We were walking the Monarchs Way and this was just off the route so perfect for our needs. It was quiet and close to local amenities.
I arrived late and dates were different but Clive made it so simple that he helped me and I managed to get in and have a rest even though it was 01:00

Clean and private
TV installation limited it being watched from the bed
Very pleasant location. Room comfortable.
Room somewhat tired in places, some broken fixings and tiles. Strong smell, likely disinfectant, when entering the room.
We needed a last minute place to stay near Worthing due to a family emergency. It was cheap, easy to access, and was very good value for money.
This is the fourth time I have stayed in one of these properties the rooms are clean beds are comfortable. It is close to Worthing and Brighton
Room was lovely, no problem parking. Easy and clean
nothing.
Precise instructions to get into the room. Room was very well equipped even with an iron and ironing board!! The location was perfect to meet our needs.
Step down to the bathroom. We needed to keep a light on during the night. If we kept the bathroom light on the Vent-Axia was rather loud.
Right in the heart of a beautiful village. A thoughtfully designed renovation. The wooden beams and the original characterful window in the bathroom were really special. The bed was comfortable and the room had relaxing decor. Having the little courtyard outside was a really nice bonus. There was enough parking close to the property and a couple right outside. The inclusion of a ceiling fan in the room was useful in the heat. I got lost on the way and the owner was very helpful and stayed on the phone with me as I drove.
For security I needed to close the window at night but it was a very hot night. The ceiling fan was a lifesaver that I was very thankful for but it made a clicking sound so I could not sleep.
Comfortable for the price.
As expected.

Location. Shower was amazing Beds were comfy.
Room 3 wasn't clean, there were cobwebs on the ceiling, the bathroom wasn't finished with a wall panel not in place. There wasn't a toilet roll holder. The bathroom door didn't shut properly. The outside area was very unkempt with cobwebs and weeds.
Good location albeit bit far away for our needs but for another occasion lovely little village .
As soon as we walked in it smelt damp thankfully it’s been so hot didn’t feel damp . No where to hang anything up which is a shame . Bathroom floor vinyl badly fitting looks like it’s being updated as some new tiles and old one and other areas look like in the process . Need more selection of tea , coffee and milks .
The first thing I should say is it was very keenly priced and the village is beautiful, with plenty of eateries and pubs plus a hotel and village shop, all of which are within easy walking distance. We ate at The Findon Manor hotel, which was brilliant with a good menu and friendly staff.
The are no cooking facilities at all; the electricity points are inaccessible and we could have done without the single bed, allowing the double bed to be centrally positioned rather than being jammed against the wall. The cushion flooring in the bathroom was poorly fitted, leaving a bump all along the floor. There was one dinner plate, 2 cups and plastic glasses and 2 teaspoons. The 2 nearby pubs are closed on Monday, which was the night we stayed.

Very clean room
Toilet door could not close. Shower door broken. Spores in kettle unable to use
Lovely location in a beautiful village.
We stayed in the heat wave and was extremely hot and the vans that were provided made an awful noise and the air conditioning unit supplied only blew out warm air.
We had a good stay very comfortable bed very clean and tidy.

Beliggenheten.
Vi opplevde at rommene var «brukt» Eier kom å skiftet sengetøy og vasket litt. Det var vond lukt i alle rommene. Uteplass var ikke hyggelig,
Cheap and clean with free parking.
All as expected.
We love this place

3rd stay at this property so knew the location and amenities. Love being able to smoke out on the patio area and find the rooms comfy…Easy parking right in front of the rooms..
The overall stay was very good, however the bathroom door doesn’t close to lock, this needs to be rectified (it didn’t affect us) but the door is opposite the main entrance door and many people may find it uncomfortable.
Fab location. Adequate for my needs. Price reasonable.
Downstairs rooms are semi basement and a bit cold and damp smelling.
The village is nice.
Black mould; unhoovered carpet and dirty cups and mugs; broken bed; pillows smelt of damp so had to put a jumper between my head and the pillows; the whole room, bed included, was on ground level so passersby could see everything you're doing with the blinds up and you could hear conversations right next to your bed; bathroom lino warped and uneven from the damp, I presume; carbon monoxide alarm for show, not working (I have the same model); said there was parking and only AFTER I booked and paid, told me it was "park anywhere" which after 6 hours of driving, trying to find a parking space in a tiny, unknown village is the last thing you want; paper thin walls so I could hear the man above me - his entire conversation, him peeing, what he was watching, waking me up at 6am the next morning; someone decided to start chipping rocks outside my window inexplicably around 9pm; I run an Airbnb so I know there's no excuse for half of this, you need to manage guest's expectations better and dirty, damp, noisy and no privacy or parking is unacceptable. I have found cheaper and cleaner places to stay, with parking. Photos available.
Location close to a nearby venue.
Mind your head.

