More of a B&B local pub definitely not a hotel , bath towels more of a small towel not bath sheet they don’t wrap round you, shower hose held up with a tie wrap so fine if your 4ft or less lots of traffic throughout the night and day even though it’s a gated community

Comfortable quiet room in the beautiful Ribble Valley. Clean. Polite staff

Breakfast was OK but not much selection with just sliced bread, prepackaged croissants and sugary breakfast bars. Some fresh pastries and granola or muesli would have been nice

Short-term scare that payment wasn't showing as settled on their system, whereas I had settled via Booking

We stayed a night as we were attending a wedding in the area. We checked in just before 10pm, the guy on reception was friendly and showed us where the stairs were to our room. The room was large & clean. The shower was lovely and powerful.

The mattress although comfortable was a bit lumpy/springy in places.

Good location for us. Good parking. Well organised. Nice enough room. We had dinner on arrival and it was fine. Good value overall.

Continental breakfast not good. Wouldn’t take much to make it a lot better like decent bread and croissants! Coffee good.

Everything was wonderful.The breakfast amazing. We need to make a special mention to Dave on reception-he was fantastic and went over and above to make our stay special.

The year 6 end of school party that had kids screaming in the car park between 7 and 11pm. Guess this was a one-off but luckily there was a very nice pub 1/2 mile away.

We were looking forward to enjoying a good cooked breakfast on Saturday and Sunday but were disappointed as we were asked to pay for it inspite of being charged at the time of booking. We checked out early the night before.

Our bigger than expected suite/room was ready early as requested, for a small fee. All staff we encountered were friendly. The bed settee was a bit thin but did the job. Lots of tea bags, coffee & also a fridge. Only downfall is there's only continental breakfast option Mon- Fri, although there is a coffee shop 1 minute away that served a good breakfast.

Lovely welcome from Howard who recognised us. He also assured us that we could order dinner and it would be ready for us at 5pm when the restaurant opened - and it was! This worked well for us as we needed to leave early evening for a football match. We had a lovely room, spacious beds and a great view of the Blackburn Rovers Training ground. A fantastic stay and we will be back again! Oh and both dinner and breakfast were delicious :-)

There wasn't anything that we didn't like.

Easy check in and out. Happy, smiley and engaging staff even at a late time. Things to know about were explained well and being shown to my room instead of just being given instructions was a lovely touch. Having a hotel entrance separate to avoid the main bar and reception area is so subtle that it should inspire others. Room was quiet and comfy, lovely and warm and with large bed. Huge! I also had a large bathroom with good clean fluffy towels. If you can, please opt for the cooked "Full English" breakfast. It was really good. 👌 Proper sausages and bacon. The continental breakfast had loads of options, fruits, cereals and pastries. Also, good hot coffee. I wanted a treat from the busy, and it sits in a lovely Ribble Valley country setting making it a lovely base for exploring. It can host weddings and functions too, so if any guests are wary of staying. Don't be. Book.

Small and comfy hotel, with a popular bar used by the friendly locals, can be busy with young lads who are at Blackburn Fc academy. Tasty small food menu, top pizzas, all fresh made. All staff very friendly @ helpful. Good secure car park, hotel is within housing estate which has barrier & security.

Perfect stay, nothing too much trouble.

There is a generous amount of parking onsite (free). We paid for the cooked weekend breakfast which was delicious and very filling. The room was large and very recently decorated, as very clean. Large bed with lovely pillows/duvet. Huge wardrobe space with iron and ironing board! Exceeded our expectations.

The car park could do with some outside lights can be difficult to see when unloading the cars at night. A small fridge in the bedroom wouldn’t go a miss but that would be a luxury.

It’s a great place for a base and their is plenty of parking nice and quiet rooms had coffee and tea their was a nice lounge area plus they had pool darts and a nice bar area. You need a car for travelling out ideal place for a group of golfers

We only stayed overnight and a cooked breakfast was on offer at additional cost as it was weekend.

We had a fabulous stay at The Avenue. Dinner was excellent and great value for money. Enjoyable and lively bar/restaurant. Relaxed breakfast which has fantastic - piping hot and very freshly made - and delicious! Comfy beds and a lovely view over the senior training ground which was a great bonus for my Rovers mad son! And we met 2 Rovers legends whilst staying which was the cherry on top :-)

Very quiet location, close to my work base. Clean, warm & comfortable bed.

Wasn't able to enjoy the complimentary breakfast in the week as it wasn't served until 7.30am which was sadly too late for me

The staff were very welcoming, and Callum was a star when we arrived back in the evening. Would definitely stay again 😁

The rooms we booked were tired .

The chap at the reception was very helpfull & courteous, offering to carry my case upstairs. The bedroom & ensuite were lovely and clean. Continental breakfast that was lovely &,fresh ground coffee was superb.

It was local to the event we were attending. We arrived a little late to eat but they offered to cook pizza for us, which after a long drive was a blessing. Breakfast Friday was a continental and filling .Saturday morning full English was delicious.

May seem a bit petty but there were a few cob webs in the room, and behind light fittings. But a quick whip around got rid of them. I have a serious fear of spiders.

The room we stayed in was a suite , the photo on booking .com was the modernised suite , the one we actually stayed in wasn’t.It was tired looking and needs to be modernised.

The overall place is clean and well maintained however the ensuite in room 14 particular the shower cubical was not clean and had mildew, the rest of the stay was good
