Location. Location
Rooms, common areas lacking attention and simple maintenance. My feeling is the staff has forgotten what the customer wants and forgets to do simple maintenance like lubricating cracking bathroom doors or checking if WiFi extenders are functioning. Pool water was not clean.

Nice old building in Old Town..
This hotel is trying to scam you if you are booking the "SUPERIOR QUEEN ROOM". That room smells hazardous mold, has no windows, no ac. When we said it's unacceptable they offered a nice room for more than twice the price. We declined. They have a very strict cancellation policy so we had to call booking.com they offered no alternative but we got our free cancellation....we ended up in a hotel nearby.
The vibe was great. Employees were great.
Water pressure but that probably can't be helped. Outside street noise but again, can't be helped. Breakfast was expensive

Location, wonderful staff.
Food options for vegetarians are not as much.
The location, rooftop pool, and breakfast on the roof were amazing!! We loved the historic feel and old charm of the building. We had the deluxe room with a full balcony and it was beautiful and comfortable, nice cold AC, beautiful rain shower, and had beautiful views of the surrounding buildings and street. We walked everywhere and always felt safe! The staff were very friendly and accommodating as well!
Nothing! We had an amazing stay here!
Location, clean room and big! Friendly staff, great food and drinks and pool or the roof!
The kitchen gear was sparse but sufficient.
Central location in old San Juan can’t be beat. Walkable to coffee, dinner, El Morro. The rooftop with the pool and bar was very fun.
Air conditioner in the kitchen/living room did not work. That was the room with all of the little balconies overlooking the street. It was pretty hot in there most of the time.
Great location, great rooftop terrace and pool and great staff!
Staff were wonderful! The room was nice and clean. The only complaint is not having a window in the room but otherwise pretty nice. Great location!
Ubicación y amabilidad
Great location. The AC was so cold we had to have it adjusted.
We asked the front desk for more towels and were told one per person.
The location was great!
I usually don’t leave reviews for anything online but this one really compelled me to, if this helps anyone. The check-in process was weird. I have traveled a lot and they always ask you to tap or insert your card for a hold. In this case, the lady took my card and noted down all details and cvv. I have not seen any unknown charges but this is incredibly unprofessional and risky. I was initially given a room which had no windows, and barely any light. It was also right in front of the ice machine for the staff to use so you it was loud. There was no desk or anything. Nothing as advertised. Upon complaining, I was told I’d be moved to another room if I paid for it. After complaining a few times, they did upgrade me to the bigger room. I will give them that. I stayed in old San Juan for 8 days. Having walked around and see other places, tbh this is place is way too expensive for what it offers. There are better, cleaner places with nicer staff in the area.
Nice interior design, friendly staff, quiet, very nice neihbourhood to walk frim easily.
Water getting cold too quick in the bathroom, remote for airco not available, you had to ask the staff.
Great location. Breakfast.
Traffic
The location was so perfect for me. Less than 5 min walk to everything i had on my list. I definitely recommend Dos Lobos and Deaverdura to everyone reading this. I loved the vintage yet renovated vibe of the hotel. The room i stayed in was spacious and well decorated. I just didn’t like that i couldn’t control the A/C. And the water wasn’t hot enough. Aside from that. Everything was nice
The ambience of old San Juan in the hotel was wonderful! The cleanliness of the room was wonderful. Having a bar to go hang out at in the evening on the bottom floor was perfect so I didn’t have to walk up and downhill of the streets to come back to my hotel after having a few drinks.
It took almost 20 minutes to find someone when checking in, in order to actually check me in. The coffee bar area takes a little bit of time to actually get a coffee. While I appreciate that, it’s fresh brewed right there, when you have three or four people all trying to get a coffee it can take 30 or 40 minutes. The pool is very small so if three or four people are in there you don’t really have any space but to just stand in the pool. The elevator take a very, very long time to go up and down three flight. I was able to walk up three flights of stairs to my room get what I need out of the room and come back downstairs before the elevator was even available. Mind you there was nobody else using the elevator, that’s just how long that elevator takes. When you are actually in the elevator coming down, expect to be in there for at least 2 and a half minutes to three minutes before you get from the third floor to the bottom floor.
Location was wonderful!!!!
The terrace and restaurants weren’t open so it didn’t live up to the website or pics. It was way smaller than the pics made it look too. And we couldn’t control the temperature in our room. Had to ask the front desk to. But otherwise it was good, just very expensive for what you get.
Beautiful hotel and great location.