The location and services in the area. This room 3 was really nice Ceiling fan saved us Great comms from owner Quiet Very cost appropriate
The rubbish when looking out window No towel rail No teaspoon
Nice and clean, slept well,
Some damaged areas, missing trim, lack of hooks/ shelf in shower or bathroom, poor quality furniture.
Lovely little room, really comfy bed in a lovely location and the cafe over the road for breakfast is amazing
Unfortunately the other guests were extremely noisy late into the night and after a long day I just wanted to sleep
Good location.
Strong damp smell on arrival. Room heating not adequate. Poor WiFi. Noise from upstairs apartment. Needs updating.
Generally satisfying
Maybe a small fridge will help
In a lovely little village. Plenty of room to park the car.
Sadly, no rail to hang your clothes which is a big no no. Also the two seater set E had passed its best days. There was a big tear in the arm and also a big tear in the seat.! it would cost not a lot to replace both of those items
Nice clean room. Parking. Good shower.

Absolutely adorable little room, big size smart tv and easy check-in. It was clean and tidy, well thought out, loved the low ceiling it gave it a cosy feel to it. Very quiet street.
I did have to stir my coffee with the end of my toothbrush though.
Lovely location Lovely room , very clean with coffee , tea and biscuits in the room . Really comfy a great place
All good
Clean and tidy, bed was very comfortable, price was amazing
The General aesthetic and the surrounding area. With South Downs on the doorstep!

Everything was fine, close to local restaurants.
There were no spoons for cups.
Thank you for letting us stay at this small quaint warm chalet style residence, Clive, your team were available & explanatory. We weren't sure if it was still under construction, or being renovated/refurbished for future tenants. There was a whole host of small things that needed addressing - from handles missing on kettle/table area, to wooden door not shutting in bathroom (had to be pushed open/close, no lavatory brush), to panels missing in bathroom area. It felt rustic, & in need of some small adjustments, overall was functional & practical. The place was clean, the linens/towels (needing replacing torn/ripped), it was diverse & unique. Great location near to coast & amenities, would consider returning. Kindest Regards Sandra & Keith.

Great price for a last minute booking in a lovely location. Cute room
Some finishing off require
Good location, host recommended some pubs around that were fantastic
Carpeted floor not so good for someone with allergies but other than that everything was good
Really comfy beds and had more or less everything you needed for a one night stay.
Could’ve done with some cutlery even it were just plastic or wooden ones.
The room was very nice and clean. It smelled lovely when we arrived. The double bed was very comfortable. The location was lovely and quiet. It’s a pretty little village with a couple of shops, and a few places to eat. There was a playground not too far away for those with young children.
My daughter wasn’t too keen on the single bed as it was a little squeaky and bouncy.
It was small but very spacious, beautiful high ceiling with beams , my daughter loved it , said it was like princess room
Not a huge problem, but the shower door was hard to open with out it coming off hinges
Location
Unclean, poor value for money
Excellent value, clean and comfortable. Easy check in with clear instructions for lock box. Quiet village and quiet room. We had no.4 which is on the second floor. Powerful hot shower. Comfy bed. Easy to walk to pubs/cafe in the village. Handy base for walking the South Downs, no need for the car once parked up.
Reviews repeatedly say there’s no where to hang clothes- could easily be done. We brought a clothes hanger with us and hung it on the ironing board.
The heating did not work in the one unit
Location suited our needs. Relatively low cost in the area.
Strange damp odour in premises. A bit cold.
Absolutely immaculate, so cozy and the bathroom was an amazing stay! Amazing price especially for a Friday. Soon as booking was confirmed, details to access were sent straight away. A handy book with useful information was left out. Peaceful quaint village. Also bedding was comfortable and so was the bed! Built in wall fan was amazing touch!
Nothing I didn’t like, would recommend.
The location was perfect for our evening out as we could walk to the pub and restaurant .The bed was very comfy and it was quiet .
There is no fridge for milk and no spoons or cutlery as we brought our own cereal so needed a bowl too. There is no hanger for clothes so an iron clothes bar would work well over the sofa or remove the sofa and put a rail up .
The heating on Room 4 did not work
Convenient location and reasonably priced.
Very cold room, heating didn't really work. Draft in the bathroom. Little stain glass window needs resealing. Could do with fixing up a bit. Wouldn't sit in the sofa as was so warm and didn't look inviting.
Lovely accomodation clean and comfortable would recommend

