The location is the only positive thing.

I fully confirm all the negative aspects mentioned in other users' reviews. Specifically, the comments regarding the owner's lack of professionalism and invasion of privacy are accurate, as are the issues with room temperature, the space being smaller than the photos suggest, and noise problems of all kinds—occurring at all hours and coming from both inside and outside the building. Communication with the owner was difficult, and he ignored messages from guests, even written ones. There were also issues with general cleanliness, particularly regarding the bed linens and the bathroom. Various items of questionable taste belonging to the owner were scattered around the apartment, taking up unnecessary space. Finally, the cost was completely disproportionate to what was actually offered. The point made about a hotel being both cleaner and more affordable is also true. Upon arrival, I sent three harmless questions to the owner; he came down immediately, visibly agitated and acting in a very unfriendly manner, and entered the apartment without asking for permission—wearing dirty work clothes and shoes. I immediately explained that I had a family issue and might only stay for one night instead of two. I was told to contact Booking because the matter was up to them. I discovered this was a lie, as payments actually depend on the owner. I stayed (very uncomfortably) for just one night and requested a refund for not occupying the apartment the second night, but it was denied based on absurd excuses. I strongly urge Booking—a company I have always considered reliable and courteous—to remove this owner from its listings, as he reflects very poorly on the site.

Tolle Lage direkt am Kanal! Sehr sauber und es hat überall angenehm gerochen.

Es war eigentlich alles toll und gut gepflegt, nur die Terasse war sehr nass und nicht ganz so schön gestaltet wie der Rest der Unterkunft.

Die Lage war sehr gut mit Blick auf die Gracht. Sehr zentral. Schöne Geschäfte und locations in der Umgebung. Am Wochenende nachts etwas lauter, was mich nicht gestört hat und auch vorher mitgeteilt wurde. Dafür ist man mittendrin. Samstag früh wurde der Markt aufgebaut, das war schon recht laut, aber ich hatte das Fenster auch geöffnet. Aber auch wieder mittendrin im Geschehen. Ich mag es 'lively'. Albert Heijn in der Nähe (Breestraat.

Ich musste immer recht früh los zur Bahnstation, die ca. 20min zu Fuß entfernt war, was ein schöner Walk ist. Vor 8h scheinen keine Busse ab der Breetstraat zu fahren und musste daher immer laufen. Abends klappte es immer gut mit der 3, 4 etc.

It’s was a very comfortable unit with a lovely view and all the necessities. It was also very conveniently located. There’s a lovely Italian restaurant around the corner and lots of interesting shops not far away.

Het uitzicht midden in het centrum was fantastisch

De temperatuur was veel te warm er had een airco moeten zijn. De koudwaterkraan werkte niet zodat douche niet goed ging. Na bellen naar de eigenaar is een ding opgelost maar vervolgens werd er daarna niet meer opgenomen of terug gebeld. Ik had dit geboekt voor een vriendin uit het buitenland die gelukkig erg makkelijk was maar persoonlijk zou ik het niet zo geaccepteerd hebben. De site gaf de indruk dat het een heel appartement was maar het bleek een kleine ruimte te zijn zonder eettafel en magnetron helaas.

In het centrum en een buiten plaatsje. Dat is wel heel fijn vooral in het voorjaar/zomer.

I had a very nice stay in this city center apartment. The place was perfectly clean, comfortable, and really well-furnished. Having the terrace to relax on was a lovely bonus. The host was incredibly kind and helpful, even offering to let me store my luggage after checkout. A wonderful place to stay in Leiden!

This room is in a great location, has a nice view over the canal, and is a perfect place for one or two travelers to put up their feet for a couple of days. I didn't use the little kitchen much, but it is probably adequate when you want to make something for dinner or breakfast. I just used the coffeemaker. There is a nice bakery nearby too.

The apartment is VERY hot in the summer. The windows face the sun in the afternoon, and even with the window shades down the apartment turns into an oven. The single Dyson fan did not move enough air on the highest setting and made a lot of noise. It was strange that the bed had so many thick winter blankets in late June. I didn't need any of them and ended up just throwing them on the floor. The stairs are very narrow, so be careful going up and down.

La ubicación es fantástica,en el centro.Con dos grandes ventanales que dan a un precioso Canal con mucho cafeterías para desayunar,ya que no está incluido el desayuno,pero sin ruido . Andando llegas en 20 minutos a la Estación Central.La habitación decorada con bonitos detalles y con todo lo necesario en la pequeña cocina,que está integrada pero bien organizada. Los sábados hay mercadillo justo en ese Canal,por lo que las vistas fueron muy interesantes.

No hay armario o perchero para colgar alguna ropa mejor ,aunque sí hay muchos cajones.Solo estuve tres días por lo que no me importó mucho.

A small nice flat in a central location in Leiden. The keys are deposited in a box, the host is very friendly and responsive.

Le bruit que faisaient les propriétaires dans leur logement au dessus et quand ils parlaient fort à côté. Pareil pour les locataires du logement à côté qui parlaient très fort et claquaient les portes en pleine nuit.

