Great location and comfortable room

All the staff were friendly warm and helpful. Made us feel very welcome and attended to our needs. The room was clean and spacious with everything needed for a stay. Clean towels, sheets, tea, coffee, kettle, iron ect... Decor was simple but nice and the view of the sea was a bonus. Bathroom was clean with complimentary toiletries and appliances -hairdryer. A small fridge would have been great to keep water/drinks cool as it was very warm weather. There was 2 fans in the room which helped. Location was great for the price.

The doors for the shower would not close properly so water seeped through. And there was no notification that the lift was not working on booking.com or via email by the hotel. My kids had to help carry our luggage up and down. And climbing after a day of exploring was'nt great, as I have lower back issues. Externally hotel looks older-worn, compared to photo online, And Wifi is connection was poor.

The staff here go above and beyond for their customers, it was my wife’s birthday weekend and honestly they couldn’t do enough for her :) They are a lovely team of people - thank you all.

It’s a dated building but that’s obvious before booking, and Brighton on bank holiday is expensive everywhere so we were happy with what we got and what we paid

Needs a good refurbishment in a lot of areas, especially the decking outside. The table and chairs were full of woodworm and rotting away.. for the price £170 per night, it wernt worth it. You're not allowed to bring food in your room, and when you leave to go out, you have to leave your key behind.

in high season there was no lift, dirty and rusty carpet. bath room was very basic with a dirty and no working fan, old furniture, one of the worst experience I ever had with such an expensive hotel (£210 per night without breakfast)

The room was tastefully decorated and modern and well thought out. The bed was comfortable. The hotel staff were all friendly and helpful. Good value for money. The historic front lounge was nicely decorated.

The outside appearance of the hotel looks a bit run down. When I arrived and saw it, I was concerned it would be run down hotel inside. I was wrong. I was pleasantly surprised that inside the bedrooms were furnished to a high standard and were immaculate. Each time you leave the hotel you have to hand your key in at reception. If there is a queue at reception this means waiting which can be slightly inconvenient.

Michael on the front desk offered a warm and jovial welcome, and on the whole the staff at the hotel were unfailingly friendly! Fantastic location overlooking the sea, and a very comfortable bed.

For the price, I would expect all shelves to be dusted properly, and not to have to remove the layers of dust from the fan blades myself. My room was missed by housekeeping. Property just needs a little more TLC, but the welcome and location are first-rate.

The staff were very friendly and the location was great. Good location into get to the beach, Marina, Churchill square and the lanes.

The beds and pillow were very uncomfortable. The bed linen was not even on properly when we arrived. The room was dusty and very dated. No air con but mini fans were provided.

Everything was great. Just a shame the WiFi didn't work well for us. Would definitely stay again.

Lift not working.three night stay, first day toilet roll replacement missed,second night room not made up at all. Missed room cleaning and no replacement tea,coffee,milk etc. rooms need updating.had to go to reception and ask for all tea, coffee,toilet paper etc to be replenished.

Location was great - lovely sea front location. Staff were extremely helpful and friendly both in advance and during our stay. The family room was very spacious.

The hotel is in need of updating. Some windows were hard to see out of as the double glazing has blown (for a sea view, it was a shame.) The shower wasn't great (door was stiff, didn't drain very well) and I'd prefer a newer mattress though the pad they've put on made it comfy enough. I'd also prefer more eco friendly options eg. milk in a shared fridge rather than the little plastic pots, no mini wrapped toiletries etc.

Clean, good location and the loveliest staff who made the whole stay even more memorable.

Stary dywan na podłodze w pokoju wyglądał jakby nie byl odkurzany od dawna.Zepsuta winda.

The hotel is in a quieter part of town on the seafront. However, it also close to the main town of Brighton.

Whilst basic amenities were covered, it was the small things that matter. In our room there was no air con and during this hot weather the room was extremely hot. The electrics tripped with only the TV and an iron on, so shouldn’t have been a problem. The bed was very hard indeed, unusual these days. It might be an idea for the hotel to invest in some bed toppers which are relatively inexpensive. The hotel competition in Brighton is fierce, I doubt if I would stay here again.

Ademas la habitación no cumplió para nada las expectativas con respecto al precio. No volveré a reservar.

Lovely location, really close to the pier, and great view of the sea. Had the loveliest welcome to the hotel, really made me feel so welcome.

If you’re coming back late in the night, I recommend agreeing a time, as you will need to be let into the property by the night staff for security reasons.

Struttura molto vecchia, l’ascensore era fuori servizio (sospetto da molto tempo), la camera seppur spaziosa per 4 persone (2 adulti e 2 bambini era poco equipaggiata, manca una tenda/porta della doccia.

We love staying at The Lanes. The staff is so lovely and we always feel very welcomed and at home. We will always go back. After a few bad experiences somewhere else, we understood that The Lanes is the best place for us.

The only down bit is a very flaky WiFi connection.

La struttura sembra fatiscente, l'intonaco scrostato è anche sul pavimento del piccolo balcone della camera (superiore vista mare). Mancanza di un adeguato armadio in camera (lo spazio c'è). Il letto alla francese è piccolo per due persone.

I loved this hotel by the sea. The room was fabulous and the gentle breeze with the balcony doir open really helped with the heat. The reception staff were delightful and gave great recommendations for nearby eateries as well as good swimming spots. I ate breakfast out but they do offer full breakfasts as well. Would love to return.

