Provider-sourced guest reviews.
The historic appointments and luxury were bonafide vestiges of a bygone era. It’s a neat place. The staff was very hospitable.
The pool was closed. The area is under heavy road construction. The parking was pricey. We were unlucky because of there was a chance of hail storms and tornados so we moved from the recommended outdoor lot to a nearby indoor lot (both unaffiliated with the property) and paid way too much.
Most hotels have free breakfast. since you didn't, we didn't eat.
We were charged for food and didn't get any food. Also, tips, taxes etc that were charged were more than I expected. We went and got all of our own drinks, so was disappointed we were charged for tips.
Clean
We have been coming to the Kimpton fpr 5 years. It is our elegant one-stop shop. The dining experience in The Commitee Room is superb.
Great location, staff and amenities are nice, bonus is the outdoor pool! The coffee shop in the hotel was great and the overall vibe is very luxury.
I know it’s not the properties fault but we had a ton of kids and loud people on our floor. Kids were running and screaming through the hallways. They did send someone to check on it but it had stopped by the time they got there. I also didn’t appreciate the pool staff having “reserved” seats and telling us we couldn’t sit somewhere when we paid over 1K to stay there. I should be able to sit where I want. The pool bar is also highly overpriced.
Upon checking into my room, I found that the toilet paper holder was broken off the wall. In addition, the air conditioning unit did not function properly, constantly turning on and off, making it difficult to keep the room comfortable. One of the biggest issues was the excessive noise. Wedding music continued late into the night, making it nearly impossible to get a good nights sleep. I chose your hotel expecting a relaxing stay, but the noise significantly affected my experience did. Another major reason I booked your hotel was to enjoy the swimming pool. However I was extremely disappointed to discover that nearly all lounge chairs were reserved. By approximately 9:00am,there were no chairs where guest could sit or relax. I believe hotel guest should have a fair opportunity to use the pool facilities without having to compete for seating that has effectively been reserved for hours. Overall, the combination of the room maintenance issues, the malfunctioning air conditioning unit, the excessive night time noise and the lack of access to the pool amenities resulted in a very disappointing stay. I hope you will review these concerns and consider the appropriate compensation for the inconvenience and disappointment I experienced. I also hope steps will be taken to address these issues so that future guests do not have a similar. I also would like you to know that when making my reservation I requested a room next to my daughter and she was placed with my grandchildren on a different floor. Everytime I went to complain I was told to speak to a manager {who was never available}. There was a time no one was at the front desk. No one has ever addressed my concerns
The hotel itself was beautiful, and we really enjoyed both breakfast and dinner there. Unfortunately, the service and room experience did not live up to the property. The front desk staff was friendly, but they provided very little information about the hotel or its amenities. We were not told about the happy hour or the morning coffee bar, both of which would have been nice to know about during our stay. The gym was a positive- it was clean and well equipped. View of the pool and in the newer part of the hotel. The valet service was particularly disappointing. No one offered to help with our bags or provided a luggage cart. We also found the pool service lacking. Staff stood at the entrance to welcome guests, but otherwise seemed largely absent. No one circulated to take drink orders, collect towels, or tidy the pool area. At one point, an umbrella blew over from the wind, and it was only after the guest picked it up and began cleaning the area themselves that a staff member came over to “help.” The people working the bar seemed busy and likely could have used the help of the others just standing around. The room was also underwhelming, especially considering we had been upgraded due to status. The carpet was visibly dirty, and the room had only a refrigerator and no coffee maker. There was also very limited surface space, so we ended up using the second bed to hold our belongings. For a room that sleeps 4, one luggage rack and no counter space isn’t ideal. Overall, this was a disappointing and underwhelming experience, particularly for a property participating in the Chase Edit program. While the hotel itself is beautiful and the food did not disappoint, the service, room, and overall attention to detail fell well short of expectations. Unfortunately, we would not recommend the hotel and would not stay here again.
Location was exactly what we were looking for. The pool and spa were nice. The pool bar was very accommodating and the wait staff very attentive to customers. The room was well appointed, comfortable bed and clean areas.
I understand due to location parking cost but would be nice if there was lower cost or discount for parking if you were staying there as the self park lot was open to the public so couldn't guarantee parking spot ideal for car. Long line to check in.
