Easy lock up not too far from the station. Compact and comfortable with a good bed and a sink and shower in the room. Easy to find and access and excellent value for money.

Everything went smoothly. Communications from Jack following the booking were excellent. Facilities were as described. Lots of little thoughtful touches made a big difference. Location was great. Only 10 minutes walk from Princes Street. All you need for one or more nights' stay in Edinburgh

A small TV in the room would have been a bonus.

Óptima ubicación. Se puede caminar a la mayoría de los lugares y sí no, allì mismo hay paradas de buses. Es cerca pero muy tranquilo, sin el caos del centro histórico. El alojamiento es impecable. La habitación pequeña pero cama muy cómoda. La cocina permite preparar algún refrigerio sencillo. Jack es una persona muy amable que nos explicó anticipadamente todo lo necesario.

Na toaletě bylo vše potřebné, co by člověku mohlo dojít nebo chybět (papuče, kartáčky, pasta, vložky, krém na ruce, deodorant a pod). V kuchyňce byla k dispozici lednička a mohli jste si udělat rozpustnou kávu nebo čaj.

Věděli jsme, že pokoj nemá okna, ale že to bude vlhká špeluňka bez účinné ventilace jedno patro pod zemí nás nenapadlo. Všechny věci nám za dva dny načichly podivnou zatuchlou vůní a za noc se pokoj uplně vydýchal, takže nás ráno bolela hlava. Za celou cestu to bylo naše nejdražší ubytování v Británii, takže s klidným svědomím můžeme říct, že cena neodpovídá kvalitě. Je to asi problém Edinburghu obecně, že jsou ceny turistického ubytování vyšponované do nesmyslu.

No thrills as wpuld be expected but couldn't fault the experience. The rooms were clean ans the bed comfortable. Thry were really accommodating in terms of allowing customers to stay in the dining area after checkout and store thier baggage there. I'd definitely be using them again.

Room was exactly as described and although compact was fine for one person; lighting was okay despite no window (as advertised). Check-in arrangements were all straightforward and well explained, owner's contact details were well documented should there be any issue. Spotless toilet with well-thought out amenities. Good wifi. The bed was comfortable and the shower was fine. It does exactly what it says on the tin and I'd stay here again.

Can't be helped as it's a basement room but phone signal wasn't great (but the wifi made up for that), and the air was quite humid but not unexpected. The shower was a bit slow to drain (Room 2) but again, not a problem with judicious stops and starts of the shower! Minor observations that would not stop me from staying in this room again, though.

The room was immaculately presented and had additional facilities (fan, hair dryer, plug adapter) which was really useful. The toilet was right next to my room and I never had an issue of waiting for other people. There was toiletries also provided in the shared toilet space which was a really lovely touch

The bed was slightly too firm but I think that is more just personal preference

I had a fantastic stay at New Town Rooms! The room was comfortable and clean, and the shower was honestly one of the best I’ve ever had. The location is excellent - close to everything we wanted to see, with good transport links and plenty of places to eat nearby. A special mention has to go to Jack, who is an amazing host. He went out of his way to help us with recommendations, answered all our questions quickly, and made us feel genuinely welcome. His attention to detail and friendliness really elevated the whole experience. Would definitely stay here again and highly recommend it!

Aan werkelijk alles is gedacht om het verblijf aangenaam te maken. De faciliteit voorziet werkelijk alles, zowel in de kamer, de keuken als de sanitaire ruimte. Heel net, een aanrader.

Gar nichts

Räume im Keller so klein wie Schlafkojen mit schlechtem Geruch. Nicht einmal Platz für einen Trolley. Sehr hellhörig. Ein um 1 Stunde angefragter Check-In (2pm) war nicht möglich, weil die Reinigung der „Micro“-Räume angeblich noch nicht fertig war.

Alojamiento que cuida cualquier detalle. Habitación con todo lo necesario; en los aseos pequeñas mini dosis para hacer uso (desodorante, pasta de dientes…). Contacto fácil con el dueño. Cocina muy equipada.

No queda cerca del centro (15 - 20 minutos). Pero se destansa súper bien

It was cozy and had everything we needed. Jack was a great host and answered all our inquiries promptly. Loved that the toilet for guests were provided with sanitary products, toothbrushes etc - I found this to be really thoughtful.

