One of the worst-managed and most unhygienic apartments we have stayed in Our experience here was appalling, and the photographs speak for themselves. The apartment was poorly cleaned and unhygienic. We found hair from previous guests around/beside the bathroom sink, dirt and debris in areas that clearly had not been properly cleaned, and a sink that clogged and would not drain properly. The bathroom door lock/fitting was also broken and in an unacceptable state. These are not cosmetic complaints — they demonstrate a basic failure of cleaning, inspection and maintenance between guests. The management was even worse. Because Birmingham was experiencing extremely hot weather, we specifically asked the property manager BEFORE arrival whether fans would be available. We were explicitly told in writing: “yes we do have fans, we will provide 2.” We arrived to find no fans at all. Only after repeatedly contacting management were we told that their fans were broken and replacements had been ordered. We were repeatedly told that they were waiting for “the team” to respond. Nobody seemed capable of taking responsibility, there appeared to be no effective on-site support, calls went unanswered, and despite repeated promises the fans never arrived during our stay. In a ground-floor apartment with inadequate ventilation during exceptionally hot weather, we were unable to sleep properly. What made this particularly unacceptable was that management knew about our request before we arrived and had specifically confirmed that two fans would be provided. When we asked what solution they could offer, we were effectively told that they could not do anything until somebody else responded. Eventually we were told we could request free cancellation and leave.

Lack of support when we made numerous calls and sent messages to get the oven working. We had bought food to cook and ended up eating out of only eating cold food that did not need cooking.

Property was very dirty upon arrival, so bad that I had to purchase cleaning products at the local Aldi, made our stay very uncomfortable. Contacted the hosts and nothing was done about it.

Facilities you wouldn't normally get in a hotel - a kitchen, including a washing machine, which made some aspects of my stay easier. Very convenient for NEC.

No cooling system, not even a fan. Wifi did not reach throughout the apartment and I ended up hotspotting from my phone instead. No staff on site.

It's on a decent bus route (but the location is misleading and infers its more/in the HS2 Resort World when its about £11 taxi ride away). Decent furniture.

It was fiddly to get in. Eventually found the code. The temperature dropped late evening. No heating in the bedroom so that was very cold. Some stale food had been left in the oven for what must have been weeks. When I opened it, the smell was so bad, I was heaving. I couldn't just take it out as it would have smelt the entire apartment out for hours. I couldn't use the oven for my food so that went to waste. The cleaner needs to do a better job and check and clean all areas

Large spacious apartments. With secure parking. Empire stay staff were accommodating and allowed me to check in early at a discounted fee which really helped.

There was no staff there none of the number work so couldn’t talk to anyone. Me and my partner couldn’t stay there the apartment was not cleaned there was rubbish in the bin from last guest dishes on the side cooker had food in. The bed was dirty with food over the duvet which had been turned over so was on the in side the mattress it’s self had blood on the bathroom was dirty and had wee in the toilet a load of dirty under the bed hand prints of dirty over the living room walls. Seen another lady in the reception with her little girl and she had sent her partner off so she could clean her room as it was the same.

Where to begin the room was unclean that £50 cleaning fee is a joke! Hair everywhere, stick floors, un emptied bins, dirty cutlery in the drawers, someone’s used makeup remover pads in the bathroom. Then at 11:30 last night we had “management” knocking on the door essentially having a go at us saying we need to stop our music he wouldn’t listen to us when we said we’d just got back to the room from being out ALL DAY the numbers they give you for the managers do not work. He spoke to us like shit when he clearly had the wrong room and kept coming by our room banging doors and having loud conversations made me feel uncomfortable so I ended up packing up in the middle of the night to leave

We did not stay at the property as groups of youths who were loud and disruptive and rude.

This property advertises that no groups. There were youths in property that were drinking and smoking a legal substances. They were loud and shouting on arrival and when asked to be quiet were very rude. When went to close the security door was shouted at and then pushed.

Ich habe eine große Wohnung mit 73 m² gebucht, aber mir wurde eine kleinere und geschlossene Unterkunft gegeben, die in keiner Weise den Fotos entsprach. Als ich mich beschwert habe, wurde mein Anliegen nicht ernst genommen. Stattdessen wurde mir gesagt, ich müsse zusätzlich für die Reinigung bezahlen, um das Zimmer wechseln zu können. Der Service war völlig verantwortungslos und unprofessionell.

This is a very basic but passable building. There was a leak in the main atrium with a bucket left in the middle of the floor. The apartment itself was reasonably clean and sufficient for the price however the hosts are crooks.

Beware the hosts. Basically we couldn't get any information out of them at all, and they refused to give us any detail of how we even get into the property. We were there for work, and I had to keep pushing them for information on the day we were to check in. On the day of arrival, they then whats app messaged me to say that for them to give me the entry details, I would need to pay a "security deposit" for each apartment of £15 which had to be transferred via bank into their account. They had us over a barrel as we were there for 4 days on a large work event and had nowhere else to stay and the area was completely booked out due to this. I knew this was dodgy, but they gave us no option. OF COURSE, we never got the security back, despite leaving the apartments immaculate and recording them fully both on arrival and departure as we didn't trust the hosts. No explanation, they just stole our money and ghosted us. BEWARE booking this place. The hosts are grifters and extremely dishonest.

