Pub and restaurant were great.
Rooms across the road and up the very narrow driveway were a pain to reach and not eSy to find. Especially in the rain, which obviously happens a lot. Better directions please.
Excellent restaurant on waterfront Very friendly staff Rooms had chairs outside to enjoy weather outside
Great choice and hot
It was in a great location. The room had great views. The bed was very comfortable.
We had a hiccup with our room lock but I called and it was sorted immediately
Location
We travelled with an infant (6weeks) and was put on the first floor, there were no lifts and had to struggle carrying the pram up and down in two parts to the room which was not ideal.
The position of the main hotel.
The room was up a very steep drive away from the main hotel. Difficult walking up and down and having to cross a busy road with no footpath was dangerous. You literally walked from the steep path to the main road with cars right beside you. It was hot in the room all the windows were screwed shut except a small one at the top which closed on it's own everytime you opened it. The bathroom was very nice but there was black hair on the floor. People above were stamping across the room until late and people outside were talking at 7am. A delivery came so maybe it was the staff.
Really enjoyed our stay. Lovely lake side location, breakfast with a view! Staff at breakfast were friendly and polite. The room was comfortable with nice decor and plenty of space. Short walk into Ambleside and bus stops for other locations are nearby
We felt that evening meal in the restaurant was overpriced for mediocre quality. Not many other options for food in this area but only a 15 minute walk into Ambleside town. Parking was difficult - spaces are limited and very tight
Lovely room and service....Looking forward to returning on the 2nd January !
Nothing... it was great !
The breakfast was excellent! We will not stay in the lakeside rooms again as it is was a trek for breakfast. Hopefully we can stay in the actual hotel next time .
Staying in the actual hotel next time.
Loved the staff, location
Plates at breakfast cold, food not hot, sausages not good, pillows not comfortable
The location was ideal for us- close to the water and access to other places of interest. Our room was tucked away at the back of Lakehouse Rooms but was so spacious and quiet and an easy 2 minute walk to the waterfront. The staff were so pleasant and obliging and the wonderful breakfast was a great start to our busy days.
Pand is mooi, kamers zijn sterk verouderd . Bladderende verf en schimmel
Gewoon te duur voor wat er geboden wordt
Comfortable and quiet. Bar man named Elliot was very good. Helpful and went the extra mile .
Bit nervous at night as no staff on site. Given a number to call in case of emergency though .
Traditional Cumbrian old lovely building. Best shower ever!
Access to restaurant was a challenge very narrow steep incline. Steps are uneven depths with a loose slab on one of them
The Lakeside Rooms in their own gardens. Views from the restaurant of Windermere lakeside.
Access between the restaurant and the elevated Lakeside Rooms not for those having mobility issues. The restaurant is superb but not matched by the food. The buffet breakfasts are very good but the evening meals were not that enjoyable. If we go again we would stick to B&B and have evening meals elsewhere. This is about food quality not the staff who were excellent.
The location is great ,with views of the Lake. The Inn and rooms and eating area are beautiful. We took our small dog and stayed in Lake House which was ideal.
I liked everything so cannot think what could be better.
Location, view, attentive helpful staff
Room was a little tired, sheep poo on the steps that I swept up
Lovely staff, all very helpful and had great attitudes. Excellent location right next to the jetty and walkable form Windemere station. Breakfast was filling.
did have to cross the road to get form room to pub for breakfast. Bath room could have been cleaned better cobwebs in most of the corners
LOcation was good
Over .priced for a hotel of 2-3 star quality but 4 star price
I liked the central location and fact that you were dog friendly.(although we did not bring our collie). Ambience in the bar area was good. Parking at the lakeside rooms was quite tight. The room was well decorated and clean.
The dinner we had was a bit haphazard and I had to keep chasing for my wine orders. Food arrived about 30 mins after placing the order and whilst the staff tried hard the standard of service was lacking unfortunately.
View of gardens and Windermere Lake from room. Spacious bedroom and free parking outside. Very convenient base to walk to Ambleside
Car parking quite tight but arrived early and got safely parked.
Location beautiful Breakfast amazing Bed was comfortable
Room was dated and generally a bit worn. Scuff marks everywhere and clearly needed a freshen up. Window was huge with amazing view but glass was manky and window inside and out was full of cobwebs. Curtains didn't meet in the middle and rail really loose.
Good breakfast
I could not fault the my stay
Lovely view, nice decor. Good bathroom.
Room very hot and small at the top of the house very uncomfortable. If we had known it was an attic room up 3 flights of stairs we would have booked a different hotel.à
Good location. Spacious and comfortable room. Really good breakfast.