The basement room was musty. All my clothes in packed bags, including my kilt and jacket smelled 'musty' after a single night! THESE ROOMS NEED A DEHUMIDIFIER.. And there was only a single outlet for the fan and light nowhere to charge my phone.

As long as you are okay with the fact that there are no windows, and that the toilet is shared (details that you shoud have already known from the booking), New Town Rooms is great for a night's rest in Edinburgh. The shower in the room in fantastic, and the room itself is fairly comfortable! And very well-located to walk to the Water of Leith.

This was my second one night stay at New Town Rooms when I returned from a tour of the Highlands. I appreciated the friendly communication from the owner and the codes for gaining access and picking up my key worked easily. It's a budget room, picked for it's great central location. As I mentioned before, there are lots of touches you wouldn't necessarily expect such as; multiple plug / USB ports / extension lead; tower fan. Shower & basin with toiletries in the room; a well equipped shared kitchen; umbrellas to borrow at the door; luggage storage locks. I slept well in the comfortable double bed!

The location was great. Walkable from Waverley Station / Princes Street & Edinburgh Bus Station. I knew the room would be small & without a window. I needed a reasonably priced bed for the night in a central location & this fit the bill perfectly. Communications from the owner were friendly and informative and I feel they had thought about the little extras to make a guest's stay comfortable. The Room had plenty of plug & USB points, a hairdryer, fan, shower & sink with soap / shower gel. There were hangers for clothes. The double bed was comfortable & I got a good night's sleep. You have access to a kitchen with kettle, tea / coffee / milk, microwave, fridge freezer, plates, bowls and cutlery and an area to sit to eat / watch TV. There are large umbrellas provided for guests to use by the front door, and locks where you can leave your luggage free of charge after checking out if needed.

Pokój jest mały, ale wystarczający gdy wychodzisz na cały dzień i zwiedzasz. Dobrze wyposażona kuchnia, wspólne łazienki bardzo czyste. Ogólnie cała przestrzeń wspólna jest wysprzątana. W pokoju są półeczki i wieszaki na ubrania. Łóżko wygodne. Z czasem w pokoju robi się trochę duszno i wilgotno (jak to w piewnicy), ale można włączyć nawiew. Do samego centrum miasta jest około 15 min szybkim marszem. Tesco oddalone o 5 min.

Niestety ściany są trochę cienkie, więc czasem słychać sąsiadów. W naszym pokoju drzwi były trochę opuszczone i ciężej je się otwierało

Es ist sauber und an einer guten Lage. Mit den Direktnachrichten wurden wir von Jack super informiert und das Zimmer ist trotz der kleinen Grösse sehr schön und man kann sich wohlfühlen.

Personalen var trevlig och hjälpsam. Priset är bra för att vara i Edinburgh.

Rummet var väldigt fuktig och rått. Inte optimalt för personer med astma. Sängen är väldigt kort och inte lämplig för långa personer.

Good accomodation. Basic facilities but perfect for a short break stay and the place was super clean. The shower in my room (1) was like a waterfall, really good to wake you up for the day. There's a cafe just up the road that serves a great cooked breakfast for a few quid. Left my house and car keys in the room after checking out 😂. The owner kindly sent them back out to me.

It was safe, clean, comfortable and excellent value for money.

The basement rooms are windowless (which is made clear in the advertisement) so it felt slightly claustrophobic.

The location is very good. The idea of self checking was well done. The shared space is very comfortable. The area to store your luggage is very smart. The room is very small but enough for two people.

Our room had a problem with the shower drain, which was causing a significant amount of water to back up into the room.

The price is great and you get everything you need. The walk to the main area of Edinburgh ( the royal mile, the castle) takes about 30min and it is all uphill so that’s something for people to consider. However this is a great location for exploring Newtown, the water of Leith walk, the royal botanic gardens, Lannan bakery and lots of really exceptional shops and thrift stores.

Great location and the host was great with communication, very helpful and responsive.

Though we were aware the room had no windows, we didn’t expect the musty smells and alarm lights that remained on throughout the night. Other guests were quite loud very early in the morning, despite the signs posted everywhere requesting quiet in common spaces.