Valet service was exceptional. Very welcoming! Absolutely beautiful hotel, and dog friendly!
Great! Great atmosphere and convenient parking. Fun pool and dancing!
Rooms are nice if you get more than the basic essential room. Otherwise they can be quite small. The rooms have a small fridge and you can ask for a Nespresso machine. There is also a nice coffee bar open in the mornings. For breakfast though, go across the street to Homegrown instead of the restaurant at the hotel. The food is better, has more options, and has quicker service. If coming with kids to swim, book during the week. On the weekends, it is more like a Vegas pool. Either way, get a pool lounger early in the day as they get full fairly quickly even on weekdays.
I spent four days here with my young adult daughters. The hotel is old fashioned and very beautiful. It is located in a great historic neighborhood that rivals the Old Market with many bars, coffee houses, and restaurants nearby. We hosted a cocktail party in the Cottonwood Room for my family members who live in Omaha; the facility and the service were excellent. Overall, I would recommend this hotel to anybody staying a few days in Omaha. The one exception is the pool. They sell "day passes" to visitors not staying at the Cottonwood, and it seems they are the priority. Nearly all the chairs were "reserved" all day for day-pass purchasers. Hotel guests can't bill drinks to their rooms--I assume because so many pool guests aren't staying there at all. And the hotel must oversell the passes because the pool was completely overrun by people almost the entire time I was there. I can't imagine anybody (whether hotel guests or day pass purchasers) had a good time in a pool as packed as Times Square. This is a strange way to treat guests paying $400-$500 per night for a hotelroom in Omaha.
Beautiful Historic Hotel!! I wanted it to be perfect and it was with a few exceptions. I spoke to the manager about never getting our food at the main restaurant with an overwhelmed and understaffed waiter. Also the little refrigerator in our room didn't work well because the back of it was frozen over with thick ice. She was very accommodating and nice. Pool area was beautiful. The water could have been clearer. Front entrance area needed to be monitored for cleanliness as it is a very high traffic area. Most of the valets were great. The hotel was very busy, still the staff was very nice. Loved the decor of our room and the wonderful bed and pillows.
It doesn't look like much when you pull up, but as soon as you go inside you realize what a nice place it really is. Our room was just gorgeous! We had a suite with all of the extras, and the bathroom was just lovely. We were there on the 4th of July and with so many windows we were able to watch fireworks for almost 2 hours in any direction. We loved that. The pool was beautiful and we had the nicest dinner in one of the restaurants. The only negative is Omaha streets are all torn up and we really couldn't leave the hotel, so plan to stay in. My only complaint is that the bed wasn't very comfortable and that is kind of important.
Beautiful. The service was amazing!
The lightbulbs in our bathroom were burned out and the door handle going into the bathroom was loose. They fixed the lightbulbs right away.
We were there for one night. Very nice and beautiful Clean rooms Friendly staff Would definitely come again
Rylan was great. Very helpful with luggage. Great job.
Such an amazing service!!!! Thank you to Easton!!!
The Cottonwood is our home away from home! Allie the front desk manager is the sweetest she always welcomes us back with the kindest smile and makes us feel so at home! Ashley at the coffee shop is the best! She always remembers our order and helps my Mom & me! We adore her! Lance in New Orleans restaurant always has a cheerful smile and always so accommodating! He is the best! Rebecca Director of Rooms made our stay because my Mom always looks forward to having her breakfast on our balcony patio and enjoys reading out there. Recently the hotel removed the balcony table and chairs which my Mom enjoyed so much and so Allie and Rebecca brought up some chairs for us! It meant so much to us! Kerry at the front desk is so kindhearted and helped our friends who were traveling to meet us for my birthday from Texas. She made their stay so enjoyable by helping me upgrade their room and have items waiting for them! John at the pool is so adorable and helpful! My Mom uses a walker & cane and John helped her around the pool and order food and made our time so special! Mia in housekeeping is so sweet and does a wonderful job! Kyle & Tai in the New Orleans restaurant are so polite and helpful! Ryan, Neeraj, Stevie and both Ashley’s at the front desk deliver amazing customer service! Rylan & Deegan were so thoughtful and helped us with a bad uber driver which I will always remember! Easton, Elena & Ava all gave us wonderful valet and bell service! We appreciate each and every one of these wonderful people who made my Mom’s and I’s stay so wonderful!!! They all hold a very special place in our hearts!!! We love the atmosphere of this hotel and how each of the staff make it so special! Thank you!!!
