Located a block from portobello road and walking distance to lots of nice cafes and restaurants. We were upgraded to a larger room that had lots of space and a couch. Straightforward check in details provided prior to stay

Room is very noisy near a main road and across from a pub - although you are provided earbuds. You will be charged £25 if you dirty a towel provided, which is pretty ridiculous if you ask me. Shared bathroom was very basic - only one bathroom and additional toilet for at least 8 rooms. Lots of stairs to access your room. Not option to leave bags before or after check in as no staff on site (at least that we saw)

Location was suitable and had easy access to / from nearest underground station. The property is located in a nice area that had plenty of amenities nearby.

I can't recall the description stating that it was a shared bathroom - it's not something that I would book and have never booked anything like that in the past. The room did not have a smoke detector installed. The baseplate for fixing to the ceiling was there, but no unit - I find this unacceptable. The access lock to the room was problematic, it would not accept the code to unlock. It took several attempts before it would wake-up and register our input. This was very frustrating and happened every time we needed to unlock the door, from the outside, to gain access. The other occupants in the rooms adjacent were extremely noisy waking us up at 1am and again at 8am with slamming doors and raised voices. We could hear their conversations very clearly even at normal talking level. The bedroom, shared W/C and shared kitchen were spotless although the shared bathroom was not clean and extremely tired.

Despite a confirmed booking we never actually got to see the accommodation. The interaction and check in process is totally automated, faceless and lacks any ability to speak to a human being. The check in process was concerning to say the least. You were forced to legally sign that every single notable item in the accommodation carried a vastly inflated chargeable cost should it be damaged or removed. I can’t remember them all but for example a hand towel was £25. This was very much a red flag to me but you only learned this on the day of check in. Anyway, we never gained access, contact with booking.com said that for unknown reasons they were unable to accommodate us and given some options for alternative accommodations. Not ideal at after 9pm but did and were reassured by booking.com that we would not be charged. We were in fact charged for the full amount of our 3 day stay and this has still not be refunded. I’d warn travellers to avoid this place. It’s using the learnings gained during Covid to make the most impersonal and financially protected accommodation that serves only the owners.

Location great, on the doorstep for Notting Hill Carnival. Wonderful host, very friendly and pleasant. The apartment was incredibly neat and clean

Ottima pozione. Il pub sotto casa molto buono. Ci hanno sempre dato il caffè per la mattina. Il phon non funzionava e l’hanno cambiato il giorno dopo.

Dipende da che persone siete ma per 4 persone con le valigie e gli zaini potrebbe essere un po’ piccolina. Noi ci siamo state poco effettivamente dentro la stanza quindi era perfetta.

L’emplacement très pratique, à 2min à pied d’une station de métro. La chambre était située côté cour donc relativement calme.

La salle de bain, et en particulier la douche aurait pu être plus propre. Nous avons rencontré un problème d’électricité résolu rapidement avec les échanges whastapp mais nous avons dû nous en occuper nous même.

Everything was great, very secure, very typical, and it was located in a quiet area. The price was also very reasonable.

Es una habitación con baño y cocina compartidos, no queda del todo claro en la publicación. En las zonas comunes hay cámaras por lo que pueden verte si sales del baño. El checkin es muy complicado, necesitas descargarte una aplicación y si no tienes conexion es imposible acceder.. No está permitido la entrada de menores de 18 años, por error lo cogí sin verlo y me dieron solo 4 horas para cancelar, cuando lo vi era tarde y no me dieron opción de cancelación y tuve que coger otro apartamento para mi hijo. Ruido desde la calle. Es un primero con escalera muy incomoda para subir con las maletas.

The room was charming, and was fun and comfortable just to hang out in the room. The windows opened out onto the street from a couple floors up and could enjoy the neighborhood life with its sounds, people walking by. We had the shared bathroom which was always available. Extra toilet room, in case main bathroom was in use. The kitchen had pots and pans, silverware etc all you need to cook and eat a meal. The fridge and everything again very clean including the bathrooms. The host was very responsive even though not on site but a staff person was there when needed. Highly recommend this place .

We didn’t realise until trying to find the property there was no front desk or reception. The front door and around had faded paint which made me wonder if the place would be dreary. But once we figured out the key pad and went upstairs it was completely different.

Looked very nice, clean and presentable. Easy enough access. My room was at the back of the building, so had very little noise from the road. Smart TV was a nice addition!

