Tutto perfetto. Veramente non riusciamo a trovare un difetto. Complimenti!
Comodo. Mal mantenido
Poco mantenimiento. Calidad de la comida pésima. Actitud de los meseros poco amigable. Maximo 3 estrellas. Alto precio para servicio recibido. Personal de recepción amable. Puntuación en comida 2. Puntuación del hotel 3. Salimos muy decepcionados. Las piscinas pequeñas para lo esperado.
TOUT CORRECT MERCI
RIEN TOUT OK
Not much. Glad to leave this place and go home.
Sorry but my experience might not be normal but if it is this is a 1 maybe 2 star resort Food was all carbs, lots of booze included, and nasty chemicals in juices and sodas. Food quality was low grade. They did have omlete and egg station for breakfast. Wifi is the worst I have ever experienced in all my life. How people do work or a zoom call is beyond me? Had problems constantly streaming, checking mail or even trying to book a cruise for Xmas vacay. My rooms shower was refreshed because instead of installing a new shower head they painted the shower head WHITE. WTF, had to clean all the paint off to keep it from dribbling out. Hot water was great, AC blew cold all 7 days. TV was broken, room door stuck constantly and then the lock stopped working and beeped constantly. Beds were medium to hard. Pillows were not down more like a stiffer shredded foam. Sorry if I'm describing it incorrectly. Room service was good daily with little towel animals on the bed. There is a safe in the rooms and the staff can't access it like other places in the Yucatan. Security snatched our towels 2x at the pool during our 7 day stay. It wasn't enforced equally at all. Maybe I wasn't brown enough who knows. Cleaning staff was great, buffet staff was lax. Restaurant staff was exceptional (all 2 restaurants) food wasn't top notch at all. They didn't even have creme to make cappuccino because it was more expensive. You couldn't get creme for your coffee it was milk or powdered chemicals. The beach was full of sea weed . They worked constantly to clean it with poor results. They're is only 1 pool and it gets super crowed. And the best part my booking company didn't rate my 3 kids. So I arrived and they drilled me for $1700usd. WTF! I complained a massive amount everywhere I could. Then the finally after 4 days hit me with $760 on top of the $3300 for the 2 rooms.
Stanza molto bella e grande. Cibo buono e vario
Swimming pool area, architecture, breakfast, variety of restaurants.
The night activities could be a bit better
Staff were excellent, very friendly and helpful. Very nice resort, lovely pool and bar area. Great beach. Always sunbeds available. Very good variety in the buffet. Kids enjoyed the entertainment and kids club.
While the buffet was great, the options for kids in the restaurants was very limited.
Alba bellissima!
Food was very good and there was lots of variety.
I wish we had asked more about the facilities but didn’t know we needed to. We didn’t know there were theatrical shows at night, and I think spouse would have gone on a trip to Tulum if he’d realized how nice it is. Also nobody mentioned playacar beach. A brochure with some of these highlights left in the room or offered on checkin would have been ideal. Also more about the sister resort and what the best attractions there are there that we could explore.
the beachfront is beautiful but this is something nature provides not the hotel itself.
THE FOOD IS TERRIBLE. Dear all future guests please trust my taste and avoid staying at this place by all means. We were three families staying there for a week long holidays just before Christmas 2025. Half of the family had stomach issues. I personally couldn't eat anything but boiled eggs for breakfast and fruits during the day. The chef has to be replaced. It is a crime to feed people any food the way he cooks it. It is a huge disrespect to all guests. The food is tasteless and overcooked. Unfortunately it looks like the hotel management couldn't care less as there are already many negative reviews during past years about the food. I recall please avoid staying at Viva Azteca because if you do you will be crying for your money and time spent there.

It was in the beach and very clean
The food at the Italian was mediocre at best. The Asian restaurant was ok.
Buoni ristoranti, personale cortese
Food and entertainment
Lack of sun beds. Noisy AC in the room.
Location, buffet, friendly staff
Maybe 1-2 extra bartenders would speed the service
The daycare was lovely that’s about it
Everything else!!! the food was disgusting the smell in the air was horrible, not much activities , I saw a lot of roaches outside the room. The drinks were watered down
Close to beach. Everything fairly close, no long walks to get to anything. Entertainment was very good. The three restaurants served good food. Close to downtown.
No elevators! Needed a Mexican restaurant! Only one night was Mexican food offered and that was only tacos. Buffet food was only warm and should have been hotter. No Ice machines even though there was an ice bucket in the room. The doors to the rooms were hollow doors which made it quite noisy at times. You could very easily hear people even though they were not talking loud.
The location was beautiful.
Too noisy. For me, a senior, there was safety problems. The tile in the room was slippery when wet. The walking paths were on even, trip hazards. The handicapped room had a regular height toilet, it should have been raised toilet seat.
