Good allrounder
All good, no complaints - staff were great 😍
It’s good
Everything was fine
Blackpool lights but the hotel nothing false advertisment
The bed was uncomfortable the double was noisy everytime I moved. Not clean. food was stale and not much to choose from No hosting False advertisment
Friendly staff, clean & tidy.
No complaints
Staff was super friendly and accommodating. The hotel it across from a beautiful beach. All attractions and great food is a short walk.
No complaints
Perfect for the price. Great breakfast
Very clean
Room far too warm, but its an old building so I get that, television didnt work....but again not a big deal
Friendly helpful staff on arrival. Good location, 10 minute walk from the pleasure beach and sand castle water park. This area was quiet and clean. There is parking outside if you are lucky to get a space but I was happy with the south beach car park, £20.70 for the weekend was good value. Nice family room with good facilities. My family was also able to book rooms next to us. The bedding and colour scheme was nice. Fluffy towels, plenty of tea, coffee, milk and sugar with complimentary biscuits were a nice touch. Nice continental breakfast where you can help yourself, great selection for the children to have too.
In our room you could see where they had an unfortunate leak, the room was beautifully decorated but just one patch could have done with cleaning and re painting ir wall papering.
Very family friendly Staff was amazing Plenty of towels, coffee, tea ect Room was spotless Family area Our room was ready so we was allowed to check on early
The hosts were very friendly and we had some lovely conversations. They were super helpful when it came to anything we needed. The hotel was walking distance to all the activities we wanted to do (Pleasure Beach, Mini Golf, Pier) and the tram stop was only minutes away for when we wanted to travel further. We would be very happy to stay again!
Nothing!
Property is old but kept clean, although breakfast is only continental there is a lot of choice
We were on the top floor which has quite steep stairs , the bed is too firm for my liking and the window is frosted so you cannot see any view
Everything owners were very friendly and it was was clean
Nowt
Friendly staff, good size room, plenty of tea and coffee in the room, good shower.
Bunk bed was very creaky
The room was extremely small, damp, poorly ventilated and had a strong smell of damp. The blankets and pillows had also been heavily sprayed with perfume, which made it very difficult for me to sleep and caused me a severe headache. The room was very dirty and completely different from the photos shown on Booking.com.

Friendly, very clean. Fantastic choice on the continental breakfast including croissants, pan au chocolate,pancakes,condiments,6 cereal choices, fruit, yoghurt, juices and hot drinks, plenty for everyone. Very helpful and nothing too much trouble. Lovely sea view to wake up to. Lovely area to sit and relax near the foyer if you so wish. More than enough to do in Blackpool night and day.
Room partly decorated, door needs painting on the inside of the room, previous guest had stained the carpet but this did not stop us enjoying our stay.
Comfortable bed nice and clean nice continental breakfast
Hot water was slow coming through8
Clean, close to everything and friendly staff
We didn't realise it wasn't a full cooked breakfast, but breakfast was fantastic. Something there for everyone
The staff are so lovley here nothing is too much for them had some great conversations the property itself is lovley clean and very up to date
Nothing it was perfect
The friendly welcoming manger she was beautiful very helpful kind person, comfortable clean place breakfast was very good children loved the experience many thanks
Blisko plaży
Wszystko. Brudno, wnętrze jak za komuny. Pokoj nie gotowy mimo check-in od 15 tej!!!. Sprzątany na szybko. W łazience pełno wody i wlosow po poprzednich gościach. Prysznic obskurny. Nie polecam. Nigdy wiecej tam nie spędzę nocy
Great place to stay, pleasant walk into the centre or tram stop right outside the door. Bed comfy and room clean plentyof shampoo and shower gel provided. Had a sea view which was fantastic. Excelled themselves at breakfast, juices hot drinks cereal pastries preserves toast and fresh fruit and more. Staff are friendly and approachable. We would book again, highly recommended.
nothing 😀
everything was fine although I had booked a seaview room which we didnt get as there was 2 bookings under the name of Paula - should I receive a part refund?