The property is excellent for couples etc but access to the pub (on the other side of the road) can be a bit of a test with kids (though they'll love the stepped pathway). The steep driveway to the front of the rooms can be a bit tricky if there's a car approaching from the opposite side. Also, given that the UK is much hotter than it used to be, more fans would help.
Comfortable and clean. Lovely location
Having to walk to the pub for breakfast. Not a long walk, just across the road. But for anyone with a disability this would be a task as the path is quite steep.
Wonderful, happy , helpful member of staff
The lamps, remote control etc were quite dusty and webs on the lamps..
Location
Cleanliness of room. No mini fridge.
Loved the location
Great location, nice big room, friendly staff.
Perfect spot rooms clean Public areas had not been cleaned that day and it shows. Toilets were not nice
Evening meal was awful some staff were ok others quite rude We waited for drinks then food for a unexpected time
Lovely. Free drinks for not having room serviced daily.
Very hot - room was in full sun in afternoon and evening and the one small fan provided had little effect. Green clean difficult to manage from tech point of view.
Lovely apot in Ambleside that gave us great access to the lakes. Dinner at the restaurant was excellent and the staff were incredibly helpful.
If you want a prime location in Ambleside you cannot get better. Very quiet in the rooms too. Staff were really helpful and breakfast was superb, more than you could eat. Room came with off road parking too
This ‘house’ part is separate to main hotel and pub and that’s what we liked. We didn’t get to stay in these huge rooms though. We were put in a pokey stable type room behind this. It wasn’t very clean either. Dusty and stank of dog!
Location, quietness, cleanliness
Some staff were quite abrupt when asked questions. We had to ask for directions to the Lakehouse 3 times as the info was rushed and lacking. I asked where the toilets were and abruptly told along the back wall as though I should have known but as the door to the toilets was open the toilet sign could not be seen.
Our room on the top floor had a lovely view of the lake.
The cooked breakfast menu was only average.
The staff were very friendly and welcoming they went out of their way to make us comfortable in the bar and restaurant
Nothing
The location was great. We livkd the bed and breakfast feel of it. It was helpful that there was ample on site parking available for free. The grounds were very beautiful and the staff were all very friendly.
Location Amazing. Rooms very large and clean. Staff are excellent. Breakfast Excellent.
Mini-Fridge needed in rooms as standard. Staff did assist by providing ice bucket.
Very well appointed room. Good quality bed, fittings etc. Also the entire property was of a high standard
N/A
The main hotel location was close to the lake and the nearby amenities and the restaurant and bar areas were well presented and comfortable. The food was excellent.
Our room, No. 68 in the Hideaway, was described as a superior room, but it didn't have that look or feeling and the bathroom was a little shabby and well worn. The photos on the website didn't reflect our particular room. The room description gave the impression that there was a lake view from our room, but that was not the case. There was a large picture window that had a great view of a car park, but the lake view was obscured by mature trees. More clarity on the description of the view from the rooms would have been helpful. Given the location of the Lake House Rooms up a steep hill, it would have been useful for the reception staff to point out that the path to and from the rooms to the main hotel comprised of some stone steps and gravel. On the same point, it would be helpful if the website could state that the Lakeside Rooms location may present problems for people with walking difficulties. The fire alarm in our room was going off when we arrived and I asked at reception for it to be fixed mid afternoon. We went out for the afternoon and it was still sounding when returned. We went to the restaurant for a meal at 7.30pm and had to ask again at that time for someone to fix it. The comment from one of the staff was "That's all I need right now" Another staff member was more helpful and did fix the problem. The service in the restaurant was poor. Long delays between courses and having to remind staff, not just us but other guests too. We asked for some water for the table three times, but it never arrived We attempted to have a meal in the restaurant at 6.30pm one evening, we hadn't made a reservation as we were hotel guests, and despite there being at least 6 to 8 empty tables that I could see, I was told that the earliest we could have a table was 8.30. No explanation, just a curt reply that no tables were available.
The location was wonderful. The room was in the hotel annexe and was beautifully furnished. The bed was extremely comfortable and had everything you might require including iron and hairdryer. We wouod certainly come back. The restayrant bar was lovely and our waiter Tom was very pleasant and attentive and made sure we were happy with everything.
The parking was horrific. The space is not compatable with the size of today's cars and although the drive way up to the accommodation looked quurky and lovely it was very narrow and the garden foluage made it difficult to see the walls. Obviiusly this is the essence of the property but even a confident driver coukd find it a little daunting.
Nice room/quiet
The bed on the right was very lumpy No provision for food allergies. Breakfast was impossible for me.
Room 71 - Breakfast was great, and of course you are paying for the fab location. Lakeside Rooms offer that bit of privacy away from the sound of the road. Glad to have the 1L bottle of Harrogate water in the room each day.