Near to beach, staff were amazing particularly in Kids Club, huge variety of food available all day, good gym, good entertainment - kids loved it all.
There could be more sun beds around the pool. Other guests would wake up early and leave towels on the sunbeds so there were none available.
Good ambience & good food overall. Clean and well maintained.
The excursion booking associate - Francisco showed crazy attitude when I was negotiating a booking for 9ppl in total worth $1600 USD. He does not like ppl bargaining, which is a global thing and he spoke lil too much out of his boundary line. He was unapologetically rude.
The staff were all very kind and hard working. There is a lot of choice in the buffet room. The pasta station in the buffet room was good and generally offered a good selection especially for kids. Concepcion in the breakfast buffet was very nice and polite as was the girl in the egg station. We tried the oriental restaurant one evening and it was very good but portion size was a bit on the small side. The mattress and pillows in the room were comfortable and the bedding was clean and nice. The pool was nice but on sunny and warm days it quickly got busy so we would go to the beach instead as plenty of space - it is a beautiful beach. I agree with the hotel in not allowing people to take food to the beach, soon the birds would make a mess and it would be unpleasant. There were always plenty of security personnel about in the beach and hotel areas which was reassuring because we never felt our belongings would be taken should we leave them in the chair unattended for a bit. The reception staff were never pushy with their timeshare sales and were friendly and helpful. We never got to try the activities (kayak etc) on the beach because we had bad weather at the beginning of our stay so I cannot comment on that. The hotel has a sister property (Maya) a 5 min walk away, we went there one night for our evening meal at the Mexican restaurant which was very good, the waiters there were very nice, here the portion size was pretty big. Overall having looked at the two resorts I am pleased I chose Azteca as it was more suitable to our needs (we wanted a smaller quieter resort with a nice beach and not too far from the airport). The Maya resort seemed louder and a lot more busy with more guests/groups and more entertainment. My daughter loved seeing the wildlife in the resort (agoutis). Handy that a short walk away within the Playacar gated community you can find souvenir shops and an Avis Car rental booth which was great because we rented a car there to further explore.
The room seem to lack furniture, there was only one bedside table in between two double beds and a huge lamp was on this one bedside table which left hardly any empty room to place your phone or tablet. There were four of us in the room so an extra bedside table would have helped. The balcony had no chair or drying rack/string for the wet swimsuits so we had to hang them inside. There was also only 1 chair in the room, again not enough for a family of four. The buffet room seem to always run out of fresh tortillas which is odd considering it is the staple food in Mexico. I also never found fresh tortillas for breakfast but perhaps they have tried before and they don't get eaten or I did not look well....Overall good for us for 5 nights but we think there is room for improvement in the rooms and buffet food in view of price we paid.
Nice clean rooms, lots of activities for the kids. The restaurants were fantastic
A shuttle to the shops and 5th avenue would be handy!
Staff were upmost courteous and pleasant. Beach access was great. The vibe was very relaxed and stimulating. Activities were quite fun. The food buffet was tasty enough and the drinks were well made.
Had a mishap with the security safe not working properly. Reported it when checking in but did not get reprieved until 2 days after when a maid found out, reported it and was fixed hastily.
The property was clean , food was good ,and a lot of activity to do on site, other employees was friendly
What I didn’t like about this property is the staff in the main dining room are racist I watch them a few different times and it’s was the same thing from different staff they catered more to the Caucasian custom
The service for restaurants were good and most employees were friendly and helpful.
The room was dated and worn. The tap water had a strange smell and we could not drink from it. The soap and shampoo provided were not very good quality and we had to just buy our own. There was no table to really put things on in the room. Our room was close to the common area and it was quite loud till about 10pm every night.
It’s not a super big property which is nice you can get around everywhere fast enough.
The only thing I didn’t like is that the buffet room I feel should have AC .
Great location , great beach , staff superb , great variety of food , tons of activities and beds were super comfortable.
No Ac in Buffet room .
The property is beautiful great staff, lots of activities to o do and a great variety of food for everyone’s choice
The buffet salon needs AC
Food was excellent. Location walking distance to downtown Playa Del Carmen. Safe place and very kind staff.
Made to order food at the buffet was good (e.g. omelette), overall wide selection. Loved the whole fresh fruit, like mini mangoes and plums. Staff were friendly and attentive. Enjoyed the live music in the evening and the aqua gym.
The food at the restaurants were ok. It was a nice change from dining at the buffet; but the quality of the dishes could be better. The pool could have been a little cleaner.
The atmosphere

A hurricane hit while we were there. The staff was amazing. They prepared the facility quickly and the following evening the property was clear of sand and fallen tree branches. By the evening we were back in the pool.

