The croissants were good. Quiet room & comfy bed.
We were kept waiting nearly half hour because the room wasn’t ready at allocated time. I know they were having staff issues that day, but another couple were offered a complimentary drink because they had been kept waiting, so I said where is our complimentary drink? Then they gave us a capuccino. We thought the breakfast included cooked not just continental. The cooked was expensive for just one of each item. Also printed on the menu that you couldn’t swap out any items, so this, as well as the price, put us off ordering, as my husband doesn’t like mushrooms and would have rather had an extra hash brown instead. Not enough choice of pastries, only croissants and not enough cereal choices, would have liked muesli.
The bed was amazing, it was very comfortable.
We had to wait in an empty pub for forty five minutes before someone came to book us in.
Cosy, friendly staff with lovely facilities. In a quiet village on the edge of the Cotswolds so a great place to explore from. Great continental breakfast included.
Arrived around 6pm on a Sunday and the kitchen was nearly closed which we hadn’t planned for so had to rush straight to dinner. However, staff were very helpful to make sure we could order, and food was great - just a point to note in planning!
The continental breakfast was okay
Having to wait 2 hours for the room to be cleaned. The room that we were given was not very clean very run down. Stains on floor. Windows rotten. Shower head , extractor fan filthy. Food chicken lovely but vegetables were inedible. Very understaffed.
Excellent staff and room was amazing garden king room
Tutto. Struttura bellissima, tipica, caratteristica. Presente sia pub che ristorante. Località tranquilla e silenziosa. La camera era oltre le aspettative. Letto King size, comodissimo. Bagno enorme, doccia walk-in. Presenti prodotti da bagno, asciugamani enormi, morbidi. Sarei rimasta per più giorni! Personale davvero gentile e simpatico.
Very nice room, lovely staff
Nothing
Restaurant decor and staff
Not their fault but no cabs would come there unless you paid an extortionate amount of money. Also our room had some issues that could easily have been fixed.
Location was good. Nothing else!
Room 4 should be out of service! Dirty carpet, fridge and shower. no blind or curtain in skylight window. MOULD in bathroom! extractor fan in bathroom doesn’t work. Bathroom sink is loose on wall. When flushing toilet it doesn’t cut off and keeps filling with water. A wall mounted speaker is positioned in beer garden next to the only opening window in room 4, music plays all day until 11.15pm, The curtain at the opening window doesn’t cover the window so light floods the room at daybreak.
Lovely old pub in beautiful street. Tons were basic but comfortable. Lovely staff
Was quite noisy at night.
Ambiance
I stayed in Room 3 as a solo traveller. The room was a good size, as was the bathroom, and the location was definitely the highlight of my stay — it’s in a great spot and very convenient. The staff were lovely overall. As I was travelling alone, I particularly appreciated the gentleman who checked me in. He was really welcoming and talkative, which made me feel comfortable when arriving on my own.
Unfortunately, I was disappointed with the cleanliness of the room. The carpet needed a good vacuum, the throw on the bed was covered in animal hair, and there was some mould on the bathroom ceiling. The sink also didn’t appear to have been cleaned properly. The shower was extremely hot and I found it difficult to get it to a comfortable temperature. The checkout experience was also disappointing. Checkout was between 8am and 11am, and I was hoping to leave at around 9am. However, I waited at the reception desk for around 20 minutes without anyone coming to check me out. During this time, the reception phone rang but wasn’t answered either. Eventually, I had to poke my head into the kitchen and ask someone if they could check me out. I didn’t end up leaving until around 9:20am.
First impressions were good. The bedroom and bathroom were both spacious. Breakfast was very good. Dinner was also very good. The staff were friendly and helpful. Our dog was made welcome. The location is convenient for the Cotswold Water Park, walking by the Thames from Lechlade and exploring the surrounding countryside.
We had quite a few issues in our room that were disappointingly only partially resolved in the course of our two nights stay, which should not have been present in the first place with attention to basic room maintenance. Not what one would expect!
We enjoyed our stay in a comfortable room with nice amenities. The evening meal was excellent. My husband had the best whitebait starter he's had for a long time. The steak sharing platter was really good as well, very tender.
Our second toilet roll was left in the basket with little to no toilet roll on it.
Rooms away from main building so very quiet . Well proportioned and equipped rooms
Whilst the continental breakfast was fresh with good range and abundant …I do think it should be made clearer in the booking that a cooked breakfast is an additional charge even though a 20% discount is offered for residents . If nothing else just for clarity .
we stayed for 3 nights with our small dog. the staff were friendly and helpful, the room was well equipped. there were just a couple of little niggles. the menu is quite small and i dont like fish so choices after the first night were very limited. also, we had a nespresso machine in the room but there were no pods for it at any time. the bottles for shampoo and conditioner were kept at a very low level (large bottles but not much in them and never filled) that it was impossible to get enough out of the bottles for a second hair wash during our stay. BUT, the place was great overall and we would definitely go back again. Very dog friendly
Staff were friendly and welcoming. Therestaurant evening meal was excellent along with the service. Bedroom and ensuite were spacious and very clean

