Lovely large room and en-suite.
Great staff and comfortable beds
Staff where very helpful and went the extra mile
We booked this last minute when our other booking fell through. The rooms are quite basic but comfortable and the staff were so accommodating and welcoming.
We only arrived about 19.45 but still a warm welcome and able to get food which was fresh hot and tasty. Barman was pleasant and provided information about availability of breakfast. The actual room was a good size with a large shower.
The bed wasn't particularly comfortable.
Location
The room was next to the bin store and was very hot we did have a desk fan but wasn't really sufficient I don't think we would stay in room 2 again but like staying with you
Clean and friendly
Nothing
There was no breakfast offered
Supper was excellent and breakfast was good. Bed was comfy.
Outside access to room was very shabby and carpet was grimy. I kept socks on to walk around room and they were quite grubby afterwards. I do appreciate it was a dog room and it's harder to keep them clean.
The room and restaurant was lovely.
The shower was noisy and dripped loudly for a long time after use
The room was nice clean spacious. Food was lovely, services was good. Staff were friendly, nice and polite.
Only found out after checking in and booking and paying for me next stay that no breakfast was avaliable during week days. Not great value for money.
Lovely friendly place to stay
The Birley Arms was lovely. The staff all warm and friendly. The room was clean and very spacious- as was the bathroom. There was ironing board, hair drier and trouser press in room along with a fan. There was a kettle and ample brew making tackle, fresh milk could be requested from the bar for brews if preferred and there were no issues at all asking for more of anything. Our room was freshened up each day and bins emptied. Extra towels provided also. There was confusion over breakfast as they only do them if ordered the previous night, they told us the website needed updating on this. We had our evening meals in the Birley twice and they were delicious and exceptional value. The car park was spacious and was free (which is unusual) I also wanted to watch the meteroites outside at 3am and this was no issue to the hotel part at all. - was all accessable. It was in a gorgeous area (Wrea Green) and an easy, smooth drive into Lytham one day and Blackpool the other. We were overall really pleased with the Birley and will stay again if in the area.
There wasnt anything other than a little confusion over breakfast. Website needs updating or information shared with customers on booking in
Great location. Friendly staff. Good food. Clean rooms. Dog friendly.
Food a little expensive but not enough to stop me staying again.
Nice large room. Very clean. Nice pub.
The friendliness of the staff. The big comfortable bed. The clean well-appointed room. The evening meals were delicious.
The breakfast. Breakfasts are only served at the weekend. They were mediocre at best and very expensive. You even had to pay extra for a pot of tea. The breakfast really let the otherwise experience of the hotel down.
Friendly helpful staff. Room clean. Good location near shops and motorways.
Rooms are hot no Aircon and windows inadequate. No black out curtains important in summer months. NO WIFI In rooms I was located in room 8.first floor. Only access to WiFi was in the bar.
Good food and friendly staff. Plenty of parking.
Nothing stands out.
Good location to Lytham for our 40’s weekend. The pub is lovely, but upstairs lets it down
The room was definitely not worth the money. Dirty, scruffy bed base that was on show with no valance. Maybe a wooden bed on legs would be better. Walls scuffed and dirty marks. Toilet roll holder not fixed to the wall properly, so hung down. Overall a grim room
Large room, staff friend, nice atmosphere and restaurant
Nice bar and restaurant clean rooms
The breakfast was satisfactory but I felt that not including a drink in the £11 price would put me off having it again.
Location and parking
Rooms dated and tired
Staff and location excellent food
Didn't know they didn't do breakfast
The location was great - the staff we met were all very nice and helpful. The room was a good size and clean, the bed comfortable with good linen. The food we had in the restaurant was good.
The room furnishing and decor are very tired and could do with an upgrade and coat of paint. The entrance door to the room needs changing and the half outside corridor to the room could be tidier and more welcoming.
Large bedrooms and bathroom. And great breakfast.
