Good service and overall nice room

None

The room has everything you need plus the extras. Staff are very accomodating and only a message away from assisting you with any problems, questions, or even if you would like your washing done on-site. Location is ideal, as it is right above the Imago Mall, which is a great place to go on a shopping spree or eat some delicious food!

Property photos and description is a little deceptive regarding the type of property it is. It makes you think that you are going to stay at a “hotel”, but it’s technically a subdivided apartment, made into multiple rooms. Due to the fact that it’s subdivided, the walls are somewhat thin, therefore you can hear people in other rooms if they are loud. Additionally, I didn’t mind too much because I am a deep sleeper but you might not like how much noise you can hear from the streets and the planes flying over, due to the lack of sound proofing.

Rather strange hotel, in a block, not what we expected, didn’t have proper hotel facilities, room was clean, toilet flush was not properly working, thankful we only had one night there

Being in a block - felt like apartment building

Hotel sgt secure dont woryy ya 🤭 semua staff nya sgt2 friendly ❤️ and kalau lapar boleh turun ke imago shopping mall dibawah ya 🌹 ⭐️⭐️⭐️⭐️⭐️⭐️⭐️ ya !!

Clean, great, view, good size tv, excellent shower, good tea coffee snack facilities, comfortable bed, loved the pool and roof garden was a nice surprise

The lobby and lift, a little tired, always seemed to be people hanging around in the lobby for no reason i could work out. Not a lot the business can do about it as it appears to be a shared area. Noise from the street. Replacing the insulation around the windows would cut the noise down significantly.

Special thanks for keeping 1 suitcase while I was around Sandakan for a few days. Accommodation in excellent condition and super clean, closer to the airport than other options in the same league, staff very friendly

We loved how central and convenient the location was. The host was incredibly communicative, helpful and accommodating throughout our stay. The place was clean, comfortable and had wonderful amenities. Thank you so much for having us… we had a lovely stay!

WiFi correcto. La urbanización tiene dos buenas piscinas.

L'atenció rebuda

Habitació molt petita per tres persones i molt sorollosa

The staff were amazing, if you needed anything, they were there straight away to help. The room was on the smaller side but wasn't too much of an issue. The bed was very comfortable. We had a lovely four night stay.

Nothing, everything was good

Very comfortable bed. Amenities exceed expectation. Dyson hair dryer, unlimited drink, shower gel supplies, nice renovation

Room too small

The staff were very good. Communication excellent. Free laundry service a fantastic asset. It was clean and comfortable and would highly recommend

The location of the property was perfect - right above the Imago Mall in KK. The room was spacious enough and the bed very comfortable. The shower was very nice as well.

I only stayed for two nights but some closet space for longer stays would be nice.

Comfortable. Clean. Amazing bed. Lovely staff.

The service was excellent!

The customer service was amazing. Every question was met with red carpet treatment. I will definitely book here again!

Amazing staff support, convenient location, and luxurious amenities at the best value. Highly recommended for anyone planning their first trip to Sabah. The area is not too crowded either.

Some might be bothered by the road noise, but not us.

Location was incredible. Service was swift and helpful. The room itself was very clean, useful and looked great.

The only slight negative is there wasn’t a lot of room for our airplane luggage, but you can work around that.

Well take care by the asset owner

All good

Convenience of location and helpful staff.

Moderne tolle Ausstattung mit vielen Extras. Sehr zuvorkommendes Personal.

Super considerable room. Very clean.

Excellent for taxi pick ups, and due to mall downstairs chemist ect very handy. Also good selection of food at Imago.

This is my second time staying at this hotel, and I am very satisfied with the service. Initially, I booked a King Room with Pool View, but I was pleasantly surprised when the management upgraded me to a King Room with Balcony at no additional cost. A special thanks to my host, Vinah, who was extremely helpful throughout my stay. The service was truly excellent. The comfort and overall experience felt like staying in a 5-star hotel. Complimentary mineral water and soda were available without any extra charge, and the bathroom amenities were also well provided. The check-in and check-out processes were smooth and hassle-free. I would definitely recommend this hotel and look forward to staying here again.