The shower had no hot water 😂 I messaged the owners on the whatsapp chat they explicitly said to use for questions, and they never replied. There were no sockets near the bed. No milk or anything for tea, only a coffee maker.

Rapport qualité prix exceptionnel. Pour ma part, chambre dans un appartement de 3 chambres. Cuisine et salle de bain communes. Le ménage est fait tous les jours dans les parties communes. La chambre était très spacieuse, le lit confortable. L'emplacement est idéal. Vous ne trouverez pas mieux pour ce prix à Londres. Très belle découverte. J'y retournerai sans aucune hésitation et sans même chercher ailleurs.

The location was fantastic! Only a few minutes walk from Portobello Market & Ladbroke Grove. The bathroom and kitchen are shared, however we basically had the whole floor to ourselves (in the peak of summer by the way).

There’s no elevator so bringing your bags up and down the stairs is a mild inconvenience.

Great location with lots of shops and things to do nearby, and easy connection to the tube. The decoration in the bedrooms is charming and cheerful, and the room I had was very spacious. The bed was comfortable and I had a nice big window in my room with lots of natural light. Cleanliness was good too.

For a family-run business as part of the brand, I was surprised for everything to be so digitalised / without humans around! I visit London regularly and this was the only time I've stayed somewhere with 0 humans physically around to support or welcome you to the place. The online check-in process was a bit inconvenient and long, and I'd rather just speak to a human upon arrival. Because everything is done online, everything that you could usually just ask the staff for as a favour (e.g. early or late check-out, etc.) is charged as extra (e.g. £30 for checking out 1 hour later). You also can't store your bags at the place, which I've never experienced in all my travels. I had to take a couple of online meetings here, and the video didn't work because the wifi connection was too weak. If you like a more digital / transactional approach for accommodation, I'm sure you will enjoy Rest for its location and colourful bedrooms. But if part of travelling is about human connection for you, it might not be the best spot. Also, there isn't AC in the rooms, so maybe best to avoid for the hotter summer days/weeks.

Die Lage. Unterkunft war sehr gut angebunden und auch der Portobello-Market war fußläufig erreichbar. Insgesamt sehr belebte Viertel mit viele Shopping und Essens-Angeboten.

Durch die Lage und die dünnen Fenster leider super Lauf gewesen, vor allem nachts. Man teilt sich Bad und Küche mit weiteren Parteien, was dementsprechend etwas anstrengend werden kann.

The host was very quick with answering and adjusting, whole flat was very tidy and clean, and the people working there were friendly. The location is the best about the place, it's great to have the tube just around the corner, Notting Hill is a great place to stay.

Mattress was a little on the harder side, at least the one at our room.

The shared bathroom was clean, pleasant and always free so I felt like it was just mine. The kitchen was well equipped with cooking facilities, spices, glassware, and again, very clean.

The location is perfect, 30 seconds from Ladbrook Grove Station and a short walk to the heart of Notting Hill/Portobello Road. My room was huge, with all amenities needed and a super comfortable bed. I was pleasantly surprised with my stay.

It was very noisy outside, both during the day and at night. If you’re looking for a quiet place to stay, you might not enjoy staying here. The room was also extremely hot, although a small fan was provided. The stairs in the corridor are chipped, which could be a trip hazard if you’re not careful. The shared bathroom wasn’t my personal preference.

The location is good. When a problem occurred, staff reacted quickly and solved it in an hour, even though it was after working hours.

The property needs serious upgrades. There was mold on the ceiling (photo attached). We found a press-on nail on the floor in a stairwell which stayed there for basically whole duration of our stay (does not say anything good about the cleanliness). There was a specific damp smell in the apartment. It also seems like the property received a so called “landlord special” - there were paint streaks on the sofa, the bathroom is not tiled and instead covered in some cheap plastic.

My mother, aged 71, was refused check-in solely because of her age. The property operates an age restriction policy (21–60 years) which was not prominently disclosed before payment was taken. When I raised this formally, the property rejected my complaint without providing any legal justification for the policy.