Immaculately clean and everything was thought of. Terrace view was compact but perfect for one.

Terrace View apartment was chilly in April but Dyson heater provided. Probably perfect in height of summer.

Apartment super tiny but workable. Shower needs adjusting as only distributed super hot water and no cold water to blend in.

The only positive point was the city center location.

The hosts run the accommodation very unprofessionally, and they were by far the worst part of our stay. During our stay, we left the apartment to go out for dinner, and while we were gone the host entered the apartment without our permission to switch off the heating and lights. This was a serious breach of privacy, and I later noticed that other reviews mention the same issue. The amenities listed are also not freely available to guests. I needed an iron, which had to be brought by the host, and this took a very long time. When it finally arrived, the iron was filthy and smelled very bad. I had to clean it myself, otherwise it would have stained my dress. In addition, the host very rudely accused my partner and me of smoking inside the room. I found both the accusation and the host’s tone offensive. Even after I explained that this had not happened and would not happen, the host repeated the accusation again. I am a young woman, and the male host came downstairs with the other host, inappropriately wearing a bathrobe and half undressed, to confront us and repeat the accusation. The overall experience felt much more like informally staying in someone’s home than staying in a hotel. The room itself is also much smaller than it appears in the photos. The outside area was quite disappointing, with dead plants and camping chairs. The apartment was also very cold at night, especially in the bedroom, as there is only a small fan heater to supplement the extremely poor central heating. Most notably, I was shocked and disgusted to see a carpet covering most of the kitchen floor. This is highly unusual and seriously unhygienic. Finally, the hosts falsely advertise the space as soundproof. The apartment is very noisy. While some noise is expected in a city centre location, we were even able to hear the hosts from two floors below.

Sehr schöne pittoreske Lage im Centrum (dafür aber abends recht laut), Sehr gute Ausstattung des Appartements, sogar Kaffeeautomat und pads vorhanden, gemütlich eingerichtet. Klimaanlage vorhanden.

Kein TV. Aufgrund der sehr sehr steilen und schmalen Treppe und geringen Stufenbreite zum 1.Stock sicherlich nicht für jeden Gast geeignet/Gepäcktransport ins Zimmer ist eine Herausforderung....

The room was really cosy and comfortable (the deco was also really nice). It was very central and the view on the canal was really amazing!

It was a real Dutch life experience....and it felt like I was staying in a family's rented room wirh bathroom and kitchenette. The Dyson hot and cold was the cherry on top.

Het was te pietepeuterig om een verblijftvoordeel van een appartement te genieten. Bovendien was de verwarming daartoe inadequaat. Een hotelkamer biedt meer comfort en heeft niet te lijden onder overspannen AirBNB prijzen in Nederland.

Super Lage und Aussicht, genug Platz im Zimmer "Canal View"

Im Zimmer war kühl, ich hatte die erste Nacht kalt trotz Dyson heater. Es ist sehr hellörig für Geräusche von drinnen( jemand hat Nachts oft gehustet) und von draussen : Leute auf den Nachhauseweg laufen vor der Wohnung durch, man hört sie gut reden und lachen, v.a. am Wochenende ( ich würde Oropax empfehlen).

The location was good but the accommodation was very disappointing.

A welcome pack of food, with tea and coffee that would last the duration of our stay (rather than 3 coffee capsules) would be inexpensive to provide and would make a significant difference, as it was after a day of travelling we had to leave the accommodation almost as soon as we arrived to hunt for a supermarket at 7:30pm so we could have a drink! There was no comfortable chair to sit on and nowhere to put suitcases, clothes or store food. It was very difficult to prepare food and when we did we had to repair the saucepan first to make it useable as the handle was about to fall off. The apartment was cold making it difficult to dry towels. The bed was too big for the room making it difficult to walk around it and was very uncomfortable. The duvets were inadequate for the time of year (with temperatures around 5C) especially as they were small single duvets instead of a double!

Alloggio (piccolo appartamento) molto pulito, silenzioso, con bagno (WC), vano doccia, lavabo, cucina e camera da letto, una piccola terrazza (non veduta strada).

L'alloggio non dispone di ascensore e le scale sono a gradini piccoli e ripida, in più descrive una curva verso l'alto. Da sconsigliare a chi ha problemi motori / articolari.

De locatie was geweldig. Vol uitzicht op het stadsleven op een heel levendige plek in het centrum. Heel fijn dat er een (mini) keukentje was, want door complex dieet is uit eten geen veilige optie voor me.

De kamer was erg donker: de verlichting was zeer beperkt, dus 's avonds lezen was niet heel goed mogelijk. Daarnaast was er geen bureautje/tafeltje waar je lekker aan kunt zitten. Ook had een magnetron een mooie aanvulling kunnen zijn op de verder bescheiden keuken. De kamer was verder vooral gedecoreerd met oude persoonlijk objecten, minder leuk/interessant voor de gasten.