This is one of the Hideaway Room. It is part of the Lakeside Rooms annex but part of a separate mews building - each room has a glass door and side windows. I was on my own - there were extra outside steps to get to my room - not good for winter. Room itself nice - lucky to have a fan in hot weather. Should have had a suitcase tressle - plenty of space for it. Shower head - leaking and couldn't turn down to warm/cool so you could scald yourself it left at hot. There is one direct path at Gazebo that I would state is unsafe, and block it off - uneven ground. The side path from the top next the car park could have been clearly signed. The parking there is v tight - dont be late as the best spots will be gone. Next time I'd prefer the main hotel in the colder months, or have a room in the Lakeside Rooms proper.
Super friendly for dogs , great people works in the bar and housekeepers very helpful and friendly
No mini fridge in the bedrooms
Really comfortable beds, and the room was very clean. Walking distance to Ambleside, and near the ferry port which is ideal for going on day trips. Reception staff really polite and helpful and made a great fuss of our rescue dog. Fantastic breakfast, loads of choice and lovely to be able to sit out on the terrace in the nice weather to eat. A real bonus to have free parking as it's tough to park in Ambleside. A great weekend stay.
Our room was right by the front door so it was noisy with people coming and going between 11pm-midnight and from quite early in the morning. Our dog did bark a few times because of the noise, which we felt bad about for other guests, so maybe it's not the best location for a pet friendly room. The room was also very warm, with only a small window that opened at the front, but that increased the noise so we couldn't always have it open.
Great location near the lake. Attractive old house in big garden with good decor and shower room. Quiet as it’s above the road and away from the bar. Most staff were friendly and helpful. ‘Green clean’ deal gave us free drinks in lieu of bed making etc
No staff on hand at Lake House to help with queries. No fan in the room, in a heatwave - should be standard. Crossing road to main hotel needs care, as gate opens straight into road with no pavement/poor visibility.
Lovely location, comfortable room, good value for money and it had all the amenities we needed.
The service was a bit variable - generally good, but sometimes a little lacking.
Location and decoration
Without aircon
Location was amazing
The food menu was awful very limited menu had to go eat at the Watersedge hotel
Convenient location - the building is set back from the main road, so it's quiet, but also only a ten minute walk into Ambleside. Comfortable clean rooms. Reasonably priced.
Good location Free parking Comfy beds Room had good facilities Nice views Breakfast and food was good
Room was a little dirty Instructions were unclear around parking and room location
Little patio area outside room
The beds are super comfy. The staff are friendly and helpful. The room has everything you need, a little fridge would top it off nicely.
When we visited a month or two ago our room was so clean. When we stayed this time the bathroom had huge cobwebs. There were 3 thick and long ones, which hadn't just been made, there was dust everywhere and little bits of dirt in the bath and shower. It wasn't terrible but just not as clean as our previous stay
Did not try the breakfast. Good location next to the lake. Short bus trip to the town centre.
Hotel was ok, a bit confusing at first as the reception was part of the bar, parking was tight though. I preferred the atmosphere and vibe of the nearby Wateredge inn.
Location.
Breakfast was serve yourself buffet. They ran out of stuff and there was nobody tasked with replenishing things so you had to find someone to ask then wait for the stuff to arrive, by which time the food on you plate was cold. Also, its dog friendly but the person in the room below us left two dogs in there and seemed to have gone out so they barked continually. Another dog somewhere else in the building barked most of the night.
Excellent room very comfortable bed
Barking dog opposite our room
It was beautiful, clean and comfortable. Met all expectations.
Nothing.
Nice room. Room 54.Good shower. Comfortable beds. Great breakfast.
Room was hot. Central heating was still on. Difficult to cool the room down. Could have provided bowl and bedding for pet. Dog tolerant rather than dog friendly.
Staff were very gracious about holding my bags when I arrived early and was leaving later the next day. Breakfast was very well stocked with typical continental options and hot options for a traditional full English.
Staff didn't seem terribly interested in helping, though they were, in fact, quite helpful. The location for check-in was a little hard to find (the bar in the restaurant doubles as check-in.
The location of the property was amazing, from being by the lake to being 10 minutes walk from Ambleside town
Loved the location looking down and over the lake. Far enough the road to not be disturbed. And close to the Waterhead Inn for meals, and other cafes
It is a delightful period residence. That comes with limitations; there is a part of the driveway leading up which requires a car coming down to reverse back should you meet. That is largely avoided as people are typically arriving after 4, and departing am.
It was spacious and well laid out. It was very clean.
Nothing
Location within easy walking distance to the centre but just far enough out to be out of the crowds. Property very clean and lovely.
Nothing!
