Had to leave the hotel and book elsewhere. Room has piles of rubbish outside window & smelt awful.Room was beyond small and had to access a locked bathroom outside the room. No shower or tv even tho states all rooms have. Owner did not answer messages or phonecalls from me. Refusing to speak to booking.com so cannot get any sort of refund.

Purtroppo la nostra stanza aveva bagno esterno senza doccia. Nel l’annuncio non era indicato o non era chiaro. Per una notte non è stato un dramma ma per alcuni potrebbe essere un problema.

Situated near to beach and on a bus route. 15 minute walk to Blackpool tower. Also same distance to pleasure beach. Host was friendly and delivered a lovely breakfast. Double room was small but had all we needed and was clean and comfortable.

Smallness of the room. I had to climb up into bed as it was against the wall.

Was very basic but great value. Nice decent breakfast. Me and my daughter enjoyed our stay and will look to return here next year great. Location not too far from the centre, few minutes walk to the sea front. The owners were great and friendly. Parking was an issue as it's street parking and first come first serve but managed to park at the top of the street, £10 for 24 hours. All in all I can't complain. Thank you for our stay

The room was clean and comfortable, had a really good night's sleep, however, it was too hot and no fan was provided, the window is very small so felt there was no air circulating. The break fast was very good and the staff were friendly and helpful.

Location is good and it's hard to argue with the price: we paid about £50 for a Saturday night in August when we were running a local race. Friendly enough welcome.

The room was dated and rundown. The bedside light was broken and the bathroom is tiny with a very small shower cubicle and the world's smallest sink, which drained very slowly. Half of the pillows didn't even have a pillowcase and the sheet was stained and holey and the mattress was lumpy. Breakfast was OK, smallish portions and not brilliantly cooked, and there was only sachets of instant coffee available. Very limited free on-street parking so we paid £7 for 24 hours a couple of streets away.

John and Sammy are fantastic hosts. Great price. Pre-order of breakfast was handy. Breakfast was superb. Fluid checkin and departure times. The room was cosy. It is near for walking to football stadium, piers, Pleasure Beach/Sandcastle and town centre. Was only staying 1 night, so good.

Arrived for 2pm checkin but reception not cleaned and room not ready but solved all in 10mins. The hotel was full, so ended up in the overflow breakfast area, which served as a storage area, too. No TV reception but not needed, as nade own entertainment. Ensuite bathroom next door, which was OK. No shower hot water after midnight, though. Was only staying 1 night, so all above OK.

Started really badly when one of the staff opened the door shirtless. We had our little girl with us and he continued to check us in without a shirt.

Man greeted us top off and looked so confused. Told had own bathroom. Just a toilet no shower. Couldnt swing a cat in the room. Hubby had to sit on bed whilst i got ready and vice versa.

I mean, the decor is SO bad that it's funny!!! I've never seen anything like it but guess that's just cheap hotels in Blackpool? Kids didn't care and had a good time there, so that's all that matters... I couldn't get the shower to do anything other than boiling hot or freezing cold but didn't matter just for one night. I must have misunderstood but thought it said free on site parking, which there wasn't. And the noise of the seagulls is unbelievable, so sleep was a nightmare but obviously that's not the hotel's fault!!!!!

A homely and friendly greeting when arriving. Clean and warm.

We turned up early and as previously arranged with ( john) I think we only had 5 mins to wait whilst our room was finished and ready to go into. Also we were taken care of at breakfast and also John was kind enough to let us leave our luggage there till we went home late afternoon. I couldn't ask more from the host 10/10.

The bathroom is too small especially with the cupboard above the sink jutting out makes it extremely difficult to brush your teeth. Also my single bed was very lumpy. Window also needs a new handle.

I booked 2 rooms, number 10 was a decent sized room for us however number 8 was a bit tight. Also was a funny smell from the toilet at number 8.

John & Sam are such a nice find. They're attention towards their guests is lovely, they are friendly, willing to assist, listen, and clearly taken enjoyment from their daily tasks. We would defintely keep visiting them as long as they remain in business but more people need to support them if this is to keep happening long term as the little business such as there's are struggling to survive which is sad. I would personally prefer to stay here than one of the bigger hotel chains who have lost their personised touch.

The tables in the dining area that are being used to stack clean table cloths on and the table which has misc items on it could look nicer, they are making the room look cluttered and take away from the otherwise minimalistic look elsewhere in the guest house / hotel.

The owners we're very nice lovely people john and Sammy, very friendly even the other quests who stayed there we're very friendly, I would definitely stay there again, the breakfast very nice aswell.

Room was very warm, but was given a fan, a lot of stairs to climb up to the bedroom, but apart from that everything else lovely.

The bed was really comfortable. The person who co owed it was really friendly and helpful. ( I came to see a show just for one night) These were the only positives I noticed..

The room - on the top floor ( which I have mobility issues and have difficulty with stairs) was very small including the bathroom was tiny and it was difficult to move in the shower. . ( In fact it was the smallest one I have ever stayed in. The breakfast was horrible, everything was burnt. I only saw the owner for about 5 minutes.

We had a very warm welcome from the host. Room was small but we only needed a place to rest. Breakfast was lovely. Location was great. We couldn't park on the street outside, but i was able to park on the main road on the beach front.

I had to bend my head sideways to brush my teeth has the sink was tiny and the cabinet was directly above it. Nothing major. Room was small but again we only needed somewhere to sleep as we was out all day.

It was close to all attractions in Blackpool and the hosts were very welcoming and kind. The breakfast was very nice and hot too! The room was on the smaller side, but still had all the things to you need for a stay (including private bathroom and shower).

The lack of parking made it an unfortunate extra cost to the stay as had to find a car park that allowed 24 hour access.

Great owners and very neat place. Very nice contrast to the most of Blackpool bed and breakfast. Owners were fabulous and very approachable, breakfast was superb and over experience was very positive. Will come back.

We stayed last night as a group of 10 and the owner greeted us at the door and allowed us to check in before our check in time. Lovely man and very chatty. There was a breakfast menu in the room for the following morning which allowed for us to have what ever we wanted.
