Amazing location, wonderful staff and great pool

Das Bad war etwas verschimmelt. Die restliche Unterkunft war sehr abgenehm gestaltet. Das Zimmer war zwar klein, jedoch vollkommen ausreichend.

It was quite close to the touristy area but not directly in these crowded streets. The room was spacious. The receptionist had nice recommendations for trips, if you need help with that. They provided water, tea and instant coffee every day. They offer a laundry service for 50k/kg but I didn't use it because there are cheaper places in the area. .

The kettle made weird sounds and smelled a bit odd like metal, so I didn't use it. Everyday after they cleaned the room I found a lot of mosquitos because they probably left the doors open while cleaning. The elevator smelled but she told me they will be fixing it soon.

This feels like a scam. I DO NOT RECOMMEND BOOKING THIS VILLA. We stayed in room 401. - Booking 2 and a half months in advance and when we arrived, they still managed to give us a downgraded room. They said that they gave our room to other people because we were late. Bear in mind that we booked this room 2 AND A HALF MONTHS IN ADVANCE. We told the villa that we were going to arrive around 2:30 PM and we arrived at 3 PM. Some of the arguments they made were because: o we arrived late and so they gave the room to other people (I don’t understand when we booked it 2 and a half months in advance, did tell them the period of time we were arriving, and yet they still managed to give us the downgraded room) o The room looked the same (Personally, it’s like asking the owner of a restaurant if their food was good or not. Of course they are going to say yes. But I’ll put some pictures and let you judge it yourself so that you don’t think I’m talking nonsense. DO YOU THINK THE ROOM IN THE PICTURE AND THE ROOM GIVEN TO US LOOKED THE SAME ?) - They didn’t offer us a refund, nor did they offer us to change rooms. They stripped us of having other options.

- It didn’t have any closet, nor did they have a wardrobe. The only thing that was there was a wooden stick attached on two sides for you to put your clothes out in the open. - The terrace is not in your own room. - There was a hole below the fridge that every time we opened it, we had to use our force to lift it in order to be able to open the fridge. - The rooms weren’t soundproof. The description mentioned the room was soundproof, but we could hear people talking from the hall and the sound of the elevator from one floor below us. Not to mention the fact that the location of the villa was situated on the outskirts of Hoi An where most cars and bikes passed by, and they were heard clearly from inside of the room. Technically, it is located in Hoi An but isn’t really in the center of the old town because it is really on the outskirt and you had to walk to be able to get there. - The room had stains and parts of the walls were cracked. - We had the room where we didn’t have one bed but two small beds made into 1. It was awful, especially going as a couple. We couldn’t sleep in the middle because there was a hole in the middle. It was as if we had one small bed if we wanted to sleep together. When they say 1 large double bed, they meant two small beds put together, which make one bigger bed but have holes that a couple can’t really sleep together. - In the description, they said there was a hot tub. THERE WAS NO HOT TUB ! - They didn't even ask how the stay went when we checked out

The cleanliness of the villa is nice. Room service is pretty nice. Everything is clean and nicely designed. We stayed in 401, the view was like 8/10 straight to the old town, room a bit small but still clean and cool.

The mosquitoes are the thing that bother us the most here since the place is right by the river. The bed was comfy and big but it was 2 small mattresses put together without the holding of the bed frame so they keep moving around and have a gap in the middle. No wardrobe.

Love this little gem. Hannah on the front desk was just amazing and so helpful, nothing was a hassle. She organised a cooking class for us which was the best. It was so convenient to the old town and many restaurants and bars. Rooms were spacious and we had a huge balcony which overlooks the canal and streets. The pool was small but so refreshing after a long hot day. There are free bikes to use which we rode to the beach. Flat ride and about 20 minutes, well worth it.

Location was good for visiting the old town. property is good, and staff are friendly

Property is right next to lots of bars so it can be quite noisy till early hours of the morning. Great location if you want to party but I would recommend staying near the beach if you're looking for something more relaxed, especially as it's super easy to get around via Grab.

Localização muito boa, quarto era grande e espaçoso, banheiro ótimo e amplo, foi um bom custo benefício. E o staff foi atencioso em nos ajudar com o que precisávamos.

A área da piscina poderia ser melhor cuidada e o quarto tinha um pouco de cheiro de mofo.

Beautiful brand new room, very comfortable, spacious and we'll located. The staff was very friendly. There a nice outdoor pool, free bicycles and near all the old town attractions. Definitely recommended!

Nothing to complain, everything was very good.