The prayer space was a little limited, but it was still sufficient to perform prayers comfortably without obstructing the walkway or access to other areas of the room.

bath room....small

I liked the clean, spacious, and well-maintained room. The facilities were excellent, including charging cables, a Dyson hair dryer, a bathtub, and a separate shower. There was still plenty of space to move around comfortably even with our luggage opened up, and the room was bright with plenty of natural light. Customer service was responsive and helpful, with quick replies to any enquiries. The location was also excellent, as Imago Shopping Mall is just downstairs, making shopping and dining very convenient.

No major issues during my stay.

The apartment was compact, exceptionally clean and modern.

I wasn't expecting the apartment to be in a complex above the shopping mall. The pool was outdoors for all apartment residents to use.

Great location for exploring the area from. The owners/staff were very helpful answering all our questions and giving recommendations when we needed them. Nice touch to get fresh bottles of water every day

Location and your staff services.

The size of the room and lobby which was not safe as too many visitors were just coming in and out; and resting on the sofas in the lobby.

What an incredibly wonderful place which exceeded my expectations. I had a 12 hour layover until my next flight and decided to check in here. The staff was extremely friendly and greeted me down at the bottom floor and showed me to my room. The room was small yet very well designed. It comes equipped with everything one would need even for longer stay. The place is extremely fresh and clean! It comes with coffee, tea, water, Wi-Fi, and plenty of charging ports and even a battery charger. As one comes in there’s a toilet and to the left is the bedroom area, which is small, although adequate and beyond the bedroom area is a shower as well as a small bathtub. Although this is located within a mall, this place was extremely quiet except for the occasional plane landing at the nearby airport. With one advantage being that there are several good restaurants and shops within walking distance. I would definitely recommend this place for someone with a layover longer than six hours or a flight out of KK the next day. Wait! I wrote all this before. I took a shower. The water pressure and the heat were fantastic!. After the shower, I dried myself off with the most incredibly soft towels. I love the detail in this small space. I would up my recommendation if possible. The response time to my questions was very prompt and informative.

X

It is just above the mall, very convenient if you want to do shopping. The unit is amazing, you have everything u need from the basic toiletries kit to the big bath tub despite the room size.

Location is superb because its near Imago

The space a little bit small for us 4

Everything excellent!

Large pool

Somewhat ambiguous pool dress code

Communication and services are great! With our request, we had a bigger room and it was a very nice room.

The property is closed to the main road, so we could hear the traffic noise at the nights.

Nice place to stay

The room is very comfortable, clean & tidy

I recently had the pleasure of staying at the Ritz Residence Kota Kinabalu, and it was an absolute standout experience. From the moment I arrived, the quality of service and attention to detail were excellent. The room itself was stunning and impeccably clean. The aesthetics were modern and inviting. What truly sets this place apart are the thoughtful touches. They provide everything you could possibly need, including: Umbrellas and raincoats are ready for use, selection of branded perfumes available for guests to use freely, unlimited supply of tea bags, coffee, and carbonated drinks, Complimentary (FOC) daily room service that kept everything fresh throughout my stay. The staffs were the heart of this residence. They were incredibly helpful and fast to respond to any request, ensuring that my stay was completely hassle-free. Everything about this stay was excellent. I will definitely be coming back to Ritz Residence the next time I’m in Kota Kinabalu. Highly recommended for anyone looking for luxury and top-tier hospitality!

The hotel does not have its own restaurant. Important to mention this in the spec

The description in booking.com is misleading, as the hotel does not have its own restaurant. However, there are plenty of eating options nearby.