The design ideas are good It has a basic version of many things you'll need for a stay

My main problem is the additional security deposit you have to put up in case of damage, despite paying one with booking.com and that being against the rules. Also requiring a passport is not something you should spring on someone. I happened to have a photo but lost my passport. I would've lost out on £200+ otherwise because as per many 1 star trust pilot reviews, people were flatly denied entry for not submitting a passport, with no refund. When I showed up, there was no one to greet me, I practically snuck in to put my bags in the corridor. My phone battery was running low over the time it took to figure out what was wrong and how to get in. The owners have relied far too much on automation. Even when I called for help, it was a robot answering machine and no clear indication where the message goes or if they will call you back (they dont) They got me in eventually, which accounts for one of the stars, but honestly, I was freaking out thinking this was a straight-up scam. It's just a bad business model. I even took photos of damage already there incase they tried pinning it on me. The halway also had broken tiles and a broken door laying there, it's beside a noisy builders yard and the very pretty decor has been installed slightly hap hazard I.e. Good job if they did it them selves, bad job if it was a contractor. I didn't like how well other windows have a view of me in bed if I have curtains open. The curtains allow light through /aren't wide enough to do the job, the thermostat and other areas leak light with no instruction on how to stop it. And now, I believe this is a genuine mistake, they have apologised for; during a 38°C heatwave, they managed to have part of the radiator system on hot enough that I scalded my toe by touching the pipe. I could also feel the heat from under the floor where the pipes were. P.S.

The lack of air conditioning. I have mentioned this in feedback to the property. Heat in London is only going to keep on happening. It might also be a good selling point for the property, given the amount of properties who do not have aircon.

Great location, safe and easy to access, lovely decor and very comfortable

There aren't really any staff to rate but the information on the app and the whatsapp chat is super helpful. The location was great, right in the heart of Notting Hill, a very very short walk from the tube station which is amazing when you have big bags! And close to everything you would need in terms of grocery shops, bars and restaurants. I did a 1.5 hour walking loop from there and was able to see all of the cool spots and sights of Notting Hill. The room was really pretty in terms of decoration and the cooling fan was a godsend in the heat. The bed was super comfy and there were lots of nice little touches like a funky racks and hangers for hanging clothes and towels. The room also came with a little tea and coffee station that was nice. The bathroom and kitchen were kept really clean and easily accessible. There was no desk in the room, which there is in the pictures, and that made working on my laptop a little difficult but it was fine. The wifi did drop out a few times but I messaged the chat and they were able to restart it and it was working again. I do have to mention that there is a pub just outside the window which is super lively and noisy - it didn't bother me at all as I can sleep through anything but I can see that it could upset some guests - they did provide ear plugs though which was a nice touch! And I'm not sure about the rest of the year but the price when I stayed was really reasonable and good value for such a sweet little boutique style stay.

La posizione per noi è stata perfetta! Lì intorno c'è tutto, compresa Portobello Road e il suo mercato che merita una passeggiata. Ad un passo, pochi metri, c'è la fermata della metropolitana che porta in centro altrimenti se uno cammina a piedi un po' di più c'è anche la fermata metro di Notting Hill. La camera era pulita, spaziosa, arredata con gusto e con tutto ciò che serve. Il bagno anche era grande e pulito, anche se condiviso non abbiamo avuto alcun problema. Ci è sembrato anche molto silenzioso la sera. Se dovessi tornare a Londra mi farebbe piacere soggiornare ancora qui.

Die Unterkunft liegt nahe der Underground und mitten in Notthinghill. Das Zimmer war super süß eingerichtet. Bis zum Steckdosenadapter haben wir dort alles vorgefunden was wir brauchten. Auch die Kommunikation mit der Unterkunft hat reibungslos funktioniert. Wir kommen gerne wieder

I have nothing to report as I was not allowed to stay. I received an email on my way to check in , while already on the train to say that I was too old. I had paid in full for 4 nights and have been unable to contact anyone but a robot at the property for a refund.

See previous answer, as this property was listed as a Hotel and all my personal details are registered with Booking.com from the amount of bookings to get me to genus level, I didn't scroll to the fine print about any age restriction.The last minute rejection of my booking left me with few options. Neither the property or Booking.com have been in contact for several days since the initial complaint.I am currently out of the country and have my daughter acting on my behalf... hopefully my refund will resolved on my return.

Once you booked you get informed they have their own check in process, that involves giving your passport info and that of anyone else staying (not great for anyone privacy-conscious). In addition to this, you get a hold of £115 put on your account, which takes 3 days to get refunded post check out. You also get this really long list of rules, advising you that things like cancelling will mean you lose the booking (fair) as well as the deposit on top (ridiculous). The whole check in process was an ordeal, my signature kept getting rejected and it took over 4 days and 3 attempts. You can only contact them by Whatsapp and they take ages to reply. This was unnecessary hassle pre-check in. Other policies like early check in/out are charged an extortionate amount considering how late/early they are (3pm/10am) when most places have longer hours for free, or more flexibility. You are basically made to feel like you've done something wrong before you've even arrived. We booked the "triple studio" which was a double bunkbed with a single below, tiny kitchen and bathroom. It had all we needed, albeit a bit claustrophobic, but the top bunk doesn't have a rail or anything and the bunk ladder is quite precarious, so you could basically roll off the top bunk if you move in your sleep. The place is noisy, but I expected that from the reviews. They provide earplugs, which is nice of them, but bear that in mind!

