La ubicación del departamento. La colonia es segura y tiene todos los servicios cerca, desde cafés y restaurantes, parques, tiendas de conveniencia hasta farmacias. El departamento es amplio, moderno, limpio y con todos los servicios. Muy bien que tenga dos baños completos. El anfitrión siempre estuvo atento y al pendiente desde antes de nuestra llegada y durante el tiempo de nuestra estancia. Había aguas naturales embotelladas y cápsulas de café y sobres de té de cortesía, lo cual se agradece. Hay seguridad 24/7. Siempre tuvimos todos los amenities de servicio en los baños. Las recámaras tienen ropa de cama y espacios amplios para guardar la ropa.

En general todo estuvo muy bien. Solamente sugeriría atender el sistema de calentador de agua (boiler eléctrico). Al usar las regaderas de ambos baños al mismo tiempo, se va el agua caliente en uno de ellos. Fuera de esa situación, todo muy bien. Recomendable.

Un apartamento muy adecuado para una familia de 4. Es amplio, las camas son muy cómodas y contar con dos baños y un aseo hizo que todo fuese muy fácil. También la terraza es importante. La ubicación en Condesa es excelente, y los dormitorios son muy tranquilos y sin ruido. La comunicación con la propiedad fue excelente, estuvo siempre pendiente y atento. Hay detalles como que dejen tapones para los oídos que son positivos. El personal de recepción también correcto. Si volviese a CDMX repetiría.

Por decir algo, la nevera hacía bastante ruido, pero no fue un problema.

The process to check in was so easy and it made us feel so secure especially travelling with several first time visitors to the city. We were happy we could show them the beauty of our favorite place and assure them of their guaranteed great stay.

Fomos acomodados no primeiro andar. Esse andar é a parte velha do predio, não tem nada a ver com a foto da propaganda. Possui janelas relativamente pequenas na frente e todas as outras janelas dão para paredes, dando a impressão de estar em um porão. O apartamento tinha goteira, o controle de água quente/fria era quase impossível, encontramos uma barata na sala. A televisão a princípio não tinha internet, foi consertada mas mesmo assim não tinha nenhuma transmissão aberta disponível, então não conseguimos ver partidas da Copa na televisão. Extremamente caro para o que era.

I have stayed with this company at two of their properties three times now over the past three years. They are always excellent! Excellent room, excellent location, and excellent customer service!!! 100% recommend Viato properties. This one and their one in Roma at 131 Cordoba are excellent places to stay.

If you are a true FIFA World Soccer fan, you need to look for a place that offers cable TV. This place offers streaming but unfortunately since we came from USA, we couldn’t download our apps on the TV. So we had to go to different places to be able to watch the games.

It was a spacious 2 bedroom apartment with 2 bathrooms and a guest toilet. It was well furnished with a lot of closet space. The kitchen was fully stocked with cooking utensils so we could buy groceries and prepare meals. It was clean. We felt safe. There was someone on the front desk 24 hours. The location was perfect so We could walk to many of the local restaurants and bars. I would choose it again.

There was no central heating or cooling system. So we used extra blankets when it was colder and a fan was provided for when it was hotter. I would bear this in mind if temperature regulation is important to the guest.

La ubicación me pareció perfecta para caminar y comer en los alrededores. Me encantó la zona, la distribución del apartamento, la amplitud, los 3 baños y lo cómodo del lugar. Si vuelvo a Ciudad de México, me encantaría volver a hospedarme aquí. Lo recomiendo al 100%.

The property was clean and in a really good location near 2 parks, with coffee shops downstairs and restaurants nearby.

There was a safety hazard that caused a painful fall, but luckily it didn’t need a hospital visit. We informed the property, so we really hope they removed it as promised.

Komischer Geruch in der Wohnung - vermutlich Abgase durch darunterliegendes Parkhaus, starker Strassenlärm, Terrasse und unnutzbar, düster, Babybett und ausreichend Bettwäsche nicht bereit, obwohl vorher abgesprochen. Wir waren im ersten Stock, in den höher liegenden Wohnungen mögen die Punkte nicht zutreffen

1) Our information already with the reception when we arrive, and reception allowed us to put our luggages at the main lobby which we had quite a few and we were worried about security as we have important laptops that we cannot afford to lose. Reception insisted that it is safe as there are cameras all around. Would have been better if there is some kind of room to keep them rather than in the open lobby. 2) The nice thing here is the balcony view which faces the park so its refreshing especially in the morning to have coffee at the balcony 3) The wardrobe have good storage space 4) Kitchen is good and well stocked would be good to have a kettle as well. 4) Beds are comfortable, generally good beddings in aesthetic and comfort 5) Last but not least, the host is responsive, understanding and is helpful

