The hotel is in a great neighbourhood with lots of great restaurants nearby. The rooms were clean with nice big showers and the air con works great!

Its a good 15min walk to the closest sights. The breakfast was not edible, it's like it's pre prepared and it cold and not nice at all. The beds are really uncomfortable.

Disappointing stay overall. I specifically booked this hotel and took my parents there because of the spa, only to find out on arrival that it was closed for renovations. I contacted the hotel and didn’t receive a response until the last night of our four-night stay, when they offered an alternative spa that was also disappointing. Breakfast was understaffed and very slow, and housekeeping was inconsistent—the beds were made, but the bathroom wasn’t properly cleaned and the garbage wasn’t removed. The only real positive was the excellent location.

Etablissement possédant une bonne proximité avec la gare et non loin de grand axes routier nous permettant de nous déplacer facilement dans la ville pour rejoindre les lieux touristiques. L’établissement est bien équipé (bidets, sèche cheveux, mini frigo, Clim…) nous aurions cependant aimé un sèche serviettes. Les chambres ainsi que la salle de bain sont propres et spacieuses et possède de bon rangement. Le petit déjeuner est très bon malgré des pâtisseries qui donne parfois l’impression qu’elles dates de la veille. Le personnel est quand à lui très agréable, serviable et à l’écoute n’hésitant pas à trouver des solutions à vos problèmes ( conciergerie et s’adapte au mieux a la nationalité des clients)

The Hotel was beautifully decorated, clean and tidy. The bed was comfortable, the room spacious and well presented. The staff were extremely accommodating and we were able to check in early and leave luggage with them at check out as we had a late flight home.

The hotel is okay, but the service does not match the price. The location is not great, and the hotel's second building is uncomfortable. The air conditioning is very poor. Breakfast is not up to standard—it is not an open buffet, and orders take a very long time to arrive.

Good location, clean, good breakfast

We stayed for 3 nights and on the second night we had to phone reception at 1am and again at 4am due to noise from our neighbours partying at 1am and then again at 4am partying and spewing in the bathroom with noise coming through the walls which are paper thin. Nothing was done about the noise and when we mentioned it to reception the next morning we were advised reception aren’t allowed to go upstairs - but the guests were checking out today and hopefully we get quieter neighbours arriving for our final night. This isn’t good for the amount of money you pay to stay at the hotel - that nobody in the hotel is able to deal with antisocial behaviour/noise and nobody checking who is coming in and out the hotel through the night with no security. We also didn’t even get an apology. Hotel was a great location but wouldn’t stay here again which is a shame.

La piscine ne fonctionnait pas et aucune information à ce sujet avant la réservation, très déçu car nous avions justement réservé cet hôtel pour la piscine. De plus aucun geste commercial (on nous avez dis que le petit dej serait donc offert mais nous l’avons quand même payer ARNAQUE)

Las habitaciones están bastante sucias, hace muchísimo calor en el restaurante del desayuno, que además no hay buffet, las instalaciones no coinciden con lo descrito. (el gimnasio y el spa estaba cerrado) , a pesar de nuestras quejas, tardaron muchísimo en contestarme y el director estaba de vacaciones y totalmente missing. Es verdad que la gente de recepción fue amable, hizo lo que pudo, pero la verdad es que una decepción frente a las expectativas que teníamos y el dinero que habíamos pagado.

Value for money was really good, staff were friendly and helped me surprise my partner with balloons and roses in our room before arriving, they also let me pay for the additional requests without my partner seeing or finding out, they really went out their way to make our stay great.

Sadly we had no hot water at night to shower. Very noisy with doors banging when we had to travel early the next morning. Wouldn’t say the room was a junior suite.