Nothing
The experience was a total failure
Friendly staff, clean and large ensuite room, great beer and food in bar/restaurant, and generally very good value for money
Price and comfy bed
Shower was rubbish. No breakfast option.
Good location, good value, nice restaurant, good real ale, and a large room and wet room with a very large bath. Lots of complimentary coffees tea and biscuits.
The room needs some slight attention, such as exposed wires, low water pressure in the shower and easier access to bedside light controls.
Location, comfy beds, welcoming staff, value for money
No cooked breakfast in the price, I’ve been to this property many times and the first couple of times cooked breakfast was included
Very clean and comfortable
Not being able to order food as a resident upon arrival at 19.50 hrs No toilet brush
Just all good
Nothing really

Beautiful homely little place. With a lovely restaurant for dinner. Staff were lovely and beautiful location.
The location and the ouside seating facility
Early cut-off time for ordering evening meal. That is the ONLY thing! Can't complain about anything else
We liked the bar, the rooms and the staff.
The view from our window (room 15) overlooking the bins.
Staff were lovely. Food was good. Room was clean and had just what we needed.
Nothing.
A really nice hotel, perfect location and friendly staff
A little bit tired but very comfortable
Sarah the receptionist was so warm and welcoming, nothing was too much trouble.. Lovely pub with excellent accommodation.. Room was spacious with little extras tea, coffee, biscuits, milk. The bed was extremely comfortable.. shower very powerful.. Breakfast in morning was extra but not a problem.. This was prepared perfectly by Avis who was extremely welcoming too .. Both staff are a credit to the Birley Arms and would we stay again it's a definite yes.. Thank you ladies for making our staff very enjoyable..
Nothing
Hotel was in a tranquil position with ample parking. The restaurant and bar area were nicely decorated and clean. The bedroom had more than sufficient storage. An ironing board, iron, hair dryer and fan were provided. There was also a safe located in wardrobe. Kettle, tea, coffee and biscuits were provided.
On arrival we were met with a gaping hole in wall below washhand basin. The washhand basin was unusually high. The plaque below the light switch fell off the wall exposing live electrical wiring! We immediately reported this to the member of staff who had newly checked us in to be told "the place is being renovated " shrugged her shoulders and took no action. The double glazed window seal had broken down..difficult to see out of window. Light bulb on left side of bed did not work. The cost of breakfast and choice was unacceptable. No fruit juice, pastries or cereals on the menu.. I would have expected tea or coffee to be provided as part of breakfast not charging an extra £3.95 each! Even after purchasing a full English breakfast...toast was a further additional cost! Needless to say we only ate there once during our two night stay. Dead flowers in vase on our table. The bed had not been made after our first night ..the quilt had been replaced and new towels left but the bottom sheet and pillows had not been touched! After paying £219.60 for 2 nights..I did expect a better standard. The breakfast was overpriced for what was received.
The checking in was easy and a really friendly sly staff member. Our room was already easy for us even though we were early. Food was lovely and fresh and reasonably priced.
Nothing
Clean and comfortable bed
Poor quality shower. Kitchen closed early so had to find alternative venue for food after a long journey
Place staff room. Location we like to walk into lytham and bus available if needed
Coming home lol
Very quiet room even though it overlooked the car park. Very friendly.
Having to preorder breakfast
De prijs kwaliteitsverhouding is top.
De douche houder was kapot
Great location for the Lytham festival. Quick 10min taxi drive to front. Friendly staff. The rooms had everything I needed. Good size room and comfy beds. Had lunch in the bar/restaurant. The menu was varied and the food was good.
In need of a bit of TLC.
Food was good, room was clean.
Hallway & stairs area was smelly, whole place is a bit tired and in need of a face-lift. Was there for Lyth festival, original price was £180 with NO BREAKFAST. This amount is what I paid at the Hilton in Manchester for Take That 2 weeks previous, with full brekky and gorgeous hote, spal & room. I checked the website a week before the festival and the same room was costing £130. So I cancelled the original and rebooked. But still no breakfast, unless we paid extra, which is criminal!! Also quite noisy, we had tractors under our window with engines running at 2am.