The price was good, and location to train station and Portobello Road was nice.

The overall quality of the property was much different than what I saw in pictures. It wasn’t dirty, but it wasn’t “flipped,” well. The bed was hard as a rock! And the neighborhood seemed a little rough at night.

Nous avons aimé son emplacement, ainsi que les différents équipements de la chambre comme la télé connectée qui est un vrai plus pour éviter d'emmener nos appareils électroniques en vacances. La décoration était aussi intéressante. Le fait d'avoir nos propres WC et notre propre douche était parfait.

Je dirai le manque de propreté dans le couloir avant d'entrer dans la chambre. Le fait qu'il n'y ait pas de réception rend la communication un peu compliquée, comme pour cette histoire d'interdiction des personnes de moins de 21 ans et plus de 60 ans. De plus, le fait de ne pas pouvoir laisser ses bagages avant le check-in et après le check-out nous force à utiliser un service payant, à part pour ne pas avoir à nous promener avec nos valises.

They had not cleaned the poo off the toilet from the previous occupant. When my key didn’t work having travelled 20+ hours, there was nobody on site to help me. No aircon meant it was hot at night

Sjovt sted. Havde gerne haft en dobbeltseng. Ikke så tit vi sover hver for sig i køjeseng. Men det gik fint. Tror bare gerne jeg ville have vidst det. Så havde jeg nok lavet booking om. Men men. Meget larm i området. Men kan nok forventes da det ligger så tæt på portobello road og alt andet.

We kregen makkelijk toegang tot de kamer zonder dat er een persoon moest tussenkomen. Alles verliep via hun online platform. Kamer en gedeelde douche was proper. Dicht bij het openbaar vervoer. Contact met de eigenaars verliep vlot.

Een gedeelde badkamer en toilet is op zich geen probleem, alleen jammer dat het toilet in de badkamer is en je dus telkens moet wachten tot iemand klaar is in de badkamer om naar toilet te gaan. Onze kamer lag langs de straatkant en er was toch heel veel lawaai van buiten. De ramen zijn niet goed geïsoleerd. Daarnaast verduisterde de gordijnen de kamer niet goed waardoor er 's ochtends veel licht in onze kamer was.

The accommodation does not accept guests over 60 years old, which is not clearly communicated before booking. Also, they have a pre-check in procedure, which if not completed "correctly" results in a cancellation without reimbursement. In my case, the accommodation arbitrarily and unfairly decided that I didn't complete this pre-check in satisfactorily, despite the fact that I complied with their terms and conditions.

Lovely apartments with reasonable prices in perfect location close to Portobello road and charming Notting Hill. The stuff was very helpful and nice. 2 underground stations are nearby. Next time in London I would like to stay here:)

No vam poder fer el check-in per ser una família de 20, 59 i 65 anys, i haver una restricció d'edat de 20 a 60 anys i quan es va fer la reserva per 3 adults, en cap moment es va demanar l'edat. Aquesta restricció NO és visible en el moment de fer la reserva. El propietari s'ha quedat els 387,92€ i encara per postres ens va cobrar una fiança de 141,24 € per no poder-hi ni entrar!! Una vergonya i uns grans poca-soltes!!

The whole pre-check-in process and legalese beforehand gave me a lot of anxiety. That said, I went through all the instructions, I followed all the rules, and in the end my stay was fine and I wasn't overcharged for anything.

Second séjour dans cet établissement que nous adorons. Super emplacement. Studio avec tout le confort. Et Juli notre hôte répond tres rapidement aux messages en cas de souci. Un super rapport qualité prix à Londres.

Charming room, great location. Wasn't obviously a hotel from the front so great for someone travelling alone and not wanting to be spotted as an obvious tourist. Guest portal was easy to use.

Would have liked a confirmation that ID check had gone through as I was worried the picture may have been unclear. Floors were very creaky (though there's not much can be done about that I was worried about waking other guests in my boots).
