This is the 4th yr in a row we have stayed at embassy suites (during annual convention). Only wonderful feedback to give from condition of hotel, all the staff (front door, front desk, bar, restaurant, housekeeping). Have to mention Nicole who has been tending bar every time we are there over these 4 yrs is incredible at drinks but also knows us and our drinks. What a memory but also such personal interest is rare! We notice numerous staff members are the same from yr to yr, which says a lot about the hotel. We will keep coming back! Thanks to everyone at embassy suites for making us feel welcome and being so nice all the time! We really appreciate the exceptional care.

The location was great and very convenient.

The room was clean in some area but there was hair in the shower and loads of crumbs in the pull-out sofa. There was only a flat sheet and a blanket in the room for the pull-out couch — no extra pillows or fitted sheet to cover the crummy sofa bed.

We booked this for our family holiday as a package deal from UK to visit Disney and Universal parks. Id rate it as OK and thats about it but some minor things that could make it a lot better. Our room service to be blunt was shocking. Missed for 5 days despite continuously asking the front desk why it was not being done. We apparently got an upgrade for snacks each day. This was also missed on a number of occasions. We did receive a voucher for the restaurant because of 4 missed room services but the following day room service was missed again resulting in another trip to the front desk. Hotel wise, clean, pool OK although water very salty, gym ok but very small, games room tiny, breakfast good, restaurant ok but only dined there once. The hotel itself when walking around is very cold. I feel the hotel is better suited for business people and it was very busy with a week long conference. Location wise for the parks it was ok, however being on I4 it did take up to 40 minutes some days to visit parks due to traffic. Would I stay here again if I visit Florida - No. Id look for somewhere better located to parks and a little more family orientated.

We love this location and hotel. We consider this our home away from home, feel at home when we arrive and like we are with family each and every time we arrive. Pedro, Joseph, Fatima, Nicole and all associates are very kind, and take great care of us. The breakfast is outstanding, cleanliness is perfect, grounds are well taken of rooms are very comfortable. We have never heard anyone say a bad thing and most times love it just as much as we do. We had the pleasure of meeting Tony for the first time, what a guy! We are grateful to stay with them and appreciate everything they for their guests.

The rail parking rate, it should be either reduced or removed completely. Not to mention the parking rate is the same no matter where on the property lot you find a space.

I have stayed at this property numerous times over the past 10 years while in town with the family, or for business. It became my go-to spot in the area due to the top notch customer service, and guest experience, I would consistently give them a 5-star rating. What I will tell you, is it seems that this property has had a management change towards the end of 2025. My visits since then have seen numerous staff changes, from the front desk, to housekeeping, to the crew that was taking care of the grounds. That top notch customer service, and guest experience started slipping around April, and after my recent visit in July, had declined even more. It seems like there is no passion in the current crew, and it gives off the feeling of I am here to do my job, and then punch out. I went for several walks during my recent stay in the early mornings, and after saying hi to the front desk clerk, was only acknowledged on two of the mornings, and on one of them the gentleman had his head buried watching videos on his phone. Several mornings when we went down for breakfast some of the tables were not fully cleaned, with dried egg or remnants of syrup still on them, again, I had never noticed this before, the staff was always attentive, and showed pride in keeping this place in tip top shape. There was one morning we headed down for breakfast, and there was still broken up cheez-its on the floor, and plates from the previous nights evening reception still on a few of the tables. It is sad to see what was an awesome location, start to have a downfall like this. In the past, I even reached out to Hilton saying this property should be the benchmark, and staff should be sent here for training. That, sadly is not the case anymore.

From the very beginning of my multi-month business trip, the staff at Buena Vista South have been incredible. Always friendly and welcoming whenever they see me, as well as incredibly accommodating when anything needed to be taken care of. The facility itself is beautiful and always clean from what I have seen during my stay. The hotel is in a perfect location not only for my work but also incredibly close to the theme parks if you wanted to enjoy a day out, as well as only about 20-30 minutes from the airport depending on how heavy traffic may be. They have onsite parking for $25 per day, and the lot is quite big to accommodate the large size of the property. The rooms are very spacious with plenty of storage, and the atmosphere of the property is comforting and welcoming. Price wise I believe that it's a great value for your money, with things like free breakfast and a complimentary evening alcoholic drink and snack reception between 5:00 pm and 6:30 pm. The property does have a convention center attached, so depending on your date of stay you may see a higher volume of guests than most hotels. Even so, I found that the noise levels were fairly manageable regardless of an event going on in the convention center. All in all, I fully recommend this location for a stay in the Orlando area! I will certainly stay here again if I end up returning, whether it be for business or pleasure.

Front desk is very helpful, Bridget helped me with questions I had regarding my bill and knew exactly what to do. Gift shop was never opened while I was here. A little outdated I think and lobby area very small and cluttered. Breakfast was very good. Room were very clean but seemed outdated. The price was average for this area, but could use an upgrade.

The location we stayed in was very accommodating as well as the atmosphere. The room was nice and also had amazing room service when cleaning our rooms. Our family was very pleased with our stay and highly recommend.

Bridget was fantastic! Very accommodating as well as Pedro and German and the fact they check on me my entire stay! Also the lady at the bar very accommodating even to the last min i was able get something to eat! Appreciate her! The breakfast was fantastic! Definitely will stay again!

