Very friendly staff
The room was very dated and quite dusty and disappointed for what I paid yet the bed was very clean and comfortable.
The location is great , and easy parking. Service was also great.
The hotel is old so the the rooms are not new or modern , but are comfortable.
Beautifully clean and in a great location— staff very friendly
Over £200 for one night and there wasn’t even a biscuit in the room - how stingy is that?
It was very welcoming
Nothing
The historic location in the middle of the Pantiles is excellent and was part of the reason for booking this particular location along with an historic family connection.
The place could do with thorough refurbishment and a jolly good clean. They are good at cleaning the centre of rooms, but leave the corners and areas with pipes to gather dust and doors and steps are really dirty. There were no fire directions as far as we could tell which is especially difficult in an old building with lots of twists and turns and changes in floor levels. For a hotel, and one that proclaims itself as 'the eating house of Tunbridge Wells', it is unforgiveable to close the kitchen so that no food was available in the evening and to announce no breakfast for our first day. We were directed to alternative venues in the town but eventually two croissants were produced but only sufficient butters and jams for one although I note we paid for two. Car parking was said to be included and we were directed to a location the Hotel preferred but not told or asked for our registration number, leaving us to be informed on the second day that we would be fined but to send the bill to them. A person we took to be the manager said that he would sort this on our final morning. We very much hope that he will be able to do so. All in all, for a place which has huge potential, this was a very disappointing experience.
It’s location in the Pantiles
Decoration tired and in need of refreshing. Beds were lumpy in placed and one mattress stained. Limited breakfast options. No cereal or fruit options.
Price point Ease of parking Comfortable and clean bed Fan was very welcome Staff Meal in the evening
Room had problems (blocked sink) Not very clean Only one bedside light
Great staff and quirky hotel. Perfect location for stay and good restaurant
Well located in the centre of the pantiles. Comfortable bed, plenty of hot water for the bath and shower. Appreciated the espresso machine in the room.
Downside of the location is that it is noisy as lots of people sit outside on the pantiles during the evening. The whole hotel is a little 'tired'. Needs new carpets and fresh paint! Feels like stepping back in time. There are a lot of stairs. No lift!
brilliant location - very convient parking - helpful staff
unavoidable as it is be prepared for 5 flights of stairs for the rooms with best views - that said it defiantly worth it
Location amazing lovely bathroom nice size room lovely view onto pantiles
The stairs and no offer of helping with luggage on Check in and Check out. Check in was very strange the man checking me in appeared like he was trying to be swauve and charming but he really was like a teenage boy trying to be a man it was woeful. Anyway he tried to be impressive as I yawned and he did not even offer to help with luggage knowing I had several flights of stairs but the bar was lovely and good service.
Area around hotel was nice with plenty of places to eat
A list of items, some petty but they should not be expected when oaying thi amount for a room. 1. Toilet roll holder not fixed properly 2. Control button on fan missing 3. Nowhere to stand fan, i had to turn bin upside down. 4. Hair in the bath 5. Tried to close bathroom blind and it fell off the wall. 6. There was water left in the coffee machine so had not been cleaned. 7. Bedroom and bathroom window frames paint all cracked and rotting, also no locks on windows, young children could easily get out....not good as room was on the 5th floor. 8. No lift 9. Kitchen closes at 9pm so no room service.
It’s old and crooked, but loved the experience.

El personal és fantàstic i l’hotel està en un punt molt còmode per visitar el poble
Cóm és un edifici antic, l’accés a les plantes superiors amb maletes és complicat. Millor dur bossa de mà
Staff are friendly and professional. Thank you.
Area, staff and local to all shop restaurants and bars
Nothing
Great location right in the centre of town. Plenty of places to eat nearby.
Carpets were dirty. Obviously hadn’t been cleaned prior to our arrival. Being on the high street can get noisy in the evenings.
I was originally a walk in and was told that they had no rooms available and that the hotel was fully booked. I was actually made to feel like i was an undesirable. I then booked the room online and collected room key and stayed there in any case. I was told Breakfast was at 7:30am only to discover that it was not being served until 9:30am that morning of my departure.
Couldn’t fault any of it
Nothing
The staff were very good & very helpful. We had a meal in the restaurant which was nice, just basic Haddock & chips but very tasty. The bed was comfortable.
It was very dated & in need of updating. Lots of stairs with narrow corridors & not easy to find your way around. The room was very basic and had a TV on the wall which half blocked the way to the bathroom. Had to clear some hair from the sink as the water wouldn't run away.