The 2nd room I was allocated was as described

I arrived after check in time, but my room had not been cleaned. It took over half an hour to get this resolved with calls and messages. I was allocated a different room. When I returned 4 hours later, to eat supper, an elderly couple were distressed as they had now been given the filthy room, and the hosts wouldn't resolve the issue for them. It was so awkward and awful for the guests.

Quite small room with no windows, but this was stated multiple times, so exactly what we expected and was no issue for us because we were mostly in the city!

Windowless rooms did cause a little post-shower humidity, but that's just a minor issue.

Cute, clean, private, basic room. Great use of space. Room was quiet and secure. Bed was comfortable. Would I spend all day in the room , no. But all I needed was here. I was out exploring all day and into the night so only needed a place to sleep. There is a small kitchen and dining area, with a Tesco Superstore about 5-10 minutes walk. The area felt safe even walking around as a solo traveller in the evening and early morning.

I unfortunately had a lot of luggage and I walk everywhere, so this accommodation is at the bottom of a hill, and walking back up the hill was a workout, but well worth it for the quiet location.

Overall, I had a good stay. The room was clean, well organized, and made good use of the available space. There were several places to store clothes and personal belongings, which was very practical. The fan worked well, the Wi-Fi connection was reliable, and I found the shower pleasant. The key box system for check-in was also very convenient and easy to use. The room is in the basement, so the lack of a window wasn't a surprise. It did feel a bit humid. It was also about as quiet as you could expect for a basement room with shared bathrooms. I slept reasonably well, although I probably wouldn't recommend it to people who are sensitive to noise.

The bed was comfortable, but it is quite short, so I wouldn't recommend this room to tall guests. I am 165 cm and it was fine for me. There are just two things that I think could be improved. As a woman travelling alone, I would have felt more comfortable if there had been an additional lock or latch that could only be secured from the inside. Nothing happened during my stay but it would have been reassuring to know that nobody with a spare key (such as staff or anyone else who might have access) could enter while I was sleeping. The second point is that the smoke detector (or another device in the room) had a bright green light flashing every 10 seconds throughout the night. During the day or with the lights on, it wasn't noticeable, but in a completely dark basement room it was quite distracting and made it difficult for me to fall asleep. It would be great if there were a way to cover or disable the light at night, or at least provide an eye mask.

I found the place incredible, everything very well organized, every detail very well thought out for the guest's comfort, I only have praise.

All the rooms are underground, B2, result in a wet and cold environment. Although the temperature outside is around 20, I have to wear my winter clothes to sleep to keep warm.

We choose this for one night and didn't expect much because of the price and the information about no windows and shared toilets. How ever this stay was very comfortable and we felt very welcome even tho there is no people working here. The room was cozier and better then excepted. We could hear other people just so much as we knew they existed but no one was annoying or loud, and we didn't see anyone else. Toilet was always empty and no waiting time. Clean rooms and facility's. Definitely worth and we are very happy with our stay!

Great communication from Josh - I arrived after midnight due to a late train and it was very straightforward finding my key and room etc. Clean, functional and ideal for what I needed. Lots of thought gone into what would be helpful - hangers, tower fan, adaptor with USB ports, extension cable.

It felt expensive for what it was however it is central Edinburgh in June so I think that’s to be expected.

Jack a été tres sympathique et disponible. Le lieu est relativement bien situé, nous ayant permis de visiter la ville à pied (avec tout de meme un peu de marche). Des plans de la ville et du tramway sont mis à disposition. La chambre est petite mais confortable.

Il n’y a pas de quoi cuisiner mais un micro-ondes et de la vaisselle sont disponibles comme cela est visible sur les photos L’evacuation de la douche est mauvaise et donc l’eau deborde L’accès à la douche est assez bas, il faut faire attention à ne pas se cogner la tête.

Me gustó las instalaciones muy cómodas, era pequeña la habitación pero muy acogedora y limpia con ducha propia, a pesar que el sanitario era compartido siempre estaba impecable, al anfitrión no lo conocí en persona se llama Jack pero por correo electrónico muy atento a todo, si regresó a Edimburgo será muy buena opción

Die Gemeinschaftsräume waren sauber und es wurde versucht, angenehmere Räume als die Schlafzellen selbst zur Verfügung zu stellen. Die Dusche hatte starken Wasserdruck. Das Zentrum von NEW town ist fussläufig (bergauf!) Check-in komplett per Codes aus digitaler Kommunikation. “Günstig” - angesichts der total überteuerten Hotelpreise in Edinburgh.