Beautiful pub in a village location with lovely rooms. We had one of the rooms in the courtyard and there were picnic tables outside too. Nice food. A small pub garden, good parking and nice and quiet. Good facilities in the room, tea varieties , biscuits, coffee machine, fan, radio, mini fridge with two water bottles and milk, iron and ironing board and small table and chairs. Good choice of breakfast items-lovely porridge. We would stay again.
The only negative would be the cobwebs in our room. Around the ceiling, on the wall panelling, in the bathroom and the cupboard.
Lovely rooms, lovely staff, great food and wonderful staff
Quaint old pub with lots of character and quirks in a lovely quiet village.
The stone walls keep it hot so in the height of the unprecedented heat waves there was zero air in the room. The pub did provide a large fan. No faults here just something to bear in my mind if an asthmatic for example.
Very cosy place to stay, location perfect, Rob who runs it couldn't be more helpful
As the price only included a continental breakfast, a cooked was extra, we felt it was a little overpriced per night;. The bathroom needs a little TLC in places. However, we would stay again for location.
The staff were really good. The pub is really lovely and very unusual. Breakfast was very good with a choice of continental or cooked breakfast. We stayed in the little unit and not inside the pub with a very comfortable bed and a really good walk in shower. The room had a small fridge and a coffee pod machine
That we were not booked to stay longer
A lovely picturesque pub with amazing accommodation. Staff were fab, especially Rob. Very welcoming. Food amazing, rooms very spacious. Would definitely go back
Nothing
We loved the location and how spacious the rooms were. The main area inside was welcoming. Plenty of parking, beautiful to look at. The room had a lovely shower.
My husband and I were looking forward to a cup of tea on the morning as we decided not to have breakfast, but unfortunately the milk in our fridge absolutely stank. It had curdles and was off. When telling the staff soon leaving she just said ‘sorry about that, some people unplug the fridge sometimes. She then said it was put in there fresh before we arrived. We did not turn off the fridge sometimes there should be no reason why it went off. This really affected our morning in a negative way. Also it said our price included breakfast but when arriving the man behind the bar said that was only continental. We had to pay extra for a hot breakfast.
Beautiful old pub in very picturesque setting
Bathroom needed freshening uo
Location was good to where we were going room was quite big staff were friendly
Bathroom was not the greatest build up of limescale all in the shower, plug was blocked when showering nearly came over the tray.room was very dusty bed not the comfiest. Breakfast disappointing no cooked breakfast included only continental if we wanted cooked we would have to pay £12 extra
The staff were friendly and the check in process was quick. It was also in a nice location.
We experienced several issues during our stay. I have tried contacting Five Alls the discuss these issues over the past week and a half, twice via email and also via the chat function on the booking.com app. I have yet to receive a response or acknowledgment of the issues I raised. I’ve held off leaving a review as I wanted to give them a reasonable opportunity to respond and, hopefully, address some of the concerns we had. As it has now been over a week, I will go ahead and share our experience. The Five Alls website and booking.com listing shows a photo of the standard of room we expected. Unfortunately, this is very different from the room we received. The website describes the rooms as: “All nine of the stylish and comfortable bedrooms have been given a complete refresh in a cottage style.” Given the condition of our room, we find this description difficult to understand, as there was a high level of uncleanliness and wear that, in our view, does not reflect a recently refreshed or well-maintained room, particularly at the price we paid. The room clearly required a thorough deep clean. It was dusty, there was mould in the bathroom, and the fridge had dried-on spilt milk that had not been cleaned. The shower also did not drain properly and the bathroom had mould and dirt in several places. The walls and curtains were also marked. One of the curtains also did not fully cover the window, leaving a large gap looking out into the beer garden and as a result we felt that we had very little privacy. One of the windows was also missing a curtain or blind all together. This also affected our sleep, as the room was flooded with light when the sun rose. Breakfast was another significant disappointment. When booking, it stated that breakfast was included.
Charming property in lovely little area, nicely style and good value for money. Spacious nicely furnished rooms. Friendly staff.
The Pillows.
Beautiful room. Lovely quiet comfortable location. We had dinner in the pub and it was a good meal.
It was the most comfortable bed I have slept in apart from my own at home. The room was spacious and had everything we needed. Everything worked. The place was peaceful and I parked my car off the road opposite our room which was in a separate building in the grounds.
I think they need to train their restaurant staff better. I had to return my main course because it was cold. Clearly it had been waiting to be delivered too long but in fairness, there was no dispute. My food was replaced and they didn't charge my glass of wine or the service charge so you cannot say fairer than that.