We did not enjoy our stay at all. In our opinion, this property is grossly misrepresented and is much closer to a two or three-star hotel than a four-star one. 1. Faulty room lock We were initially checked into a room where the door could not be securely locked from the inside. As we arrived around 11:00 pm, we had no choice but to spend the first night there. When I reported the issue the next day, reception insisted I simply didn’t know how to lock the door. Only after asking the receptionist to come upstairs did he realise the lock was in fact faulty. Instead of apologising or offering any goodwill, we were moved to an identical room on another floor, meaning we had to repack all of our luggage and move during our two-night stay. 2. Plumbing issue in the replacement room Unfortunately, the second room had a constant plumbing/running water noise coming from the bathroom throughout the night. I reported the issue, but as it was our final night there was little point in moving rooms again. 3. Customer service Apart from one gentleman who kindly helped us with our luggage on departure, the reception staff were generally unfriendly and dismissive. Rather than listening to our concern about the faulty lock, they immediately assumed we were using it incorrectly and only acknowledged the problem after seeing it for themselves. Overall During a two-night stay, we experienced significant issues in both rooms we occupied. Combined with the poor customer service, this was well below the standard expected of a four-star hotel. Based on our experience, we do not believe this property deserves its current four-star rating. It is a two to three-star hotel at best.

Staff were friendly and welcoming. Clean rooms and air conditioned, which was appreciated with the extreme heat in July.

It didn’t seem like the booking. There was no roof top bar and we stayed Next door and not in the hotel. The roof top bar is now a covered Japonaise restaurant. Our bed and pillows where hard and flat. Just can’t justify $200 a night for this place

La camera non era ben pulita, ma nulla di grave qualche svista. Purtroppo la nota dolente è sempre la piccola SPA, situazione catastrofica, la fontana del ghiaccio non era funzionante, la piccola stanza del sale cade a pezzi, la sauna ha la seduta superiore che non è fissata e a momenti mi rompevo le gambe, la piscina è molto carina ma acqua fredda e sporca. Ho segnalato il tutto ma la risposta è stata (abbiamo ristrutturato da poco.) poteva andare meglio ma per una notte va bene così.

Nasz pokój okazał się być zlokalizowany w innym budynku, po przeciwnej stronie ulicy. Pokój był na pierwszym piętrze, ale z oknami od ruchliwej ulicy o brukowanej nawierzchni, a okna jakie są we Włoszech w tym klimacie każdy chyba wie. Niestety był problem ze spuszczaniem wody w toalecie i bidecie. W zbiorniku toalety brakowało często wody, a bidetu nie dało się opróżnić z wody. Niestety reklamowana luksusowa strefa Wellness & SPA, basen oraz jakuzzi okazały się dostępne wyłącznie po rezerwacji. Wynika to z tego, że obiekty te są bardzo małe, max dla 2-3 osób. Zarezerwowaliśmy strefę Wellness (max można na 1 godzinę), ale po pierwsze okazało się, że rezerwacja nie obejmuje basenu, a po drugie pomieszczenie jest tak małe, że nie ma nawet miejsca aby przebrać się odzieży (strefa nie jest w budynku z pokojem) / rozebrać się do sauny. Weszliśmy do środka, ale zapach pleśni i stęchlizny skutecznie nas zniechęcił do korzystania z „luksusowego” SPA. Jestem zawiedziony tym faktem, ponieważ SPA, basen i jakuzzi były dla nas ważne przy rezerwacji tego hotelu, albowiem zwyczajnie planowaliśmy codzienny relaks po całodniowym zwiedzaniu zabytków Rzymu. Hotel nie zasługuje na **** najwyżej na 3.5. Pewnie miniaturowa strefa Wellness & SPA zdecydowała o takiej kwalifikacji obiektu.

We checked in, there was someone in our room. We were given another room. A main issue when we went to check in - our room was in another building opposite the road and not part of the hotel shown in the pictures. We were led into a dark dingy entry opposite, walked past a bunch of large smelly bins in the entry, into an old derelict lift, to a level that had rooms from the same hotel. Nothing like the hotel photos on line. Upon check out, we were asked to pay a city tax of 45eu, no problem but they would not accept cash. Had to go find an atm in a sweltering heat wave, would have been nice if they just accepted my card. The sink in the bathroom was blocked.

