Provider-sourced guest reviews.
Staff helpful and friendly, bed was comfortable, we had breafast which was very tasty. The location is very good. And the "Twist" tea (24/7) provided is amazing,
The room was fine, although there were the odd cobweb or two and some un-dusted areas, also the shower door was faulty, not a big deal as the shower was still usable.
Excelent location in the heart of Rye.
Rooms are a bit dated and water pressure in the shower was low.
Brilliant location. The hosts were fantastic. Gave us advice on places to go see and eat i would highly recommend staying here.
location, Room, staff and the very good breakfast on the terrace was great and we will certainly come back as soon as we can!
nothing
It was pleasant and comfortable. The staff were very friendly and helpful. It was in a good location.
A very warm welcome , from Sarah and her staff, Thankyou so much , lovely spacious room in perfect area for exploring rye . Gorgeous brekkie too .
Very comfy perfect location
No ironing board (bit of a pet gripe for me)
Breakfast was very tasty and ideal being able to enjoy sitting outside watching the world go by.
Great location
The hotel's catering facilities and the much publicized terrace area are closed on Mondays and Tuesdays, which were the nights we stayed there, so we basically only had a room. All the hotel's public areas were locked from 6pm in the evenings. Also, the rooms aren't serviced unless you specifically ask for this, first time I have ever experienced this anywhere.
Staff were incredibly friendly and helpful. We had everything we needed for a wonderful trip..Thank you!
Staff were lovely and good location
Stairs hahaha
Great location in Rye
A lovely hotel in the heart of Rye. The rooms are cosy, well-maintained and spotlessly clean. The breakfast was absolutely wonderful, and the café has fantastic, professional staff. Thank you for creating such a warm and welcoming atmosphere. I really enjoyed my stay and will definitely be coming back. I will also happily recommend this place to others! ❤️
Everything was perfect!
Easy Location from the train station and the lovely town & historic sights.
Nothing not to like.
Right in the centre, excellent breakfast, friendly staff.
Lovely room and facilities, Sarah and Ian were great hosts, very friendly and helpful.. The breakfast we had was well cooked and tasty. We will be back soon

Cant fault this place. All round wonderful. Breakfast was delicious and we felt welcome the minute we arrived. We really enjoyed our break. Many thanks to Sarah and her team. We will be back!

Comfortable bed, well decorated and clean room, friendly staff in the coffee shop. The coffee shop was quite handy for breakfast and made nice coffees.
Be aware that there is a set of steep stairs to access rooms. The doors to guest rooms loudly banged shut throughout the mornings. Despite there being a heat wave, there were no fans in the rooms, so bring your own. Unfortunately, no water bottles were provided in the rooms, so that was an additional cost each day.
Location
Really a 3 rather than 4 star. Decor needs upgrading and cleanliness of carpets could be improved.
Veldig bra beliggenhet i nydelige omgivelser i Rye! Veldig vennlig personale! Anbefales!
Well placed in town
Cell reception wasn’t great
Very comfortable room, the staff were lovely and the venue was a close distance to many points of interest
In a really good location for a visit to Rye
Not a criticism of the old borough arms but we visited in a heatwave and our room was very hot.
The location.
Our room was so hot, we didn't get a good night's sleep for the 3 nights we stayed. There was a fan, but it really didn't do much to be honest. I understand it is an old building and we were on the 1st floor, but it would be worth investing in decent fans as British summers are getting hotter!
The location could not have been better. We were right in the heart of Rye, at the corner of Mermaid and High Street. Even short evening strolls from there - and the establishment itself - gave us epic glimpses into history, beauty and story. The room was very comfortable, with good light and views, and easy access to the bar/breakfast room. We appreciated the side chairs and table by the window. Most of all, the staff was amazing. Not only were they helpful and kind, they immediately made us feel at home and like much-welcomed guests of an Old Borough Arms family. They were warm, generous, fun and funny, informative and interesting, and went far above and beyond to help us out.