1) It was not easy to communicate with the reception staff as she speaks no English at all. So we use Google translate but she is not able to reply us with google translate so it's a bit cumbersome. But we managed. She is kind lady though not initially friendly and could appear rather fierce at first. But after a while it's ok. 2) the fan in both the bedrooms are super noisy and loud that we cannot even cut the noise through ear bugs. Also it is one vertical direction, so had to turn ut away from blowing directly at us through the night. Given that there is no air con, would suggest that the host invest in a better fan? 3)The smaller bedroom is difficult as the only window opens to the internal courtyard that is visible to neighbours upstairs and downstairs, so very limited ventilation if you close the door 4) the master bedroom has strong morning/afternoon sun and heat up the room. Hence the fan is an absolute necessity. 5) it's a shame that there is no washer/dryer provided. There was a room with the tap but machines were dismantled. for vacationers the washer is very essential. We hand wash our laundry but there is no drying rack provided. If no machine the least is to provide a drying rack? 6) Power outage in the area, told it will take 1-3 hours but it was throughout the night till late afternoon the next day, only the second section of the apartment has electricity but not in kitchen, living room, no light in first toilet. No lift, so our groceries in fridge spoilt and we had to carry two large luggages down the 4 flight of stairs the next day. The host has kindly agreed to refund some compensation. But it does adds to much incoveniece even though its not the apartment fault

Spacious, clean, great location. 24 hr security.

Only thing is say is we arrived at night and the ground floor of the building (painted blue) didn’t look like the picture that is on booking.com because the picture is of the floors that are higher (couldn’t see that past the trees in the dark) so we were quite sure we were at the right place. I’ve uploaded a picture of the facade.

The apartment is well situated if you’re interested in being able to walk to most places. There are a plethora of cafes, restaurants, bars, shops all within a 10-15 minute walking radius. The apartment also gave plenty of space to our group during our stay. I didn’t feel like we were tripping over each other or invading each other’s privacy. 3 bathrooms and a full kitchen keep the daily activities flowing smoothly.

The sofa bed is a little too small to accommodate an adult male.

Great location. Very comfortable . Check in was smooth. Security 24hrs with very friendly staff . There’s no A/C which is specified in their listing but they give you a fan. (They could’ve have 2 one in each room) It was a nice place . Good value for money

What do you mean? No breakfast was provided (nor did I expect one). The location was great. I liked the room arrangement, the two "patios," the bathrooms, the amount of storage, the security.

It is too hard to reply to your messages, because I can't just use "reply." The same goes for the host. The host sent instructions on what to do before we left. I would have done it all, but he sent it two hours before check-out, and I was gone. There needs to be more places to hang towels, washcloths, robes.

El espacio , lamentablemente solo fuimos por 1 noche y no pudimos disfrutar más del espacio.

Die Ferienwohnung war sehr groß und bietet viele Annehmlichkeiten für einen längeren Aufenthalt. Die Lage zwischen parqué México und parqué España ist hervorragend. Besonders wenn man mit Kleinkind unterwegs ist. Es gibt viele Cafés und Restaurants in unmittelbarer Nähe.

Die Betten waren etwas unbequem. Obwohl es in der Nacht teilweise angenehm leise wird, kann es aufgrund der Straße oder einer Baustelle manchmal doch sehr laut werden.

Spacious and excellent location. Security on front desk very pleasant. All other communication is via message with the manager who provided prompt and helpful information. He even contacted us to let us know we had left some sunglasses behind and held on to them until we could arrange pick up.

It was cold overnight but reception did supply fan heaters. I would imagine in the summer it is a welcome refuge from the heat of the city.

The location was great. The place was very clean and very safe which is a plus.

Our only concern was that the wifi wasn't working well especially towards the master bedroom area.

Las ventanas no dan mucha privacidad durante el día, pero no es nada que afecte durante la noche. Se puede dormir comodamente.

The apartment was big, location is great, and we had great communication from the host. Interior unit was very quiet. A couple things to note: the water comes out cold, but warms up within a few minutes. We didn’t realize CDMX buildings don’t typically have heating, but we were provided space heaters, so just ask if it’s needed. We had a confortable stay and I would definitely book again!

Location was good but its on a road that is active all day and night so if you are a light sleeper, it would be difficult.

Schlüsselübergabe war sehr einfach. Der Gastgeber hat eine Nacht vorher abzureisen gestattet. Obwohl er mit der Antwort so lange gewartet hat, dass wir ohnehin nicht mehr kostenfrei stornieren konnten. Daher haben wir nur ein Drittel der Kosten der letzten Nacht erstattet bekommen.

