Annies B and B

It was the perfect place for us to stay at because it was close to our next day adventure over at Kaipara Flats Rd. Heaps of room to park our car and trailer. The accommodation was so warm, cosy and was a home away from home and more. The hosts were really generous with a bottle of milk and condiments, there were bisc and sweets in the fridge and also included a cooked breakfast of our choice at a time that suited us. Very friendly hosts. Will stop in again and totally recommend.

We stayed at Annie's BnB for the second time on the night of 7 Sept 2026 having stayed there four years ago on a trip North. For us, it is a perfect stopping place about 3hr into a long journey. The location on SH1 and ease of getting there are perfect. In spite of this the cottage is set back from the main road and is quiet. The hosts, Annie and Peter, are generous and friendly and they've put a lot of thought into setting up the cottage. It's extremely well-appointed and they've thought of absolutely everything. A few examples are four forms of coffee (endless varieties of tea), make-up remover wipes, hand cream and torches on each side of the bed, but really the list is seemingly endless. The bed was soft and we got a good night's sleep. Weather permitting, there is a private outdoor seating area for an afternoon or evening glass of wine and a quiet read. We were served a generous and delicious cooked breakfast by our hosts, which set us up nicely for another day of travel. We cannot stress enough how impressed we were with the wonderful attention to detail.

A very warm welcome was received, we were shown around the dwelling, showing us where things were. The dwelling was extremely clean and tidy, with all the comforts of home. Breakfast was delivered on time and was excellent !!

Great position just near the Motorway. Eclectic decoration with a lot of things to keep you occupied. Comfy bed, good shower, & almost too much food for breakfast.

Breakfast was fabulous and an added bonus as inclusion. The accommodation was cosy and quirky, just loved it.

Leider waren wir nur 1 Nacht dort Dieses B&B verdient wirklich seinen Namen. Zuerst das wunderschön eingerichtete Appartment mit Terrasse mit allem was man zu Wohnen so braucht. Ein riesiges bequem Bett und großes Bad. Alles war blitzsauber. Im Sommer muss es wundervoll sein draußen zu sitzen und den Garten zu genießen . Die nahe Straße störte uns nicht. Der Hammer war das frisch zubereitet Frühstück am Morgen mit allem was dazugehört. Auf unserer 3monatigen Reise durch diverse Länder war dies das erste B&B das so ein frisch zubereitetes, üppiges Frühstück angeboten hat. Auch die Gastgeber waren sehr freundlich und hilfsbereit. Sie hatten sogar Cookies und andere Leckereien im Kühlschrank bereitgestellt. Wir können nur jedem empfehlen hier einen Stop einzulegen.

Love everything

It was a very generous breakfast with plenty of options and served at a time to suit us. There were plenty of interesting things to look at indoors. The heating was great.

This place is almost perfect. The only drawback is the traffic noise early in the morning which the hosts can do nothing about.

This is honestly one of the best accommodations we have ever stayed! Annie and Peter were so lovely and the whole place was amazingly prepared and presented. We stayed for four nights and loved every one of them. Huge, comfortable bed, great coffee with milk frother and all the of the attention to detail exceeded anything we could have hoped for! Wish there was another rating section for Peter's breakfast because that would also be a 10/10!

Great hosts! Stayed during a cyclone and they went above and beyond! The accommodation was so comfortable, I'd say it felt like home but the abundance of coffee, a cooked choice of breakfast daily and a giant bed is much better than what I get at home! Couldn't recommend staying here more.

Easy peesy check in, lovely sweet cottage with netflix and cosy covered deck where an incredible breakfast was served (had eggs bene, omelette, toast and jam), comfy bed, great shower, full facilities. Especially enjoyed looking out the french doors from the comfy couch watching the leaves drop. Loved this place. Traffic noise was no issue. Fantastic!

I stayed here alone before and loved it so much that I came back this time with my daughter. We also really enjoyed nearby Snells Beach—it was just perfect—and the restaurants downtown were great too. Most of all, this place itself is amazing and has everything you need. Peter is always kind, welcoming, and makes you feel completely at ease. The breakfast was honestly better than any brunch we’ve had at restaurants. My daughter ended up loving this place just as much as I did, so I’m pretty sure we’ll be back again soon. We had such a relaxing stay, thank you! 😊

We spent 3 weeks in New Zealand and had vacation rentals the entire time. This was, by far, our favorite rental. Felt more like staying with family in a private lodging. The fresh cooked breakfast was AMAZING! The place was immaculate, comfortable and so fun. (Many vintage and special decor touches.) VERY affordable. Wish we could have stayed longer.

Upon stepping into this B&B, we were stunned by just how mind-bogglingly spacious it was—the photos truly don't do it justice. We had the entire place to ourselves, which made our stay feel incredibly private and luxurious. Despite the heavy rain during our visit, we were more than happy to be 'confined' in such a beautiful space. It’s perfectly equipped for a rainy day with an extensive collection of books, board games, DVDs, and even a piano. We loved the unique charm of the themed rooms, such as the lavender and yellow suites. To top it off, our punctual host served a truly scrumptious breakfast each morning. You really have to stay here to experience it for yourself!

