating) nor to wash down yourself (generally customary in these spaces). If you’re going to call a space a ‘spa’ then make sure certain hygiene standards are maintained!
Spacious
A little ‘tired’
Beautiful location. Lodge was so spacious. The facilities where clean and easily accessible with good opening times. Food was outstanding and whilst not cheap it wasn't overly expensive. Will definitely be booking another visit with our extended family
Hard to get a table for dinner - book ahead of your visit.
Everything
Nothing
The lodge was set up well and had everything you need however some things are a bit run down and need upgrading.
Quite dark inside even with all blinds etc open. Necessities were clean but the lodge hadn’t been deep cleaned. WiFi connection was bad and tv kept cutting out.
Great location with beautiful scenery. The lodges were a great size and facilities easy to access. Food was lovely.
Hard to get a table for dinner. Booked before your visit
absolutely stunning venue and friendly staff
nothing. all was amazing
Flott opphold, nydelig plass. Kommer gjerne tilbake.
Ingenting å klage på.
Gorgeous hotel inside and out! So clean, smelt gorgeous. Staff were amazing and let us into our room an hour early. The room was exceptional. The food was 11/10! And very well priced. Lovely relaxing stay after being on a motorbike for hours. The pool area also very clean and relaxing just a two minute walk round the corner!
Nothing at all
Location very scenic and tranquil. Very good 3 course meal included with half board. All staff were very friendly and attentive. Good having leisure facilities on site. Liked wildlife around the grounds.
Breakfast buffet was served in a very smal area and was quite busy and congested. Haggis was not cooked enough. Outdoor dining table was quite dirty on our arrival. Changing facilities in leisure centre were quite cramped when more than two or three people.
Beautiful surroundings. Lovely room. Saw a baby red squirrel!
Nothing
We liked how child friendly this was. And how close we were to the swimming facilities. Really & quite
When upstairs in the apartment, you could hear every noise from the bedrooms. Walking, tv, speaking ect.

What guests love
Areas to consider
Cleanliness
6.5/10Several reviews mention mould in showers, dusty blinds, spiders in corners, unpleasant smells and a reported no-show for housekeeping — cleanliness is a clear weak point.
Service
9.5/10Most staff are repeatedly praised (friendly, caring, celebrated a guest's sister, excellent bar service from Georgia), though there are isolated serious failures (receptionist denied calls and mishandled a booking request). Overall service sentiment is very positive.
Location
10/10Consistently described as beautiful, peaceful and with lovely grounds — location and setting are a major strength.
Room Quality
7/10Mixed feedback: some units are spacious and well laid-out (townhouse/apartment), but multiple notes of run-down elements — mould, worn carpet, old fittings and tired lodges.
Amenities
10/10Pool, steam room, sauna, well-equipped kitchen in townhouses and welcome setups are highlighted positively; amenities are a strong point.
Value for Money
9.5/10Several guests call the property affordable and recommend it; despite some issues, many feel it offers good value for a family short break.
Food and Beverage
9.5/10Food service and bar staff receive strong praise (good dinner, great bar service), with minor critiques (an overcooked steak, breakfast could offer more allergy options).
Overall Experience
10/10Overall sentiment is very positive — guests praise the setting, staff and family-friendly nature and many would repeat the stay despite some cleanliness and room-condition issues.
Luxurious lodges with up to 3 bedrooms offer breathtaking Perthshire scenery from each stay.
Two- and three-bedroom layouts provide flexible space for groups up to eight guests.