The room was lovely, had loads of amenities, felt very luxurious. The staff were so helpful in escorting me to the room and helping with my luggage, as well as helping me when i had accidentally left something in my room. The bed was super comfortable. I loved how the hotel had provided lots of things such as snacks, power bank, water, everything you could possibly need for your stay. The staff were also easily accessible through WhatsApp throughout my whole stay to answer any questions.

The rooms were slightly confusing to find by myself but the staff were there to escort me so it was ok.

Great location.

Our family of 4 only stayed one night (2rooms) but it was just amazing and above and beyond what we expected. The staff was amazing from check in to check out, and the rooms are better than some 5 star hotels! The location was perfect being attached to the mall and close to eateries and cafes. We absolutely enjoyed our stay and would not hesitate to come back when we visited again. Thank you for your hospitality!

Nothing

This property was exceptional - it was clean and came with lots of little nice extras which we were extremely grateful for - great hairdryer (never had one for curly hair in a hotel before - yay!), sterile wipes, water etc. I had been a bit worried about the bling roof from the photo, but it was fine. The property is in a fabulous spot, with easy access to Imago Mall and all the food shops contained within it and we appreciated the parking.

Nothing great stay.

The location is excellent. Attached to a mall for a very convenient stay.

Noisy neighbours talking in the corridor late at night

Location wise the best out there and staff very helpful and considerate

All great

Fabulous location as you go down from lift in few steps is the Imago mall as your facility in same building; Futuristic interiors and fittings; Clean facility; Very friendly and helpful staff; Free parking.

As it is in a residential condominium, my first room had huge noises from above due to walking and jumping. Although the staff tried their best to convey I suppose it is beyond their control as not all units belong to the property. The rooms are too small and the layout of my second room is very awkward with the TV at your side of the bed with the potential to hurt if you stand up without being extra careful. The WC, although modern, I felt it's small and cramped.

The cleanliness, the staff and the location

Nothing

The location was superb right in the mall. Not to mention the freebies were amazing.

The place is well-maintained, and the staff are exceptionally friendly and helpful. It’s also conveniently located with easy access, just a short distance from Imago Shopping Mall.

Everything was great, the location, the facilities, the room, the staff .. I have a very pleasant stay .. worth the money.. very recommended

Exceptional stay with a perfect location directly connected to Imago Mall making everything very convenient for food and shopping. The unit was clean modern and comfortable with a nice view. Unlike other Imago apartment units this truly feels more like a luxury hotel stay. Check in was smooth and the host was responsive. Will definitely stay again.

The amenities, service and cleanliness was amazing. Would definitely stay here again ❤️

Room felt really fancy, and super comfy too. Staff really helpful, they sent a lot of helpful comms, and let me check out 30 mins late. Nice view too. Handy that it’s above the mall as heaps of places to eat and shop.

The shared facilities could use a little love, such as the pool, entryways , and lifts. The gym wasn’t great, many broken machines and not a lot of equipment.

The staff, the service, the location

The room is clean, bed is very comfortable. The staff were super responsive and helpful. Many thanks for the wonderful stay and will definitely stay there again.

Very central and very clean and very modern

Size of room slightly smaller than pictures

Staff are very friendly and proactive. The room is exceptional. The gym and pools are amazing. Location perfect. Book this place. You will not regret it.

all the staff are good and very welcoming and the service all good. the room also clean.

no netflix and please change to android tv maybe.

The details everything looked cared for

The location is good, but the service is next level exceptional. Responses and actions are quick.

Nothing

comfortable room, nice renovation with good facilities of TV, shower room, hairdryer, etc

The handwash basin should get deeper one, water splashing everywhere

Perfect - it fits all my expectations and travel needs! Thank you for the amazing staff service too, and for always checking to make sure I was comfortable. Truly appreciate it, will definitely book this apartment for my future shopping trips 😁

I have absolutely nothing to complain about this apartment because both accommodation and staff were amazing 😍 10/10 ✨

Netflix