Location
I have stayed at Kimpton's before and have been very impressed. Going off a recommendation I stayed here at this location. I was blown away when walking in by the charm and class. Very lively hotel with professionals passing through. Nice lobby and New Orleans theme through out the hotel. Love it!
Elena was amazing!! She helped us with our luggage and suggested some good things to do in the area.
Elena was the best she was so helpful took all our stuff to the room
The hotel is beautiful and we liked the pool.
Holes in the towels Damage to parts of the room Hot tub didn't work Breakfast wasn't fully paid for, which was included in our stay. So many rules for the pool which were never mentioned prior to our stay and I didn't have a coverup. Everything is over-priced for the area. It's summer and the pool is only open until 8pm and check in is at 4pm Check out reminder 2 hours before is invasive.
Riley and the crew at the front door were great! Helped us out quickly and got us a cart and explained everything clearly and efficiently! Had a great service and would do it again!
The service was great as we pulled in. He was quick to help us and very kind.
The hotel was great with the exception of the pool. The pool is open to the public for a fee and has limited seating for hotel guests. 3/4 of the seating is reserved for the public paying $85 a lounger for the day. Pool area was packed with nowhere to sit. I won't be going back to this hotel because of this experience.
We had an amazing stay! From the moment we arrived, Ryan and Elena made us feel so welcome. Their kindness, professionalism, and attention to detail truly stood out and made our experience even better. The hotel was beautiful, clean, and well-maintained, and the service was exceptional from start to finish. It’s clear that Ryan and Elena genuinely care about their guests and go above and beyond to make every stay memorable. We can’t wait to come back and would highly recommend this hotel to anyone looking for a wonderful experience!
Nice hotel was super friendly. They didn't have our room ready at check in but offered $50 breakfast gift card and Alex helped out with the parking. Great service
I had an amazing stay! The property is very well designed and the decor was beautiful. I had everything I needed and the staff was great, assisted me with anything I needed. Huge shoutout to Easton on the valet team! Upon arrival he was welcoming and professional. I had to rush out a few times and he made the process quick and easy each time! As this was my first time in Omaha, Nebraska I wasn’t sure what to expect but Easton recommended a few great spots in the Old Market which I really appreciated!
Easton & the valet team were awesome! They were sprinting to my car every time I needed it in 100 degree heat!
Ryland was such a great help with my elderly mother. Without hesitation helped her out of the car, walked with her up the ramp and even helped unload our luggage .😇
Came to visit/stay for my sister’s wedding and Elena and Ava were so helpful with my family’s luggage from our cars to inside and to our rooms! Great staff, very friendly and overall great experiences here!
We went to check out our grandsons college. The Kimpton was very nice, clean and had a nice pool area. Breakfast was ok, not a lot of selection. The room is smallish but the bathroom was nice and big. The pool area was a little weird in the way that most of the chairs were reserved for club members (whowever they were). A lot of construction around the area, so difficult to get into. Parking is expensive $35. If you get a drink at the pool they do not take credit cards, so expect an expensive tax as well as a 20% service charge on a drink.I would tell you to bring your own beverages.
Beautiful hotel. Great service at the restaurants and bars. The only downside was housekeeping (never came) and the pool. They are using the pool as a profit center. Over half of the chairs are for reservations only ($100 per chair) and these are the chaise on the sunny side in the morning. So hotel guests (paying over $500 per nite) are relegated to a shady confine, while the reserved chairs literally sit empty all day. Also the pool has a service charge for the bar, and the servers will tell you that they don’t get most of it—that it goes to management. They really need to prioritize guests over non existent pool members and those few willing to pay for a chair.
Alex was top notch he couldn’t have been more helpful, he needs a raise!!!!!
Room on newer side is nice. The older side could use some updates.
They have a very small section for chairs by the pool for guests. The other pool chairs they charge $80 per chair per day! If you don't get there early, don't plan on a chair.
Best valet parking experience!! Thank you Elena! Pool and food were also great! This was our second stay.
