Stay here before and always had great service, very friendly and welcoming. Would definitely stay here again.
We really enjoyed our stay here,The hotel is in a quiet area in the south shore a 2 min walk (if that) to pleasure beach we we’re lucky enough to book a parking space with our booking. The room was a good size and breakfast was amazing. Would happily stay here again.
If i had to be picky it Could do with a new mattress on one of the beds
Kaz the host was brilliant. I have bad legs and he was more than happy changing rooms to accommodate me needs. In all a very nice man. Free parking, WiFi worked in room. We will be returning.
I'm a big guy and couldn't fir in show cubicle but that's the case in most bnbs for me. Was hoping to get a bath in my room.
The location was near pleasure beach and away from the hustle and bustle but within walking distance if you wanted it. The owner was very polite and friendly, even challenged our son to a game of pool. Breakfast was first class and kept us filled up for our activities.
The room although it was clean was in need of an upgrade. Wall paper was hanging off the walls at parts, toilet seat top broken, sink damaged (fixed with duct tape) although offered another room due to the sink damaged we decided to stay and all was fine.
Location great, staff and owner lovely
Room needed tlc but clean
great host , great breakfast , thats were i will stay when i go back to blackpool
Everything was fab, the guy who let us in and the lady serving breakfast was so nice and friendly Is a little far out frkm town but tram stop over road works perfect £5 for all day travel as many times as you like, the. Guy showed us where to park and to r room, r breakfast was beaut, what I liked was the ask what ya would like for breakfast not just expect everyone wants everything 😋 was a fab stay and will defo stay again❤️ witherspoons 10 minute walk
Nothing to say was all loveelly
Great location, 2 mins from the nearest tram stop, fabulous hearty Breakfast (Desperate Dan Size), Staff very friendly and very helpful
The pool table
The fact it didn't do what it said in the advert. Also not even a clue how it should be run. Saying all that the staff were lovely as people.
The location was great for what we needed and parking included nice bar service.
The decor was not to my taste but not offensive in any way shower adequate for what we needed.
Full English breakfast was to die for!! Natalja the host was absolutely fantastic and couldn’t have asked for someone better.
Nothing everything was nice!
Very friendly and helpful staff, breakfast was amazing!

Nothing we had to leave the property as it was nothing like the pictures.
Awful and staff not bothered about us leaving.
The landlord Kaz came out to greet us on arrival and showed us to our room. He was very friendly and my kids loved it as we were close to the pleasure beach and sand castle and right across the road was the beach. Which looked amazing at sunset. Also breakfast was good and kept us full till lunchtime.
It was unfortunate that we couldn’t get evening food but there were takeaways close by and the landlord did an amazing BBQ on our last night which was amazing
5 years since our last visit and we were welcomed back as if it was a regular occurrence.
We had a warm welcome. The room was just what we needed for a one night stay. Absolutely loved the breakfast, it was 10 out of 10!
Would be nice if a small bench was added to the front.
Nothing — they cancelled on the last day while we were already on the way, and didn’t offer any replacement. Extremely frustrating. Got no support from booking.com. Found them on their side. First, made excuses of bank payment issues then forced us to cancel booking.

Very cheap for the price and breakfast was excellant
Rooms need refurbed
Been there before
Needs touching up of paint
Beautiful B&B. Perfect location, tram stop in front of the hotel, free parking too. Breakfast was the best. The owner Kaz was a real gentleman
nothing
Big breakfast, very clean and nicely set up rooms
nothing
They accommodated to our request before check in.. we requested could we come a bit earlier so we could get to the attractions sooner and they were very kind and allowed us to do so . Staff were welcoming , friendly ..Breakfast was lovely , everything you need at hand or on request. We Will definitely stay again for the pleasure beach location.
Nothing . Everything was great for us .
Proper Blackpool b and b, as it should be. Caz is a great host and has always looked after us
All good
Fantastic place to stay! From the call to check our arrival time the morning of our stay to the check out and everything in between. The best B&B I have stayed at in Blackpool and would highly recommend! Welcoming, considerate and comfortable. We will be back next time we are in Blackpool.
All good, no concerns.
Kaz was very attentive and was very hands on and made us feel welcome. The breakfast was freshly made and really enjoyable
Owner Kaz was amazing. Nothing is problem for him. Great company. Made our holiday. Everything was perfect. We will definately be back.

