The family is so very kind, that was, on top of the great view of the room and breakfast (very very nice), the best thing ever. The owner is so kind, he helps you with everything, gives very wise advice regarding the weather and it is overall just a very safe and tranquil hotel. There are more than 15 restaurants in walking distance too. We would recommend for sure!

A/C works great, beds are very comfortable, staff are very friendly. The breakfasts were delicious with a fantastic view.

There is a gap underneath the room door that allows bugs to come in. Make sure not to forget to turn off the lights when you leave, I made that mistake!

A wonderful view of Sigiriya Rock. Comfortable bed, great wifi, good air conditioning, great water pressure. The hosts are very hospitable. They even get up at 4am to take you to morning rock climbing. The price is reasonable. Short 10 minute walk to the restaurants on the walking street. Oh and The garden is beautiful.

We stayed four nights, and we had a large room, with a large bathroom, and an air conditioner that was strong enough to keep the room cold. Breakfast was homemade traditional Sri Lankan dishes, and each morning was something different. The best part was the hotel owner, he was very friendly, and really put in the effort to make sure our trip was great.

Abbiamo soggiornato al Water Guest & View Poiny per due notti. Siamo stati accolti calorosamente e con tanta gentilezza dalla famiglia. Ci hanno aiutati a pianificare al meglio le nostre giornate a Sigiriya. In ogni escursione siamo stati accompagnati dal proprietario. Abbiamo pranzato e cenato sulla terrazza panoramica con vista su Lion Rock. Il cibo era molto buono e cucinato da loro con cura e amore. L’ultima sera abbiamo passato un bellissimo momento tutti insieme cantando e suonando nel giardino. Camera pulita, moderna e spaziosa. Consigliatissimo!

Jedno z nejlepších našich ubytování na Sri Lance. Náš pokoj působil jako nový, výborná koupelna, vše perfektně čisté. Rodina která ubytování vlastní je velmi milá a přívětivá (naše děti si hráli s jejich synem - indický kulečník, kriket). Měli jsme snídaně a večeře - jídlo domácí a naprosto výborné - takové v restauracích těžko najdete. A to vše za velmi příznivé ceny. Jsme z tohoto místa naprosto nadšeni.

Un peu excentré, et des éléphants sauvages peuvent passer une fois que la nuit tombe alors il n’est-ce pas recommandé de sortir après 20h30. Ce n’est pas gênant mais à prendre en compte, la guest house propose un dîner si besoin.

Not so much as didn't like but things to improve on: make large room complete blackout so no sunlight directly on one of beds in the morning.

Family run homestay in nature, with a nice view. Breakfast was delicious, they were very helpful with everything. On the top of the roof there is a nice place to chill, the view is on Sigiriyas rock. Very nice experience.

There were a lot of small bags attracted from the light on the bed. And it was difficult for us to sleep at the beginning. It wasn’t host fault though.

The location is very convenient, about a 5-minute tuk-tuk ride to Sigiriya Rock, and you can even see the rock from the terrace. The owners are both friendly and kind. Since PickMe (a ride-hailing app) is not really available in Sigiriya (there are hardly any drivers), they kindly arranged tuk-tuks and taxis for me at very reasonable prices. The breakfast was also amazing. They prepared a shaded terrace seat with a view of Sigiriya Rock, which was very relaxing and nice. The rolled pancakes were soft, fluffy, and perfectly sweet—absolutely delicious! There was also a savory dish (like a salad), which was really tasty as well.

The only minor downside was that some insects got into the room, but I think this is common in Sigiriya in general rather than the fault of the place.

Das Hotel hat uns insgesamt sehr überzeugt. Besonders hervorzuheben ist die wunderschöne Aussicht, die den Aufenthalt wirklich besonders gemacht hat und für eine tolle Atmosphäre sorgt. Die Lage ist ebenfalls angenehm: In etwa 5 bis 10 Minuten erreicht man zu Fuß die Innenstadt. Der kurze Spaziergang ist absolut unproblematisch und bietet sogar eine gute Gelegenheit, die Umgebung ein wenig kennenzulernen. Der Besitzer ist äußerst freundlich und hilfsbereit. Man fühlt sich direkt willkommen und gut betreut, was den Aufenthalt zusätzlich aufwertet. Auch das Frühstück war sehr gut – abwechslungsreich, frisch und mit allem, was man für einen gelungenen Start in den Tag braucht. Die Zimmer waren zudem sehr sauber und gepflegt, was für uns ein wichtiger Pluspunkt ist. Insgesamt ein sehr angenehmer Aufenthalt, den wir gerne weiterempfehlen.

The location is fantastic. You should at least stay here for one night. If you want to see Sigriya rock. And the best is the breakfast. This is the local breakfast. Very tasty, the view is nice here. I would say you need have enough time to have you breakfast here.

Room was very small with nowhere to put clothes. No shelves or anywhere to put toiletries in the bathroom which was grubby. Ground floor room had no view. Breakfast was very traditional with no other option e.g. fruit.

