Charming A Little Saigon Apartment - Heart of Vibrant District 1

Bin was a good host, good commutation. The room was well equipped and had everything we needed. Good value for money.

There was very noisy construction going on (not Bin’s fault) which meant it was a bit distracting in the day if you work online.

Location was fantastic.

Great location!

A little bit smelly

Great location and well equipped studio right in the centre of town. Down a quieter road so escapes the noise of the city. The host, Bin, as you will see from the other reviews, was amazing. He helped us book tours and gave some great tips on where to eat and visit. The check in and check out process was smooth and we had all the information we needed.

The vacation rental is located not far from Phan Ngu Lao, where many buses depart and where you’ll find plenty of “travel agencies” (scam outfits). There are many restaurants and small shops nearby. The alley is set back from the main road, which protects it from the constant traffic noise of the major streets.

However, the alley itself is far from quiet. True to form, the courtyard residents show no consideration for others: they noisily start their motorbikes at 5 a.m., shout at each other, slam gates at any hour of the day or night, or drink and yell late into the night. As for the accommodation: access to the alley is easy, but access to the units is cramped. I stayed on the ground floor, and it is difficult for an average Westerner to stand between the door and the gate. The gate itself is noisy, and other occupants do not hesitate to open and close it loudly. Since the ground-floor door is made of glass, there is no soundproofing. This apartment offers no peace and quiet, day or night. The door is frosted glass, and there are no windows. So there is no view at all, and it’s not really possible to leave the door open due to the constant and noisy foot traffic. You can also hear neighbors through the walls and even those upstairs. Most of the furniture is second-hand and of low quality. The bed creaks. Bed linen and towels are basic. The place is also not very clean. The worst part is the “bathroom.” In fact, a shower fixture has been installed in the toilet, with a ceiling height of about 1.85 m. The shower space is roughly 60 cm by 60 cm. But the biggest issue is that there are electrical outlets less than 80 cm from the shower, creating an obvious risk of electrocution. In short, this apartment offers poor safety standards and very average comfort. There is a lot to improve: it is a residential house that has been cheaply converted into a vacation rental, and it is nowhere near worth the price. They do communicate a lot, which is good, and they are very efficient on that front. However, they would be better off focusing on improving the quality of the accommodation rather than trying to act like influencers. Disappointing place, not worth the price. I would rate it 8/20.

Great place to stay off the Main Street which is great for escaping the chaos of HCMC. Good size room and all facilities you would need.

The host, Binh, was extremely helpful and informative. The apartment itself couldn't be more convenient, less than a few minutes walk to Walking Street and not far from Ben Thanh Markets and all the shopping you could ever want! Despite it being so close to the hustle and bustle, it is down a little street so it is peaceful at night. The apartment is very well equiped and very comfortable. I would definitely stay here again when visiting Ho Chi Minh City.

Shower could be modernised

Bin was so great with communication via WhatsApp with very detailed instructions on how to check in as it’s self check in. We left our bags there too with his grandmother and we were very late collecting them and they were so kind. Room was great for the price you pay and good location walking distances to main sites. Thanks guys.

The bedsheet is soft, room colour design is nice. Aircon is new with kitchen sink.

Toilet is cramp and celling low. Location deep into alley. Gate hard to opened, main gate locked after 10pm. Luckily noticed owner video in time on how to enter from a side entrance from another road else can't return to room.

Mooie kamer, prima locatie.

Great communication from the host with clear details on how to access the apartment. Bedroom and bathroom were clean and very comfortable/spacious. Great central location in District 1 but in a quiet alley so no noise during the night.

Very quiet and clean and stylish, location is also very good

Nothing

Bin was an extremely kind host, always asking if everything is well and offering his help.

Wow, what a lovely find. This apartment has been our best accommodation yet on our four month trip around south east Asia. Firstly the apartment is very clean, modern, and has everything you need including a washing machine, kettle and fridge. Secondly it's in a great location, it's in a quiet courtyard away from the main road, but on the main road you are so close to great places to eat, cute cafes and in walking distance to all the main parts of the city. Thirdly, the security of this place is great, there are coded and locked gates which just made us feel extra safe. And finally the host was so helpful, always checking in, making sure we had everything we needed which was a lovely touch.