We had the suite with the pullout bed which had a thin mattress and was uncomfortable for my son. Would have been better off not pulling it out and just sleeping on the couch. We were also not advised about the pool under work and therefore not available to guests. They should have offered a discount or free breakfast but didn’t.
I liked the uniqueness of the room & hotel and the location in Old San Juan.
The shower looked a bit worn and dirty, though I don't think it was. The larger bedroom could have used better lighting.
It’s the lobby area and location was great!! Great fresh breakfast with a view. I really liked the lady and the young boy who cooked and served respectively. Such humble people.
Room space and not many amenities in the room .
The room was nice and the bathroom was nice.
The next morning, they had construction going very early and it was noisy. The receptionist at the desk did not show me how to get to the 2nd elevator; therefore, I went outside looking for the entrance to the 2nd floor not helpful at all. Another guest how to assist me. However, the guest before me she took her time and showed them the elevator which was in front of the desk.

The location is wonderful for walking in Old San Juan. Breakfast was phenomenal on the rooftop.
The pool was temporarily out of service
The location and the staff were great and the terrace on the roof was lovely.
I didn’t like that the room had no windows and I did not get my room cleaned daily.
This was a beautiful old Spanish Colonial structure- mostly kept traditional. The location was awesome- in Old San Juan. Walking distance to historic sites and restaurants. Street was quiet.
The lovely rooftop (depicted in photos) was one of the main reasons we chose this hotel. The pool was out of commission and we had not been informed. In addition, it did not have all the nice plants, cushions, lounge chairs, etc shown in the pictures. It was so disappointing. Our bed was incredibly uncomfortable- it was an old saggy mattress which needed replacing. On arrival, our bathroom had only 2 towels and one hand towel- no bathmat- so floor got all wet and slippery while showering since it's only a half glass panel- no washcloths or extra hand towels, only one small shower gel-so we had to ask for them. It just seemed sloppy. Nothing was replaced when we had our room "cleaned". We didn't mind that some of the fixtures needed updating- like rusty towel bar and oxidized mirror- we weren't expecting a five star hotel- but basic bathoom supplies like towels and shower gel would have gone a long way, towards feeling like it was a pleasant stay.
We walked all over historic Old San Juan in comfort and safety. Good restaurants, stellar Jazz Club, eye opening museums and fun shopping.
Todo, desde recepcion , hasta el ultimo minuto que estuvimos , nos vemos el prx año

Was a good place in olde town
That's the TV didnt work even after they changed the batteries inthe remote. Also no pool. Was not notified from booking.
Breakfast on the Terrace was delicious
Ae arrived at 11:30, and were told checkin was 3PM. At 1PM they gave us our room; and we took long needed naps. Breakfast on the rooftop was excellent.
Excellent location and great service
Location and the people.
Not lots of hot water even tho they might not need it but recommend the water to feel Hotter. Bathroom door was not closing properly so the cold air was coming thru. Recommend to fix bc I was shaking all the time in the bathroom.
Location, friendly staff.
We stayed here previously and had none of these issues, so we rebooked for our honeymoon. I wish I could go back and tell myself to leave upon checkin. To start off, the room isn’t even as advertised in the pictures. Half of the furniture has been removed as well as all carpets, tissues, bath mats, framed artwork, and all but two towels and wash clothes, leaving for a very empty looking and feeling room with very slippery floors. They ask you upon arrival to not flush toilet paper, but rather throw it out in the provided trash cans that have no lid. This is not sanitary. I understand the plumbing issues as it’s an old building but you have to adapt and get trash cans with lids, rather than charging people to stay in the same room as an open bin with poop. To pair with that, the hot water does not work. We talked to the front desk and they said maitenence was on the way but it never reached above lukewarm. Not a hot shower the full four nights. To top it all off, the “super fast wifi” they advertise was barely working well enough to watch a single episode of a tv show, despite the WiFi transmitter being 4 feet away. I should have asked for a refund right away but figured it might get better, as we had a positive experience here in Nov 2023, but this was an immensely disappointing way to start our honeymoon. Cancelled our two night stay for the way back from St Thomas to stay somewhere that will hopefully provide even basic essentials.
It was great
Nothing everything was awesome
The room is very small, not the same room that I choose when I booked online
size and view
The grounds were very clean, well kept, and as described.
The beds were not very comfortable and they were squeaky.