Loved the friendly service and breakfast! Such a central location made everything easy and we were pleasantly surprised by how calm and quiet things at night were. Rooms were clean and cosy.
The pillow options in our opinion were too limited- there is such a thing as an uncomfortably large and bulky pillow! Please offer a menu :)
Such a lovely place, very quaint. The breakfast is amazing and in good weather, i had it up on the terrace. Everybody there was so polite. The location is good, very quiet, and the town is so small it's within walkign disance of everywhere.
Charming old building . Very homely .
Had a brilliant stay at The Old Borough Arms. The place has loads of character, a really warm and welcoming feel, and the staff were lovely from start to finish. The location is perfect, with everything you need close by, and it made the whole stay really easy and enjoyable. The room was comfortable, clean and full of charm, and you can tell a lot of care goes into making guests feel at home. Would happily recommend to anyone looking for somewhere relaxed, friendly and full of personality. Would definitely stay again.
Nothing!
Perfect location, a warm welcome, lovely room, excellent breakfast, definitely returning.
Nothing
the old borough arms was excellent for our three night stay. Room was clean and well presented. The bar and restaurant were not open during our stay so cannot comment on these. Breakfast was served in the cafe next door, still part of the same building and was very good. Portable air con machine was very welcome.
A little more attention to detail would be good. The shower door was missing a lower hinge in the runner , which didnt cause any issues as long as you were gentle with it. The room door was hard to close and open quietly, due to the top hinge being loose. Tea and coffee were not replenished during our stay and the cups were not cleaned, although we did not ask for the room to be cleaned but these little things would have been appreciated.
Clean and a good location
No fridge, needed better air con during the very warm days and nights was quite unbearable to get ready and sleep.
The place is old, really old of course, so it was never going to be a modern Hilton. But the owners and staff were great, very welcoming and friendly. The facilities were good (be prepared to climb stairs though) and the location is excellent. Parking in Rye is an issue but there's a paid public parking facility directly opposite, so no issue. And it's a short walk to any number of pubs and restaurants if you want to get out and about for dinner.
Not so many stairs - just joking - and, at the end of the stairs, there's a good cold beer!!
It was clean, great friendly and helpful staff, The owner lovely, food delicious. Excellent experience will be back.
Nothing not to like.
In the heart of Rye. Walking distance to historic sites, restaurants, shopping.
Could get a little noisy with deliveries and recycling of glass bottles from restaurants across the street.
Great locattion. Comfortable rooms.
The listing says breakfast is included but the host says it's not. They need to sort this out. We did eventually have breakfast there (free), to his credit. But it's not a conversation we should have to have on arrival.
The location.. The owners / staff were very friendly and helpful..
The stairs with a heavy suitcase!! Will travel lighter next time!! A chap carried it up the stairs for me!!
The staff were super friendly on arrival, showed us to the room and explained the keys for getting in and out of the accommodation block. The room was nice and the bed really comfortable.
The name of the hotel gives the impression that the venue is a pub, it is not. We were looking forward to enjoying a pint on arrival and some pub food. There is no option to dine in of an evening (there are plenty of other options nearby) and breakfast is served in the cafe downstairs. The breakfast was good but getting a table in the cafe was not easy, plus it's small and noisy.
Expensive
Dusty room. Expensive breakfast and drinks.
Accueil formidable. Très bonne ambiance. L'emplacement est idéal.
Great location, clean and comfortable room, friendly and helpful staff.
Nothing! Would definitely stay again.
Very welcoming staff, made us feel very relaxed :)
Nothing
We dont eat breakfast but bought some lovely cakes and savouries from their cafe below with 10% discount. The room was large, clean, warm well thought out. Hairdryer and box of tissues was supplied, local info leaflets and vases and lovely cushions all helped to make for a cosy room. Location is excellent with high street, Mermaid Inn and beautiful pubs within a 5 minute walk. Also train and bus station just a few minutes walk away.
Liked it all.
Quirky and old with great character
Never stayed anywhere with so much door noise , was woken early as when exit door was opened yet slammed shut , this appears to be the theme throughout as the noise from doors effected the stay
Comfortable, warm, well appointed.