Before posting this review, I contacted hotel management directly and provided a detailed summary of the issues encountered during my stay. I chose to raise my concerns privately first, as I believe businesses should be given an opportunity to address complaints before they are made public. I requested a response within 14 days. I receive no response. I booked Hotel 77 Rome for a two-night stay in a Junior Suite, paying approximately €745 (£644), and chose the property largely because it appeared to offer a premium experience, including access to a rooftop Jacuzzi. Unfortunately, the stay fell well below expectations for a hotel at this price point, both in terms of the accommodation itself and the way concerns were handled. While no single issue completely ruined the stay on its own, there were so many small and medium sized problems that together created an experience that felt significantly below the standard advertised on Booking.com. The Junior Suite itself was disappointing. The room appeared considerably smaller than suggested by the photographs used in the Booking.com listing. While professional photography inevitably presents rooms in their best light, and the SQM was listed, the difference between expectation and reality was noticeable. It was a completely different room to what was advertised. I raised this straight away with reception and asked if I had the correct room. They confirmed. When I said it seemed very small for a suite, this was shrugged off. Cleanliness standards were also below what I would expect from a hotel charging these rates. We found another guest’s hair in the bathroom, along with visible dust and dirt in several areas of the room. Maintenance throughout the suite appeared to have been neglected.

Nice feel as you walk into reception and we were met by a friendly and helpful member of staff. It was very late at night, so you wanted check in to be easy and smooth and it was. The room was small but fine. Loved the location - very central. We loved the Japanese restaurant in the evening with the views - we went up there each night for a drink and on the last night we ate there and the food was delicious. Some of the best Japanese we’ve had.

‘Spa’ facilities were awful. We walked in and walked out! The smell down there is of drains and there’s no changing area and it feels dirty . Also - loads of laundry bags hanging around everywhere in the corridors and lobby - they were taking up the lift space for a long time as they were being transported using the one and only lift. The breakfast was awful too. I don’t think we have ever had such a terrible breakfast I’m sorry to say! I had read on previous reviews that people thought breakfast wasn’t good, but you can’t believe people can get breakfast so wrong! We ate there the first morning, but then just had breakfast in the cafe opposite for the other 2 mornings. Finally, the bed was extremely hard and uncomfortable unfortunately - and I have a bad back.

Purtroppo per scendere nella spa ho avuto difficoltà perché non c'è l ascensore , e io sono invalida, cammino con la stampella. L'acqua nella spa era sporca,ma credo per colpa dei clienti che non fanno la doccia prima di entrare, il bagno turco non funzionava , e l.aria condizionata era troppo alta.

Chambre absolument pas insonorisée très bruyant toute la nuit. Lit en 140 trop petit. Manque d'espace de rangement dans la chambre et la salle de bain. Un seul crochet pour suspendre ses serviettes. Couloir commun surclimatisé. Au final nous avons payé 900 euros pour trois nuits et avons trouvé cela trop cher car les nuits ne sont pas du tout reposantes.

Location was nice and central for the shopping, sights and transport connections. Breakfast was good, in room coffee could do with some work (it is Italy after all). I liked the hotel, having a pool and gym is very useful - especially to unwind after a day out sight seeing (caveat it is indoor and heated).

Aircon is hit and miss, which can be frustrating in summer. One lift can be challenging when the hotel is busy and you are on the 5th floor.

I am extremely disappointed with my experience at this hotel. During my stay, a personal item was taken from my room and despite reporting the issue immediately, I received little communication, no meaningful updates, and no clear effort to investigate the matter. As a paying guest, I expect my belongings to be safe and for concerns regarding theft to be treated with urgency and professionalism. What has been most frustrating is the lack of response and accountability from management. Being ignored after reporting a serious issue has left me feeling that guest security and customer service are not priorities for this hotel. I understand that hotels cannot always be held responsible for every incident, but I do expect staff to take reports seriously, communicate transparently, and make a genuine effort to assist guests. Unfortunately, that was not my experience. Based on how this situation was handled, I would not recommend this hotel and would encourage future guests to take extra precautions with their valuables.
