We booked 2 single rooms for one night. The rooms were basic but a bargain. They were clean, had everything we needed and a comfortable bed. The breakfast was great, with lots of choice. Staff were very helpful. Would stay again

Dogs allowed in dining room & sitting on furniture. Too many dogs in the hotel at one time. Dog friendly is fine but not so many. Dogs were also being fed in the dining room- not acceptable. We did request a room with a view which we did not get, but our allocated room was acceptable.

Although our room was spacious, it was somewhat dated, i.e. decoration and some of the furniture was missing it's handles and the bed base was tatty. The shower/toilet/sink area was small, could only get 1 person in there at once. Toilet seat, slipped to one side, when you sat on it. Shower door was stiff and tray and surround was grubby.

I had a single room and it was dire. I booked for 2 nights and only stayed one and booked elsewhere. My room was grubby and smelled like damp. Mattress was too big for the box spring, couldn’t open the curtains as it looked directly into another house, towel rail had fallen off in the bathroom and wasn’t replaced, no hot water in the sink and shower temperature was variable, mismatched ‘dorm room’ furniture, no where to put things in the bathroom or the bedroom had to put my things on the floor. Everything on the breakfast was deep fried, including the mushrooms! Maybe it was just my room as I'm surprised by other reviews here and the photos.

Room we were allocated could nt have been any smaller opened the door immediately the bed the so-called ensuite was basically a cupboard no floor space from shower cubicle to sink to toilet poor water pressure shower would suddenly go cold only one narrow shelf above sink nothing in shower for toiletries the edge of sink to the sliding door into bedroom was about 2 feet an ordeal every morning we saw into rooms either side much larger and more importantly larger or better laid out bathrooms after couple days realised these rooms were only booked for single nights we paid nearly £700 for 6 nights in what I've described above ther was a no vacancies sign when we arrived so foolishly we now realise didn't ask to get moved I would say this had a detrimental effect on our holiday this is a genuine review on room 3 in harrow lodge shanklin

Lovely view from the Shanklin cliff top. Good family room with, bed tucked around the corner for some privacy. Good shower. Very nice breakfast and good value for money.

There was always a parking space when we arrived. Staff were friendly. Room and bathroom were clean and the bed was very comfortable.

I paid extra for a sea view. We had a room at the side of the hotel so only saw a little bit of the sea. Also we had to look straight at our neighbours on their balcony to see that bit of sea. This was intrusive and not nice for them. Not the view that the photo on the website would have you believe and not worth the extra money. The room we had was noisy at night as it was opposite another facility that had loud music entertainment. The shower was ok but not very powerful. The breakfast was adequate. Some fresh fruit would have been nice instead of the same tinned fruit every morning.

The location is amazing right next to the lift for the beach that had plenty of places to eat on the beach front, good parking and wifi.

Breakfast tasted ok, but the service was not as good. It felt like they were under staffed as it was disorganised. WE did not receive any toast with the cooked breakfast. Also the room smelt a bit damp from the bathroom. Decor could probably do with a bit of updating and the fans were dirty.

We enjoyed our overnight stay at this hotel. Staff were very efficient and helpful. Lovely views of the sea from the room balcony and cliff path running past the hotel. A reasonable price for a stay in July.

Amazing staff: Laura. Always obliging and friendly. Hotel next to the lift to the beach. Bed very comfortable and clean bedding.

Room a tad outdated. Bathroom very small and awkward abs a strange shape to enter into. Shower door very stiff and bit old but shower was good. TV not able to cater for Netflix, only basic channels. I made the mistake of trying to put something on top of wardrobe...dust clouds when I pulled it back off! The rest of the room was clean though.

It was very quite and peaceful, breakfast was really good, there were regular vegetarian and vegan options, and it was served right after tou take a seat. The location was good, right next to the beach (although it’s a bit up on a hill). The property was clean and people were fantastic. Would recommend.

The location had amazing views! All the staff were lovely and friendly and their hospitality was exceptional. Rooms were comfortable and provided comfort and just what we needed during our stay. This is somewhere I would highly recommend as your close to the old village and many routes to get accross the island. There is alot to do and it is a place I would come back too time and time again.

One room was just a bit hot as it caught the afternoon sun but other than that, there's nothing I can fault.

On their website they didn’t mention the room is on ground floor really dark , close , it was one double bed one bunk bed and one small bed (smaller than single bed) they didn’t put a picture of room also so be careful when booking, make sure you see room before booking.

The family room had no lockable bathroom door, which was extremely uncomfortable and lacked privacy. There was no fan or proper ventilation despite the very hot summer weather, making the room uncomfortably hot. To make matters worse, the shower knob was broken, making it difficult to use the shower properly. Overall, a very disappointing stay.

Breakfast was plentiful with many different choices. It was always brought quickly and was hot! The location of the hotel was exceptional. Just a few minutes walk from the beach and stunning views over the sea. I couldn’t ask for better!

The people were welcoming, so lovely, easy to talk to, friendly, helpful and nothing was too much trouble. Great location, clean comfortable rooms, delicious food (breakfast n evening meal; both cooked to perfection). We will be rebooking here when we come back to the Isle of Wight and will highly recommend this to others.

Location is perfect, the staff are great too very (Hello to the lovely waitress!). Plenty of Parking out the front, the hotel is clean and excellently priced. I thoroughly loved my 5 nights here.