The alert team was so helpful and attentive. We weee here for a wedding and had so much baggage.
It was a gorgeous property
Elena was so kind to help us find the neighborhood location we were looking for! Loving our hotel stay.
From the beginning the staff was kind, courteous and approachable. Easton in parking is the absolute boss of is his line of work. Any time you’re in Omaha I cannot recommend this place enough to you and your family. all heart.
It was clean, well maintained, the food and drinks were good and the pool was a nice touch. The staff was very helpful and accommodating as well.
We had called ahead to ask if the pool would be open and were told it wouldn’t be, so we didn’t bring bathing suits. It would have been helpful to know that the pool would have been open when we packed. It would also be a good idea if the hotel sold men’s and women’s swimsuits
absolutely gorgeous. spacious room and layout was perfect. bathroom was spotless. all the staff were friendly and always had a smile, one who stuck out the most was Easton who was also very knowledgeable. location was great, not too far from the Joslyn art museum!
Great valet staff, Easton went all out for me sprinting to my car in the pouring rain to grab an item!
Always hospitable and going beyond!
My wife and I had a solid two-night stay at the Kimpton Cottonwood. We enjoyed walking around the luxurious grounds and appreciated the art deco theme. However, the room was more good than great and valet parking was expensive (currently $37/night). While we enjoyed our stay, we don't think it was worth the price.
Nothing. Overpriced 100%
Very average hotel with nothing that stands out for the price point charged
Easton did an amazing job. Helped me take my luggage to my room and overall was a big help
Great valet service!! Elena was outstanding, she even turned on the seat warmers!
Beautiful hotel. We love staying at the Kimpton. The Valet Staff were incredibly nice and attentive. Very personable. If you don’t usually valet, I recommend the small splurge. It’s definitely worth it given their amazing service. Did not experience one unpleasant employee, everyone was superb!
Everyone was so lovely, all of the valet attendants (Especially Alex!) were so helpful and Carrie at the front desk is a rock star.
I found to Hotel to be a top notch establishment. Every was friendly and helpful. There was a valet, who's name was Easton, that was both friendly and ready to give suggestions on local events. He is an asset to your time.
Great location. Historic property.
A/C didn’t work in room.
Alex is amazing! He was so patience and helpful through the entire valet process.
Elena did a great job with valet and made it a great experience from arrival!
Alex was so gracious and courteous when he took our vehicle.
Impeccable service from start to finish. Staff were friendly, engaging, and quick to respond to concerns, proactively moving me from a loud room to a much nicer one. The location is excellent, with plenty of great restaurants and bars within easy walking distance.
Valet parking is very expensive. While convenient, it can be avoided by researching nearby public parking options in advance.
I didn't stay here. I am still trying to get a refund.
I didn't stay here. I am still trying to get a refund.
Our first time staying at this hotel but not our first using valet. This had to be one of the best experiences we've had with valet at a hotel. All of the valet staff were great, but Alayna and Peter were two that we remember. We loved they would always open the hotel doors but also walk you to your vehicle and open those doors are well!! They were quick to greet you when you got back to the hotel and always had a friendly smile. It may not seem like much but having great service like that really did make our stay even that much more enjoyable. Thank you!!
Great hotel - really top notch. Staff was really friendly and valet staff was speedy and professional. David had my car ready waiting when I got down every time!
Great experience! Camden was so helpful and kind.
Valet was the best part of the entire experience! David rocks!
David was awesome very attentive, helpful, and remembered my difficult last name! Had a great conversation with Camden also. super helpful great staff
We had a great experience during our two night stay. We especially had a wonderful experience with Peter. He was extremely kind and even offered us extra waters for our long drive home. We will definitely stay here again if we are back in Omaha.
Great time here! Peter was our valet person, he was great to work with.
This hotel is nice and decent. All the staff members are very welcoming, specially Peter, he is very friendly to everyone.
David was great! Very helpful and went above what was expected
My stay was taken to the next level by the incredible customer service provided by Ivan P. and Jamere. They were kind, attentive, respectful, and efficient. I truly appreciated their genuine willingness to help others.
Absolutely beautiful hotel with an amazing atmosphere.
