The property was in a brilliant location and our room was lovely.

We arrived at our room which looked like it had not been cleaned, the previous occupants slippers was under our bed aswell as a hair bobble in our bed. The spa bath still had water in the step to the spa bath had a puddle of water on like someone had just got out, our tea coffee sugar hadn’t been refilled. I just cleaned these issues myself which I shouldn’t have to, other than the cleanliness we had a lovely stay was great location

Great budget hotel, good staff and good location. Was a good budget hotel, lounge and bar area great.

Was a bit noisy with the flats next door

We've stayed here 4 or 5 times now, and it's by far our favourite Guest house. Ryan is the very epitome of hospitality, and he's a funny guy!! His establishment is something special, and the price point make it one of the best. The bar is to die for!! Whenever we were out and about we regretted spend money on drinks, because nothing compares. On top of his drink menu, Ryan also has probably the best cigar selection in Blackpool. The sea view family room is awesome, clean, spacious with a fridge, coffee machine and now with air con!!! Large flat smart tv with all the streaming apps. Seafront 419 is perfectly situated for the best burgers in Blackpool. The best steak in Blackpool, and the best Ice cream in the UK. I'm 19 clem, my opinions are valid. Ryan is also happy to help with any recommendations for other food and activities!

If you drop something down the side of the bed, like a key card or a mobile phone, the memory foam mattress weighs about 65 ton.

Room was dusty. Window let in rain. Carpet felt damp. Bed had springs sticking out and sheet and quilt were rough feeling.

Bathroom dirty and in need of restoration bed had a large dip in the middle and had a bad smell and the bed frame was rusty Room needs decorating and the tv didnt work and the furniture was in a poor condition didnt stay for the two nights left in the middle of the first night

Rooms was dirty full of dust hairs all on thr beds room smelt funny the manager was swearing at us as we was laughing in our room at 10 aclovk as someone reported us for laughing manager makes u feel so uncomfortable while you are in the hotel

The Manager was a very polite and respectful person. I really enjoyed staying there.

Rooms were disgusting. Filthy, walls dirty, full of flies. I stayed here in 2020 and it was a fairly nice hotel but one thing's for certain it isnt that now. Its needs a deep clean, lick of paint. I even check the room for possible bed bugs it was that bad. Had to stop hubby from complaining because I dont like confrontation

The location was fantastic, the bar area and the games was a bonus. The drinks were very reasonably priced.

The staff member that we me met was extremely sarcastic. We heard him taking phonecalls that were very sarcastic too. He made us feel quite uncomfortable. The windows, lightfittings, staircase and doorframe were covered in dust. The window had spat out chewing gum stuck to it.

It was seafront with a spa bath

The spa bath explosion of hot water which was frightening and being disabled and human I could have really hurt myself. Especially considering the flooding and the fact that the bathroom was glass frontage and floors were slippery.

The spa bath was really good and the heated toilet seat and led lights. Was good to have a bar upstairs and being able to sit in the sun to have a drink.

The room was filthy, the mattress was bobbly and stained bedding and flat sheet that didnt stay on the bed properly. Really noisy all night people walking above us and slamming doors then at 5 in the morning I was woken up again by someone banging on the outside door and shouting and a group of people stood outside our window talking and laughing, this went on for hours so hardly got any sleep.

Location was perfect. Hotel looks really smart on the outside, parking was cheap and easy. Got a offer with water park and pleasure beach which I'd recommend. Also watched the show in the horseshoe "

Unfortunately the room was disgusting, dirty. Bedding dirty-mattress stained and bobbly, bunk bed sheet all stained (or unwashed not sure which). Sink leaked. Previous guests rubbish under the bed and in draws. Everytime someone closest main door or there room doors our room door shook constantly throughout the night. And not the hotels fault but second night hotel guests above us where so loud the children barely got any sleep.

The bar and reception area were really impressive.like how the seating area had games for the kids to enjoy.