The property was really unkempt, unsafe and not friendly for family. When we entered the property was dusty, had food bits in the sink, crumbs on the worktop and floor, the toilet seat with urine specks, and dirt on the sink. The area was unsafe. Plenty of young men drinking alcohol and smoking drugs inside the communal space and outside the property whereby the room window was located. I had 2 occasions whereby someone attempted to enter my room in the night. I was travelling with my baby and this felt really unsafe! The window latches were broken so could not close the windows allowing the cold to come in but also feel at unease for safety reasons being on the ground floor. I booked another hotel due to feeling unsafe and also having allergy to dust etc which caused my skin to flare up. Upon entering, all the smoke alarms had been removed and were in a side room. Overall very poor communication when contacting the host with no response.

The location is great for the NEC. The parking is good. Great value for money. Good location for shops and eating out.

Lack of proper curtains to properly block out light from corridors, as the lights were on all night. And this keeps us and the kids awake. So sleep wasn’t good. Not enough equipment for all the family in the kitchen. Ie. Cutlery, bowls and glasses. Very echoey and no proper ventilation, no windows could be opened. A lot of loud talking and shouting and swearing echoing through the property at night.

The place was dirty. They hadn’t even cleaned it after the people before us. Don’t come here because when you tried to contact them, they don’t even help you. They turned their phone off as you tried to call them. And they still have to give me back my deposit! After a month!

They didn’t give me my deposit back even though we cleared the whole apartment. The apartment was dirty when we first arrived and we had to clean it. There was no one there to handover the Keys* we had to try and contact them which was an issue because they didn’t answer their phone. I definitely wouldn’t recommend anyone to come here. It’s poorly managed and there was a hole in the floor. We tried to ask for a refund back and to just try another hotel, but they decided not to reply the whole day so we had to stay.

Paid £120 for my own cleaner to clean before me staying. Still waiting for deposit back

It’s disgusting. Upon arrival we arrived to a dirty apartment. Hairs on the clearly very cheap and old pillows, beds not made, random light bulb on the floor. Microwave next to the tv has mould and water in it and stank of fish. The oven…I wouldn’t cook food for a dog in there. Covered in grease and fat with bits of food stuck to everything. Only 2 mugs. No cleaning products in the whole apartment just washing up liquid (no sponges) had to use a bathroom towel for a tea towel. Also had to go out and buy wash pods, sponges, anti bac spray and dried foods so I could eat. Didn’t spend the 2 nights because of how bad the beds were. Informed the property and asked for a refund for the £50 cleaning fee the charge as I washed and dried the towels multiple times, I wiped all the sides, I cleaned the grime out of the mugs, I cleaned the chairs and the tables and I got ignored, but they will message you repeatedly to remind you of check out time so their “cleaning team” can get in.

It wasn’t clean and was very noisy as the fire door which was a door to a hallway to other apartments was right next to my bedroom which had thin walls. One bedroom had a window but it was overlooking the internal lobby, so you couldn’t open the curtains and no natural light

At 3am on the day of arrival I was told I needed to bank transfer a £15 key deposit before the lockbox code would be released. I never got this back despite sending them reminder requests. The place was quite dirty. No towels despite asking three times and being told they would be dropped off the next day, the next day, the next day…. Overall very poor.

It hadn’t been cleaned when I arrived and it took a lot of messages and calls for the staff to finally clean the apartment at the end of the second day. The staff were never available if there was a problem. I was promised a refund and the property have ignored me since and booking.com have done nothing. Bad experience all round. Would not recommend

Floor was not clean/ mopped . Oven was disgustingly dirty. Rest of apartment appeared clean enough. Ironically I was charged a £15 cleaning deposit which I will be requesting wil be returned to me Two towels between three adults for three days and no tea towels to facilitate the cleaning for which I was charged £15. I made contact on day one requesting more towels and also tea towels / dish cloths I was advised they would be provided. We checked out three days later. Mattresses were old and the springs worn, no mattress or pillow protectors. Neighboring apartment were smoking weed all night the passage stank of it.

The whole property was dirty plus my apartment I paid for was dirty and also their staffs are so bad that the speak to staff I a rude manner and they lied too. We saw a spider inside our paid apartment and also an old pee inside the toilet the pot wasn’t washed

The bedding had obviously been slept in prior to me stay, there was dirt and hairs on the sheet, which meant that I was unable to sleep in the bed. The sofa was not clean underneath the cushion had not been cleaned for a long time as there was an old cigarette butt, a comb, dirt, and various other items. In the kitchen the oven and cooking trays were dirty, there were items of crockery which were unwashed and unfortunately the bathroom smelt of effluent. The staff were unable to supply clean sheets even though I offered to change the bed myself. The manager has evaded speaking with me. Despite agreeing to refund the following nights booking the company have since reneged on this decision and have not refunded the key deposit despite the key being left in the key safe on leaving the property.

My bed had pubic hair - a hand print stain and yellow staining when I pulled back the covers. The floors were filthy with crumbs and hair - not been swept at all.

Avoid like the plague. Arrived at the apartment to absolute filth. Looked like it hadn’t been cleaned in months. Bedsheets were stained, floor was filthy, toilet was used and left unflushed. Contacted the host but they went radio silent. Still haven’t refunded me my £15 damage deposit. Booking.com have been no help either!