Fabulous location
Venetian blinds at front would be a bonus to help with privacy.
Very quirky
Nothing really
Everything about our stay was perfect. The staff were super friend. Food/drinks amazing! Our room was very clean and the bed was super comfortable. We even took a photo of the mattress as we want to buy one. Will absolutely return next time we’re in the area. Thank you

Beautifully clean, attractive and well-equipped room. The food at dinner was first class though service a tad slow.
Nothing not to like
Comfy hotel, friendly staff
Communication was poor, no response to phone calls. Further from Lechlade than was clear in the description
Very chic
Well it was during the hot spell and it was too hot despite a fan in our bedroom. However, next time it would be best to take a down stair room
We had an annex room in the car park which was very spacious. The bed was comfortable and it had a nespresso coffee machine and fridge
Disappointing breakfast for the cost of the room. You would expect a full English breakfast to be included in the price not a very meagre continental breakfast. Very misleading on the booking .com website
Location and peaceful
Bed a little to firm and no AC
Location e struttura accogliente. Carino il pub sotto le camere. Top il parcheggio riservato.
Pulizia della camera
Very friendly staff, cosy bar, excellent location.
All good
Lovely pub/restaurant with beautiful, very spacious rooms Extremely relaxed and very dog friendly
Perhaps a French stick, plus ham n cheese in addition to the lovely continental breakfast
It was lovely! Thank you very much :) Staff were very kind and we felt very welcomed!

Beautiful place, the pictures dont do it justice. would recommend
nothing major, it was clean smelt beautiful. Beautiful bedding but the bathroom floor was dusty around all the edges. didn't ruin our stay though :)
Everything about the 5 Alls. Beautiful setting and room. The food is delicious. This is our 2nd visit and will stay again one day.
Although the room was beautiful, very comfy and smart there were visible cobwebs around the room and spiders especially in the bathroom ( 1 or 2 is expected in a rural setting obviously but there were many more than that) Wouldn't stop us visiting again though.