Management of this hotel were great. Welcoming & happy to answer any questions. Breakfast Contenental & plemty of choice
The Hotel. No wallpaper on bedroom wall were they had had a leak. One of the Two small windows wouldn't open so we had to leave the bedroom door open when possible for some air. Unbearable through the night no sleep what so ever, so hot. Taps broke in the bathroom sink NO HOT water at all & the cold tap had to be turned 5 times to get any water through. Breakfast was Contenental only One coffee machine Out Of Order so had to wait for the other machine when not in use. As I said the couple who manage this hotel were the only good thing about it. THE OWNERS NEED TO SPEND SOME MONEY ON THIS TIRED HOTEL
Breakfast was very good, room was clean
Service was Excellent
Close to the pleasure beach literally just round the corner. Right next to the beaxh and south pier, ovely sea front view.
Excellent location—very close to the beach and Blackpool Pleasure Beach.
Check-in & Service: Arrived at 3:00 PM check-in time to a locked door. Rang the bell three times, called the site number, and tried two numbers in the window—none worked. Another guest had to help us contact staff. The host blamed kids for unplugging the doorbell chime, admitting it happens regularly. When we had to return after check-out for a forgotten item, knocking and the doorbell were ignored again. Despite the non-existent service, the host was pushy about getting a review. Room & Facilities: Heavily neglected property. Stair carpets are threadbare. The room had a broken window, a second window that wouldn't close, dirty glass, dusty surfaces, a filthy shower room, and walls desperately needing paint. The room door had to be slammed and yanked forceably just to operate. Noise & Comfort: Returned past 10:00 PM to other guests shouting and screaming until after 1:00 AM with zero staff intervention. Combined with an uncomfortable bed, we barely slept. Breakfast: Basic and limited (toast, cereals, packaged pancakes, pastries, tea/coffee, juice). Overall Value: At £128 a night, it is a complete letdown. We were too exhausted to raise issues during a one-night stay, but the location does not compensate for the appalling standards.
Great location, close to the beach, Pleasure Beach, cafés, restaurants and takeaways. The train station is about a 5-minute walk away and the tram is right outside. The hosts were also really nice and accommodating.
I like the location specially the lobby area
The dining area they closed very early
The Coustmer service was excellent and the room was comfy, clean and tidy. The dining area was clean and available at all times. The location was excellent right infront of the sea and everything overall was brilliant.
The boss lady, so friendly and helpful. Makes sure everyone is happy and satisfied. Breakfast time was so interesting
Leaving the place
Very near facilities, shower and room clean, excellent choice for the continental breakfast for both adult and kids.
Near pleasure beach and amenities. Excellent continental breakfast choice.
Great location and friendly staff
Absolutely nothing
Everything. Poor excuse of a hotel. Poor customer service
Very welcoming and friendly, perfect night 👌 will be coming back.
Room was very good and comfy, staff were grear very helpful
The location and the free parking if you could get a spot outside which we did manage. The B&B was clean and all the linen smelt divine. Little amenities were great and free wifi was good. The room was spacious but a little too hot due to the hot weather however we forward planned and brought a fan. The cold water tap didnt work but the Owner brought us bottles of water instead. Breakfast was substantial and great for all the family. Really enjoyed our little stay.
Nothing - well unfortunately (not the hotels fault) the next room on from ours had a family in swearing and shouting down the phone. Some of the conversation was heard by my small children who I did take out of the way to no longer hear it. But they didnt spoil it because it was time to check out and I think they left before us.
Nice quite location on seafront rooms clean n comfy bed lovely clean bathroom plenty of tea n coffe on room great value for money
Breakfast was nice but basic would have liked some brown or granary bread and some fruit
Nothing sorry.
The property was totally deserted. No staff anywhere. It looked like it was closed. Dark, dinghy lighting. Next to a derelict hotel on one side.