Nyáron mentünk, légkondicionálót érdemes lenne beszerelni mert fülledtek így a szobák(10 éve lehet,hogy nem volt erre szükség, de most már Angliában is szükség lehet rá a délebbi részeken). A reggelit sajnos nem ajánlom szívesen.

Zeer vriendelijk personeel. De locatie is fantastisch, direct aan de promenade, en de 'Lanes' op loopafstand.

In de ontbijtzaal waren voornamelijk jongeren aan het wer die ogenschijnlijk weinig ervaring hadden en vaak terug kwamen om details over de bestelling te vragen die al genoemd waren.

In short: no hot water and really low water pressure in the shower I booked the hotel for one night and not long after check in we realised we had no hot water in the shower and really low pressure. We told the receptionist right away but she said it would take a few hours before someone could take a look. We were really tired and keen to go to bed (it was late) so we said we didn’t want to wait but I clearly stated I wasn’t happy having paid £226.80 for one night. The lady said they would sort out some sort of refund in the morning. The following morning I spoke to another lady at reception who was very apologetic but said she wasn’t able to process any sort of refund - she said she would talk to the owner and someone would get in touch. I waited one whole week and then sent them an email. It has been 2 full days since the email and I’ve heard nothing. It’s bad enough to have a cold shower after having paid that amount of money but I find it unacceptable to not have heard anything from management.

Very good hotel for a 3 star hotel fantastic from start to finish of our stay. Staff very friendly and helpful. Room and toilet was very clean . Bed was comfortable and the best part free parking on site. Everyone at reception is very helpful and welcoming. Will definitely use this hotel . Also 5 mins away from beach and pier.i would recommend here parking is first come basis but 5 spaces and was a lovely stay.

It’s a beautifully old fashion English hotel, right on the seafront. Perfect location for walks along the prom, but just far enough from town to be quiet.

The rain shower in 309 had very little pressure.

Das typisch englische Frühstück war sehr gut. Man muss sich vorher anmelden...sonst muss man länger warten oder es ist schon alles voll. Ein sehr stilvoller Frühstücksraum.

Leider hat die Dusche nicht gut funktioniert. Der Wasserdruck in der obersten Etage war zu schwach. Und die Türe zur Dusche hat geklemmt. Man konnte sie nicht schließen. .deshalb stand das Bad immer unter Wasser.

The location makes this hotel a great choice, right on the seafront at the Pier. It certainly plays on it's history but is pretty shabby.

It desperately needs some TLC, for what they charge it feels very tired. The windows, original single glazed sash were too difficult to open/close and were left open. We were on the top floor and I wouldn't like having a child up there. Also no lift, apparently out of use for a long time. The narrow Victorian staircase made lifting a case difficult.

Perfect location right on the seafront, extremely clean, no pubes or hairs in the shower or round the toilet, Tea and Coffee sachets in the room with milk, bed was absolutely comforting with pillows that your head sinks into, parking outside if you're lucky enough for 5 car's, very good value if you want the seafront and views, 10 min walk to all shops, Pubs,Bars etc, 5 mins to the beach ⛱️. When we go to Brighton again, definitely stay there. Friendly, courteous and very warm welcome. Thank you very much.

Staff were so friendly and helpful, the location was great. They allow you to eat take away in the evening in the restaurant area. There was someone on the desk 24/7. Great beach location. Room was spacious and really clean and well stocked.

The bathroom was a little tired/ dated, but worked well and spotlessly clean. I did get a parking spot, but eould have found it stressful if I didn't.

No funcionaba el elevador, ni el wifi en 4o. piso. Pero me ofrecieron ayuda con las maletas y resolvieron wifi cambiándome de habitación. Muchas gracias. A la fachada del edificio le falta mantenimiento. Sugiero retirar maniquí del balcón piso 1, es un maniquí de señor vestido como mesero antiguo. Pero no te esperas verlo al abrir el balcón de noche. Ha ha! Alguien no advertido se asusta.

Only little things.... Not many power sockets. No shower safety mat or rail in the shower. When booking it mentioned bathrobes & slippers, we didn't see those. They really are little things though.

The staff were lovely and the location was great - but sadly those were the only positives for us.

For the price per night over a weekend, we felt that the hotel was lacking basic amenities. The standard double room was very small, with a very outdated bathroom. The shower tray was stained, the toilet roll holder broken, and even an opened tampon in a decorative pot on the side?! The hotel also didn't stock any shampoo in the room, and had a very old and slightly offputting no name shower gel in the bathroom. The signage in the room was also outdated - mentioning robes when none were provided. On the whole for us it didn't live up to our expectations.

The staff were very good and also the location. We liked the size of the room (family room) and that we were able to get parking there by arriving early. There was also a bar and good sized lounge to relax in. Plenty of tea and coffee in the room

The lift wasn't working and we were on the third floor - although we had been warned. The door didn't lock and the chain wouldn't go through the holder. The windows were in poor condition, needing painting and repair so they would stay up independently. The shower had very weak pressure. Didn't like it had no hand held attachment.

Lift was out of order, which was an inconvenience when you were on the 4th floor. This would be a problem for people with mobility issues as the stairs are quite steep.

Beds are comfortable. Inside the rooms are clean and the bathroom is clean. Lobby is very nice and calming. The staff is very kind. Location is amazing.

Elevator doesn‘t work. Bird feces outside the windows. Windows are so old some of them wasnt possible to close. Fan was very dusty so we couldn‘t use it.