Five Alls is on a gorgeous little street in the Cotswolds in the village of Filkins/Lechlade. The placement of this is beautiful and lots of lovely walks nearby - plus only a 6 min drive to the Cotswolds Wildlife Park which is why we chose it. Staff were lovely and helpful. We loved that our TV was built into the bed and this made it very comfortable when watching it at night.
This was not a great stay for us, especially compared to some other places we visited on our travels. We stayed in room 1 so unsure if this is the case for all rooms but we were kept up til early hours with noises in the pub below. We got told the pub would close at 11 but someone was definitely up playing pool at 12.30am as we could hear every single shot and the ball rolling in the table (this also made our dog super anxious). Luckily we aren’t people who go to bed early but the pub noises were exceptionally loud in the evening and it was hard to watch tv as you could just hear all the music and chatting below. As many have mentioned - booking.com says “breakfast include” but that is literally only a very small continental breakfast, which every single place that isn’t self-accommodation offers anyway? Guests get 20% off hot food but we thought it was quite expensive so didn’t bother. One of the staff members did help us up the stairs with our bags and cases but in the morning we did this ourselves and it wasn’t easy - the rooms aren’t very accessible and the stairwell was very narrow when lifting bulky cases up and down them.
The location is lovely and the accommodation itself is beautifully decorated and very welcoming. Our room was very clean with a super comfy bed, and the host was helpful and attentive. We will definitely stay again.
The pub is in a lovely quiet village - it is lovely inside plenty of room to sit and enjoy a drink - our room was in a block outside of the pub it was spacious lovely walk in shower, Nespresso machine and small fridge with water and fresh milk - bed was comfortable extra pillows if needed. Breakfast was continental only but fresh fruit salad and yogurt, croissants and lovely sourdough toast - Full English and other hot items available at an extra cost. It was a lovely base for our visit and we would return.
The only slight negative which is more of an observation was the room and bathroom had quite a lot of cobwebs and spiders in places just needs a good feather duster or hoover!! Maybe saying it’s continental breakfast only that’s included might help clear up any confusion
Nice & convenient location. Pub area really nice, great food & cosy decor. Room was a little disappointing. One of the side lamps was broken, the shade was hanging off & the electrics on show. We mwntioned it at dinner but no-one moved it.The coffee table was very stained & could have done with a sand down & varnish/paint! It was good value for The Cotswolds & overall a pretty hotel.
Broken side lamp. Stained coffee table.
L' atmosfera
Lovely big bedroom and bathroom. Nicely cool on a searing hot day. Ample space for car parking. Very nice food in the restaurant.
Room was spacious and comfortable. The food was amazing and the staff were all so friendly and helpful and were very well mannered. Definitely a place to stay again 😁
Really welcoming and kind staff and such an unbelievably nice part of England to visit too
Over all the room was good although more detailed cleaning was need a lot of cobwebs and dust and the bathroom bin had not been emptied, but the main areas such as the bed bathroom was clean. Disappointing breakfast offering as not made clear on booking.com it was only a continental breakfast included in the price.
Disappointing breakfast offering continental breakfast was good but limited options and didnt want to pay for the cooked breakfast
Comfortable and quirkyish with a great atmosphere and lovely staff

Gorgeous pub, great room , lovely staff , gorgeous evening meal
Nothing - all lovely
The accommodation consists of separate little apartments tucked away behind a traditional English pub. Our room was modern, with a lovely forest just behind it, and the bathroom was spacious and tastefully decorated. We really appreciated the warm, welcoming atmosphere and the stylish design. As we arrived quite late, we didn't have the chance to try dinner at the pub, but breakfast was excellent. Unfortunately, there wasn't any sourdough bread, and I can't eat yeast, but the porridge was honestly the best I've ever had. The pub itself is beautiful and has a genuine English atmosphere full of character. There was also a friendly local cat that seemed to greet the guests and was very eager to come into our room, which added to the charm. The staff were kind and welcoming. We had a wonderful stay and would happily return.
We later discovered that the accommodation is very close to a military airbase. In the evening, while we were relaxing in our room, we heard an incredible number of aircraft flying overhead at close range. It was a little unsettling at first. Fortunately, we're not the type to go to bed early, and after a while the flights stopped. Once it became quiet, we had a peaceful night's sleep.
The room (modern cabana style) was lovely, with some nice touches such as a radio and coffee machine with the makings for two coffees. The hotel proper was nicely decorated and cosy. The outside space was ok too.
The staff were trying hard but up against it and seemed almost apologetic - menu at dinner was all burgers with no other mains; dog charge was a whopping (and not advertised) £20, although they supplied a bed and treats; breakfast is a limited continental unless you pay extra eg £9 to add eggs to your toast and orange juice, for example, ran out before we got there. The dinner service was comedy gold with food arriving to the wrong table, in the wrong order.
Lovely pub. Good food and the large garden room was perfect
This was an old pub in a small village but the bedrooms were relatively new and set back from the pub. We had room 5 which was a good size. Super king size bed. The car was parked near the room.
nulla
The staff, the room, the bed. Can not complain about anything
Lovely pub with great food and drink and friendly staff in a quiet lovely village. Would definitely stay again.