Free bottled water on arrival. No self parking. Evening reception nice touch, wine only. Must pay $37 per night to park with valet. Takes a while to get your car during busy times. Great staff:arrived back from evening show at 1050pm. Wanted dessert but kitchen was closed. One staff agreed to scoop us some ice cream. So nice. He didn’t have to do that. Breakfast staff were amazing and very attentive. Nice lobby area with lots of comfortable seating options. Since it’s an older property that has been refurbished, our regular room was missing some safety features like grab bars in tile-floored shower. Take note if you have balance issues. Overall great stay with close location for Orpheus theatre. We did u er to theater and it was cheaper than paying for parking at theater and much easier.
Ryan, David, Camden, Godwin are all ACE Ambassadors for team Kipton at the Cottowood. We had the coldest windiest night on record for 2026 in Omaha Nebraska while the western NE fires were burning and these guys kept everyone happy / not just our family, Many Others! God Bless them and the team here only old neighborhood. https://chsfomaha.org/halloffame/dr-edward-fogarty/
Staff was accommodating to the point that I’m not used to! I felt taken care of at this hotel.
I don’t have any complaints about this hotel.
Jamere and Iván were welcoming and friendly! I felt well taken care of and appreciated the extra help with our bags to our room.
Cleanliness & staff
N/A
Great place to stay! Well located, wonderful staff. Food was amazing!! Only thing I would mention but is not a hotel issue is the construction still ongoing after years and years out on the street. Thankfully there is no noise issue or anything just traffic issues.
Joe was amazing and Camden checked me in promptly and smoothly explain the valet process to me and gave me all the steps needed to request my car upon retrieving my car. They had it ready for me and greeted me and treated me with the most kindness and respect.
Tia and David were so speedy and so helpful during my stay!
Friendly staff. Historic building with a lot of charm.
Off site parking.
Braydon was wonderful! I went there a couple days ago he was the one who helped me with my luggage! This place overall has very welcoming staff and is a very welcoming environment. The rooms were really nice and so was the cleanliness of the whole hotel!! The location isn’t in a horrible place either!!
Mostly everything
Bar person/lady who was constantly rude or unwilling.
Fireplace in lobby was nice. Restaurants were nice.
Valet parking staff could have been better. They lost our car keys twice so we had to wait until could locate them. Restaurant food was decent but very salty
We enjoyed complimentary coffee every morning. And then got a homemade roll from the little deli that was amazing.
We enjoyed everything.
It was okay.
The cost of the room is quite expensive, so I expect some free accommodations. Coffee in my room the first thing in the morning. Parking is terrible. If you have that many rooms, then make your accommodations bigger. And charging extra for parking is not making it better. Pool was packed. Again, if you have that many rooms, then you need bigger accommodations. Obviously, the street repair isn't your fault, but it certainly doesn't help anything.
Have to sort out a pay dispute
The remodel of an historic hotel.
Cleanliness was lacking especially around pool, there was scum on tile all around the pool and the concrete around the pool looked as if it was soaked in oil. This should be unacceptable to the clients you are trying to target.
Loved the restaurants/bars, pool, and the beds were comfy!
The bars with the tree closed at 10 on a Thursday night. Shower took a long time to heat up and water pressure was low.
Renee at the Orleans, Rebecca at check in, and Miranda at the Chop House were so much fun to interact with.
Pillows were too soft and blanket seemed short.
Lovely building and spot on staff
Nothing
We stay here frequently, we always love it.
Nothing
Everything was lovely was there for birthday
Nothing everything was amazing
A beautifully renovated boutique hotel featuring elegant rooms, a lively bar area and a relaxing outdoor pool. Service is excellent, and the atmosphere feels upscale yet approachable. A great stay in the heart of Omaha.
Camden was great - super friendly, quick and fast in a horrid wind and cold. Tha k you for taking care of my dog and me Camden!
Excellent friendly and welcoming service! Comfy beds. Awesome historic styling. Free morning coffee and evening cocktail and just a beautiful historic building with a lot of history.
Required valet. We were in and out a lot and it was totally unnecessary.
Everything was good
I liked the property microwave and water refill station would be heloful
Lamar and his team was the best! Thank you for your kindness and assistance all weekend. We loved our stay at the Cottonwood.