I stayed for 3 nights here on the top floor where had a great view of famous Sigiriya Rock and rice field. It was wonderful to wake up with birds’ singing every morning. The owner booked tours for me, also he drove his Honda w/ac to many places I wanted to go. Good price, good service, too. You can go by yourself (this was what I did) and ask him to drive you around. I enjoyed my stay very much! Recommended.

Het ontbijt met uitzicht op de rock op de rooftop was fantastisch en heel lekker. De kamers zijn erg mooi (ook met uitzicht) en het personeel is super behulpzaam en lief. De beste overnachting die wij tot nu toe hebben gehad hier in Sri Lanka! Zeker een aanrader dus.

The host family was exceptional! Angelo, his wife and two boys made us feel so welcome. They arranged trips and taxis for us when needed and we're so helpful. The variety of breakfasts on the top terrace was the highlight, overlooking the rice fields and Lions Rock. We sat with them on our final evening singing and dancing. A very memorable stay for all the right reasons. Thank you!!!

Family room size is very very small for a family. There is no space to put luggages and also to walk in bathroom. There is mold on the walls and a very strong mold smell in the whole room and bathroom. The shower water or is extremely hot or very cold. You can not mix it to a decent temperature. The owner try to make money from turists. He had a SCAM. He told us that he opened a new restaurant just one day before our arrival and because I am a "trusted customer" he invite us to dinner without intending to charge me for the food he serves. When we arrive there there was no restaurant, just two tables, no menu, nobody else, it was just one option to eat. In the end he charged us with 5000 LKR. You can read another reviews that says the same thing (I found one in feb 2025). So it is a scam to fool tourists and for sure it wasn't new opened restaurant. It is not even an restaurant because there are no menius because there is only one kind of rice. The owner just try to make more money from the people from his accomodation. We are third time in Sri Lanka and had many accomodations but never like this! Very disappointed of this accomodation and how the owner tries to scam people. Not recommand at all!

I stayed four nights in a lovely, cozy room at Sigiriya Water Guest & Viewpoint Restaurant, and from the very first day I felt that this was not just an accommodation, but a truly special place. Every morning began with a different gluten-free breakfast, lovingly prepared and enjoyed on the rooftop, with a breathtaking view over the rice fields and the majestic Lion Rock. The small garden below is absolutely beautiful — peaceful, green, and full of soul. But what makes this place unforgettable is the family. The owners are among the kindest, most generous people I have ever met, and their wonderful son Kawische completely stole my heart. Every morning he pulled my breakfast up to the rooftop with a little basket and pulley system — a simple gesture that somehow felt magical. From day one, there was a very special connection. The family helped me in ways that went far beyond what anyone could expect: The owner drove me early in the morning to the entrance of Lion Rock, another day all the way to Dambulla to a supermarket. When my tuk-tuk wouldn’t start on departure day, he immediately organized a mechanic — who didn’t even want to be paid. One evening, guests and family made music together, laughed, and shared a moment that felt pure and joyful. When it was time to say goodbye, I received a very special gift — and I couldn’t hold back my tears. This is a wonderful, unique place, made extraordinary by the people who live there. I didn’t just stay here — I felt welcomed, cared for, and truly seen. I will carry this place and this family in my heart for a long time.

The extremely welcoming hosts, going out of their way to make you feel comfortable. The view of the Lion's Rock from the homestay is breathtaking. The breakfast was absolutely wonderful, and local. Great place to be. I would recommend this homestay to anyone coming to Sigiriya.

Two things. The room was marketed as triple sharing, which was not really possible with 3 big luggages. 2 of us had to shift to a nearby hotel. While the room squarage was given, I would request the owners to make it clearer. The WiFi network isn't great.

This very charming little hotel is perfectly located for exploring Sigiriya and its surroundings. Tucked away on a quiet street surrounded by rice fields, it offers a stunning view of the iconic Lion’s Rock. The hotel is family-run, and the host and his family are absolutely delightful! The owner truly went above and beyond to make our stay unforgettable. From the moment we arrived, we felt genuinely cared for. The food was absolutely delicious, and he kindly helped us arrange a safari visit, as well as transportation to and from Sigiriya Rock. He even organized a wonderful cooking lesson for our son, which became a highlight of the trip. His son quickly became close friends with our little boy, and seeing them play together and form such a lovely bond was heartwarming. What touched us most was the owner’s thoughtfulness and care—on one evening when we returned very late, he stayed awake just to make sure we arrived back safely. This was more than just a place to stay; it felt like being welcomed into a family.

Such a lovely stay with a kind, helpful family on a perfect location. The rooftop breakfast comes with the most incredible view of Lion Rock and the surrounding paddy fields — worth booking for that alone. We could’ve sat there for hours. And with monkeys passing right by our room, it truly felt like being surrounded by nature. A beautiful and memorable place to stay!

We stayed in the triple room, which was a bit short on space for two larger suitcases, and without the air-conditioning on it could feel a little stuffy/airless at times — but this didn’t take away from how much we enjoyed our stay.