Booking.com did not guarantee my rate after I verified with them the rate for children under 17 and also confirmed the rate directly with Wyndham Viva. When I arrived at the hotel we were overcharged by the hotel. I tried to call Booking multiple times to talk to someone directly with no result. I called Wyndham and the confirmed children are considered under 17 but since I booked our stay with Booking.com they had to rectify the situation . Due to a language barrier, being in a foreign country and unable to speak with someone at your company we had no choice but to pay the additional fee. Your customer support is HORRIBlE!! I was on hold for 30 minutes then disconnected . There was no chat option available either! Besides that the hotel staff was friendly.
We had daily problems with our room safe. This took hours away from our vacation since we had to wait for staff to open, fix and-break into it several times throughout each day. Finally after 4 days of this, they installed a new safe. Also, they should indicate there are no stairs!! My daughter had knee surgery and it was quite concerning watching her hobble up and down the stairs. Some of the stairs became slippery when wet.
Nothing, I would rate this hotel 2 star. Reviews misleading. I have traveled for over 40 years in Mexico and never stayed at a hotel this bad. So disappointed to have waste my hard earned money on staying here. The beach was good. The actual room was good, location backing to entertainment area keep us up every night.
I go to Mexico for the beach. To have no beach service at a resort on the beach is unexceptable. No one at check in told us we had to fetch our own water for our rooms. We had no water in our room 1st night and we had to ask, front desk who should have told us to get our own water, again a first. Put in rooms near evening stage, when I said I was concerned about noise at check in, the front desk person Marco said it would be quiet, a lie. Found staff unhelpful. No AC except rooms. Main dining a buffet with food below average, unbearable with no Air conditioning and the heat from warming stations.
Confortable rooms
Food. Everything was split in members and no members of the viva club
Restaurants- Asian, Mexican and Italian. Were good
Food at the buffet was mediocre, and boring. Reception staff were rude and discurteous.
A great place to stay one of the best around the area
The staff was all great.
Pool was too cold. Wasn’t expecting that
Beach was fantastic. Entertainment very good. b
Elevators would help, but stairways are good exercise.
I liked the pool and the beach.
The customer service in the front was horrible.
Beatriz was very understanding and helpful as the customer relations officer, as were all the concierge and tour booking staff. The beach was beautiful.
We had a problem with the smell and sound of the air conditioning in our room upon arriving. Reception did not display any urgency in addressing the problem, however, Beatriz was great in organising a room change and also organising to see a doctor. However, we were advised to keep the a/c running at all times which was not only quite cold and loud, but also resulted in an overall constant dampness and slippery floors. The food was average and the signage was not very allergen/intolerance friendly. Overall, not many dairy free or gluten free options. The best thing about this resort was probably the wildlife.
Convenient
Wifi was weak
The service, friendly staff, the beach and pools.
Pool temperature too warm, food could have more flavour.
The location is good, inside a gated residential area around 15 Minutes by foot from the Quinta Avenida. The Mayan Restaurant food was very good. The normal buffet was a little above average. Staff was very friendly. The liquor/cocktails offer was diverse, but not the highest quality.
Only one beer brand, rooms smell a little like mold, but to be fair we got a new upgraded room upon informing the front desk.
room, pool,food
everything was good
The staff was extremely warm and welcoming and the beds were very comfortable. The beach was beautiful and the grounds were well kept.
The food really needs to be improved. Some things are okay but overall it was lacking the quality I would be comfortable eating. Especially the drinks. I mean come on how hard is that!
the staff was great. the location was great.
the food wasn’t very good only ate at the property 2 times. waste of money for the all inclusive. the timeshare people are to pushy they even called me to the room twice
The beach is fantastic - large, clean, with LOTS of chairs and a ton of trees so you can always find shade. The pool area was really nice too. The whole property is a good size - not too big - so the kids (teens) had the run of the place but could always find us. Rooms were a nice size and clean. Other resorts might be fancier but you pay a lot more for them too. For the money, I'd definitely recommend.
The food was...fine. Not amazing but a wide variety and everyone always found something to fill up on. Nice that the snack area where food is available whenever the buffet is closed included chips, guac, pizza, etc. The restaurants with reservations were good for something different.
Food was good and the staff was very friendly
Everything about this place was amazing, beautiful hotel, beautiful room, beautiful swimming pool and beach. Staff is so friendly, I was impressed. We tried the oriental restaurant, it was good. I did not get the chance to book the mexican one cause it seemed to be a busy one, and it was fully booked. The buffet is good but after a while it seems like you always eat the same food so make sure to book at least one restaurant for a change (in my case we also eat out of the resort now and there so it was fine). In the morning, there was no bacon or sausages for breakfast. For me, it's okay, but my british boyfriend did not like that, haha. I would say it's expensive but it's probably the most beautiful hotel that I've been to. The service was the best and the Italian manager was very nice.