Good room, lovely breakfast, great staff and excellent location.
We couldn't fault it to be honest.
Very good service and hospitality for the value. Best breakfast we had for a long time. Perfect location
It was nice
If room rent some more less as per facility then it will be more good. Apart from this all good.
Location and free parking good
Absolutely disgusting and filthy hotel. Soiled bed with no mattress protector and bobbley sheet that (no exaggeration) scratches you. Filthy dusty and debris on floors, broken shower and shower tray fills with water, can only have a very quick shower. Noisy inside the hotel at night and early hrs in the morning. Toilet door doesn't shut properly with no handle on inside to get out. It's so run down I was very disappointed and felt dirty when leaving. Breakfast was vile, very greasy and glasses smelt like stale dishwasher water, juices didn't seem cold so was warm apple juice. I would avoid.
Friendly owner. Pleasant stay. We were made very welcome. Thank you 😊
Nice hotel with excellent breakfast.
Nothing really.
Considering I was the only occupant on a freezing November Monday I received a warm welcome, I was offered a choice of rooms and the location was a minute walk to the local tram stop. My room was well equipped with a good shower, breakfast was first class too. I will happily return on my next trip to Blackpool, thank you.

Very friendly and welcoming.
Excellent Breakfast Friendly host
Bathroom door
Prime location, clean, comfortable and a fantastic breakfast, The owner couldn't do enough for us. This was our 5th visit and always our first choice
Nothing
Good size bedroom comfortable bed and good quality linens fantastic cooked breakfast very good value for what we paid
Decor a bit tired
Customer service was very good Will recommend for this price
The breakfast was ok
The hotel as soon as you walk in smells very musty ( like a old musty dirty smell ,, not nice ) , the carpets need ripping up the smell coming from them when walking on them was horrid, the rooms are very dated and not what was expected, during breakfast 2 people were constantly vaping big plumes of smoke which was very off putting while trying to eat ,the room its self was extremely poor , the toilet didn't flush my partner had to fix it, the door didn't fit properly and the bed was horrendous, very thin and evey spring could be felt , no sleep at all , the window just pulled shut and didn't lock, and again smelt old and musty , I definitely will not stay again , very disappointed with the whole experience
Breakfast was amazing.
Poor shower, little storage space in bathroom, black mould in shower, insufficient toilet paper. Handrails on stairs grubby, other paintwork on doors needed cleaning. Room wasn't serviced at all during our stay, our bin was overflowing and coffee / milk wasn't topped up. Towels were supposed to be changed after two days, they weren't.
Within walking distance to the pleasure beach. Lovely sea views during the day and the illuminations during the night. Quiet and comfortable nights stay with a fantastic full English breakfast in the morning. Accommodating and friendly staff.
There is nothing here not to like! Decor is slightly dated but simply adds to the charm.
Really friendly
Nothing really
The owner of the hotel Kaz was very friendly and also very helpful in accommodating my late check-in time. Upon arrival, he helped me to find adequate parking for my car and then offered me a choice of 2 rooms. I chose the room on the top floor which had a good sea view, which was very nice to wake up to. The hotel is in a very nice location right on the promenade and only a stone's throw away from Blackpool Pleasure Beach. To top things off, the breakfast served in the morning was excellent.

Fabulous breakfast and host very welcoming, great value
The owner is one of the nicest people. He was friendly accommodating. We paid £108 for 3 of us and this included breakfast and parking. It wasn't the Ritz but we didn't pay Ritz prices. Bar prices were pre covid prices. Typical Blackpool B and B but the owner made it more than that. Would recommend
Bit noisy when other guests were coming in late
Very friendly staff. Comfy bed. Great breakfast. Location a little far from where we were going, but was the least expensive option for a place of that standard. Premier Inn wanted £140 for 1 night. Would highly recommend for an overnight stay. Parking available at front of the property too, which was a must.
Nothing.
I booked a superior room with sea view. No complaints about the view however if this was a superior room then heaven help the rest. The saving grace, a comfortable bed. Ok at the end of the season there will always be marks and damage but no excuse for a dirty bathroom including a mouldy shower when a £3 spray will clear it in minuets. Its a shame because in most ways Kas the owner was a nice guy.
The owner and staff were friendly and helpful. Nothing was to much trouble. The location is very good being very close to the pleasure Beach and right on the sea front.
The room was tired. It felt like it wasn't used often and the window didn't want to close properly.. This would have been OK except for the storm .. I know and appreciate the weather is beyond control but it sounded like the roof was coming off.
The location is excellent, being very near to the tram stop and to the Pleasure Beach. The view of the illuminations from my sea view window was lovely. Kaz and his family gave me very personal and attentive service which is very different to the chain hotels and was much appreciated. Breakfast was delicious. There was plenty of coffee available in the room which is always a good thing for me.
The mattress desperately needs changing and was uncomfortable. The pillows and quilt were fine though. It was a bit chilly in the room at times as the radiator was not available.
Friendly host, fantastic breakfast
It was quite a walk to the main attractions
Parking outside, lovely hosts, sea view, comfortable bed, excellent breakfast, short walk to amenities, close to velvet coaster, nice room at front to sit and look out, quiet location.
Extractor in bathroom needed dusting, maybe a tray in room for cups as had to put wet crockery just on table top, only one teaspoon as one of us drinks tea the other coffee. All else fine.
Good location, warm welcome from Kaz and great breakfast.
Bathroom small, not that you spend a lot of time in there.
Clean. Friendly. Close to pleasure beach. Kaz the owner was an amazing kind bloke. Couldn’t have done enough for us. Great atmosphere in the bar when we got back from our day out. My son is 12 and everyone made him feel great.
Absolutely nothing to pick fault with. Amazing place.
Kaz was a fantastic host who made us feel so welcome and helpful. The atmosphere was great everyone was so friendly. Will definitely be visiting again. Thank you kaz and family
Very friendly atmosphere, felt really comfortable. Great value for money. Very comfortable beds.
Na
Great location for the pleasure beach and the swimming baths.