No air-conditioning
Location near lake
Towel rail in room permanently on , unable to turn off despite several trips to reception, maintenance unable to turn it off, was 29 degrees heat wave outside , room was unbearable, no other rooms available, manager helpful but nothing she could do. I have migraines there was no way I could even spend 5 minutes in that room never mind sleep, this ruined my first day, I found another hotel myself, and the manager agreed a refund, she went into the room and understood just how hot it was. Don’t like self serve breakfast, no personal touch and no separate reception , you have to wait for a member of bar staff to be free to address book in or any issues . Would not recommend
I liked everything about the room. It was extremely clean, had plenty of space and was value for money. We would definitely visit again..

The room was nicely decorated and had enough amenities. The bed was adequate and comfortable
I did not realise that the rooms were on the other side of the road on top of a hill not only do you have to negotiate climbing up the steep hill path you also had to climb the stairs if the room was on the upper floor like mine! the first day breakfast was ok but boy!! I know they cook with oil and grease but the food was very greasy. I ate the scrambled eggs as that did not have any oil or grease in the recipe. On the second day the dining room was in utter meltdown I tried to start my day with an orange juice but the dispensers were empty, the lady came with cartons of juice to fill up, only to find there were no glasses available then soon rectified!! I then wanted a cup of tea only to find no cups available this I pointed out to a staff member. at the hot breakfast there was no scrambled eggs. all the rest looked greasy and oily again. My wife went to get a side plate for toast only to find the plates were covered in oil and grease not a thin smear of grease one plate had a visible yellowing smear of grease, these were handed back to a service member. Not a memory I want to relish of my time in the Lake District.
Lovely room
Nothing
Beautiful lakeside setting. Room was well-decorated, clean and had good facilities.
A fridge would’ve been useful but other than that everything was perfect.
Breakfast was good.
Very steep hill to hotel. Not good for me personally, as I am older. Took me 2 days to find extractor fan switch - my fault.
Location and beds were fine
Room was not maintained well. TV chord taped together as an example. Needs updated. Breakfast was a good variety but poor quality with a feeling of how can we provide the least in service and quality to the guests.
Great penthouse room in the Hideaway, lakehouse
Nothing, all good
An overall great experience in a great location. Nice bar and great breakfast, helpful staff.
Bar closed early
Decor was lovely, plenty seating
Dated in areas and needs modernising
Amazing location. Literally the best point you can ever go to for Ambleside. Everything is on the doorstep and the road to the lake is serviced by a bus from the station that takes you directly there from the station. Welcoming staff, restaurant was amazing and the room really felt like it was ours while we were there. Definitely felt looked after and a nice refuge after a few solid walks.
Going through booking.com doesnt confer the same level of service as booking directly. We booked for a twin and got a double. Booking.com sent instructions for twin OR double. Property made the decision off that. They showed me the screenshots. They still sorted us a double room, on May Bank Holiday!!!
Ease of access and clean.
Dark in the bedroom- needed more lighting.
Location
The facilities are quite large and located very centrally. Breakfast was great, and the pub had great food. Just be aware that there are two separate menus depending on whether or not you made a reservation or just walked in.
The parking requires decent precision, especially if you have a larger car. This is for the upper facilities. The lower pub area has limited parking.
Location
Parking at upper lodging extremely tight and challenging
Friendly staff. Good location. Food mediocre
Lack of choice of draught beers, there was no Madrid on arrival, ran out of staropraman and another draught lager which only left coors!
Perfect views of Lake Windermere and only a short walk into Ambleside.
Dinning very poor. The restaurant was not busy and we waited over an hour for our fish and chip dinner to arrive, not acceptable! House Maid Service appalling. After returning to our room after a very busy day it appeared that nothing had been done apart from replenishing the biscuits. Bed hadn't been made and our dirty cups from a tea and coffee that morning were still there and had not been replaced with clean ones, totally unacceptable.
Hotel was well positioned. We stayed in the Lakehouse Superior room. Very comfortable. Staff were all very friendly and accommodating.
The parking is not guaranteed, so caused us some angst prior to arriving as Booking . Com had said there was parking. In the end we did get Parked ok by booking and paying extra for early arrival. The house keepers had not been told about early arrival so we could park, but not get into our room at 1pm. As it happened we chose to have lunch first so it was ok in the end. We were told half way through our meal that we could go to our room. Crossing the busy road from the gateway of the Lakehouse garden was tricky! Also it was good that we didn’t meet anyone on the drive as we couldn’t have reversed back onto a main road and the space outside the house was tricky to manoeuvre in. Other guests also discussed this with us. Room was great but no ledge in the bathroom apart from the top of the toilet! So nowhere to put toiletries, sink area was small so couldn’t leave them there. Also no where to hang towels - only one hook on the back of the door.