The location is excellent, and you can walk the entire old city from this place. The three ladies at the front-desk were super nice and helpful. There is a very nice - but very small - pool on the terrace (the terrace itself is very nice) but we couldn't take advantage of it because of the activites we undertook. If we return, we would definitely use the terrace and pool. The bathroom is renovated and nice.
A few things: the room felt cramped for four adults - it would have been better as a room with just one bed (for two adults). The room service left a lot to be desired - never quite getting things right (missing towels, toilet paper, hand soap, etc.) But as stated before, the ladies at the front desk were very helpful in getting things take care of. The room being interior is very dark and the lights were not bright enough. The bed (mattress) was very uncomfortable. If the management can make one improvement, I would suggest getting a better bed and mattress and converting this into a room for only two people.
Lovely property
No hot water in shower Television wasn't working Very small room
Location
TV not working, had another guest say hers didn't work her entire stay. Pool was dark. Bathroom door, no handle. Rooms are extremely small.
Beautiful antique hotel with friendly staff.
Beautiful historic building. Accessible & walk-able.
Such a pretty historic building in the heart of Old San Juan. Excellent continental breakfast and coffee! I wish they had been up front that you cannot flush toilet paper, although we were not surprised. However, the bathroom was not cleaned while we were there. There are 2 ceiling fans, but only 1 worked. Which made the a/c unit very difficult to keep the room at the 75° you had to keep the temp at. The king bed, needs changed. It was a "W" indented mattress with plywood underneath. It was very difficult to sleep well. However, it was a great place to stay and is close to EVERYTHING!!
This hotel was true to the Puerto Rican heritage. The continental breakfast was not the traditional cold cereal and muffin. The room was clean with cold A/C. I truly enjoyed my stay here. I def would come back!!!!
Very great location
Lots to do near by. Cute hotel, good breakfast at the terrace. Elevator very slow. But definitely will have on my list for the future.
Amazing location in the heart of the old town. The character of this hotel is so beautiful and authentic. The people were great - friendly and helpful. The room was very large and comfortable although a little tired (eg light globes not working, and wear and tear). It was inconvenient that the aircon could not be controlled in the room and I needed to go down to reception borrow a remote control, return to my room, adjust the aircon and then return the remote. My room did have some minor flooding with heavy rain - luckily my luggage was not on the floor. I would stay here again.
Located in the old part of San Juan, close to shopping and great restaurants this hotel is in a great place. The room was very nice, spacious and clean The bathroom was just as nice. Look at the pictures others have sent. I will recommend this to spot to anyone going to PR. Rooftop dining was so nice with continental included in the three night stay.
I love the old neighborhood, with its history, brick roads, old construction, monuments, etc. but with the old buildings, you get some plumbing issues they require you to go gentle on the toilet and not flush toilet paper down, which is a bit jarring if you’re not used to that! I stayed here at the tail end of my week visiting for work in Cayey from Washington state. Is hotel was a good location for seeing the sites and a good spot to cool off from the heat.
The Terraza is a small boutique hotel with a lot of charm. I stood for 1 night. I enjoyed my complimentary breakfast, on the rooftop, very much. It has nice eating and lounging area with a small infinity pool overlooking Old San Juan. The chef and waiter were very pleasant and friendly. Our room was very quaint with not much space to move around or, desk/sitting area. Because it’s an older hotel, the plumbing is very fragile and you have to call to ask the front desk to go to your room to adjust the AC temp, for you. But our room was very clean and our beds were comfortable. I didn’t have a great experience checking in with front desk. The girl was very rude and I ended up having to upgrade my room because the room was too small for 3 people. Instead of being polite and working with me to rectify the situation, she caught a bad attitude and was very unprofessional. Not the way anyone wants to start a vacation and I was glad I was only staying for 1 night to go to a bigger hotel. I was grateful for the encounter with the rooftop staff as they helped turn my first night in Puerto Rico into a better one.
Clean room, old style Spain seen, pool, great delicious breakfast, full menu and bar at the location. Loved the shower had lots of pressure and hot water. Loved the balcony and the sites all the way to the ocean. The staff was super friendly and accommodating. Will definitely come back.
Great location in Old San Juan. Shops nearby and a lot of things to do. Staff is very kind.
Room was filthy. Nothing close to the pictures. Run down outdated. Bar prices were triple then other places. AC shut off every night at 11pm. They refuse to give you a remote to the AC. Tv never connected to anything, cable or internet! Internet was very poor reception. Breakfast was great ! The hotel is overpriced! Dont waste your money or your time. Staff was un helpful and rude. The manager was very helpful but on our last day. 1st and last time in Puerto Rico!