L'emplacement parfait avec une très belle vue sur la ville et la rivière. La terrasse était vraiment très grande (dernier étage). Le personnel était gentil.

Le ménage n'était pas fait correctement, les serviettes et linge de lit tâchés. La terrasse n'était pas nettoyé. Des travaux sont en cours en ce moment et débute à 7h30... mais l'hôtel n'y est pour rien. J'avais demandé une chambre avec baignoire mais ce n'était pas le cas, j'ai pourtant payé pour ça.

The accommodation is very close to Hoi An Ancient Town, but not too close, so it’s not noisy. The place is clean, and the hotel upgraded our room as well. The staff were very nice and lovely.

Location was central yet surprisingly quiet. Pool was perfect in the afternoon. It was basic facilities. Staff accomodating, friendly.

Toilet cistern would leave a very unpleasant odour on flushing

very good location, tucked in a corner away from the noise, but a minutes walk to every place you need,free bike hire which was good.

pool was a little cold and small, however I used it to cool down.

The hotel is in the perfect location, >5 minute walk to the old town. The free bicycles are helpful. Comfy bed.

The location did mean it was rather noisy until the early morning. Our room was situated right next to building works that the hotel failed to inform us meaning we were being woken up at 7am our entire stay. The cleaner failed to lock the room door, and with no safe, anyone could have taken our valuables.

Me and my girlfriend had a great stay. The accomodation has a nice mountain view next to the river. Hung and his family were really nice to us and he came to pick us up from the train station. They also offer a lot of tours en extras. I would recommend!

Great location, clean modern rooms & bathroom. Large balcony spectacular views at night. Staff friendly and helpful. Would definitely stay here again.

I liked the location. Its close to the Old Town without being in the absolute chaos of it, and was quiet at night. The wifi was good.

The room was small and dark, as I was up against another building, so no real day light. Room was small. There was no ventilation, and there was mildew on the walls. The sheets would be inexplicably damp. The AC is either set to ARCTIC CHILL or is not on, not very responsive. There were always mosquitos in my room, somehow? I would not stay again.

Location - in the heart of the old town of Hoi An, right by the lantern lake. Big bed, comfy pillows. Lovely hotel staff

Noise until 4am from outside, plus very loud guests. Also, there is a smell of damp and mould throughout the hotel. I noticed that there is no extraction fan ventilation in the bathroom. The ceiling was covered in mould spots and the only ventilation would be via an open window... which attracted mosquitos inside.

Das Hotel hat eine top Lage um die Altstadt von Hoi An zu Fuss zu erkunden. Die Mitarbeitenden waren sehr freundlich und hilfsbereit. Schöne, saubere Zimmer. Wir können das Hotel weiterempfehlen.

Много удобно разположение, на брега на реката в самия център на туристическата част и всички събития. Хотела има малко, но удобно фое със закрит малък и много чист басейн - за това място басейна с покрив е за предпочитане поради почти постоянните валежи. Персоналът беше мил и отзивчив. Цената е много добра, за това, което се предлага. Някои от стаите са с изглед към реката, а някои нямат никакъв изглед. Но пък и цените са съобразени. Стаи има за всяко предпочитание.

Не ми хареса мухълът в банята, и някои захабени участъци. Но от няколкодневния престой и смяната на 2 хотела стигнах до извода, че е нормално за местните жители. Чистотата търсете в най-високия клас хотели.

Location is great, staff were more than helpful with any requests and also organized our tours transfers and transport onto our next destination. Modern rooms that were very comfortable. A great place to stay for our 3 nights in Hoi An.

La struttura è a due passi dalla via centrale, senza però essere nel caos. Lo staff è molto gentile ed aiuta volentieri per ogni richiesta.

Perfect location, you're literally on Old Towns doorstep. The hotel service and staff are excellent, they clean your rooms everyday whilst you are out and are helpful with any activities, onwards transport or any other general support needed. Great value for money.

The location was perfect. Great modern shower. Best and most comfortable king size bed that I have slept on while travelling! Room size was great and no pressure to but services - but available to organise private cars if requested.

The hotel is excellent, pricing and location. It is very quick walk to Old Town, right by the river, and the room overlooked the river. I was positively suprised at the look and location of this room.

Great location! They arranged a car to pick us up from the airport, which was great. The staff were very friendly and helpful.

The location is excellent but it was bit difficult to find initially. The main entrance is behind a parking lot. Additional signage would help. The elevator was a huge plus. The room was large, AC was excellent and the room was a large size. How water was excellent. The staff was pleasant and happy to help. Front desk staff was the highlight of my stay.

