Everywhere was clean and tidy. We had all we needed and more. Mark and Jan were exceptional hosts. Food was amazing and plentiful. Highly recommended.

Small top floor room, shower not great.

The property was well cared for with a beautiful frontage and flower baskets that were still perfectly in flower it welcomed you as soon as we got out of the car. Inside the room was clean and well catered, fluffy towels and generously stocked with tea coffee and milk. Comfortable bed and great view. Wonderful breakfast in the morning completed the picture

We found the hosts friendly and helpfull. It was very convenient to walk into town and the car parking solutions worked very well! We had a good breakfast when we were there.

Excellent facilities. The room was quiet, bed was comfortable with it's own en suite. It was clean and provided exactly what I needed. The breakfast selection was excellent and I had plenty. Hist and hostess were very friendly. I highly recommend this as a great place to stay.

The proprietors were welcoming and friendly, although small the room was spotlessly clean. Everything in the room worked fine and the breakfast was very good with a good choice.

As expected with a single room it was small but the bathroom seemed very small. The other guests didn't seem to realise that others were staying there, hardly quiet.

Everything. Host Mark was great, gave us some good recommendations for places to eat. Breakfast was lovely and we were close to town. Room hospitality tray was well stocked and we could fill up as and when without pestering the owners

Shower was small but it was an old building so it had to fit the space. Everything else was great

Very good location. Easy parking due to the permit system in place. Could not have been made to feel more welcome if they tried. Lots of items on the tea/coffee tray. The room was cool even though it was hot outside and had a fan but didn't need it. Breakfast was spot on good menu choice and loads of fresh fruits and options on the continental side of things. Will definitely stay again if in the area.

Brilliant friendly hosts . Wonderful breakfast options .Quiet location within easy reach of bars, restaurants and shops.

Bed though big was hard and pillows hard too giving us cricked necks , and broken sleep.wardrobe old and ripped inside didn’t feel able to put our clothes inside.

We had a lovely weekend in Harrogate. Arden House was the perfect location with a 10 minute walk to the shops bars & restaurants. The hosts were welcoming and provided tips for local activities and restaurants. We both especially liked the choices on the breakfast menu and it also included a variety of fresh fruits, yoghurt and cereal along with home made jam. Plenty of parking available on and off the street. We would definitely recommend and would return here if we come back to Harrogate.

Lovely hosts, very welcoming. Our room was lovely and clean with a huge bed. Easy on street parking with a permit so free. Breakfast was delicious, freshly cooked and a good selection of options! You choose off the menu and it's brought too you, and there is also a continental option to pick at. Delicious.

The accommodation was in a good location. It was very comfortable & clean. The owners were very helpful, friendly and did anything to help . The room & breakfast were lovely.

The breakfast exceeded our expectations, we have travelled the world and the never had a better selection of food and the hot food on offer was plentiful and cooked to perfection.

If I had to be very picky,the furniture in the room was slightly shabby but did not detract from our overall experience.

The location was amazing on a beautiful tree lined road, hosts were so friendly and nice, and delicious breakfast.

The rooms, and particularly en-suite bathroom, were small so you would need to be close to the person you are sharing a room with, but it didn’t really mind because the hotel is so lovely.

Mark and Jan, the hosts, were lovely and could not have been more helpful. Breakfast was superb, beautifully cooked and the fresh fruits and homemade marmalade were delicious.

We were a little unlucky with our room which was on the top floor hence the water pressure was low.

I can honestly say everything was good

A warm welcome and a good room with a lovely view of the quiet street. Breakfast was excellent with plenty of choices, homemade jams and marmalade and Jan was very attentive. Everything was so generous from the tea tray to the breakfast room. We will definitely be back and recommend highly.

The owners Jan and Mark were exceptional hosts. Nothing was too much trouble and the breakfast was excellent, so much choice and lots of it. The room was lovely, lots of tea and coffee available and the bed was so comfortable. The location was great, only 8 minutes walk into town.

The owners were very welcoming. The honesty bar was something new to us but a brilliant idea. Breakfast was very tasty and a great range of buffet food.

Bathroom was a little tired

Lovely warm clean comfortable room. Very quiet area with zero disturbance. Close to the town centre, 10 minute walk. Gorgeous breakfast too and lovely hosts.

I found nothing to dislike.

The location is great, close by to basically anything you need in Harrogate and has its own little car park so there’s not too much parking stress - when it’s at capacity the guys at Arden House were able to offer me a parking disc which was fab. The breakfast was amazing - the continental spread was brilliant, with cereal, fresh fruits and yoghurt - hot breakfast was just as good, I especially enjoyed the eggs benedict. They went above and beyond for me as well to place me in a room that i’d get the most quiet as I was on night shifts.

Nothing to note, like I said above their car park can get a little busy but the parking disc was a big help so you can park in any of the disk zones !

Only minor thing was the party wall and sounds from adjoining rooms.

Very friendly family straight from the off, couldn't do enough for us during our stay. Breakfast is amongst the best we have ever had for quality, selection and service. The room its self was clean and a good size. The hotel was decorated for Christmas giving it a very cozy feel. The honesty bar was well stocked with a good array of different drinks to cover most tastes and with free parking (on street but right outside the hotel) all our regular criteria we're forefilled

Our only little disappointed was the small shower in the bathroom, but we understand the space constraints when dealing with a bathroom in a loft bedroom.
