Bellissimo hotel nel centro storico di Nizwa, clima funzionante (cosa indispensabile) bellissimo porticato con vista, molto autentico

Il bagno, comprensibilimente, era un pò rudimentale, con qualche piccola miglioria potrebbe diventrare un 10/10 solido

Cleanliness and tidiness, also the bottle water was available all the time. Property is historical place, and the location is amazing.

Маловато места. Много комаров , но нам помогли их устранить. И пришлось спать без подушек , слишком набитые , неудобно. Но это если придираться . В остальном все замечательно

Nice to be in old town. Amazing helpful staff.

Hard to rate this place. Not at all like the pictures. Very very pokey little room. Pretty uncomfortable and run down. Tiny bathroom. I guess it might be normal for the old town. Extremely difficult to get access through narrow streets. There appeared to be a nice parking area and garden but we were told it could not be used. The room top area could have been something great. Unfortunately it was not.

Tout était sympathique. La seule chose serait un peu bruyant en ce qui concerne la chambre du bas sur la petite rue.

Staying here was a fantastic experience. The property is beautifully historic and has been decorated with such care and taste. It truly feels like you are stepping back in time but with all the modern comforts you need. The atmosphere is wonderful, and the traditional design makes it one of the nicest places we stayed in Oman.

There was honestly nothing to dislike. The stay was smooth from start to finish, and the historic charm of the building more than made up for any minor quirks one might expect from an older, traditional property. Everything was just as we hoped it would be.

I enjoyed my stay, and the host was available at any time to answer any questions I had. I also appreciated the free upgrade, which made it more comfortable for me to have my own bathroom without sharing with other guests.

We had a room close to the street so it was a bit noisy.

La habitación nos encantó, su tamaño y la disposición una maravilla. Estaba súper limpio, los baños compartidos también, y la ubicación excelente. El chico que nos atendió fue súper amable. Posición perfecta, en el centro histórico de Nizwa.

The room was lovely in the centre of Nizwa, near the fort and the goat market. There is a nice terrace on the roof where you can bbq if you want.

The separate private bathroom is basically a toilet with a shower above it! It’s ok for 1 night.

In the heart of the old city, very authentic with only 3 rooms and shared bathroom. No luxury to be expected but confortable and charming. Very friendly and helpful host.

Constrained by being in old city, parking is a big challenge. Fortunately the host has a private car park which he helps you to find in this maze… remains a driving challenge.

Sehr heimeliges Ambiente, tolle Lage im Herzen der Altstadt, schöne Dachterrasse, schräg gegenüber ist ein Cafe, wo es sich sehr gut Frühstücken lässt, sehr netter Unterkunftsmanager, das abgetrennte Einzelbad ist clever gelöst und es stört kaum, dass das Bad nicht im Zimmer ist.

The "host", or whoever he was, could not be less professional and more abusive. At first he asked me to ride on his motorcycle (who does that) and drove dangerously. Then he asked me to follow him to "the parking" and kept pushing me to park my car in a random house on a random dark street with no signs or anything- while the advertisement said the hotel has a parking! He said the random house is his house! After I refused, I spent more than a hour looking for a parking and eventually I found a paid one. That was the only time I had to explore Nizwa so the hotel ruined that experience. Last but definitely not least, the "host" kept on pushing me to pay with cash!!!! He would not take no for an answer. He kept messaging me. I asked for his manager but he said the manager is in Muscat and not available. Also, their internet upstairs did not work and the "host" was not around - I guess he went home -to give me the password for the other network. The sink was clogged and there were insects inside of the room, and the sheets or the room smelled like chemicals. This is a scam. They lie about the parking, keep pushing you to pay with cash (how can you track that), and keep harassing you by sending numerous messages. AVOID.

A beautiful little establishment with only four rooms. We stayed in one room downstairs with an external but private bathroom, and one upstairs with a private bathroom and access from a lovely terrace. The upstairs room is definitely better value, with windows overlooking a green internal courtyard, making it quieter as well. We truly loved our stay here. The location is excellent, right in the heart of Nizwa, close to everything, especially the wall walk. There is no breakfast on site; instead, the property offers an arrangement with a nearby café, though we chose to explore other options freely.

Only a small suggestion for improvement, add shower curtains, as the bathroom tends to get wet during showers (but they offer slippers).

Rooms are very unique and offer a great experience in Nizwa.

Bathroom is external for the bottom floor room, so not the best comfort if you are on the ground floor. Top floor room is on the other hand good because the bathroom is part of the room.