We liked everything about Annie's. The room was really nice and the breakfast was amazing! We enjoyed the garden/patio room and slept really well.

Annie and Peter are a friendly couple - relaxed, but professional, and well organised. The enchanting units are very comfortable, with everything we might possibly need. Better than the photos. The location was ideal, close to Warkworth town, easy access to Matakana & the scenic coastal areas. There's a great hot seafood place directly across the road, ideal for a lazy dinner after swimming at the beach. Breakfasts are superb! The chocolates and licorice allsorts in the fridge were a delightful and welcome touch too. We will be back again!

Being close to the main highway, you might hear some noise from trucks passing at night, but wasn't a problem for us.

An awesome B and B. Accomodation was really nice with comfy bed and very clean. We were asked what we would like for breakfast and at what time. Timing next morning was spot on and the food was great! I only regret that we didn't stay any longer..

This is one of the best places we have stayed in. It was in a perfect and gorgeous location, it had absolutely everything thing you could possibly need and the hosts were so lovely, providing a fabulous breakfast of our choice. It was summer when we stayed and there was a super deck for al fresco dining. The bed was huge and awesomely comfy. All super clean and well maintained. Would go back in a snap - but imagine many people now know about this gem and it will be very well booked out so if you get a chance snap it up!

The owners attention to detail was exemplary and the most important aspect for me is the bed - it was massive and very comfortable - this is not often the case in many other places of accomodation. I would return simply for this. Very generous with hospitality and consideration for so many small and thoughtful details about the place. The owners may want to consider lifting the prices for a night's stay as it was excellent value for money.

The only detraction - which couldn't be helped - was the situation of the cottage we were in near the main road which meant that you could hear the traffic from time to time (particularly when outside) when it was busy. In such a created serene environment we wanted to appreciate it all without having the vehicle noise interfere. Double glazing of windows could be considered?

Everything! This place deserves a score of 20 out of 10! Breakfast was great, tasty, and generous, served on the porch outside looking over a magnificent garden. The place has everything you may need, from a fully equipped kitchen (for a B&B place), to the tiny details. The hosts are lovely, did I mention generous? Highly recommended, we travel all over the world and this is one of the best places we ever stayed in.

A spacious 'homely' cottage. Too many thoughtful 'above and beyond' special extras to name! You'll just have to stay and find out for yourself. The included home cooked breakfast (choice of 4) was just outstanding! Bed was huge. Covered outdoor room and lovely garden area, not aware of road noise so near the main highway. Was a lovely winter 'hunker down' night away.

Host friendly and helpful. Good location on the SH1, short drive to Warkworth and Matakana. Very spacious apartment, very well equipped and clean. Enjoyed the decoration, homely feel. Great range of cooked breakfast options, delicious. Overall would recommend.

We had a wonderful night here. The host was incredibly friendly and even called to arrange our arrival. We had everything we needed plus some extras like a shaving set and shampoo. The fridge was stocked with complimentary cookies, chocolates, orange juice and milk. The bed was incredibly comfortable and everything was spotless and quiet. The garden view was simply stunning. To top it off, the freshly made omelette and scrambled eggs in the morning made our stay truly special.

A bit hard to safely enter and exit the driveway from State Highway 1 when traffic is heavy.

Excellent stay again. Close to Warkworth for shops or coffee, also the many beaches. Beaches that we had almost to ourselves bar four people. Sorry can’t say but keep looking they are there. Monster breakfast included, plus treats in the fridge and juice.

What a Gem!!!! They have thought about absolutely everything, there is nothing you won’t find in the cottage, from a plaster to a jug of juice in the fridge along with a beautiful cooked breakfast delivered to your door in the morning. It’s on SH1 so suited us on our travels. Would 100% recommend you try this place and I wouldn’t normally offer recommendations but it is excellent value for money and you will not be disappointed

Wonderful place with everything you need. Comfortable, spacious and full of extras like slippers, bathrobes, loads of spare towels, juice in the fridge. It was exceptional. Lovely breakfast provided and very friendly hosts.

The only thing was that it is on the main road and, therefore, a little difficult to exit if turning right. No big deal though.

As soon as we got there we were met with such accommodating hosts who had the room in such pristine condition. The room felt like home as soon as we walked through the doors. We were visiting for hidden valley festival and left our transportation to last minute, so was unable to find a way there due to everything being booked, but Annie’s husband Peter was so kind enough to drive us, a massive detour which we were so greatful for. These people are definitely worth supporting and provide everything you would need for a proper Air BNB Experience! Couldn’t fault it, we were sad to have only been staying one night!

Cute cottage with amiable host, and well kitted out, has a nice little deck on the garden. Has a nice collection of DVDs! And actual books!

The pillows were big and hard! The main road is very close so it's bit noisy in the 'busy' hours.

Great B&B, very comfortable and stylishly furnished. And the breakfast was an absolute dream!! We loved it very much. The B&B is right next to a main road but you hear the traffic just a little bit during the day and it wasn‘t disturbing.