Lovely area surrounding the hotel, nice rooms in the bar areas and friendly staff.
Rooms could probably do with some updating/modernisation.
All staff were lovely and welcoming , free parking, convenient for the event we were attending, clean and modern bathroom. Comfy bed with crisp clean sheets.
Prices had been inflated due to the event in Lytham. The room was worth less than half what we paid and breakfast wasn’t even included. The stairs up to the rooms smelled of sewerage. The room was dated and lacked any attempts to make it homely. The paint on walls was chipped and the carpet tired and discoloured. Breakfast wasn’t included, cooked breakfast did not come with toast and everything was itemised which made it costly. Eggs and avocado on muffin was unseasoned and tasteless..
Location
We booked a deluxe double room for a getaway but on arrival in the room we switched shower on and the whole tap blew off. Went to reception and all they could offer us was a twin room.... not ideal
The food was good, staff were very friendly, bedrooms basic and quite expensive for one night with no breakfast.
Tried to have a shower in the morning to find the shower hose broke and water coming out of the wall not the shower head.
Good food, clean and friendly staff
Really friendly welcome. We only were staying for the festival and easy to get taxi to and from. Rooms clean and comfortable

Friendly staff good location plenty of parking
Shower faulty and water leaking when I reported it they knew about it and said it was in hand why put us in a faulty room 😡 very much in need of updating, paid 170 quid not worth it in the slightest and you have to pay extra for breakfast book elsewhere as there are plenty of better options
The size of the room good.
The overall look was a bit tired looking. Panel missing in the bathroom under the sink panels on the wall going down the stairs damaged and cracked. The whole hotel needs refreshing.
It was nicely decorated and the bar area was nice
Some of the rooms were outside you had to go through a fire door with a large drop as you go through it no good for disabled people, the mattress on the bed must have been 10 years old the sides of it collapsed when you sat on it couldn’t change rooms so asked for extra quits and slept on the floor for 2 nights , towel rail didn’t work either
The bar staff were friendly
That I couldn’t get anything to eat. Restaurant closed for supper(a Monday night at 8pm), closed for breakfast next day. Noisy room - water? Heating? I don’t know, but it was loud!
Friendly staff ,good location .Clean rooms just needing an update Great bar area and outside space .
On our last night staff accommodation opposite our room (5) played excessively loud music .This started at 12.30am till 2am .As reception is unmanned we were unable to complain and get the matter resolved.
Many parking spaces.
It looks like there is wifi but actually the wifi was not working. Mattress is not comfortable at all. Toilet seat broken. Carpet smells very badly. Right after we checked in around 11pm, nobody at reception. I rang the reception line many times but no answer. It is basically a pub with some rooms. Avoid
It was clean, tidy, in a good location, the bed was very comfortable which is a big thing for me. The staff were very welcoming and friendly, would definitely stay again.
We watched England play and were rewarded with free snacks/food at half time- brilliant staff.
The fire alarm went off at 3.30 am, sure it was an accident, it was a false alarm , but I couldn’t sleep after that!
The room was nice
A nosey roof fan
Dog friendly
Nothing it was very good
Have stayed here four or five times. Lovely location
Only the taxi fare to get to Lytham
Location was perfect for me. Bed was comfortable
No breakfast available on either morning, without advance notice. Noone asked me if everything was OK for me during my stay. No easy chair or bathmat in my room and the cups were not renewed with clen ones. I didn't complain as it wasn't essential for me, but was disappointing that those details were not attended to. I have stayed before and it was excellent.
Very very clean fantastic place higly recomanded . We are couriers and we sleep in three or four hotels weekly ,so nice and clean not see acors the uk .