Location. Fabulous location. Instructions were clear how to get into apartment. Comfortable bed. Street not noisy.

Hosts were extremely nice and always on hand. Location was excellent. Good range of kitchen equipment supplied. There was a nice courtyard to sit in.

Bed was so big that there was no room for even a small suitcase. I didn't realise that the key was in a lockbox, since I couldn't check my mails when travelling. Fortunately I arrived just as the owners were entering the house.

The only thing I liked about this apartment was its central location overlooking the canal & opposite the shops, cafes, restaurants & market.

While I was out on the first evening of my stay, the host came into my apartment without my permission to turn off the lights & close the windows & doors. Any guest should note that the hosts live upstairs in the same building. There was a lot of noise from above, sometimes in the early hours of the morning. It stopped after I complained. The Terrace View apartment is VERY small. The bedroom is tiny & not big enough for two people. There is nowhere to store your luggage. There are a lot of the owner’s personal possessions in both the Terrace View apartment & the Canal View apartment which creates a sense of clutter when space is already extremely limited. The bed in the Terrace View apartment was uncomfortable & the bed linen & duvet were of poor quality. I was cold most nights. The Terrace itself was a disappointment; just a few pots containing some dead plants. Overall, cleanliness levels were acceptable (except for the big carpet mat in the kitchen of the Terrace View apartment, which was one of the most horrible things I have ever seen in a holiday apartment and/or in a kitchen!. It was truly revolting & unhygienic). Overall, this property was a little bit shabby & not good value for money. I could’ve got a decent hotel room the same price & wish I had done so. Both apartments would benefit from some updating & modernising.

Excellent location. Good to have an outdoor space (even if rain made sitting there problematic). Friendly host living upstairs.

*De locatie van het appartementje midden in het centrum is perfect. *Prima sanitaire voorzieningen en kitchenette. *Er is een dakterasje, met weliswaar enkel uitzicht op buitenmuren.

*Het appartement, gelegen op de 1e verdieping, is erg klein en gehorig. Weinig bewegingsruimte in de kleine slaapkamer. *De trap naar boven is enorm steil en in elk geval niet geschikt (gevaarlijk) voor mensen met een loop-beperking. Dit zou in de advertentie vermeld moeten worden. Ook voor mensen zonder beperking is het oppassen geblazen, zeker als met bagage gesleept moet worden. *Het appartement was schoon, met uitzondering van de dekbedden. *De huurprijs was gezien het hiervoor vermelde wel aan de hoge kant. . *Door het voorgaande heeft het appartement slechts deels aan mijn verwachtingen voldaan.

Too small with min, too cramped for 2 people to move around confortably. It had the basic facilities but some things were missing such as a TV. The bathroom setup was also inconvinient. There was no seperation between the toilet and the shower, so everytime someone showered the water spill over to the toilet and sink area. No blackout curtains, it was too bright as soon as the sun rose, making it difficult to sleep. Too pricy for this experience.

The hosts were friendly and helpful. Nice and clean apartment. All I needed was the bed and bathroom really. I appreciate the Dyson heater/cooler during the chilly nights.The area and Leiden in general was quite charming. The markets were right there on certain days. I was able to get the most out of Leiden during my stay. Might come back.

There were some noises, but not loud enough to keep me awake. However, I stayed during the Leiden festivities. It's something that needs to be kept in mind, if visitors plan to stay between the 1. - 3. of October. People nearby would blast some loud music till like 1 or 2am and I had to squeeze myself through the crowd to get back to the apartment on one of those nights. It was the 450th anniversary of Leiden's Ontzet, so it was a lot bigger than usual I was told. Regardless, I still appreciate the experience and all the sides I get to see of Leiden. After the festivities, the situation was quite normal.

The "terrace view" and the size of the "appartment".

The host was extremely friendly, helpful, and responsive. The room and the entire apartment is extremely clean as well. Location is also great and convenient. Close to the market and lots of local stores.

The apartment was smaller than what I thought it would be based on the photos, and in the morning and when it is raining, it is quite noisy from the neighbours in another building (?) as well as the sea gulls (not to blame though).

For the price, I do recommend. But, having a coffee pod or two would be a nice thing to offer. Patio is nice, but it is looked down upon by several other apartments so I never felt enough privacy to sit out there. Not much can be done about it, though. I'd still stay again, but not because of the terrace.

Everything was perfect! The apartment was very comfortable, nice big bed, a kitchenette with everything (even a coffee machine Dolce Gusto and an air fryer), perfect central position with a lot of restaurants, bakeries and cafés, even a huge supermarket close to the place. When I come back to Leiden, I will be back here for sure!

The host was friendly and welcoming. The location could hardly be more central, next to the canal with a street market right outside on Weds and Saturday, While some refurbishment work was still going on, the bathroom and kitchenette areas looked new and there was a comfortable bed and two very comfortable armchairs.

A table would be useful for meals, laptop, paperwork, etc. The stairs were rather steep and shallow, so required a bit of care going up and down.
