The place was very clean and when we got the the staff was very friendly and accommodating.

I don't think I have anything thing to complain about honestly.

Bad experience – needs significant improvement Unfortunately, my stay at Ins & Outs was a very disappointing experience. I booked the accommodation for two nights mainly because of its convenient location near Standard Bank Head Office in Rosebank. There is a pub on the property, and the noise was extremely disruptive. There was also a lot of banging and noise coming from the neighbouring room on both nights. After long days at work, I needed to rest, but I could hardly sleep. This was particularly disappointing given the cold weather that has been affecting Gauteng. There were also some cleanliness issues. I noticed what appeared to be food residue around the edges of the bedding/undersheet. The water was never hot enough, which was especially uncomfortable in the cold weather. Basic items such as soap and sugar for tea or coffee were also not provided, unlike other places I have booked. To be fair, the room itself is clean and has some positive features, including beautiful floors, wardrobes and a nice bathroom. However, the overall experience was poor, and the noise, lack of hot water, cleanliness concerns and missing basic amenities need serious attention. Unfortunately, Ins & Outs is one of the worst accommodations I have booked. I chose it mainly because of its proximity to my workplace, but based on this experience, I would not book here again. The management needs to improve the guest experience and do much better.

The room literally has only one towel and the water in the shower is cold. If they could at least have two towels and the water be heated on time it would make for an even better experience.

Noisy environment at night from 8pm till 3am. not conduive for resting at night. I was promised a soundproof room and got opposite. Access to reception and rooms - not well designed stairs for luggage movement making it not safe and welcoming. Old linen and blankets not well cleaned Staff not so friendly and presentable

Très bruyant car à l étage d' un Club avec de la musique à fond jusqu'à 2h00 du matin. Dans les couloirs le gens étaient bruyants jusqu'à1h00 du matin pendant le deux nuits du séjour. L équipement est très basique: dans la chambre pour deux, avec kitchenette, une seul tasse et une seule petite cuillère. Pas d' autres couverts, heureusement qu' on en avait en plastiques! Pas de chauffage, même d' appoint (temperature externe la nuit de 8 degrés, pendant notre séjour).

The location for starters, definitely not for the faint hearted. The kind of place you don’t want to be caught outside after dark with that being said i was told to wait outside the premises for an hour because there was no staff available to open for me. After an hour the staff lady opened the gate from the inside, she said “sorry I was asleep, I couldn’t hear the phone”. lol. Even with that I paid for early check-in. The place is nothing like how it looks in the pictures. Even my uber driver was concerned about the area he insisted on waiting with me until someone opened the gate up until he got another trip. Terrible. Terrible. Terrible.

The noise is unbearable,there'sa club downstairs. You will barely sleep until 2am in the morning when it closes. Windows are thin. When loud cars pass, it sounded like they're in the room. We were given only one towel when we booked for two guests.

The fact that this establishment is adjoining a bar/nightclub that plays its music so loud and until 2am - so much so that the building, my bed and my eardrums were reverberating from the noise. It is impossible to sleep through this and I am shocked that an establishment like this is allowed on the booking.com platform as essentially one is paying for a sleepless night.

There is a place that plays very loud music so we could only sleep like after 2am. There was not clothes to clean the counter and their wasn’t enough utilities for 2 people. The bed we slept in made a lot of noise every time you turn. The water for showering was also not hot it was cold and the Netflix didn’t work. The parking space is also very uncomfortable

Firstly cannot find the place. Very Small sign board amongst other company boards. Cannot see any parking Called many times until someone answered to find the hotel. Neither was the receptionist friendly like she was doing the customer a favour. Parking lot is like a some small workshop with stuff lying about Tiny sorta cubicle reception, reception hands you the key and tv remote. Had to call to the tv working. Apparently there was WiFi but not info provided.Room designed like prison layout, visible electrical pipes in like silver cover. No soap or lotion in bathroom. I have travelled for many years and stayed in simple places but this was depressing - room advertised photos don’t match to reality. 1 microwave, few plates - that’s it which I did not use. Although it’s in rosebank is shocking and the location also seems not so safe with noisy partying people

Inn & Out Plus Rosebank is extremely well situated in Rosebank - it is within walking distance to all amenities and attractions and eating establishments both in Rosebank, Parktown North and at a push Hyde Park (a slightly longer but manageable walk). The room was compact and neatly arranged - strangely the fridge was not in the kitchen but in the bedroom area within the cupboard. Nice, fair sized bathroom with great shower. Two double beds in the unit, both extremely comfortable and blankets warm enough for the winter chill which made its appearance! Certainly a good, budget friendly venue for international travelers and for a staycation - nothing over the top fancy but very good value for money - a few negatives to note mentioned separately.