Nothing we didn't like

Çok merkezi olmasına rağmen sessizdi. Ev sahibi gayet ilgiliydi

Very clean and great location, yet quite.

It was very nice. Great location and value for money

everything! the decor, the location, it was clean, so much space. area felt safe and the staff were incredibly accommodating and helpful. thank you so much Bin and Minh for your hospitality.

this was a minor thing for me but it was a tiny bit dusty which set off my allergies - easily resolved with an antihistamine

The room is wide, clean, and have the main facilities that I needed. The host Bin provided all info needed to enjoy the stay in HCMC, with tips of foods, tours and restaurants. Also a good location, close to the main attractions.

A small issue with one drawer and the fridge that is not working, anyway I reported it to the host and he promptly answered me to send someone to fix.

The best host I've had in Vietnam - very helpful and flexible! I could always reach him and he gave valuable advice. The appartment is very well equipped and beautiful. The location is also great!

Nothing

Great location and love the apartment. The host communicated on WhatsApp efficiently. Lots of local cafes and restaurants and walking distance to most of the tourist attractions

Stylish, loved the bathroom decor

Can’t say anything negative

Great location All what you need Good communication with owner

Posizione ottima per uscire la sera

Pulizia pessima.

Rien

Location in centrum with just a few steps from places you want to see in HCMC. Nice quiet apartment with access to washing machine. Very nice and supportive host with very nice guidance for self check-in, suggestions on food & sightseeing around. He helped me to book some nice tours.

Excellent!!!

Rien

Perfect location where lots of what HCMC has to offer is nearby. King room at the top of the building was very quiet considering it is a lively area. Really good size double bedroom with king bed and walk through dressing area to shower/toilet. Laundry was made available which was really useful. The host was excellent as soon as we landed, giving easy to follow check-in instructions whilst being very quick to respond to questions too. Aircon perfect for a hot and humid place too!

Shower isn't the most powerful! If you are in the top room, the wifi works best in the corner furthest from the entrance!

Location, good price for value

My room was next to the main door, and it was very noisy. Every time someone gets into the hotel they wake you up

Très bien situé. Calme.

Un compliqué à trouver. Pas de réception.

Good communication using Watts App with directions to get to appartment and when I needed some assistance Booked a day trip to the Mekong Delta for me Quiet location away from the busy street

Bathroom was small and needed improvement but ok for a couple of nights

I had an incredible stay here with my daughter! The location couldn’t be better — everything is close by, easy to reach, and the neighbourhood feels extremely safe, which made our trip even more enjoyable and comfortable. The room was spacious, clean, and well-equipped with all the amenities we needed. It was the perfect place to relax after exploring. The support and hospitality from the host were exceptional — friendly, attentive, and always happy to help. We truly felt welcomed and looked after throughout our stay. We loved our time here and would happily return in the future. Highly recommended!

Das Hotel ist zentral. Zimmer sehr sauber. Waschmaschine steht zur Bedienung bereit.

Great location

Clean and quiet Great location and neighborhood Super-responsive staff - will go out of their way to assure an excellent stay

Brilliant host, always on hand to help

Sehr freundliche Gastgeberin.

Amazing room for the price and great directions for a place off the beaten path. Good booking to easily walk to Bui Vien but more quiet.

The property’s biggest strength is its location. It sits just steps from Bui Vien Walking Street, surrounded by eateries, convenience stores, pharmacies, and markets. Despite this, it remains tucked away in a quiet alley, giving it an almost residential calm. The metal double gate is clearly marked with signage and address, and the self-check-in process is smooth, thanks to the hosts’ detailed WhatsApp instructions and coded locks. There’s no staffed reception, but the video surveillance and remote communication setup make it feel secure. The wardrobe area outside the bathroom includes drawers, hangers, an iron, and a hairdryer. Space is adequate for longer stays, though the wardrobe shelves were dusty upon arrival. The ensuite bathroom is modern and functional, with bright lighting, a glass-enclosed shower, and a black granite vanity. Basic toiletries are supplied. Pros: • Excellent central location near Bui Vien • (Mostly) quiet alley despite lively surroundings • Friendly, responsive hosts • Distinctive decor and secure self check-in