Central location, 3 minutes walk from the very center which makes it less crowded and noisy. The bathroom was very clean. The room is very nicely furnished, but very small so I wouldn’t recommend more than 1-2 nights. Very friendly staff.

We booked 3 rooms out of 4. Rooms are cosy and clean. Building easy to access with an access code. Safe. Complementary water. Receptionist came for check-in to explain and came back the day after for check-out.

No parking in front of the building BUT there is one close by. Receptionist/owner helped us to get the luggages to the rooms with a motorcycle. Collective toilet and shower but again, it was ok for us since we had the hotel to ourselves.

Понравилось, что встретили уже вечером, подробно рассказали-показали все. Понравилось, что очень чисто в номере, проверила даже посуду, что стояла для декора. Номер-в Оманском стиле, из за этого и выбрали отель. Очень слышно все, что происходит на улице, но часов в 11 все стихло. Прекрасная терраса на 2 этаже. И вообще, все очень атмосферно

Когда бронировала номер с отдельной ванной комнатой, списалась с отельером, чтобы убедиться, что ванная своя, личная. Это было важно. Потому что в описании не совсем понятно. Написали, что отдельная. По факту нет, общая. Туалет и душ общие. Слышимость очень большая-в соседнем номере ночью плакал ребёнок, было слышно все! Но это здание очень старое, в старом историческом районе, иного и не нужно ждать. Освещение в номере тоже не сильное. Всё минусы были ожидаемы, кроме туалета. Пишу, вдруг кому-то это важно На 1-2 ночи более чем хорошо.

Ottima struttura su base abitazione tradizionale Omanita, assolutamente nel cuore del centro storico di Nizwa, pulita e confortevole, bagno posizionato fuori dalla camera per esigenze strutturali, gestore precisione puntuale!

Krásné autentické ubytování v útulném historickém domě v klidné uličce přímo v historickém centru Nazvá, jen 3 minuty chůze od pevnosti a dalších atrakcí. Pokoje jsou skromně, ale dobově zařízené, takže si v nich budete připadat jako by jste nocovali v samotné pevnosti, kde jsou hodně podobné místnosti. Na střeše je terasa, kde si lze posedět a relaxovat. Poblíž je spousta kaváren, čajoven a restaurací. Hostitel byl velmi ochotný, perfektně zorganizoval vše včetně parkování našeho auta přímo před domem a byl nám k dispozici po celou dobu pobytu. Za příplatek si můžete dát výbornou snídani v nedaleké kavárně.

Soukromá koupelna není spojena s pokojem, takže se musí chodit přes společné prostory, což je trochu nepraktické, ale s ohledem na stáří a zařízení domu chápu, že to jinak nejde. Parkování před domem může být pro některé řidiče výzva, protože cesta k ubytování vede uzkými klikatými uličkami, kde můžete navíc potkat jiné auto v protisměru, takže je potřeba neustále dávat pozor, abyste auto o něco neodřeli. Interiér pokoje byl místy hodně zaprášený, hlavně polička nad dveřmi do pokoje.

Very cozy and clean traditional accommodation in Nizwa, I highly recommend :) The host was very nice and helpful, breakfast was served in a beautiful cafe just around the corner.

There are 3 bedrooms downstairs and those rooms share just one bathroom. The toilet and shower are in a same tiny place, so if you don’t mind to use the toilet after someone has been showering and the floor is wet then this is okay for you. For us this wasn’t a problem but for someone might be nice to know :)

The bedrooms on the ground floor are next to the street, it is very very noisy and loud when people walk by or drive by and kept us awake all night long.

Great location, we were able to walk everywhere and there were some nice coffee shops nearby. Just 5 minutes walk from the fort and 6 minute walk to the souq. We had plenty space, the room was nice and we had our own bathroom space too. We enjoyed sitting outside the room on the roof where there was plenty of seating and we had it to ourselves mostly.

It was a bit noisy at night (not from the street), I understand the water system causes a noise. However we managed to sleep through this.

Bedrooms and bathrooms were clean, but communal areas were a little dusty. It was difficult to find as the confirmation instructions told us to go to an old location to check-in, which had changed about a year ago.

Clean rooms, great location. Staff is very helpful. All basic amenities are provided for. Staff helped us with parking at all times. Room is extremely small but aesthetically done to give a feel of a fort. The rooftop is nice and well done.

