I had a wonderful stay here. The room was very clean, comfortable and equipped with everything I needed. The check-in process was smooth and easy, with clear instructions from host. The host was also very friendly, responsive, always willing to help whenever I had questions. The location was convenient, and the overall experience exceeded my expectations. I would definitely stay here again and highly recommend this place to anyone looking for a comfortable stay.

Good apartments in modern building. Room has microwave oven, large fridge, good AC, washing and drying machines and other stuff for comfort living. Rather spacious, with a view of another building in window

Room was not clean enough. Blanket had some black dots, there was dirt in bathroom and some dishes were washed bad. It is mentioned that room can be paid with card, but actually the only option is cash payment-I was not prepaired for this so had to search for ATM right after arrival from airport

The location was great, everything was quickly accessible and there is a washing machine and a dryer. The owners overall seemed friendly and also provided a place for us to store our luggage after check-out as our flight was later in the day.

The room was not as nice as I expected from the photos and there were some bugs and mini cockroaches but a friend of mine told me that this is pretty common in Vietnam, even in better apartment complexes so I don’t know. In addition to that the AC was dripping (but the owner fixed that pretty quickly) and the blow dryer was very hot so that you had to constantly press the cool off button or otherwise you would burn yourself.

Serious Safety and Legitimacy Concerns – Property Should Be Investigated and Removed Lack of safety: - It is impossible to know who actually owns or manages this property. Guests are instructed to meet a different person at another address, who then takes them to the apartment. - I was harassed one entire morning to make a cash payment, with loud knocking on the door, despite clearly offering to pay by card. The host refused card payment and insisted on cash. We scheduled a meeting the next day to pay by cash, but nobody showed up. - The hosts admitted they are not legally allowed to rent short-term stays and therefore falsely declare to the property manager that you are staying for a full month to appear “legal.” Misleading and deceptive listing: - The apartment you receive is not the one advertised. Listed facilities and services are not accessible. The actual unit is old, worn out, and completely different from the photos provided (photos available). - There is visible mold in both the bathroom and the main room (photos available). - The bed is uncofortable, hair every where and they don't wash their sheets. ( i used my own) - Just two hours before check-in, after arriving in the city, I was told that if I didn’t like the apartment — which clearly did not match the booking — I could cancel, leaving me without any place to stay. Poor communication and management: - Communication is fragmented between at least three different people via WhatsApp, none of whom seem to coordinate with each other. - The person bringing you to the property does not speak or understand a word of English, even when using translation apps. This operation is unsafe, misleading, and not compliant with rental regulations. I strongly recommend Booking.com investigate and remove this listing to protect future travelers from an unsafe and fraudulent experience.

A safe and cozy appartement and the view on the rooftop is breathtaking. The staff there is very welcoming and helpful.

Very accessible place, short 10-15 minute walk to most places like ben thanh area. Anna the host is super responsive as well, assisted with my request super quickly. Definitely a very helpful host with a great place to stay. Highly recommended to all!

Complex well located only a short walk from district 1, well lit at night and 24hr security, as well as a handy 7-11 located on the ground also open 24hrs. The apartment itself is reasonably clean and hosts communication was good for checking in. Washer/ dryer available for clothes washing, I thought the bed was firm but comfortable.

The apartment wasn't as nice as shown in the photos, some fittings and fixtures were damaged and tired looking, it could have been a bit cleaner. Unable to use the pool or gym because I'm not a permanent resident of the complex. The key card I was issued with did not open the door to the lobby and the answer to this problem from the hosts was, let the security open the door for you. On my last night of stay I was distributed by the Police doing "random checks" of the apartment complex to make sure there are no unauthorized guests, apparently regulations state that you can't stay under 30 days. Apparently I was booked to stay 30 days by the host, even though I only stayed 12, which is a bit suspicious.

They were very professional - they created a WhatsApp group in advance and asked about our arrival time. Everything was clearly explained, including how to enter and the self check-in process. The only downside was that the payment couldn’t be made by card and had to be in cash, and the exchange rate they used was different from the official rates in money exchange offices. Other than that, everything was good: the apartment was clean, there was a washing machine (which was the most important thing for us), a 7-Eleven nearby, and the building is new

It was a very safe and modern building. A lot of shops around, starbucks as well.

The gym is too small for such a number of visitors.

I really enjoyed my stay at this hotel. The room was fully equipped with everything I needed — a kitchen with a microwave, washing machine, and dryer, which made it very convenient for a longer stay. The apartment was also easy to access using digital codes, which was really modern and practical. Overall, a comfortable and well-equipped place to stay.

However, there were a few things that could be improved. There was no soap holder in the shower room, no housekeeping service during my stay, and no dining table in the room. Also, there was no safe to store money or passports.

Owners are really friendly they will answer any question you have, apartments is clean great location Air Conditioning is good. There is a 7/11 down the building and other supermarket. Definitely will come back .

