They can't stick to the policy about noise of other guests we couldn't sleep at all it was noisy through out the night we never rested at all at night we tried to call the reception but it happened several times , so I think they need to be strict and think of other guests

Shower setup is horrible. The shower is an open plan next to the bed, water sprinkles to the floor and on top on the bed side table. AC was dripping water on the balcony. We were not told that we needed to plug the fridge ourselves, woke up in the morning our drinks were hot. No one told us the wifi password. There is no telephone in the room.

On my last stay i had to wait for long to be attended by the male stuff who was buzy directing a car that wanted to park with trailer of which it could have waited bcz clearly it was difficult him the other guest to find the best way for car to parkamd worse it was not obstructing anything but having to wait more than half n hour to check in..amd is not saying anything like guys please give me 10 to 15min..i will attemd u shortly...i had to go to him multiple times..asking to be attended..

The bathroom space is too small,the rooms are dark there’s not enough lighting even the globes are dull,the 2nd room we had booked had no running water in the shower and the hand wash basin we had to all shower in one room,there were no towels in all our rooms and no throws,there war too much noise at night and the security guy kept coming to our room saying they received a noise complain while we did not make any.There was no iron we had to buy our own iron,there were no remotes for the air conditioner.The glasses and mugs are very old fashioned and too small to use.

We couldn't except so much noise we had to spend other money to book for another hotel. I will not recommend Xaba Guest House for any of my friends or family members. The pictures are deceiving. I loved the cleaner's. They we very friendly..

The wifi had no signal, the wasn't enough utensils to use and they looked a bit dirty, water pressure was a bit low and personally I don't like leaving the room dirty even tho they'll clean it again but there wasn't even a broom nearby for you to clean.

. - We had to manually open the gate ourselves (sometimes), even late at night. - Each time we wanted to bathe, we had to report water problems. The shower in Room 4 had very low pressure. - The heating and air conditioning were not working, and the fan provided was dusty. - Noise levels were extremely high, making it very difficult to sleep. Guests were shouting, and at one point we were disturbed by loud people singing - The linen was stained (including blood on the comfort inner), and the towels were rough and worn out. Utensils were old, with some rusty. - There was water leakage from the ceiling. - The parking lot felt unsafe, and we worried about potential damage to our car. And you struggle to get the parking - Overall, the atmosphere felt more like a noisy club than a place to rest. We truly appreciated the staff’s efforts, but the conditions made our stay very uncomfortable. We hope this feedback helps highlight areas that need urgent attention.

1.there is no curtain showers so when you take a shower you have to place your things far aside 2.the location of the facility reason, it's far from stores ,right next to a busy road and not quite next to a quiet and nice area

The kitchen doesn't have a cupboard where are we expected to place our grocery...they stoves were not working to fry an egg was an issue..the toilet doesn't have enough toilet paper we always have to request one rather than that there accommodation was good

Reviewed Mar 24, 2026This place is in the best location on the Mzingazi main Road/RBM road. The place is safe even if you take short walks outside the premises you come back safe.
I liked everything about this place I don't want to lie. From the security guy to the reception they very friendly and always there to assist in whatever you need. I phoned the reception to borrow an iron within a second it was delivered at my door. I love that place I can't fault it on any thing.