What a beautiful little gem of a place , spotlessly clean with lovely modern decor , comfy beds and bedding. Cold style continental breakfast with plenty of options ,fresh juice , coffee machine and nice options for the fussier little ones . No cooked breakfast but landlady made me some scrambled egg which was just perfect for a hot option on toast. Owners went above and beyond to make our stay pleasant , having a family room for myself , my daughter and my two grandaughters , and a double room for dad both rooms next to eachother . This b&b is further down the road from piers etc but tram stop is right opposite and with just £10 for a family day ticket was ideal to get on and off and visit all up the main strip but ensuring a nice quiet nice sleep away from the hustle and bustle of the main areas in Blackpool. Managed to park our cars right outside the b&b too we just had to wait a short while to get a space . Will definitely be back to stay again *****
the sea view.. free parking and cleanliness
the shower was really old, hard to fit into and cold.. the breakfast was quite basic would have liked some cheeses croissants and fresh fruit.. no lamp in the room.. some adjustments need to be made
Have stayed here previously over the years. Very hospitable and always immaculately clean.
Nothing.
Close to the pleasure beach south pire and sand castle water park. Staff was very accommodating and friendly.
People turning up late 23.00 being loud and inconsiderate for other people and the children in the other rooms.
Just returned home from a weeklong UK trip from America, and this stay was amongst the best. The hospitality was above and beyond, plus the location was perfect. I would return in the future for a visit to Blackpool.
The staff here are amazing, really nice people. The room was nice, clean & comfortable with a sea view also free parking right outside the hotel
Nothing to dislike
I liked the continental breakfast, plenty of objects and wonderful facilities. The staff were lovely and welcoming
The parking was difficult to find but that wasn’t their fault, just be careful if trying to park nearby as we saw a traffic warden issuing lots of tickets. but there is a strip outside were you can park it’s just a waiting game.
Lovely sea view room, nicely decorated and plenty of hanging and cupboard space and plugs. The hotel was very quiet, which is what we like. Nice continental breakfast spread. The staff were very friendly. The tram stop is also conviently opposite the hotel
The bathroom needed a bit of attention, the towel rail was broken, there was no plug or hot running water in the sink.
I chose this place for the good reviews I read previously and the strong point is the impeccable initial welcome and the room that has a sea view even from the bathroom.
While the weak point is the poor hygiene the walls of the bathroom and shower and the radiator and the bathroom door dirty the toilet paper previously used and the linen not sanitized. The next day we needed toilet paper but the staff was completely absent. My review is only for the purpose of constructive criticism to improve the functionality of the management and for others who will come. The evidence in the photos.
Everything was ok
I wish one could use Bank card on the pool table.
Very friendly and clean and tidy
Helpful welcome
Room very basic, but sufficient for one night
The closeness to the beach Child friendly breakfast Complimentary sweets at the reception A very nice hotel child friendly , nice beach views and great food Enjoyed our stay definitely booking again
WiFi failed to connect to our phones Heating in our room went off at some point in the night
Clean, warm and cosy room with plenty of room.
We liked the location. The room was very tidy. Hosts was very welcoming and had such a lovely dog. We didn't stay for breakfast. However, when we looked in, it was very accommodating for a continental option. We took away some packet breakfast with us for our journey.
Very limited parking at busy times, but we managed to get parked. Tv didn't work but they said that was going to be fixed. No biggie.
Location was excellent, next to pleasure beach and a tram stop across the road for easy access to the rest of Blackpool.
Unfortunately there was a family emergency with the hosts which obviously was not their fault. But it did mean no house keeping, we had to brave the elements to walk to another B&B for breakfast and no general assistance during the break. Althought this in no way spoilt our visit it tainted it a little.
The hosts were very welcoming and very accommodating nothing was too much trouble the property was in a perfect location. The rooms were very clean and everything was there for a pleasant stay. The ocean bay is a fantastic hotel and will be coming back again. The continental breakfast was amazing with a variety of different options to choose from. Definitely would recommend to anyone and will tell my family and friends. Thank you for a fantastic stay. Value for the money
Great location, nice budget hotel! We got upgraded to the sea view room too, so it was a lovely stay
The shower was dated and a little tricky to work out, but overall, a great budget hotel.
The family room was small but cosy. The bathroom was spacious and the power shower was hot.
Not really a bar to take a drink after a day out in Blackpool.
Location and the parking
Dirty sheets No hot water No greeting No breakfast even though was included in price
Staff were very welcoming and could not do enough for me and family.
