Brakfast was cereals, toast ,spreads, fruit coacktail, yoghourt, juice, tea/coffee,ckes, snack bars. Really good location. 5 minute walk from Southampton Central Station. Friendly 'staff'. Oh, and a TV that switches itself on when you approach the window

Folding chair in room had a btoken back. Net curtain had rips in it. Easy fixes. Would have liked a cooked breakfast option

The owner was very friendly and made us feel very welcome.

Great location - easy walking distance into the city and to the central railway station. "Kyra" who runs the guest house is very nice and helpful.

Einfachste Einrichtung. Das große Bett ging kaputt. Es war nachts extrem laut. Irgendwelche Typen nerven völlig auf der Strasse aber keinen interessiert es. Bad war eine Zumutung.

Booked for overnight rest before going to IOW Festival. Lovely quiet location. Large twin rooms, shared bathrooms were very clean and spacious. We were the only ones at the property. Would definitely book again if i go to Southampton again

Owner was warm, caring and informative

The owner was really friendly and helpful. The breakfast was lovely too, nice selection of cereals, fruit salad, yoghurts, croissant and toast with tea or coffee and/or fresh juice. The bedroom was comfortable with tea making facilities, bed linen fresh and clean.

Location to the guildhall

Uncomfortable bed, room was very hot despite the window open. Didn’t like the flat roof right outside the window from a security point of view. Everything just looked very tired. The owner was pleasant though, helpful and check in was all good

The location was excellent to be able to walk around the centre of Southampton

Location was good to cruise terminal as we stayed 1 night prior to sailing. Bed comfortable and fresh clean linen and towel. Tea and coffee facilities in room and small TV on wall. Wash basin in room but toilet and shower along the corridor and down a small flight of stairs.

Shower facilities were not suitable for disabled person on our floor. There may have been better facilities on the ground level where other rooms were. Breakfast was a little disappointing. Tables were laid out with full cutlery sets and condiments. However, we were told there was only available breakfast cereal, juice, tea/coffee and toast. I asked the proprietor if there was an evening meal available (due to the table setting) and was told they had stopped serving evening meals since Covid. So could no understanding why table was set as it was! We were the only guests (2) for 1 night.

Everything went smoothly from the beginning. We booked easily, then received confirmation of the price when I requested it; payment wasn't taken until we arrived (and we could have cancelled up until the day before I believe); it was very easy to find; we could park on the drive for free; the hostess was extremely pleasant and professional; the room was nice; the beds were comfortable; there was tea and coffee in the rooms as well as a sink AND we had the windows open all night because it was so hot and there was hardly any noise. We both slept very well in the twin beds. The next morning we used the nice shower and had a lovely breakfast of cereal, toast, fruit and yoghurt (and my daughter had pain au chocolat too) - the hostess made us tea and coffee and then we went on our way. Would definitely use again and at a hundred pounds for the night, it was competitive with Premier Inn prices and the light breakfast was included. Perfect - thank you very much.

Could have had some hooks in the shower room to hang clothes. often a missing essential in in bath/shower rooms.

It was cozy. But there were plenty rooms available and we still had to sleep in twin beds and lug our luggage all the way to the top.

No toilet paper. At all. There were plenty of rooms available but we were still given two separate beds at the very top of the house.

Cosy and quiet 5 minutes away from where I was working that week. The room I had was clean and so was the shower room.

The breakfast was very basic for the price that we paid and whilst the room was clean and comfortable I think the phrase luxury was a little overstated.

Great location near the train/bus station, walkable. While the bathroom was in the hall, it was right outside our door. Breakfast was cold but very good. Coffee and tea were served. Grocery store nearby.

Very comfortable, a pleasure to stay.

The lady owner was pleasant and welcoming upon arrival.

It wasn't great to be fair but suppose it did the job of an overnight stay. The room was quite old fashioned and dated, the bed linen didn't look crisp and fresh, the window didn't lock properly and the view from the bedroom window was poor, it looked upon an entry of broken garden furniture, the curtains were dirty. We had to share a bathroom with other guests, the breakfast was poor, very basic continental breakfast, not much choice. Glad we only stayed the one night prior to our Cruise the following day.

The room was dirty, bed linen torn to shreds (matress topper) shower hit & miss, breakfast sparse, no cooked breakfast, the whole place is grossly overpriced, I should have read reviews, Atlantic Gate hotel, 4stars top class hotel, cooked breakfast £15 a night cheaper.

The owner was the most detached service person I have had to deal with. She obviously has no interest in us or her business. She didn't ask one personal question even regarding our stay, why we were there? or did we enjoy our holiday etc I felt rushed by her. Breakfast was only continental which she served in her pajamas and we had to state a certain time to eat and was not given a time frame. It should be stated at the time of booking that it is not a cooked breakfast as this was a big disappointment to us. The coffee was cheap tasting and once she had poured it we never saw her again. I thought it would be a home from home experience. There was a shared bathroom which was really cold with the window being kept opened. The shower was cold and at 7.50 I went to the toilet and sat down on to a wet seat which contained bleach. The bathroom was as cold as the owner. She did allow early check in.

£80 for two small twin beds and thin mattresses and no cooked breakfast worked out expensive.The bedroom door kept getting caught up in the mechanisms above the door and was so heavy I struggled to open it. Very noisy up until 12 from B&B opposite and pedestrian traffic off to party/celebrate. The hotel only had us in it so we could have been given a different room. It wasn't the worst place I have stayed in but it wasn't a warm reception and clinical.

When booked was expecting a cooked breakfast, it was cereals and fruit salad bowl cereal bars fruit juice and croissants

Sat nav kept taking passed the guest house as the road leading to the B/B had been shut off at the beginning of the year to make it into a pedestrian walk way, could have been informed by owner before arriving

Stayed there before a cruise trip. Easy to find with satnav. Exactly what you need for one night, owner was lovely - let us store our heavy bags in a downstairs room, booked us a taxi to take us to the terminal the next morning. Place was spotless and breakfast was lovely.

Not en suite but I knew that when booking but if that is something you care about just be aware that most of the rooms and not ensuite

Very quaint little B&B. The hostess was very accommodating and everything was clean. Good price and excellent location only a short taxi to cruise ship terminal.

Small rooms with too thick duvet which was the only cover on the beds. Breakfast was continental with only instant coffee.

She couldn't do enough for us, Honestly her manners were impeccable and the breakfast was lovely. I will definitely come back to Abbey Lodge Guest house. We stayed one night before watching a show at the mayflower theatre. The host is in a great location to the theatre and our host was so welcoming, friendly and accommodating.