Unfortunately, I don't think anyone has checked the microwave because there was a packet of McDonald's fried in the oven and when we tried to use the oven a few sparks flew inside so we thought best not to blow ourselves up and didn't use it. I don't think anyone has used the kettle in about 5 years - there was something growing inside it which looked like some form of food which had been thrown into it - sad that guests behave in that manner. The black out blind for the large window to the balcony was torn and only with some gerrymandering was I able to close the blind into the door to get rid of the light and block out some of the outside noise. Anyone knowing the location will expect noice from the club below but it is not bad and the revelers are a bit loud after their night out in the early morning. Sadly the soundproofing of the room is not great - staff shouting to each other at about 5am when they start and unfortunately one guest who decided to fight with her partner all night not effectively blocked so we had all the drama included in our stay - not much owners can do about club noise nor inebriated guests.

Oh where do I begin? Lets start with the fact that the hotel is right above a nightclub which was pumping until about 3am three nights of my four night stay. It's loud and closing the windows doesn't help. The road below is body - cars, people. As you go up the stairs to the hotel entrance you pass a cannabis smoking joint, with joint smoke wafting into the hotel all the way to the second floor. The hotel is basic - no restaurant, they don't even provide you soap. The towels are those cheap thin white towels and are so old they're completely frayed, but at least they're clean. The bedding was clean. The room was clean but stank - initially I thought it was smoke but then realised it was damp. Maybe both. The hotel is extremely most - people shouting in the corridors all through the night - I'm guessing they go to the club and come home drunk. Although it's in Rosebank, it's in the dodgier side near Jan Smuts drive. It's not safe to walk at night - definitely not suitable for women. 100% would never recommend.

1. la pulizia: appena arrivata sia la camera che il bagno erano sporchi. Ho trovato capelli e peli per terra e sulle pareti. Molta polvere e ragnatele 2. Disattenzione nel servizio: sono stata qui 3 notti. l'ultimo giorno è stata fatta pulizia, ma mi hanno tolto l'asciugamano e l'hanno sostituita con due tappeti da bagno. quindi non avevo un asciugamano per asciugarmi. Inoltre avevo prenotato per due persone in camera, mi è stata data solo un'asciugamano e alla mia richiesta di darmene un'altra, la receptionist era alquanto infastidita. 3. Non c'è una saponetta, non c'è il sapone per lavare i piatti, vengono messe in cucina 1 forchetta, 1 coltello che non taglia e due cucchiai, una tazza e un piatto. Non c'era un bicchiere, non c'era NIENT'ALTRO. 4. Rumore: l'hotel si trova proprio sopra L'Opera bar, un bar/pub con musica alta fino alle 2 del mattino. Le pareti rimbombano e purtroppo la musica si sente forte.

Aos que tem sono leve, a hospedagem fica em cima de um bar/balada e o som é bem alto. A acústica não dá conta. As toalhas de banho eram pessimas e com um cheiro horrível de cigarro.

The place had everything you need for a comfortable night. Beds were good, everything was clean and felt quite new. Appreciated the kitchenette with microwave and fridge.

The noise. Anyone who can't sleep next to a doof doof club next door should find somewhere else. I used my headphones and managed to get to sleep but the music was so loud I could feel it. Obviously not the fault of the accommodation.

The place has a Cannabis Club which I wasn’t aware of and during the night, I had to contend with loud music till early hours of the morning. This made sleeping very difficult. The plumbing system in the shower was not functioning, water was clogged to the extent that you could use a small boat in. House keeping staff were so noisy early in the morning after having to stomach overnight noise. All the corridors are always smelling of Weed. I wouldn’t recommend that place to anyone who like a quiet environment.

Very basic hotel. We had to carry our suitcases a flight of steps to get tothe reception. No security at the front door or reception. Meanwhile receptionist is safely lo ked up in a cage with a partition to communicate with guests. Frankly, the place looked like a location frequented by prostitutes. No receipt was issued for the late checkout fee. The receptionist claimed she couldn't find the receipt book.