The rooms were filthy. Another party in our group had to change rooms as her room was that dirty. Rooms are clearly very tired and need more investment or at least a decent clean. Was very disappointed when we were sat at the bar with a few of the residents having a nice time and we were told at 10:30 it was last orders and by 11:00 we were asked to leave the bar as it was closed and the stuff were going home. Make sure the hotels have a later license and will stay open while the guests are enjoying themselves. It felt a bit like a school trip being told to go to our rooms.

The hotel is disgusting the room had not been cleaned in months if not longer snot wiped on walls huge cracked tiles on bathroom floor thick dust everywhere hairs everywhere hair dryer was cracked and the front mess missing huge safety issue window wouldn't close to much to mention room 17 and 18 we had avoid avoid avoid we lasted not even 24 hours we left first thing in the morning and we paid for 2 nights no staff to even complain to

Great downstairs area bar and reception. Think there was only 1 staff member but he was easy to talk to and allowed us to leave at half 12 instead of half 10 but had to pay £10 to checkout later which wasn’t too bad. The room was great. Picked the room with the terrace which was very nice and the bed was very comfy. I was very fascinated by the mirrors and the lamps 😂as all you had to do with them was touch them to turn them on and the lamps changed dimness or brightness. The shower was great apart from the space. Was no curfew so could come and go whenever we please no matter the time 😊 also on the sea front hence the name

The only thing there was not to like was how there was little space in the room for storage so had my suitcase in a corner for the 3 nights. It didn’t bother me too much. Also the tap on the sink it wouldn’t really bring out any cold water. It was either warm or hot. The shower space aswell wasn’t great as it felt abit confined but other than that nothing to really complain about and didn’t affect our stay

I liked the front and the reception. I liked how you can use the key card - and charging lamps for your phones that's rather convenient

the room wasn't clean. I checked in early but was told I couldn't go into the room because it hadn't been cleaned yet.. no problem as we was out all day .. when we got back later around 10pm there was no toilet roll.. the blind was filthy , fan caked in months worth of dust . stains on sheets.. was a real disappointment as the front of reception looked great so was expecting it to not be as bad as it was.. toilet seat not put on properly.. even i could fit a toilet seat so feel like this is a really basic thing to make sure is right .. cleaning is bog standard in my opinion .

Double room so small, couldn't walk along side of bed,shelf lights wobbly, shower leaked & had to use our beach towels to soak up the water, only provided 2 bath towels so I asked for hand towels and bath mat, dirty window & ledge (inside) bits of rubbish under dressing table, 1 metal chair that was so uncomfortable.

The location was great!

A small double room - more like a box room, minimal space between the bed and wall to walk around. The whole building was dirty, carpets didn’t appear to have seen a hoover and our room definitely had not! There was dust, hair, the back of an earring on the floor. The pillow cases had marks on. The bathroom needed a deep clean, mouldy in the shower and toilet brush disgusting!

Price of the room was a lot less than expected. Bed was comfy and the room was generally clean. Ryan who was working during our stay was amazing. Very nice person, easy to talk to and was able to answer any question I had. He is a very polite person also.

The room seemed a little tired, could maybe do with a lick of paint. That didn't take away from a good stay though

Fan was provided but room, even on ground floor, was extremely hot. Bathroom didn’t have a cabinet or shelf and a tiny sink which meant nowhere to store toiletries or even put toothbrush.

The room in itself was nice. We loved the bathroom as it was very modern. We were able to access WiFi. The bed was really comfy!

The room could do with a deeper clean. The paint was flaking from the walls. Our room was under the bar area, so we could hear a lot of movement upstairs and the bar staff hoovering and cleaning after it had closed in the night.

There were six of us in a room thought it was too small very squashed when all of us getting ready also nobody in the morning to leave our bags cause we went leaving till late afternoon

I loved the hub room, can’t go wrong with a balcony. He let me put on the darts on the tele which was appreciated, the heated toilet was very nice.

A toilet should not be IN a shower EVER, which our shower had, it stunk of SHIT. Literally.