Easy to find, parking for free out the front, tram stop outside the front, room was fine for us we just needed a bed to stay. Free breakfast was lovely, enough food to keep us going in the day. The owner was really helpful and friendly.

Location was ideal for the purpose of our stay , Kaz and his family are so welcoming couldn’t praise them enough and the breakfast was amazing we will definitely be returning thanks for making our stay brilliant 🤩
It was a lovely decorated room, clean and fully equipped with tea coffee, towels. Really good breakfast but it was too much, I could not finish it, Kaz was spot on. I will be back.
Friendly staff, polite. Close to pleasure beach
The mouse is in our bathroom at 12 am in morning. After seeing the mouse run in front of me while mid flow on the toilet, we decided to pack up and go, 6 year old cried first night saying something was on his bed aswell we put it down to new place maybe but now it's very possible that there was atchually this mouse on there. Then it run back of sink down a hole in floor boards.. tired, and a 2-hour, 30-minute drive home was a struggle, but we weren't risking a rodent biting or anything in the middle of the night.
Breakfast was really nice beds were comfy nice little hotel for a place to sleep
kaz was excellent couldn't do enough for you, and the breakfast was brill
Room was a little outdated, mold around shower base, curtains didn't fit properly
The breakfast was outstanding.
The room could have been updated - more modern as looked a bit dated.
Our Host was brilliant. We were welcomed, he guided us to the car parks, and he cooked us a fabulous breakfast. The hotel is dated, but so is everything in Blackpool. The room was comfy, quiet, and the bed was excellent. Shower was also good. Our room overlooked the Promenade and the Irish Sea. A 15 minute walk to a great local pub for beers and dinner. The tram passes right in front. We can't fault the place - highly recommended!
The place is a bit dated, but nothing to deter us coming back again.
Very pleasant and welcoming
All good
It was a great break. Lovely room, very spacious, tea/coffee, very good wifi. Breakfast was a 5 star. Kaz was very friendly. Already booked for New Year
nothing
The staff were very polite and very attentive, the owner was great and nothing was too much trouble, will definitely be staying again. The breakfast was excellent too!
Nothing
Overall good Breakfast exelent
The location to the train station (Blackpool Pleasure beach) is a real plus, literally a 5 minute walk, Kaz and his staff are really helpful and friendly, good bar area with a pool table, reasonably priced drinks, and an excellent breakfast. Good value for money.
Nothing!!
Excellent location - easy and quick access to attractions and beach. Free parking (in front of and behind hotel - we used the latter). Value was good given we paid £280 for 3 nights in peak time (July 25). Bed was comfortable and shower hot with 2 settings. Manager Kaz friendly and made us feel welcome. Sea view in room was lovely. We didn’t eat here so can’t comment on food, but tea and coffee in room (again not used but given comments below I doubt it would have been replenished at all)
What was advertised was not what we got. Chocolate for guests not provided. Remote has no back so batteries exposed (risk hazard for me given I have young kids). Curtains didn’t block light well at all/not even fitted well. Caught our feet on the metal carpet guard across the floor. Had to ask to have fresh clean towels daily to replace our wet ones. Bedding not changed once during 4 day stay, nor were our two bins (full by the 4th day). Dust level on picture above bed and behind it was disgusting to be fair. Behind toilet exterior dirty, black mould in shower cubicle and damage to walls filled in with filler but not repainted. Wall paper peeling off ceiling, door to room didn’t fit the door frame! Bathroom door didn’t stay closed, swung open and had to use a cushion to keep shut when not in use. Bathroom door lock broken too. All very negative but for somewhere just to have a hot shower and lay our heads at night, it did the job.
Good location. Staff are very welcoming.Nice breakfast.
The furnishings in the rooms leave much to be desired
We liked that it was in a quieter location, we received a wonderful welcome and the breakfast was absolutely delicious! My 8 year old daughter thought it was fantastic!
