Very clean and the host is helpful

A modern, clean and cool property making it a nice respite from the heat. Bonus points for the communal washing machine.

We stayed 1 night in Batti after getting the train from Habarana. This was the perfect place. The owner was super friendly and informative about the town. The room was great value for money. It was centrally located, the rooms were clean, decent warm showers, walking distance to Cargills Supermarket, and an easy Tuk Tuk ride to the main areas of interest. The beds were comfortable, a quiet night sleep. All round a really good option and at a great price.

Nothing. There wasn’t a breakfast but we didn’t need one as were up early to head onto Arugam Bay.

The room was extremely clean, the bathroom was spotless, and the bed was super comfortable. Everything was very well maintained, and all the facilities were in excellent condition. We also really appreciated that the hotel has a shared area where you can heat up your own food and store anything you need in the fridge. There is also a toaster, coffee maker and other useful facilities, which is a very nice and convenient extra. The owner is lovely — very friendly, kind and attentive, and always willing to help with anything you might need. Although the hotel is not right in the very centre, the location is actually very convenient. There is a Pizza Hut and an ATM just next door, as well as two bakeries nearby, so you have everything you might need within easy reach. We were very happy with our stay and would definitely stay here again without hesitation!

Spacious & Comfortable Common Areas: The layout and communal spaces made it very easy and enjoyable for our small family group to relax together, share meals, and catch up comfortably. Tout était parfait. La gentillesse et la disponibilité de Nava. Les chambres sont très propres et les lits très confortables.

Chambre très confortable et spacieuse, et propriétaire très sympathique. La guesthouse ressemble plus à un hôtel récent qu’à une maison mais tout est pensé pour être confortable. La ville de Batticaloa est un peu éloignée, mais cela s’arrange facilement en tuk tuk.

It was very clean and prime location.You can easliy go around.The central bustand is close by. Alot of good eating places.The guest house owner informed everthing and kept ready.No hassle.

Lovely family welcome with a delightfully clean, bright and big room. The views into the trees were gorgeous. The location was close to the bus stop and many food places. The hosts were available, helpful and warm. The bedding was lovely and the bathroom was lovely. I’m happily come back and stay here. Also, it was great value.

La chambre est au top, spacieuse, bien agencée et très propre. Le propriétaire est très gentil et très accueillant. Le petit déjeuner est très bon et copieux !! Je recommande ce logement pour visiter les alentours de Batticaloa !

Il proprietario è davvero molto gentile, ci ha messo a disposizione due bottigliette d'acqua in camera e un dispenser di acqua per riempire le nostre bottiglie. Inoltre nella sala dining ha messo a nostra disposizione anche del the. La stanza è dotata di tutti i comfort ed è pulita. Molto silenzioso l'ambiente, davvero confortevole. Da questa posizione si può facilmente raggiungere il forte, la laguna e il gate di Batticaloa. Pizza hut accanto.

Stanza molto moderna e pulita, bagno molto comodo e pulito, ci è piaciuta moltissimo! Colazione buona e molto ricca e personale disponibile e presente. Posizione comoda per raggiungere la città vecchia e vicino a molti negozi e ristoranti.

Includerei la colazione nel prezzo e la possibilità di pagare un servizio lavanderia in struttura.

- the staff was very helpful and got things done - the bed and bathroom was incredibly clean - the place is cool and comfortable, especially in comparison to the sweltering heat outside (the bedsheets are a godsend)

- the balcony is a bit unsightly

Located in new Batti, it offers nice and clean rooms in a quiet side street. The owner is kind and helpful.

The owner/manager was incredibly welcoming, friendly, and professional throughout our stay. They went above and beyond by helping us find a nearby hospital when my wife fell ill, which we truly appreciated.

There was no kettle, wife was already sick during the stay, if there was a kettle, it would have been great for us.

RoaBaa is convenient location in Batticaloa, near Bus stand, Gandhi park, Duch fort, Kallady bridge within walking distance.

RoaBaa is a home guesthouse. So, the owner is busy for daily routine of his home. Sometimes he does not watch the message via booking.com. Use WhatsApp messenger for contact him.

The owner was very friendly and spoke good English. The breakfast was excellent and worth the extra money. The guesthouse was a great location and good value for money, clean and comfortable. It was close to the supermarket and pizza hut. The station was also quite nearby. Despite being close to amenities it was nice and quiet.

It would have been great to have had a kettle, mugs and a fridge.

Naval was a great host. Such a kind man. Helped with location and where to get off of the bus on arrival. Helped with bikes, especially when I got a flat tyre. Water top up free, as and when. Just seemed like a genuine guy.

The room was very clean, comfortable and modern. Everything worked well. The management were very helpful, both in terms of making my stay more comfortable but also with other arrangements (e.g., onward travel). There is a supermarket nearby, as well as a number of small food shops.

A very comfortable bed, I had the best sleep during my stay in Sri Lanka. The AC works like a charm. Nice people, nice place. We came by tuk-tuk and we parked it inside the property which is a plus.

Fantastic place! The host, Nava, was very attentive and thorough. The room was clean, well furnished, good AC and fan. The bathroom was clean and had a good shower. Well priced - we would have happily paid more for our stay.

That this place is set back from the main road which made it very quiet. I also loved the large tree outside the bedroom window. I only stayed here one night to break up a long bus journey, however, the accommodation had everything I needed, the bed was super comfortable and there is a breakfast option for a super low price. Thank you for a wonderful stay. Highly recommended.

We were welcomed by Nava on arrival. Prior to this he had sent details of WiFi code and where to get off the bus. The room was very clean, bed very comfortable, and shower good. Although close to the main road, it was quiet. Nava gave good suggestions about places to visit when we hired a scooter including beautiful Passikuda beach. I recommend eating at Sri Krishna, 15 minutes walk from RoaBaa guesthouse - a vegetarian restaurant with tasty dosas!