Clean comfortable room. Staff friendly and helpful. Lovely food too
Food prices were expensive
Convenient location
Tired rooms
Plenty of parking, large room with ensuite and an excellent shower, comfortable bed. Tea and coffee facilities in the room
Poor wifi
Staff,food very nice
No Internet in the room so unfortunately had to use the restaurant area to work from The bed needed a sheet and not just a quilt with it being so warm
Good food good prices all good
We have stayed there before and it is in a rural convenient location that suits our purpose.
We were not informed when booking that the price (, which was slightly higher than we have paid at this pub before ) did not include breakfast. In fact it was not offered even had we been prepared to pay. The WiFi was not particularly easy to connect to. In fact I did not use it. My colleague’s television did not work. Partial cleaning of the room was done including positively clean towels daily. But used teacups and water glasses were not washed or replaced. The staff we did encounter were all young and trying to be helpful and I would not overly criticise them.. Check out was earlier than one normally sees at 10am.
The room was great had everything you needed was clean and same for the bathroom. The bar was also good and they hold a quiz night on wednesday which was great was a really good atmosphere. Location again great if you want quiet country vibe this is the spot
There was nothing really to dislike we have a wonderful stay the staff were amazing and we will defo be back
The staff were very good, especially the girl behind the bar who was multitasking, receptionist, barmaid and waitress.
Food was good but slightly overcooked
Room was very clean, bed was comfortable.
Shower in room 15 constantly dripping. When we arrived the shower head was on the base of the shower later we realised that the reason for this was the shower is constantly dripping. Also went in the pub to have some food at 8.10 only to be told that kitchen closes at 8pm yet the website states kitchen closes at 9pm. It would of been nice to of been told that when checking in.
Quiet, plenty of parking, all round good stay
No breakfast available
Comfy room. Dinner was good. Disappointing no breakfast was available.
Offering breakfast
The bed was very soft and sink in when you lye on it. The mattress is of a very poor quality.
The mattress
A HOTEL with NO breakfast!!!! You could not make it up. In addition our rooms were beyond the main building and once you had exited the building the door would not allow you back in. You had to go back round through the car park to get back into the main building. Totally weird and mad.
Friendly staff and felt welcome
Expensive taxi into Lytham centre
The staff were all very friendly and very helpful. We ate in the restaurant and the food was excellent. The breakfast was cooked to order and it, like the evening meal was excellent.
There was nothing to comment on that was disappointing.
The hotel was clean and comfy We visit Preston regularly and usually stay in the Premier inn, but we have recently got a puppy so needed to find somewhere we could take the dog, as it happens we didn't bring the dog The dog friendly room was still lovely, no animal smells or per hair The price of this was half what the Premier inn is and we couldn't believe how good it was for the money We will be definitely staying here everytime we visit the north now
The bathroom floor was so slippy, I meant to say when I handed the keys back but forgot I nearly went flying so an older person might no be so lucky But the bathroom was very clean, I think its just what they had cleaned with
Comfy rooms, friendly staff. Ensuite had a bath & shower. USB charging points.
Nothing
Great for dogs and kids all set up and chilled vibe thanks be back

New manager very nice.
No breakfast served for 2 days. Cleaning staff not good.
I had a very comfortable stay at this hotel. The bar and restaurant area were excellent, offering a great atmosphere and plenty of menu options. The food was particularly enjoyable. The room was clean, well-equipped with everything I needed, and stocked with plenty of towels. It made for a really relaxing stay. A big bonus was the large parking area, which was free of charge—something that’s becoming quite rare. Overall, a very pleasant experience that I’d happily recommend.
Helpful staff, easy check in. Although I arrived earlier than checking time but the staff did the room ready for me. Clean, nice and quiet. Plenty of parking space for.
Area was nice
Room we booked no longer in service so was put in a small room with not enough beds, so a pop up one was provided. Dog hairs all over the room. Asked if we wanted breakfast in the morning so hadn’t booked for 9, but no staff to be seen. 1 member of staff was on shift and a customer ended up serving for them. Couldn’t check out, had to just leave keys and go.