The location is fantastic and one of the main reasons we keep coming back. It's within walking distance of everything, with plenty of restaurants, bars, and places to eat nearby. The staff are always incredibly friendly, welcoming, and chatty, and they really make you feel at home. We arrived earlier than the check-in time, but after letting reception know we'd arrived, they checked and told us our room was already ready, so we were able to check in early, which we really appreciated. We also enjoyed sitting in the reception area with a nice alcoholic drink. When the doors are open, the view outside is lovely and it's such a relaxing, chilled place to sit and unwind. The beds are very comfortable, and the shower was lovely and warm. On check out day our train wasn’t until late afternoon so staff let us keep our luggage in the reception until we was ready to go.

Unfortunately, the room itself was a huge let-down this time. We've never had this problem before, but it honestly looked like it hadn't been cleaned at all. There was dirt all over the floor, crumbs everywhere, and hairs throughout the room. Dust that had been there for weeks maybe months ontop of shampoo and soap. Everywhere we looked, the floor was filthy, and it made us feel uncomfortable and dirty being in the room. Half used toilet roll which was basically empty, would expect a new one for new customers due to other people’s germs and them touching it before us. The room itself is quite small, but that's never been an issue for us because we travel up from Birmingham and don't spend much time in it. We only really use it to get ready and sleep, so the size doesn't bother us. However, returning to the room after being out wasn't pleasant because of how dirty it was. There were also stains on the towels, and the blind was broken, which wasn't a major issue on its own, but combined with the overall cleanliness, it added to the disappointment. It's such a shame because we've never experienced this before at this hotel. We've always had clean, comfortable rooms, which is why we keep coming back. We really hope this was just a one-off, as we'd love to continue staying here in the future.

Hotel was brilliant. We have stayed in blackpool a few times now and you never quite know what your going to get. I would definitely book here again! Quiet, cosy, clean, smart and kids lived it too. Lots of little additions thought about for a self catering trip. Everything was provided we would need and extra thought into other things - we dod need but didnt realise! Thank you

Location great as was the view from the bar. We booked 2 rooms, the double with the sea view (room 11) was great however the twin (room 2) was very small with bathroom built into the room rather than a separate room (it was a glass wall with a curtain across for privacy). The blind didn't open so it felt a little claustrophobic. Fortunately we were out all day and night so not too much of an issue. Some of the surfaces were dusty but beds very comfy.

Everything about here was very good . Room and beds very tidy & comfy. Location grest , just across the road 1 minuit from the beach , trams on the doorstep ! Convenient to everythin Blackpool has to offer. It wasn't our firsth time here and i'm sure we will return in the future at some stage.

There was 4 of us & 3 had all at some point hit our, shins/knees on the corner of the metal bed frame, one of us has ended up with a really bad gash so I would suggest corner covers for these.

The hotel is beautiful and has a very modern, luxury feel. The location is fantastic, right in the heart of everything, with an outstanding view. The beds were spotless, with crisp white bedding, and the mattresses were extremely comfortable, making for a great night's sleep.

Unfortunately, the cleanliness of the room did not match the standard of the hotel. While the beds were perfectly clean, the rest of the room had clearly not been cleaned thoroughly. There was sand and chocolate wrapper on the floor when we arrived, which suggested the room hadn't been properly vacuumed. After speaking to the receptionist, someone came quickly to vacuum, which I appreciated. However, the shower glass and walls had clearly not been cleaned for some time, and there was hair left on the shower wall from previous guests. I also felt that the receptionist seemed quite dismissive of my concerns, which was disappointing. With better housekeeping, this hotel could easily deserve a much higher rating.

The property was dirty nothing had been wiped down bed matress was covered in stains the showers was fludung as well as the sink there was mold on my broken ripped up blind on the window all mould around the window asked be given another room didn’t get one asked for towels didn’t get none. The cups were broken and had cracks in the bed wasn’t made on arrival the ironing board was covered in stains no storage for clothes at all very small horrible view from window when got told it was sea view. Kettle was dusty the skink had all dirt in and around it.

Room wasn’t clean. Thick with dust. Shower didn’t drain so you had about 1 minute to shower. No staff available in morning or through night. Very noisy room above us as they were arguing from 2am-4am keeping us awake. Beds sunken in.