Location
No cooked breakfast available on Monday morning. £12 for coffee and a croissant instead
Staff very helpful and pleasant. Lovely old building with sash windows. Upgraded my room at no extra charge. Situated in vibrant area of town. Room checked each day and towels changed.
Location, helpful staff,
Double room, bed was too small, no lift but we were aware of that. Noisy outside but not the hotels fault. Bathroom access very tight.
Lage, Zimmer
The staff on duty did their best.
The kitchen staff were all on holiday on Monday and Tuesday, so there was no breakfast and no evening meal. There is no lift, and we were on the fourth floor via a complicated system of stairs.
Great location
No lift - this should be made clear at booking stage for elderly visitors
The bed was comfortable and good pillows, towels also good quality.
shower gel dispenser in bath empty. only a very small tube of shower gel and small bottle of shampoo plus conditioner over wash basin. Wardrobe door didn't close so door was always open. shirting boards and carpet need a good clean and dust. Breakfast overpriced.
Very nice hotel with a very good location and friendly staff
location, Pleasant girl at desk
tatty upstairs. Things not working properly, dirty marks on walls
Location Breakfast Service
Dusty room Hair in the shower
Great location
Very dated and dirty in the room.
Location
Dirty towel from previous guest was left in the bathroom. None of the soap/shampoo dispensers worked and were empty, half used little shampoo bottles in the shower. Aircon in the room barely worked.
Location on pantiles. That’s it.
It was not clean. Got to our room on 5th floor, no lift, no air conditioning, not even windows open, to find amongst other things, a floor that had not been vacuumed, stained cups and the worst of all, a pile of dead wasps in the bath tub. No I’m not joking here. Had to rinse them away and wipe off floor where rest of carcasses were with tissue my self as staff told us fully booked up so knew there’d be no changing. Only ever saw 3 guests in the place though. No one eating at restaurant. Cleanliness seriously is 0. I hate to give a bad review for hospitality in current climate but this hotel isn’t being managed right at all. Just awful. Its star rating needs review.
Location
Expensive for what it was
V friendly staff, v nice bar and outside area on The Pantiles, nice room
All good, thank you.
Lovely & quirky
The steep stairs
Location was excellent.
Light above bathroom mirror didn’t work. No full length mirror. Bed too small. View from window - brick wall & bird skeleton. Bedside table (on left facing bed) too small & low. Bedside table to right had the kettle & coffee maker on it (surely a health & safety concern!)so no room for my husbands c-pap breathing machine. At 72 & 83 there were far too many stairs to climb.
Location was perfect for a event that was just a couple of steps from the hotel..
Tight bathroom but clean ..
Perfect location
It’s an old building so no lift and we were on the top floor, nobody’s fault but a bit of a slog with luggage. Maybe for the price a member of staff could help.
It is in a good location.
As we had to check in at night, the staff member was hesitant to let us in. I had to explain that we had been at the hospital and he unwelcomely checked us in.
Lovely hotel with a beautiful bathroom and in a lovely location
Great location and good parking option. Helpful staff.
Room was bit dated. Room cleanliness overall was good but blind spots for dust on bed frame and other surfaces. When we stayed when weather was extremely hot. Room had aircon unit and fan so helped a bit.
Location
Tiny bed, tiny bathroom. No lift
The Tunbridge wells hotel is a great location for exploring the Pantiles, however this lovely looking hotel is in desperate need of a deep clean! It's filthy in places. The hallways and carpets need a good clean, and our room wasn't too far behind. That said the bedding and towels were crisp and fresh, and the front of house staff very polite. We only stayed one night and it was a hot one. Unfortunately the air-conditioning wasn't working, so we had to open a window, which was filthy, but that was short lived, as the pigeons tried to get in. Anyway, this is a hotel with lots of potential, it just needs a good clean and a bit of maintenance. We stayed one night, and wouldn't recommend as it is. We did see cleaners on the morning of checkout, they had made camp outside of our room and were having breakfast there, which was most unusual and not very pleasant to see when you're heading down for breakfast. The breakfast we had was good to be fair, but the outdated Michelin star awards which were on display could be misleading for many tourists. To the owner - You've plenty of potential for this place, and at the rates you charge per night £££, you should invest some into the property to tidy it up before it's too late!
Poor cleanliness..
Staff took care of our luggage. What we loved - having an excellent breakfast on my birthday on the terrace under an umbrella in glorious sunshine. It felt like the French Riviera!
Cannot think of anything that could have been better.