The hotel was decent, but freezing. Not a very good location to have a conference with guest staying at the hotel. They only have three elevators and it is very difficult to get back to your room with a large crowd after sessions are over. Additionally, I received three different bills at the end. They all have different charges and amounts. I called regarding the bill and after speaking with AI, I was transferred to the desk and had to give all of the same information again to be transferred to accounting 27 minutes later to be disconnected after 32 minutes total on the phone. They seriously need to do better!

I give the hotel itself 5 stars, but SOME of the staff really ruined it for me. The restaurant and bar staff, and especially the bar manager were EXTREMELY nasty and disrespectful to myself and other guests…it honestly made me sick. I then tried to *nicely* confront them about my issues and every single one of them turned around and ignored me. Even the staff restocking the breakfast buffet were very rude…at 9 am!! All other staff we interacted with were great! The guest ambassador, John, was very friendly and understanding. The hotel itself is wonderful and front desk staff are very welcoming, but I’d recommend skipping any optional dining or drink services, and keeping a low profile at the breakfast buffet lol.

Jas went above and beyond do get me resettled into my new room so I could stay an additional day. I really enjoyed working with her. There was also a man who originally checked me in that remembered my name hours later, and a younger African american man with poor eyesight who was extremely efficient and informative. There is a great team there. My rooms were both very clean and well designed.

The room was very clean and spacious. The staff went above & beyond. The breakfast “made to order omelette station” and buffet were excellent.

I attended a four-day convention of 280 members and we could not have had a better experience. The hotel was beautiful and very clean, with spacious rooms, lovely decor and a feeling of being safe. The free breakfast was elaborate and delicious including made-to-order eggs, and the free cocktail hour created a great atmosphere for us to get together. The food at every meal was delightful and very pleasingly presented. The staff was polite, friendly, very kind and professional, always greeting with a smile. They went out of their way to help and to satisfy, and any need was quickly handled making sure we were satisfied. I highly recommend this hotel and I look forward to our being there again next year.

I'm here for a convention. The front desk has been extremely helpful, especoally explaining the wifi set-up (FYI - your event has to contract for wifi on the meeting space side of the building and provide attendees with their password). They helped me get logged into lobby Wi-Fi so I could do some time-sensitive work this morning. (My boss thanks them, too.) Big bonus - housekeeping was so efficient, I was able to check in early. This is not always possible, so I really appreciated this as going above and beyond. All the hotel staff I've met have been friendly and helpful. This is my first time here. Very nice suite and meeting spaces!

The hotel room was beautiful. The bed as well as the sofa bed were very comfortable. The hotel itself was absolutely beautiful.

The dinner food. The food is appetizing, but bland in taste. It has no flavor. The steam tables did not keep the breakfast food warm. ie eggs, bacon, grits, sausages. etc. The fruits were not sweet. However, I did like the individual ordered hot omelets and the waffles. They were a winner. Also, I was not aware of the parking fee at check in.

First time I could walk on a carpet with shoes off and not be concerned! Love the complimentary snacks that were refilled every day(Perrier water, coke, sprite, juice, chips, pretzels, candy… to name a few)! The breakfast buffet was plentiful with a lot of options! The happy hour was nice also! Location was great, close to world of food trucks and flea market! I love this embassy, by far the best I stayed at and my new go to when in Orlando!!!! Shout out to the bartender from Morocco, she was very friendly and nice!

This is my go to hotel for business and personal travel when I am in the Kissimmee area. It is a clean and spacious property, with one of the largest convention centers in the Embassy Suites portfolio. I have frequented this property for 10 years. The rooms are spacious and clean. And you can typically get a very good room rate. The food is among the best of any hotel I have been to. And it is reasonably priced as far as hotel food and beverage pricing goes. The free morning breakfast offering is outstanding, including made to order omelettes and a make your own waffle bar. You have to try the bread pudding. It is always amazing. And so is the homemade salsa to put on that fresh made omelette. But what I love the most about this property is the staff. most of their staff have been there for years. I will mention a few, but they are all outstanding. Pedro and Joseph at the hotel registration desk will greet you with a smile every time. Fatima and Nicole behind the bar are just wonderful. They can make any drink, and will help you with menu recommendations for an outstanding meal. On the convention side of things, David and his crew are just amazing. Bottom line is that this is a well run property that offers amazing value for the traveler. It is located within a 20 minute or so drive to the Magic Kingdom. And the quaint charm of Celebration is only about 15 minutes away. The location is outstanding. I highly recommend it!

I’ve been coming to this hotel for many years. The staff are incredible. There are a few that always stand out to me that add a touch of extra care. When I check in Pedro and his staff at the front desk make the process incredibly easy and fast. After a long day, I can always count on Fatima at the restaurant bar to be friendly and remember my preferred drink and dinner. They are outstanding! Their staff is what makes this hotel special - it would not be the same without them.

I stay at this hotel 4–5 times a year, and I truly can’t say enough about the consistently stellar customer service. What really sets this place apart, though, are the people—especially Fatima and Nicole. Despite months between my visits, they somehow remember my preferences and make each stay feel personalized and seamless. That level of attention to detail is rare and genuinely appreciated. Both are incredibly friendly, professional, and go above and beyond to ensure everything is just right. It’s because of team members like Fatima and Nicole that I keep coming back. They are absolute standouts and a true credit to the hotel.

The property is beautiful and the room was very comfortable and clean. I was able to Work all day with no issues with connection at all. A really good restaurant and the free breakfast was amazing. We were able to get a late checkout with no issues. Will stay there again forsure!

There is nothing bad I can say about the property, except maybe the 25.00 parking fee, but even that is okay.