Internet was hit or miss may have been something to do with being top floor.
It was a nice room
We had no heating and as we were the only guests we didn't get our cooked breakfast ... It would have been better to let us know we were the only guests as we would have booked elsewhere
The woman was lovely and very welcoming when we arrived . In the room the bed was comfortable and clean. I loved the selection of drinks you get when you arrive too. The location of the hotel was also great.
The bathroom was disgraceful. We had to flush the toilet as it had remnants of the last person's visit when we first arrived. There was some kind of blockage in the sink/shower and when you washed your hands in the sink foam would appear in the shower. Hair also seemed to be trapped in the plug hole. Breakfast, you would assume you are getting a cooked breakfast when you book through here. Bear in mind this is extra when you arrive. You're limited to cereal or toast and coffee etc. There is a kettle in the room but the lack of lighting makes this hard to use when it's dark. Please add additional lights in the bedroom. Oh and taking food upstairs, forget about it. There's a £20 charge.
Cleanliness and friendliness
We didnt have a mirror in our room
El trato de los dueños es excelente, nos ayudaron en todo
El único punto negativo son las almohadas, son bastante incómodas y nos levantamos con dolor de cabeza
Very friendly manager, view
No TV throughout weekend , offered 20% off next stay but won't return. shower was dirty stinks of damp , broom handle for curtain rail, thick dust on broken TV. Wires all over the place . Unfinished work throughout the property Wires hanging from cealing , heavily stained carpets and walls throughout , plaster board here and there , pool table in the middle of the dining room isnt good . disturbed sleep both nights . Parking is a bad thing . Its not a dog friendly hotel but had a big alsation there in lobby and dining area and lying on couches .
The hotel was in an ideal location for us as we wanted to stay away from the hustle and bustle of the centre, but still in a walking distance.
Continental breakfast only was disappointing, so we paid extra for a full English the next day. Worst part was on the Sunday morning we realised we were badly bitten by something. My partner had many dots on his arms, but my resulted in an allergic reaction to I assume bed bugs bites and ended up at the pharmacy getting strong antihistamines and hydrocortisone cream to treat the symptoms. both my hands were swollen. I was even bitten on my forehead. I did message hotel to inform them on Monday morning so they can sort the issue, but heard nothing back at all.
On arrival the lady was very friendly and welcoming. The room was very clean with tea and coffee facilities. The dining room was well equipped with plenty of breakfast options with cereals, fruit juice and fruit. The location is in a quiet area and the tram stop is just across the road.
No negatives
Bed was clean
Shower has mould in it and the shower head had black mould in it. Wallpaper hanging off the walls, shower was not clean and we had to clean it ourselves. Kettle was half full of water from the last occupants. Shower hardly worked, there was no water pressure and the water coming out was next to nothing. Despite this the water went cold after less than a 5 minute shower. We paid extra for breakfast and it turns out it was just a basic continental breakfast, although on our second day we saw somebody being brought out a full english so maybe we just weren't offered the breakfast we paid for? The lock on our hotel door did not work properly, we had to wedge the door shut the first night but on the second night with some fiddling we managed to turn the key. We wouldnt stay here again.
Very dissatisfied
Dirty hairs in the bed, dirty windows and ledges and damp. Water was coming through ceiling onto my daughter’s bed. Not hot water on the sink , no light coverings on ceiling light.
Host was friendly, rooms nice and clean, and bed very comfortable, only slight issue was with the cussion on the bed, as I kept waking up with fluff stuck to my head every morning, but no big deal, we'd definitely stay again
We booked as cheap weekend away so we got what we payed for. Lovely view of lights and sea. Basic rooms could tell in middle of being updated. Good secltion of ceral for breakfast. In quite area of blackpool. It was clean, quite hotel. Tram stop right out side. Staff friendly and meet there dog who was lovely boy. The owner family explained the long term plan for it which sounds like it be lovely once done. We would happily stay there again. We were able to check in earlier then planed.
The Dinning chairs where a little uncomfortable. T.v sound not very good. Could do with bedside lamps, extra pillows. The light in room was a little bright for us however that personal preference.Feel hotel needs updating however we were very happy with our stay.