Nothing apart from the location as it was convenient and within walking distance of Shanklin Beach and local amenities. Due to the condition of the room and my concerns about hygiene standards, I chose not to eat at the hotel and instead travelled to Shanklin Beach for my evening meal. I also decided not to have breakfast at the property. When I checked out, I informed the staff member that I would not be having breakfast and advised him of the serious concerns I had regarding the room. I suggested he inspect the room himself, as I had stripped the bedding to clearly show the staining and condition of the mattresses. I described the room as "absolutely disgusting". Unfortunately, rather than receiving an apology or an offer to discuss the issues, I was simply asked which room I was referring to. No concern was expressed and no attempt was made to investigate the matter before I left.

The cleanliness and overall condition of the room were completely unacceptable and far below what I would expect from accommodation advertised on Booking.com. There was debris on the flooring and a general layer of dust and dirt throughout. Bedding was particularly concerning. Every pillow showed visible staining, including brown marks and sweat stains.. The double bed consisted of two single beds pushed together, and both the mattress cover and mattress itself were stained, particularly around the edges. There were also brown-red stains and black marks visible on the mattress protector. The bathroom was equally disappointing. There appeared to be dried toothpaste residue left in the sink from a previous guest, which immediately raised concerns about whether the room had been properly cleaned between stays. The toilet brush and holder contained visible staining, the sealant around the shower and bathroom areas was discoloured and deteriorating. A rolled-up towel had been left behind the sink for reasons unknown. There were marks, dirt and grime on the walls, holes in the wall close to the single bed, a telephone socket hanging off the wall, dirty electrical sockets, and a radiator that was heavily blackened inside. The kettle was extremely dirty both inside and out. The small fan was brown from dirt and unusable. The window on the left-hand side of the room was broken and would not close properly. Given that this family room opens directly onto the pub's drinking area, this raised concerns regarding both safety and security. The blind in the frosted bathroom window was also damaged, and being in the basement I could clearly hear conversations, movement and noise from the pub area throughout the evening and into the morning. Overall, I found the room to be unhygienic, poorly maintained and not representative of the standard advertised. I believe the condition of the accommodation warrants a full investigation and I am happy to provide the photographs.

The position is fabulous and the bar/dining room makes the most of the views and has a lovely terrace, it’s close to the beach and a short walk from town. Staff were very pleasant, breakfasts were excellent and there is free parking.

If I’m being picky the toilet seat in our room was broken underneath and therefore was wonky and the shower was a bit slow to drain. There was only 1 plug for charging phones etc.

Ground floor single room had an awful drain problem (cabbage smell) I think, mainly in the bathroom, so for one night was bearable. The price though I thought must have reflected this, so was very fair/decent. Fine for a single night solo traveller.

The staff were so friendly, and welcoming of my dog. I had a lovely vegetarian chilli for dinner which was delicious. The bed was comfy and they provided a fan in the room. The outdoor area of the restaurant / bar is lovely and has good views. Breakfast was good - cooked and a choice of cereals and fruit juice.

The size of the room it was only the size of a single room not what was advertised.The size of the bed, it was advertised as a large double what we got was a standard double. The poor water preasure flushing the toilet was not good, the shower was not very good and very small. The room was so small we only had one chair in it,had it not had the balcony we could not have stayed there.

I have many complaints regarding my recent four-day stay, during which I experienced repeated and unacceptable failures in room maintenance, housekeeping, basic provision of supplies, and after-hours access arrangements. On check-in, the room lights were not working. A member of the maintenance team replaced the ceiling bulb but was unable to repair the bedside light. I was informed that an electrician would be required to address a fault in the wall; however, no further action was taken during the four days of my stay. The housekeeping arrangements were also unsatisfactory. At 10:45 the following morning, I asked for the room to be cleaned, but was told that housekeeping finished at 11:00 and that, if the room was not cleaned by then, it would have to wait until the next day. I was also told to leave my key at reception if I wanted the room cleaned, because the hotel had only one key for the room. Basic toiletries were not replenished at any point during my stay. One packet of shampoo and a small bar of soap were provided on the first day, but no further supplies were made available over the following four days. Consequently, I had to purchase shampoo and soap from a local supermarket. The one-key arrangement subsequently caused a serious access issue. On Wednesday morning, I left the key at reception for housekeeping and was away from the hotel for the day. At 21:20, I telephoned the hotel to ask how I could collect the key on my return. Although the recorded message stated that office hours were 08:00 to 22:00, staff had already left by that time. When I returned to the hotel, I was unable to enter through the main door because it required a code, which was attached to the key fob I no longer had. I was only able to enter because another guest outside provided the code. I then went to the bar area where the keys were kept, but the doors were locked. No emergency contact numbers were displayed anywhere in the building. Why do they have only one set of keys.

it was A good location had been to Franklin before so thought I would give this hotel a chance. the manager was exceptional. I had a bad back got into difficulties on the beach. he called the taxi and arranged for them to pick me up and take me back to the hotel. he also very kindly put gifts and banners and balloons and a Colin centipede cake in there for dinner for fiance 70th birthday

the The heat in the bedroom was unbearable, couldn't sleep. there weren't any fans that make any difference even though I understand we're having a heatwave and everyone is struggling. it's still made for a very uncomfortable night. didn't like the fact that there wasn't a lounge. if you wanted to be comfortable, you had to sit in. what was they called? the lounge which was a breakfast room, dining room and everything all together wasn't happy with that. they had a terrace outside which was good but again no comfortable chairs to relax in, it could be improved but will have to wait and see in the end. at least they tried their best

En suite very small, electric shower very erratic and shower cubicle extremely small. no space for toiletries. Toiletries provided very basic. Limited menu for lunch and dinner with early finish time. Should have been warned about steep climb from beach if the lift is not working.