It's a narrow lane and a forewarning would be very helpful. Big cars are not easy to park. Which is the case with all hotels near the fort. The room which we booked had an external private bathroom which was mentioned. However, it came as a surprise to us that it is in a common area outside the room. Our perception was slightly different.

You can experience a nice Nizwa-Feeling. Central location in the old town of Nizwa in an iconic mud house.

Shared bathroom (small space with a shower, toilet) where you have a cabin of your own. The handwashing-section is shared. To get to the bathroom, you have to go through the 'lobby' to get to the bathroom. The doors are secured by a wooden lock which lets noise and light through at night. The room is just big enough for the bed. Barely any space to sit or open your luggage.

Ik had niet in de gaten dat we 2 1 persoonsbedden hadden, was niet handig om ze bij elkaar te schuiven. Voor ons verder geen probleem. Ik had ook niet in de gaten dat het een gedeelde badkamer was. Geen probleem, ik had zelf beter moeten opletten.

The location was great. The hotel is in the middle of the historical town of Nizwa in a really old buiding. It is very nicely renowated to look authenthic, yet comfortable. Someone helped us to find a parking near the hotel, otherwise it would have been tricky. Of course, there is always the option of parking at the souq parking area not so far away. All the places of interest in Nizwa were at walking distance. It was quiet at night.

Good location for seeing nizwa’s old town. Attractive rooms in a traditional Omani building. There is a nice roof seating area though it was mostly too hot for us to enjoy it.

The arrangement is a little funky. It’s a very small hotel - 4 rooms. Ours came with a private bathroom outside the room, but the sink was in a common area with a sink for the other rooms so I wouldn’t consider that “private”. The shower/toilet room was so small that you could not change your clothes in there after showering without getting them wet. The optional breakfast is expensive and didn’t taste that good. If your room faces the street, you will hear the conversations of people passing by.

The location only, is right by the souq

We were being deceived from the moment we arrived. At the directions of the staff, we tried to get on the narrow street with the 4x4 car only for us to get stuck and create traffic and spend about an hour to get out. Upon arrival, we were given a room with 1 bed which did not even have the authentic look we booked. That wouldn’t have been such a big issue, but the room smelled horrible. The staff just came and sprayed it with room spray. When we complained and wanted to leave the property, he told us our original room with 2 twin beds will be ready in 10 min. Apparently that room was given to someone else and he had to move them to the room we were initially given. This was so embarrassing for everyone involved. Once settled, we were given a separate key for the bathroom and were informed the keep it locked when not in use as that bathroom is only for us. Whilst showering, a lady knocked at my door and asked how I got in as she has the key and that bathroom is hers. I have informed her that I also received a key and was told the bathroom is ours. When we confronted the same staff, he basically changed the story and said the bathroom is for 2 different rooms. This again, would have not been an issue if we were both informed ahead to save the embarrassment.

The management of booking was not good. Photo of room booked and first room shown were completely different. So was the toilet arrangement . The place was ok otherwise and I would consider staying again only if they improved accuracy of information.

Really magical a beautiful place situated directly in centre of beautiful city. Personal was really kind and helpful, room was really clean. We felt like in fairytail about Aladin :)

During our staying was a little bit noise because of city reconstruction, of few seesights.

The room was small but cute, there was no need for more. There is a really good vibe in the hotel room as well as on the rooftop. Breakfast is 1 minute by foot and you can eat on a beautiful terrace a good homemade breakfast

If we really have to say something, the bathroom is private but you still share sink with other so better keep in mind that you can meet someone on your way to the shower. But it was really not a big issue

Fantastic, authentic place to stay in heart of old town

A very nice and picturesque guest house in the heart of the old town of Nizwa. The guest house features an amazing common area on the roof and is very thoughtfully decorated. There is a common fridge on the ground floor and two shared bathrooms. Each room had sockets and wifi was working perfectly. All the historic sights of the old city are within walking distance. We were also very warmly received by the guest house staff!

We came by car and to be honest, it was quite difficult to figure out how to get to our designated parking lot. Thankfully, we managed to get directions from the guest house staff, but I advise you to write to them and ask where to park before your arrival. Another, maybe more important issue is that, although there are two showers on the ground floor there, they are a) combined with the toilets, b)the space is cramped so it is not really super convenient. However, everything was very clean and we enjoyed our stay. Those were all minor issues that I wanted to point out not because it made our stay unpleasant but just FYI sorta.

Location is very central and close to walking areas. The room is clean, bathroom is comfortable and the terrace is excellent.

If you're driving, beware that streets around the hotel in the old town are very narrow.