The air-conditioner struggles to maintain temperature, often 3°C warmer than the set level during the afternoon heat. Wi-Fi is weak (5.22 Mbps). Guests who work remotely will need a local SIM or pocket router. There’s a shortage of working power outlets, with only two functional sockets in the room—an inconvenience that requires constant plug-swapping. Rubber slippers are advised for safety. Cleanliness varies. The room had visible dust in the wardrobe and a musty pillow odor that persisted even after linen change. Once cleaning was requested, the housekeeper did an excellent job, but service hours (12–2 PM) are limited. Fixtures show wear and tear—scuff marks, scratches, and occasional electrical quirks. Guests sensitive to cleanliness or smell should bring their own pillowcase. Despite photos suggesting a terrace, this unit was windowless—and the one window had jammed wooden latches, impossible to open. The high ceiling prevents it from feeling too enclosed, but the lack of ventilation might bother some. The room had mosquito issues, and though staff provided insect spray, no electric repellent was available. Soundproofing is poor. Late-night movement of guests, and early-morning street sounds (including a mysterious 4 AM gong, possibly from a neighbor’s meditation ritual) are audible. The hot water system in the shower stall fluctuates—the Ariston heater cycles unpredictably between scalding and cold before stabilizing. The shower design includes an awkward recessed corner that wastes space but doesn’t affect usability.

Handy location to explore the city. Recieved online guidebook with recommendations.

The property is in the heart of the district 1. Instructions for self check in were received by watsap in due time and clear. Owner has taken regular contat to check all is right. In case of problem Watsap reaction was swift and efficient. The room is simple, separate bathroom. No TV. Air cond OK, hot water OK, wifi OK. You can park the motorbike in entrance. The best thing is that despite being in the middle of district one, the place is very quiet on night. Overall very good ratio price/quality and very welcome owner.

Make mattress and towels smell better. Mattress quality could be improved

I enjoyed how easy it was to walk to everything. Shopping, sightseeing, and food were all nearby. The studio was clean and practical, with a safe, quiet feel to it.

Quiet alley, central location, modern design.

Great location. Very friendly and attentive hosts. Authentic Saigon feel about it. Great value for money.

Shower room was a bit small.

Clean, quiet, and in the heart of the city with laundry and a kitchenette. Highly recommended!

Central location without the noise, clean and efficient. Loved the washer and dryer!

The kitchenette and laundry facilities made it feel like a home away from home. I particularly liked how the apartment included basic cooking tools and a fridge. The host’s fast responses and helpful tips about local eateries added real value.

Nice big apartment and very quiet. Comfortable bed and a nice bathroom. It had everything I needed

I struggled a little with the self check in but a lot of that was my own doing. Would recommend that you go through instructions before arriving.

This studio worked perfectly for my business trip. High-speed internet and a quiet work nook made remote work easy. At night, the comfortable bed and well-equipped kitchenette offered a restful haven. In the mornings, I’d grab banh mi from local vendors and return to do laundry - luxury when traveling. The host’s recommendations felt like insider tips, from street food to coffee shops.

The owner is so friendly! Apartment is clean and the location is perfect!

Natural light brightened the room, the air-con worked great, and having laundry facilities inside saved me time and money. The location is unbeatable, and despite how central it is, the apartment remains calm and private.

It’s located in a warm, local neighborhood yet just minutes from major sights like Nguyen Hue and Ben Thanh Market, perfect for walking everywhere. Inside, you’ll find a clean and well-designed space with thoughtful touches like a washing machine, dryer, kitchenette, and workspace. The room felt peaceful, despite being so central. What stood out most was the host’s attentiveness, they provided clear check-in instructions, answered questions quickly, and even shared great local restaurant recommendations. This balance of comfort, convenience, and personalized service makes this place ideal for anyone visiting Saigon.

Compact, clean, and super convenient: laundry, kitchen, good Wi-Fi all in one.