The bathroom towels smelled musty and sometimes did not smell clean. This is a budget hotel so I didn't complaint to management. Travelers should be aware.

It’s central. Hoi an is literally at your door step. You can even see it from your hotel room (depending on which room you book). Pool was a bonus. Free use of bikes. Staffs are helpful and friendly. Motorcycle was quickly arranged

Room 203 - there’s a giant billboard sign blocking half of the river view. Busses, taxis and private transports be parking in front of the hotel creating nuisance but can’t be helped I guess.

Great location and had convenient free bike rentals. The property was pretty small but had everything you needed.

The bathrooms would sometimes have an unpleasant sewer smell and our room was infested with mosquitoes by the 2nd and 3rd night.

Perfect location to visit the old city. Very close to the river and shops restaurants, bars Room clean and comfortable but basic equipments only in the room and bathroom. Lighting in the bedroom is poor and should be improved. Hotel Ok for a short stay only

The hotel was in a great location and easy access to shops, restaurants and more. The staff were so lovely and helped us with our laundry.

Rooms were not as clean as we saw in rest of our stay in vietnam.

The location was definitely a 10! In the heart of the old city, close to everything (and though there was sufficient insulation to combat any outside noise). My room was very modern, clean, and bright. An incredible value all things considered. The room was made up every day by 9:30-10, and the staff was friendly and knowledgeable. I had a wonderful view of the city from 302.

Breakfast would've been nice, but I knew this from the start. That said, plenty of inexpensive and tasty places to go get it and two were opened by 7:00AM! Nothing else negative can be said.

The bed was two single beds pushed together and would come apart a little during the night, but was still very comfy!!

The location is super close to Old Town and easily accessible. Reasonable price. Staff were very accommodating with the delayed flights we had when checking in and arranging transfers (for a cost).

There were works happening near by that began at 7am making it a little noisy in the morning.

Clean and great location to nightlife

It was in a great location. Staff extremely helpful and arranged a transfer for us from da nang to Hoi a which was fabulous. Room is spacious.

Our room had a slight smell to it (slightly musty) which was abit unpleasant but other than that it was a great stay

Location is ideal as right next to Old Town. Staff were excellent and helped arrange some extra activities for us and also arranged taxi from station without any fuss. Room was as expected.

Is right next to a road which is a little noisy, but this stops being a problem at a reasonable hour so did not bother us at all.

Greet location overlooking the river, minute walk from restaurants and bars, lovely bath and nice bed.

Staff are helpful, location is convenient, and the rooms are nice. It's easy to communicate with them through their WhatsApp info. They helped with food recommendations, and tickets to the Memories of Hoi An show (which is a must see).

Not knowing the area at all, we were surprised when arriving that the intersection in front of the hotel gets very congested in the evening, and the area gets noisy in the evening. This is out of the control the hotel but I think should noted.

The location was absolutely stunning, walking distance to essentially everything. The hotel was greatly valued for the service and space.

Our room was a bit small, and we booked a room with a balcony but our view was blocked by a huge billboard. Other than that, everything was great!

I had a wonderful stay at the present river villa. The hospitality was exceptional, and the service truly stood out. A special mention to Hen at the reception, who was incredibly welcoming and helpful throughout my stay. She provided excellent suggestions for local attractions and dining, which added so much value to my trip. Her friendly demeanor and attentiveness made me feel right at home. The room was clean and comfortable, with all the amenities I needed for a relaxing stay. The location was also perfect, making it easy to explore the area. I highly recommend this hotel to anyone looking for a pleasant and memorable experience. Thank you to the entire team for making my stay so enjoyable

The staff were very friendly & helpful. Clean and comfortable bed. Hot & powerful shower. Great location overlooking the river & seconds away from lots of bar's & restaurants but far enough away from the late night ones so we weren't disturbed. (Even though we were in the late ones most nights 🤪) There was a lift too. Too cold & wet to try the swimming pool.(the weather not the water in the pool😆)

Lovely stay at the Present Hotel! It is very conveniently located so you can easily explore Hoi An. Place was clean and quiet. Checkin was easy. 24 hour front desk. I slept well and enjoyed my stay.

Clean room, great location, great service! All the staff were very friendly and helpful. They offered and arranged taxi for us from and to Da Nang without us even needing to ask 🙂 weather wasn’t great but if we ever go back to Hoi An - we know where to stay!