Staff very friendly, location, room well equipped. Breakfast and dinner excellent
Sink had no plug, door was warped hard to close or open
The building, the location, the cat.
High bar prices, some furnishings were a bit tatty.
The staff were very friendly, couldn't help enough. The rooms were small but clean and they have used the space well as there was everything you could need. We found the bed comfy but pillows too soft but that's personal preference. We attended when weather hit 28 degrees plus, they do provide industrial fans but we found it difficult to sleep with the noise.
It should be advertised as continental breakfast included as we had assumed breakfast meant a cooked meal, you can upgrade but we choose not to.
Location was good. Food (simple snack) also good as was the breakfast. Staff friendly and helpful. Price very fair for the location
Ridiculously hot on the night we stopped and ventilation in room in main building not great - fan was provided but had broken legs do not ideal. External building rooms looked good - but ours in the main building a little bit dated
Mostly good
One night we had to wait an hour for food and we had booked!
Location, staff, food, room
Few drops in attention. Noticed due to extended stay.
The peaceful external rooms. The well disguised toilet doors!
Accommodation relaxing and very comfortable. Fabulous bed bathroom shower Location was beautiful
Mondays pies were mash not pastry which we would expect from a pie. The fish pie was not available and it wasn’t busy. Service charge an unnecessary extra
Idyllic country pub with a friendly atmosphere and a great location for exploring.
A couple of housekeeping hiccups when I arrived, but everything was sorted out very quickly.
Prostorny pokoj perfektni parkovani vyssi standard

Lovely staff.
Please dont force people to be negative.
Stayed just the one night for a trip to Clarkeson’s pub. Lovely old pub, room great, comfortable bed, lovely breakfast, staff friendly. Highly recommend and would return.

Really friendly staff, very comfortable and well appointed accommodation, excellent menu and good breakfast. We loved our stay.
Very reasonable price on a Sunday.
Kitchen close at 6pm.h
Lovely comfortable room. Very good food
Nice room, nice pub with good food. Owner was very forthcoming and helpful
Nothing specific
Interior, exterior, kind staff, room, nice shower
Lovely location, room was spacious.
On closer inspection room wasn't that clean. Old contact lense on bedside table and lid on milk in fridge was mouldy
Amazing place, great location, the room was huge, stunning and the bed was soooo comfortable! Amazing rainforest shower and lovely complimentary coffee pods and machine with other condiments in the room. Beautifully decorated pub with lovely resident cat and the continental breakfast (included in the price) was also very nice. Cafetiere of coffee was lovely and strong too. Staff very friendly and welcoming. Would definitely stay again.
No milk in fridge for tea/coffee.
Beautiful pub, located in a gorgeous quiet little village. Room was amazing value, addition of a fan was a bonus! Food was delicious and service was friendly.
Nothing
Lovely setting in a village. Friendly pub with large comfortable rooms across the pub garden. Brilliant idea having a fridge available in the rooms, especially with the hot weather we’ve had.
Only negative was good sized en-suite but shower tray did not drain away fast enough to not overflow onto the floor. We did mention this to manager who dealt with sending maintenance in straight away to check drainage so cannot fault the commitment to looking after us but unfortunately it still overflowed into bathroom floor again, albeit not as much.
Everything All was perfect

Exceptional. Room was amazing staff was amazing didnt have the whole breakfast as too hung over from the farmers dog but really a secret find. The lady cooks breakfast has a very big heart.
WiFi was in and out but didnt go there for that.