Great location, comfortable and had everything you need!
Could do with some more lights, like a sensor - very dark.
Great location, easy to find, comfortable.
Could do with some sensor lights, quite dark. That is only an observation, not a criticism.
value for money
heating was only on for a couple of hrs,and none in the morning,so pretty cold in the morning
The location is great for visiting my dad in Shoreham, we have stopped a couple of times in different units. I prefer Unit 2
Could do with some kind of lights on the stairs in Unit 1, would make it easier then putting bedside light on when you need the loo in the middle of the night
It's small but very nice. It's easy to find.
I couldn't find anywhere to hang my coat or clothes which wasn't too good as it was a very wet day.
Perfect location for South Downs and the crematorium after a very long drive. We were two minutes drive away for an early morning service.
No teaspoon
The rooms and bathroom both needed a good clean. Hole in the wall. Carpets very mucky.
Maybe a fridge to store more milk and other drinks.
I stay regularly, clean comfortable, well run.

Cosy and comfortable with nice bed and good shower.
In need of a bit of updating, in particular the the broken tile above the bathroom sink and the shabby sofa. Otherwise very good.
Love staying here as it’s a little bit different to staying in a hotel. And it’s a very simple fuss free checking in/out process. Comfy bed. Clean rustic room. Fantastic shower. Free wifi. TV and tea/coffee making and biscuits. Plus complimentary shower gel if you forget your own. And really nice smelling hand soap.
The only drawback to our room was there was no where to hang any clothes. I am sure previously some years ago there was a clothing rack and that would make a welcome return. The heater thermostat panel also flashed an error so it took a while before it kicked into action on one of the coldest nights of the year.
They lay out was very sweet.
The shower curtain needs replacing and we had to buy batteries for the tv remote, and a stain on the single bed duvet.
Quiet
Nothing
The information folder appeared to be for a different room and things mentioned were not there
Very comfortable bed and liked the area. Shower was also a great pressure
Underwear found in a cupboard from previous stayers, also very hot in the day, had to purchase a fan as only 2 small windows would open. Bathroom was unfinished and needed some work
everything but could have more daily drops off tea coffee lol, lived it will definitely go back and recommend
not enough tea coffee but otherwise brilliant value
Amazing service and beautiful room great value for money and really nice location 👍
Very comfy, clean, great shower & tea/coffee provided. Would definitely recommend.

Comfortable and quiet. Stayed a few times before and great to switch off and chill
Cleanliness. Hair in the shower and bathroom. And not the same standard as have experienced before.
This was a great overflow location for our extra guests at our Ruby Celebration at Findon Manor Hotel. My guests said the rooms and beds were comfotable.
A little more information on the facilities regarding whether tea/coffee is provided would be helpful to future guests. I provided some for my guests as it was not clear.
Lovely comfortable suite, double and single bed, two seater settee. Good quality TV, tea/coffee making equipment, ironing board and iron. Nice shower and loo room. Off road parking. Walking distance to tea room and several pubs. Close to national site of historic interest and walking routes. 15/20 minute drive to Worthing/Littlehampton. Owner, messaged keysafe details and checkin details early on day of arrival
Big bathroom, great shower, comfy bed. Good quiet location, need to main A roads. Plenty of parking on site or on adjacent roads as it's a village location.
Nowhere to hang clothes, wardrobe was hot drinks area.