Location
Carpet a bot dirty and worn
Excellent location. Lovely staff
De kamer was oke, maar de bar en de keuken waren gesloten. Ontbijt was er ook niet. Al met al slecht.
Services
The room
Nothing g
My room was filthy, thick with dust, the toilet was stained with urine and there were hairs in the sink. I asked to move but was given an alternative that was just as bad but smaller and with a rickety bed so I reluctantly shuffled back upstairs to my original allocation- 44. The bed seemed comfortable enough but the room overlooked the main road and was shockingly noisy. There was also obviously an issue with plumbing in the room above me so every 20 seconds I endured the sound of a gush of water and clanging pipe as if a toilet was being flushed. This went on literally all night. Finally at midnight I downloaded a white noise app on my iPhone to mask the sound and managed to sleep until 4am when the traffic noise started again. The bar and restaurant were both closed all day, the landing and stairs looked as if they hadn’t been hoovered for six months and the ascent to the room was bizarre - past an open store room revealing packets of food dumped on the floor and through a deserted kitchen area. This could actually be the worst hotel experience I’ve ever had.
The location of the hotel is unbeatable, it is so convenient and easy to get to from the train station or driving. The staff were really nice and friendly and had set up a fan to help with the heat. The rooms come with a well stocked Nespresso machine and bottled water which is a nice touch for the price
It was a bit tired and needs some attention to detail and maintenance. There were cobwebs and dust on the surfaces of the room and it needed a good hoover. Window wouldn’t stay open which was unfortunate in the heat. There was also a bright light in the corridor on all night (understand this is for safety) shining through where the door didn’t meet the wall and floor.
We were given rooms on the 5th floor with no lift, we were told we had to carry our luggage up the 5 floors with no assistance. Not sure why as the hotel had many rooms available on lower floors I also turned back the bed clothes in the morning when leaving the room and found a pair of dirty men’s socks in the bed. I told the manager and he said he would let housekeeping know… a bit late for that
Die Lage war sehr zentral, Personal sehr freundlich, Zimmer schöne groß
Lampen im Zimmer total verstaubt und durch den Fenster zog es ein wenig Restaurantpreise vor Ort total überteuert
Staff were very helpful and kind.
Very dusty in the property. Unfortunately finding parking and getting there was confusing.
A very good location for the weekend. Staff were very friendly and pleasant. Free, tea, coffee and a bottle of water are available in the room. A sizeable TV was available and the WIFI was very good
Unfortunately the standards aren't quite up to what you are paying for. A lot of the room and bathroom was very dusty, a lot of the tiling, sinks etc were dirty and clearly hasn't been cleaned to a good standard in a while. A few maintenance issues especially with light fittings looking unfinished, paint flaking off the ceiling are a couple of examples that I picked up Not an ideal stay in hot weather but that's not really the properties fault. A fan was provided though. I think for the money I paid for the 2 nights stay doesn't represent value for money which is a shame as the staff were very accommodating and welcoming.
The place is just gorgeous!!!

Location, overall decor and style, the staff
Like others have said it is a bit tired, could do with some freshening up.
Very quaint establishment, not suitable for anyone with mobility issues. Staff were very friendly and food was very good.
It doesn’t have a lift.
Location brilliant. Room beautiful.View amazing.
Climbing the stairs to the 5th floor!
Location was fabulous it the room was small, tired, hot & noisy
Small room, noisy from the extraction units, lights not working, just over priced for z mediocre room
The staff were super helpful and friendly.
The property is looking very tired and needs a good lick of paint and a deep clean/dust. Rooms on the road side are noisy so ask for city side.
The hotel and the rooms are full of charm and it’s well placed in the old town near fabulous restaurants. And the staff were very helpful.
The stairs were a challenge, especially for my friends who were on the higher floors.
Very atmospheric (shabby chic/boujee) interior. We stayed in Rm21(a suite) which had a dual aspect view over the Pantiles (High St) or up the hill behind. Lovely high back bath and very comfortable bed so very romantic. Be aware lots of narrow stairs and no lift as befits a heritage building. Parking was relatively easy just a short walk from the hotel which they organise payment for which makes it easy. There is a loading zone ( 30min parking) out the front on the street below so not too much hassle. Nice friendly publican and great atmospheric pub/restaurant. Little bit disappointed in the surrounding area was expecting a bit more classy (like Bath or other former spa towns) in terms of retail, but plenty of eateries etc.
Great location and staff were very friendly.