Das Apartment war sehr kalt. Sehr laut. Man hat den Strassenlärm im 6. Stock selbst im Hinterzimmer noch gehört. Die Möbel, Bäder, Küche etc. waren mit dem Billigsten ausgestattet. Daher fühlte sich das Apartment insgesamt als billig an. Die Lage hätte besser, war nicht wirklich in dem Teil von Condessa, der schön ist. Die Kommunikation mit dem Gastgeber war ein Alptraum - wir mussten 5-mal nachfragen, bis wir endlich eine Antwort bekommen haben.

Excellent location and very nice apartment. The team who manages this apartment is absolutely amazing and remained very attentive throughout the entire stay to any needs we had. When we had an issue on the day of check out due to illness, the team was very helpful and flexible and kind. Thank you so much for that!

The apartment was amazing. Great shower, comfortable beds. Great kitchen, very spacious living room. A fantastic owner! When we requested some heating it took less than 5 minutes for heaters to arrive. Not only these but also when you are sitting on the terrace and enjoying the park view, the smell of fresh bakeries and coffee from downstairs coffee shop is priceless

As a small suggestion, it might be helpful to add a shelf or holder inside the shower to place the bathroom amenities, as they are currently located outside the shower on the window ledge.

La cercanía con las áreas de nuestro interés como Condesa, Roma Norte, etc. Las vista desde nivel 6 eran muy bonitas.

Me sorprendió negativamente el poco aislamiento hacia el exterior, sobretodo respecto al ruido, sin descuidar térmicamente. Pero todo el sonido de la calle era como tenerlo dentro del departamento, ambulancias, policía, coches, camiones, obras, etc. Agradecemos que nos faciliten tapones de oídos pero somos una familia con bebé y no podemos aislarnos. También considero que los acabados, materiales, y su estado de conservación empiezan a dejar cierta evidencia del paso del tiempo.

The location is fantastic if you're planning to explore Condesa & Roma Norte. However, that's about all that's fantastic about New Apartments La Condesa. To be fair though, there is nothing totally awful about it either. The building and area are very safe and the 24/7 security is great in terms of safety.

These apartments, or at least ours, looked nothing like the photos. The photos seem to be taken several years ago based on what the actual apartment looked like when we arrived. The floors were all scratched up, paint was chipping on walls, there were multiple open cracks in the walls, towels (while clean) were very old & worn and there was just a lot of wear & tear overall. Is it modern? Yes. Is it new? No. Is it maintained well? Absolutely not. Was it comfortable? A little bit, in the sense that the apartments are big and spacious. The bed however was not comfortable. The construction of the building leaves a lot to be desired, as many do in CDMX. What I mean by that is street noise is prevalent, and you will also hear noises from your neighbors above, below, next door and on the roof (depending on your floor). Sharing this more to be informative, because this is an issue basically everywhere in CDMX, outside of big hotel chains where you generally sacrifice location. That said, we dispute other reviews that this building is quiet and point out that peaceful sleep was an issue for us. Before booking, you should keep in mind that the building does not have AC or heat. There are fans in the bedrooms to help cool, and you can grab a space heater from the lobby for heating. That did not affect us for this trip but might be important for other seasons. Also know that the coffee maker is a Dolce Gusto. We asked before arrival and were told not to worry because they left enough coffee pods for our 4 night stay. Upon arrival there were a total of 4 coffee pods in the apartment. That's not enough for 2 people on a 4 night stay. When questioned about this, the host's response was let us know when you run out and we'll have more delivered. What's the point of communicating beforehand, if the host cannot follow through, especially at $240/per night? We're glad we brought our own coffee pods.

We liked the location and the apartment design and layout.

Our apartment was on the first floor and we found it to be dark. The sunshine in the afternoon couldn't reach the apartment which made it a bit cool. We were there in November so it might be a perfect place in the warmer months.

Everything was excellent! A lot of storage space, filtered water, front and back balconies, and a great rooftop. The design of the space was impressive. The location was incredible, and the staff was super responsive to all my inquiries prior to my lodging. Cannot wait to stay here again.

The pull-out sofa kept pulling out, so we couldn’t really lounge there.

We liked the house and the apartment in floor 6. Really clean, and lots of space for 2, maybe a bit too much for us, although we liked having 2 bathrooms. Kitchen was great and extra points for the water filter. Apartment was cold at nights when outside temperature dropped to under +10C. Bed was ok, 160cm wide, not the worst not the most comfortable. Anyway, we still think it was almost perfect, just a few little things could have been better. I also stayed in a huge apartment in the same building that was on the first floor and it was significantly colder at nights. There was a construction site out on the street but it didn’t bother us during our stay.

Everything! This flat is absolutely amazing. Not on is the location perfect as it stands right in front of Parque España and right next to a super tasty little coffee place, but it also has an amazing view of the Parque España on the one side and the Amsterdam street on the other side. The entire building is surprisingly quiet and the staff on the ground floor are very polite and helpful.