Would have liked an evening meal and bar.
Super location, room was impeccably clean. Bed was extremely comfortable and great pillows! Was a bit worried it would be noisy but not at all!
Only complaint is for extractor fan is quite loud in the bathroom
Location is very good
Every single door in the place seems to slam incessantly. There is a guest entrance at the bottom and if your in the room next to that you hear people slamming it as they go in and out because it sticks. From around 7am the doors start to slam as people go about their business. The doors need to be adjusted. One morning the hotel started to take apart a room next to us, dragging furniture and banging. The cleaners were very loud as well banging Hoover's against things.
Great location for Rye, friendly welcome and lovely bar area.
Room was very cold at night, seems heating was switched off and we woke up cold at 4am!
I was in rye for the scallop festival. The old borough arms is in a great location with very friendly staff
Loved everything about my stay here, rooms were clean and had everything you need. Super dog friendly. Cafe downstairs was amazing and the food was incredible!!
Close to everything. Although downstairs can get a bit of street noise.
As above
Fab location with a really comfortable bed!
The bathroom had mold on ceiling and shower not very powerful
Super comfy bed, really lovely landlord, great breakfast.
It was all good.
Ubicacion, empleados
Ventanas antiguas, ruido de calle. Habitacion pequeña para cama de matrimonio
breakfast amazing staff wonderful
wouldnt have called the room a deluxe
Location was great and staff friendly
There were a few problems with staying here: 4 of the rooms are on the side of the building at street level (not suggested by photos online) so cars pulling up and people walking directly past window at all times, also opposite a pub. This led to a poor night's sleep. WiFi couldn't connect, connection displayed as 'poor' and dropped out each time after 3-5 seconds, so unusable. No hanging space except one coat hanger Couldn't watch TV easily while on the bed due to bed rail obscuring it. Hosts only available until 6pm with no bar or food service in evenings. I realise it probably doesn't meet the criteria for four star, so they may need to look at being reassessed. Overall, I would certainly chose a different hotel, there are some really lovely ones in quieter locations.
Very friendly and helpful staff. Nice room which totally suited our requirements. Hotel is very close to Rye's central area.
Chose not to have a proper breakfast on premises. When booking through Booking.com I thought it was included. It's not, though you get a 10% discount. I was told If I'd booked directly, it would have been included.
Very friendly staff. Cheerful rooms
We felt disappointed as we felt we were led astray with the Old Borough Arms advertising,…..There was only one small communal area. Which was also the reception - it was a small dining area which had tables and chairs and one soft chair and a Christmas Tree. This wasn’t accessible after around 4:30. We didn’t know this so went back up to the reception area to socialise after we had booked in .. but found it locked. After trying the door a few times the lovely owners did open it and allow us to buy a drink and were very friendly. It was clear though that we were mainly only meant to just be accessing our rooms from after 4 ish.. a real shame as we expected a bar to play cards in and to Soak up some Christmas spirit near the tree . The write up in the room confirmed the situation of the lounge by saying that the door is shut and the staff are not really available from 4:30 onwards, (although a telephone number was left). I think, had we known this we would not have booked, as we like a communal area to enjoy. The photos of the Old Borough Arms shows the communal area too .. so it is advertised. I have stayed in Rye a lot. You can get somewhere to stay in Rye for around the same price which also has a lounge/bar area which remains open constantly. There is also a cafe downstairs… this shuts at 4:30 too. The other thing we really didn’t like was written in the rooms …. Reminding guests not to put anything other than loo paper down the toilet ( absolutely agree) but it then goes on to say if the have to call a plumber out you will be charged.., it seemed like a veiled threat and isn’t pleasant.
What a fabulous place. It was freezing outside but we received the warmest of welcomes from the very friendly manager, and there was a wonderful fire blazing in the cosy bar. The room was very comfortable and the location was fantastic. We had two wonderful days in Rye and would certainly recommend the Old Borough Arms as a great place to stay.
There was nothing not to like.