Die Schlafzellen sind sehr klein und im Keller. Es ist feucht und riecht muffig. Um das auszugleichen stehen überall Duftstecker und dispenser herum (das macht es für mich leider nicht angenehmer). Obwohl es überwiegend sauber war (ein paar Kopfkissen hatten Flecken) konnte ich mich nicht daran gewöhnen und mir war unwohl. Manchen scheint es nichts auszumachen, ich war aber froh, dass es nur eine Nacht war.

It's a super cute little bedroom nook with its own sink and shower stall. My bedroom was right next to the half bath. The room was very clean and nicely made up. The little kitchenette and dining area was cute as well. It is also within walking distance to local bars, restaurants and Princes's St. The owner / manager answered calls promptly and was very helpful.

Just be advised, the facility is not handicap accessible. You have to go down a number of steps to the front door and then down a flight of very narrow stairs to get to your rooms in the basement. Also, the air was a a bit damp as there are no windows however, there is constant air circulating as well as other devices to provide decent air quality. I tried hanging up a few pieces of clothing to dry after being washed and they were as wet as the night before. Due to the size of the room, the shower stall is rather small and the water is a bit slow to drain so, do not turn the water pressure up very high when you turn on the shower. Having said that though, it's such a convenience to have your own little studio type bedroom with its own shower and sink. Also, for the location and convenience, you couldn't ask for a better value at a better price.

The place is nice and in the center of the city. Has kitchen and it’s very useful if tou are on a budget.

The fact that I coudn’t sleep. I had the room next to the bathroom and oH… god. You can hear all the sounds. I’m not a light sleepr but even so, I could hear everything. So if you need a good noght rest pic another place or try to get a room as far from the batrhroom as posible. Mine was the aqward shape room.

The bed is quite short, people taller than 175cm might have their feet stick out. There isn’t any way to turn on the ventilation system without turning on the big lights. That with the room not having any window make it humid. It wasn’t the cleanliest of beds (bloodstains of previous guests on the sheets)

The hostel was clean and nice. Comfortable overall.

The toilet was shared, although it didn't cause problems and was very clean, but you need to dress up every time you want to toilet. And the rooms were in the basement floor without windows. After taking shower, which was present in the room, but has no door, it was hard to refresh the air and the room stayed humid.

La stanza è molto piccola ma coerente con la descrizione, per chi cerca un posto dove dormire e usare il bagno passando l'intera giornata in giro come abbiamo fatto io e mio fratello questa è una struttura adatta. Posizione super tranquilla, vicina a Stockbridge e New Town comodamente raggiungibili con breve passeggiata. Jack, dello staff, super disponibile. Ottima la spaziosissima doccia in stanza, bagni comuni ben tenuti e confortevoli il giusto.

Hyvä WiFi, ihana sänky ja huone oli siisti. Hyviä latausvaihtoehtoja ja sijainti oli hyvä. 100m päässä pub Clarks. Hyvä yhteydenpito omistajan kanssa.

New Town Rooms was a quaint, clean and lovely accommodation that catered for everything we could have needed. The location was central and within walking distance from all major attractions and public transport. The owner was welcoming and very helpful with local recommendations. We would definitely stay here again!

Convenient location and a good price. Access was very easy to navigate, with clear communication from the host.

It was likely my bad luck to have booked the room after someone with poor hygiene, the room smelled unpleasant and because it was windowless, the smell lingered. To all future guests, please be considerate of the next guest.

De locatie was goed! Bereikbaar met bus, op loopafstand van centrum en station. Mijn kamer was 1persoons, onder straatniveau en zonder ramen (dat wist ik). Vriendelijk personeel voor ontbijt en schoonmaak . Het telefooncontact met de host Jack ging snel en soepel. Basic, maar prima.

Storend: de trap naar beneden kraakt, en deuren kunnen dichtklappen. Let op in kamer 2: de douchekraan is niet handig: je raakt hem snel! De afzuiging moet handmatig aangezet, en zit erg hoog. Er is een kleine wasbak. In kamer 4 is een nóg kleinere wasbak, een kleine douche en amper opberguimte.

No inside lock on the door, I didn’t really trust the automatic lock (as if someone else had a key they could get in) so felt slightly unsafe.