Had booking confirmed fly into a foriegn country to have them cancal booking as i arrive leaving me without accomodation

Everything was great!! The pics are not what you get but it's not bad considering the facilities they provide and the comfort overall. Location is perfect and it's a bliss to get around D1 from there. A 10min walk.

Initially the AC didn't work effectively but then the owner got it fixed. Kudos to handling that in such short notice tho.

The place was lovely and had everything we needed. We were offered a free clean and sheet change which could be arranged at our convenience. The location was also great with a car park if you were hiring a vehicle. Loved it. Quiet but also close enough to the hustle and bustle of Vietnam

Anna and the team were great hosts. Very responsive and always there to help whenever necessary. The location of the apartment is excellent. It is just on the cusp of District 1, so you get the benefit of that great location (only a few minutes walk to main areas of Ho Chi Minh City), while also being in a quiet and comfortable apartment. We loved our stay at Anna's place and would likely come back again in the future.

Really awesome place. It was a welcome respite from the hubbub of the city.

The apartment is in very upmarket complex and area. Super Markets, Coffee joints and Spas are available within 2mins range. More famous places are in close vicinity as well. You may either have to hire a bike or use grab to reach there. Airport is not far as well

Perfect condo to stay a few days in Hcm. Central and easy to get to

Nice clean place in saigon. Very safe place and comfortable. Everything about this place was good, it is 10-15min walking distance to Takashimaya Mall and Saigon Square around 20-25 min walking distance to bu vien walking street.

The place is very clean and the host customer service is fantastic always prompt to address my problems that I faced.

The room we got looked very different to the pictures on booking.com. Don't expect it to be as nice/modern as they pictures look like.

Comfy bed, good location (right near a gym and 7/11), staff were helpful. Door had issues opening and staff need to communicate with each other more but it was a good place to stay.

The size of the property was nice and it had a great view. Any questions we had were responded to immediately and the staff were super helpful

The property looked nothing like the pictures. I felt disappointed as I was expecting something sparkling new/recently refurbished. We could have gotten better value for money elsewhere.

Room felt clean staff were great, the room had a very bad smell and no matter how much I spray I couldn’t get rid and made us feel sick. Moved me around rooms my 1st night so couldn’t un pack, it was comfortable too had a nice bed and good shower.

The room and building were good it was close to facilities like supermarkets and some good coffee shops and town. the host was very helpful.

The property is okay and a cheap place to stay in HCMC. However, it seems that we were not very welcome into the building, there are signs everywhere saying that short term rentals are illegal, the actual residents were also clearly annoyed at our presence there. We were removed from the lobby of the building when trying to check in the first time by reception/security. Fortunately S Lux did sort this out but was not a great first experience after a 12 hour flight. The bed in our apartment was very hard, basically like sleeping on a wooden board with a very thin layer of foam over the top. The location is okay but requires a taxi to get to basically anything in the city, this is fine though as taxis are between £1-£2. The staff who run S Lux are absolutely fantastic and always on hand to help and answer questions, I would stay with the company again but it seems this location is just not all that fantastic. The overall building was good and had great security, a 7Eleven downstairs and felt secure/well lit. I'd recommend staying elsewhere just because of the bed and the clear issues with short term rental legality.

Property was lovely! Our flat wasn’t as up market as some of the flats in the pictures but it was still a great place to stay on the outskirts of the city. Had everything we needed, from toilet paper and water to a nice tv :)

The location was good.

The air conditioning in the living room leaked. My suitcase got wet in the puddle created. There was a cockroach that I had to kill and there was a small bug that I saw in my bed.

Great hosts, super responsive! Luggage storage was great. Wifi is super awesome, 400 MB/s+ so perfect for work calls. 7-Eleven downstairs, which makes snacks easy. Great location on the very edge of district 1, just a 5-minute walk away. Washing machine was super useful and the host even included detergent!

Small bathroom and the flat is a studio so basic facilities. There are many apartments managed by this host, so you might not get the exact apartment in the photos.

Accessible location with amenities nearby such as convenience stores, Starbucks etc. It’s value for money.

Clean, quiet apartment with a very efficient and helpful staff. Comfortable bed, great enclosed stall shower with lots of hot water, good pressure and a free-flowing drain. Large bottles of body wash and shampoo provided in the shower, good amount of vanity space around the bathroom sink. Nice kitchenette with a large refrigerator. Easy check-in via key code and fast communication in English with the host via WhatsApp at any time. Enough space to set luggage, good sized desk with chair, fast elevators. A/C worked well. Super convenient to have a washing machine in a separate little room inside the apartment with lots of space to hang clothes on the built-in overhead rack. Very handy to have a small grocery store and a 7Eleven on the ground level of the building. Easy to walk from the apartment to many major sights in 15-20 minutes or take a Grab to get around more quickly.

Replacing the little sofa table with a small dining table with a couple of chairs would make the apartment perfect. Despite this minor inconvenience, we enjoyed our stay and highly recommend this property to other travelers.

The freedom of an own apartment with the possibility to cook and wash our own clothes is great.

Tell the customer that the balcony has a washing-machine, and cannot be used for sitting outside.