Clean room. The staff was very nice, very quiet.
.
Property has a great location! Good for its value
Very friendly staff, continental breakfast was soooo yummy and cooked to order. Amazing location and beautiful old Spanish design. Loved our stay!!
Clean room
This boutique hotel was such a charming spot! The property itself is beautiful, and the location is perfect if you want to walk around and explore Old San Juan. The check-in process was smooth, but unfortunately, the staff didn’t share much information. For example, I had no idea breakfast was available on the terrace—I only discovered it on the second-to-last day when I went up to sit in the sun. A staff member asked if I’d like to order, and I was surprised! On our last morning, we finally had breakfast and mimosas there, and it was fantastic. The staff was attentive, and the food was so good that I would have gladly eaten there every morning had I known earlier. The main downside was the room experience. Right after check-in, we went out for food, and when we returned, one of the decorative pillows was missing. When I asked the front desk about it, I was told no one had been in the room—which left me uneasy. The bed also had crumbs and later some sort of crusty residue on it, so we ended up buying a sheet set from Marshall’s to cover it ourselves. This made us feel a bit uncomfortable and almost had us leaving early. Our room (2A) also had no windows, which made it damp and musty. That said, I want to highlight some positives: the bartender was wonderful! He handled a group of cruise ship guests who came in a bit rude and had them laughing and relaxed in no time—such a great presence. And overall, aside from the room issues, the rest of the staff was welcoming and kind.
AN OVERALL GREAT STAY!!
Excelente servicio en el hotel y la barra. Nos encantó todo. Cuartos limpios y comodos. Desayuno riquísimo.
Great stay will go back. Loved the vintage and the roof top pool
Close to everything in San Juan
Unfriendly staff, slowest elevators known to man, gross pool, no towels for pool. Bar staff was very nice.
Elevator was nice. Beautiful pool.
A charming hotel in the heart of Old San Juan. My room was spotlessly clean and featured an improbably large walk-in shower. The location could not be better; all historic sites and restaurants are within easy walking distance. But take some time to just sit in the lobby and enjoy being in Old San Juan.
We came here after our original booking elsewhere were unacceptable. The front desk was super respectful, efficient, and helpful. We were in a king suite and it was perfect for our short stay. My only complaint was the living area, with the sleeper sofa, was a bit warmer than the inside room but that was okay. We were on the second floor which is easily accessed by stairs or the elevator. There is a really pretty terrace upstairs with a "pool." This probably shouldnt be advertised as such but it still was nice to be up there to see the sights. All the main spots you want to visit while in PR are in short walking distance. Always felt safe during the day and at night time when going back to the room. Definitely have breakfast at La Carretta which is like one minute away - big line- get there early. Overall, I would definitely stay here again!
Las instituciones, la y ubicación y limpieza
Que no tenía desayuno incluido
Enjoyed our stay. The staff were kind and helpful. Easy Uber ride from the airport and to the cruise terminal.
It was cute place to stay. I liked the pool upstairs in the hotel. It was clean and it had lot of restaurants and places nearby. However, be mindful of using toilet as they said not to flush toilet paper. However they clean room and toilet on daily basis. I would recommend staying here if you want to stay in center.
I liked the antique rustic design. Staff was friendly and extremely helpful. I least liked the area. Parking was a serious challenge. There no hand soap in the restroom.
It was an absolutely beautiful room! In the center of the old town amazing staff super welcoming
I payed for the 2nd teer of cheaper rooms because the grade was 9.4. I got a corner room that was next to the bar, and to a table in the reception. I was awaken at midnight due to guests coming back to the hotel, and speaking loudly. Because the windows are originals from the spaniards, we could hear everything. There was a bit of mold on the ceiling of the bathroom, and there was water in the bathroom after heavy rains. Shower was great, and newly renewed. No toilet paper when we got there, so my wife went out to reception to get it. Beds were comfortable. The TV was hard to operate. Too expensive for the confort we got.
Very peaceful and the staff young and nice love it very kind too.
Wife n I get away weekend beautiful place
great location, walkable area
The the hotel room was very clean. The location is very walkable. I visited the restaurant for breakfast a few times, food was delicious and the staff was very nice. The only thing i didn’t like is that i needed to go tell a staff to change the room temperature. I was not given the control for the AC
A lovely property close to everything, but still quite. The staff was amazing and I highly recommend the breakfast and the bar!
Great place to stay at, definitely would again!
This place is in the center of everything Amazing stay!