It wasn’t very clean. Dust everywhere. Floor hadn’t been hoovered. The mirror was really old and rusty.
Location was good.
Bedroom and Bathroom small, bathroom windows rattled in the wind. Blinds torn at top. The doors on the wardrobe wouldn’t close and swung open. Large king size bed was 2 singles that you rolled into the central gap. Food from the kitchens had been dropped on the stairs and not cleared up.

Location
The room was very comfortable and the coffee machine in the room was very nice in the morning.
The food was so expensive. Luckily I had brought some from my shoot that I was working on but the breakfast was way more than I was prepared to spend money on.
Absolute value for money located in a prime position. Staff are all professional and friendly, lovely comfortable bed and pleasant stay. Breakfast yummy and gentleman that looked after us was charming and helpful. Definitely recommend and will be back.
kamers
Ontbijt was duur
Staff were excellent, the room was clean and comfortable and the location was ideal.
The Bath/ shower was very slippery
Great location for our needs and the staff were friendly and helpful
General decor was tired throughout.A few isues in our bathroom-which we reported to owner(?).Mainly the toilet roll holder was lose and roll kept falling off, towel hook behind door was lose so towels kept falling on floor and the surface of bath was peeling off and bits kept blocking plug hole while shower was running and I had to unblock it to get water to drain away.!It looked as if to cover stains it has been sprayed(badly)with something like'Plasticoat'.We got a polite an apology but for £136 I felt it was overpriced, and quite frankly expected some kind of refund/complimentary breakfast.
The location was on The Pantiles so excellent for all the restaurants and bars
So many stairs to the rooms. Bar prices very expensive.
The room was very comfortable.the rooms were pleasantly furnished.
I have a knee problem. Stairs are a disaster.and they didn't have any lifts The handrails were insufficient in places, but I managed. Prices in the restaurant were high, but tasty.
It was “ok”
Tatty and requiring upgrade. Especially the common parts
Good location for amenities but hell for parking and the hotel was on a roundabout. Staff were friendly and helpful.
There were a lot of stairs to the room, there was no lift. The room was dark, quite cramped, stuffy and it was not possible to open the windows (cluttered view of outdoor stairs). I am unsure what would happen if there was a fire. It was also very noisy from (possibly) a generator.
The location was good and staff friendly
The room was very dirty, lots of dust and marks on walls, the wooden floor didn't look like it had been cleaned properly and stains on the bath and sink.
Nice hotel in a nice location
The only gripe is that there was only one teabag for a morning cuppa
Pleasant staff. Room was of a substantial size. Bath and shower taps etc. etc. took some understanding but worked well once one had experimented a bit! The room (no.43) overlooked The Pantiles and was comfortable. Bed was sprung comfortably. Plenty of tea, and Nespresso coffee machine was a pleasant surprise. The hotel is in a delightful position on the Upper Walk of the Pantiles. Ten minutes pleasant walk from the railway station. Staff polite and helpful. This room is on an upper floor. Plenty of steps to surmount.
Nothing of note.
Food was amazing.
Whole place could have done with a deep clean. It's looking tired.
The location, staff were friendly and helpful, the only negative was the climb up the 68 stairs to my room, the hotel didn’t appear to be anywhere near full but me room was right on the top floor, which was the only negative
As above
I didn't like anything.
I was misgendered at Reception who didn't like being challenged. I was told that staff don't have any Diversity and Inclusion training and say what they think is polite. It isn't polite calling me female when I am not. I hadn't been told in advance to bring ID. The window was filthy. The phone was dusty. The bathroom shelf slopes down. There are no handles on the wardrobe. They have 5 hangers when Hotel regulations state 12 for a double room. They have dried limes in the bar which contain sulphites which are bad for asthmatics. They are too mean to provide herbal teas and biscuits. I definitely won't be back.
Excellent location right in the heart of the prettiest part of town. An easy walk to local amenities and easy to reach with parking nearby. The room was comfortable if a little tired in the decor. Very comfortable bed.
There were small things that didn’t work and weren’t really compensated for , eg the Nespresso machine in the room wasn’t functioning because the hotel were using pods that weren’t compatible- the rationale was that they were recyclable. Coffee at the bar was £4.50 for a small cup and although I complained twice about the machine nothing was done. I felt that the food, especially breakfast was expensive and guests were treated the same as other visitors to the restaurant for breakfast pricing.
A lovely and historic venue, but extremely overpriced. Two coffees and two croissants came to a bill of £25! Despite being local, sadly we will not be returning.