L’emplacement, l’authenticité du lieu , l’accueil
La literie
Very friendly lady at the reception ,made excellent breakfast for me , it was great value for money , the hotel was better than most upscale places i saw in Central London , Clean Comfortable and affordable. The location was also great and one could easily walk to all the tourist spots like the Rye Castle and the Mermaid Street.
Very friendly and comfortable stay. Perfect location right in the centre.
Clean, tidy, very pleasantly quirky. Easy access to- privacy; excellent facilities, superb breakfast. Very nice people
Nothing
Great location. Parking nearby. Very clean and staff very friendly
It wasn’t a dislike but like most of Rye there are steps and cobbles to get to the property.
Vriendelijkheid personeel.
Niets.
Amazing stay and the staff where awesome would recommend this hotel if you’re visiting rye 👍
Location was great, staff was friendly and accommodating. Breakfast was very nice.
Room was a bit cold
It was clean, comfy and perfect location to stay! And everyone was so lovely
Everything was amazing
Breakfast and sleep
The main offput was the shower since volume of water was insuffient to have an efficient shower. It sort of worked but water trickled out and temperature adjustment not easy.
exceptional stay, will repeat for sure
The center of the hotel in Rye
Too near the road
Good food pleasant and helpful staff
Squeaky bed really noisy room couldn’t get to sleep until gone midnight because of the local pubs and restaurants you hear people walking pass the window and talking plus local traffic the front door opening and closing by other guests and stomping up and down the stairs and the fire door at the top of the stairs slamming shut not a lot of sleep and definitely not suitable for disabled people
The location was very central.
The room was not very clean and staff were very loud in the morning.
Brilliantly located at the end of the High street, the 3 bed suite was perfect for our family of 5, and had a comfortable living room which was perfect for relaxing in after a day out, and after dinner. Beds and pillows were really comfy. The full English breakfast downstairs was really good.
Nothing! The master bedroom was slightly cooler than the other rooms, and no thermostat in the suite, so we had to ask for a little more warmth downstairs - which was readily given.
I really enjoyed my stay. The staff were friendly and accommodating, and made my late check-in very easy. The location at the bottom of Mermaid Street was ideal — close to everything yet pleasantly quiet. The room was warm, cosy, and beautifully presented, with a very comfortable bed that gave me an excellent night’s sleep. There’s also a pay-and-display car park directly opposite.
On one occasion my key wouldn’t open the front door. A staff member explained another guest had probably double-locked it and showed me another way in. I later found the double lock could be released from inside, but it wasn’t immediately obvious how, which could be a concern in an emergency.
Such a comfortable bed
Bit too noisy being road side
Friendly and helpful staff, great location, had all I needed
Single room close to road and a little noisy as a result
Great location downstairs cafe lovely, great area for walking
I felt the quality of our room ie all the windows having a frosted film did not match the quality of the other rooms I saw .Maybe this should be mentioned when booking
Only a 5 mins walk from the train station, the guesthouse is in a really good position for exploring the towns. Lots of cafes and restaurants nearby too. The room was nice although had to be careful opening the window as it was just on the car park and road and ground level - without opening the window it gets a bit stuffy in there! Also there are quite a few steps between the restaurant area and the rooms. The breakfast was quite nice.
The friendlies of the staff was second to none
Whilst the establishment overall looked fine, and may well deserve it's good reviews if you are staying on upper floors, my particular room on the ground floor, overlooking carport/ bins was not great. It was clean, but at the end of a dark, damp corridor. I wasn't shown to room, didn't find light switch initially (in common with 2 other guests I met) and nearly fell down the steps first time. Whilst the room didn't smell quite a bad as the hall, there was a damp- smelling bathroom. I heard scratching noises at night- disconcerting! The furniture was fine, but overall paintwork etc a bit tired and needed refresh. The kettle lead was very short, and so difficult to balance on table without being pulled down by extension. I think this particular room should not be let out at least until the damp smell is sorted out. Sadly disappointing.
Lovely room, good location and friendly staff.
