I did turn up and it didn't meet the criteria it did described in their descriptions. There was no private parking at all so couldn't leave my bike there safely. Also the rooms were filthy. A total disgrace to be fair and the owner refused point blank to talk to me.

Admittedly I arrived at 7pm but more information at the house on how to contact people to check in would have been useful, although the Booking.com email did give a number.

The location .bus stops nearby .and shops .easy to get into centre .bed so so comfortable .shower great .room was clean .

Very comfortable beds (had a great night sleep), crisp clean duvet, quiet room, coffee and tea making facilities in the room, extra towels (not just 2 pp), white thick cotton towels, ensuite bathroom with shower cubicle with bifold doors, very easy to open and close without causing obstructions, bathroom feels clean and fresh, despite the bathroom being rather small it was well designed and comfortable. Car parking available at the back of the property. There's a number of superstores in the vicinity I.e. Asda, Aldi, as well as Gregg's and food trucks, petrol stations...the Town centre is only a short drive away.

Paid extra, got downgraded, treated like it didn't matter I paid a premium in advance to secure the family-sized room (Room 1). When I arrived, I found out other guests had been put in it because of a booking mix-up that had nothing to do with me. Their error. My loss. Instead of taking responsibility, staff shrugged me off into a smaller room (Room 3) — no apology, no explanation, no refund, not even a partial one for the difference. Not a single gesture to acknowledge that I didn't get what I paid for. This isn't just poor service — it's taking someone's money for one thing and delivering another, then not bothering to make it right when called on it. If this is how they handle a mistake before you've even settled in, think hard about how they'd handle a real problem during your stay. I wouldn't book here again, and I'd think twice before trusting them with your money at all.

Very small room for the money and pictures/advert are deceiving on booking.com. The place was dirty, from the shared bathroom to hallways to entrance. Bathroom was thick with dust, does not look like it had been cleaned in a while. The keys (multiple) are kept in a wooden drawer as you enter the unlocked front hallway, so anyone off the street can access the property. When I arrived no one was there, had to phone the business who then told me the unsecured location of the key. There wasn’t even a fan (temperatures were 34c when I went). One of the windows did not open, the other was very small. There was as an electrical socket hanging off the wall. The kettle looked years old, dirty, and was left on without water when I arrived.

Une chambre extrêmement petite et pas de climatisation. Juste un ventilateur pour brasser de l'air très chaud par cette canicule. La température extérieure était supérieure à 35 degrés.

Good location for the city, great to have free parking available. Facilities in the room were adequate - a little tight for three adults in the family room. It's useful having a small fridge in the room, especially as breakfast service was not an option.

The location was very good and the staff friendly. The room was clean cosy and good value for money.

There wasn't much I didn't like really, the shared bathroom shower was little bit tight and it was little bit confusing fing the car park at first but nothing major, overall very happy with my stay would propably stay again.

Dirty pants in the draw of the dresser. Right on the main road so quite loud with cars, and feet were against the wall at the end of the bed in a cramped room.

Clean and tidy once in the room

Awful noise once every minute from an electric toilet in the wall, so loud it woke us up constantly. It took 20 minutes once arriving at the hotel for someone to come and let us in. Strange environment it felt like we were using a room in someone else’s home instead of a hotel. Someone entered our room whilst we were at the beach without our permission.

Very convenient for the city centre. Good TV (but poor signal on some channels). 3 on-road public parking bays outside free of charge over the weekend

Shower door broken, so wouldn't close. Sturry Road noisy, particularly for rooms at front of property. Take earplugs!

So close to the main road that goes through Canterbury, the road was so busy, I was woken up by the traffic at 4:30am. I didn't expect to see an homeless guy sitting in the front garden drinking a can of beer.

To be expected,but needs more attention to details. All the basics are there but broken fittings here & there doesn't help it's cause. Maybe the renovations will put that right...

Ich habe als allein Reisende Frau eine Nacht übernachtet und war sehr zufrieden mit meinem Aufenthalt. Das Personal war sehr freundlich und hilfsbereit. Das Bett war gemütlich und das Bad und Zimmer sauber. Der Wasserkocher war sehr sauber.

Chambre propre et fonctionnel. Le lit était très confortable. Tous les équipements fonctionnaient, la douche très bien : pas d'attente, température pas brûlante et jet suffisant que l'on peut régler aisément. J'ai eu la chance de dormir dans une chambre qui n'était pas côté rue, donc calme. Hôte très à l'écoute et disponible. Très bon rapport qualité-prix !

Porte extérieure difficile à ouvrir. Il faudrait préciser comment elle s'ouvre au moment du check-in pour éviter de se retrouver coincer. Mais ce n'est pas grand chose ! J'ai contacté l'hôte qui s'est montré tout à fait disponible.

El sitio no está decente para alquilarlo a nadie. La habitación estaba sucia y vieja, cortinas y alfombras jamas lavadas, cuarto de baño muy viejo y oxidado. Había cosas que no funcionaba, el agua caliente de la ducha, la tele. El peor sitio donde her dormido en mi vida. No creo que esta decente para ser alquilado.

La cama muy cómoda y la ubicación cómoda para andar al centro.

la limpieza. Los armarios y la cómoda estaban tan llenas de polvo, que al apoyar una bolsa de tela con las zapatillas de casa, me llevé dos dedos de pelusa y polvo y soy muy alérgica. La puerta del baño con un agujero y en general todo poco cuidado.

No staff on the premises when I arrived or when I left. Room was tiny. Bin hadn't been emptied from previous occupant. Curtains dirty and hanging off rail No breakfast served. On busy main road. Shared loo and shower.

Room was quite small with a double bed but was comfortable and very clean. The host and staff were very willing to please and assist.

A small room with a double bed and the ensuite shower / toilet was even smaller. Sit on the loo and your knees unavoidably touch the sliding access door! Hence, the bathroom space needs a BIG and EFFECTIVE re-plan ASAP. The electric sewage pump surges in a regular rhythm as it performs its duty, I think as an older unit time to replace it as part of the re-plan maybe?

Very good location to walk into Canterbury. Very comfy beds and good sized room. Useful to have tea making facilities and products in the bathroom.

Couldn't get in easily, parking not straightforward. A little bit of an air of being slightly run down but overall a handy place to stay and good value.

Hello , I am writing to formally demand a full refund for my booking on Saturday, 29th, due to serious safety concerns and clear misrepresentation of the property. Upon arrival, we were taken to a completely different building from the address originally advertised. This location was not an Airbnb property but a shared living unit, which is not what we paid for. More seriously, the building was unsafe and unfit for occupation due to a strong and dangerous smell of gas, which presents a significant health and safety risk and is a clear violation of safety and trading standards regulations. In addition: • We were not provided with the advertised Airbnb accommodation. • We were not offered the bed-and-breakfast service that was included in the booking. This situation is completely unacceptable. You placed paying guests into an unsafe environment and falsely advertised the accommodation. This is both deeply concerning and extremely disappointing. I now require a full refund of all monies paid, to be returned to my account within seven (7) days of this email. If this matter is not resolved within that timeframe, I will have no option but to escalate this formally through Airbnb and the appropriate consumer protection authorities. Room was small but as i was looking to sleep for a few hours and nothing more it met my needs.

No breakfast, was not aware before. Although teh room was very neat, the rest of the facility was quite messy.

there was a table in the room for two persons.. one could have a breakfast, tea or coffee there. There was a fridge and a kettle in the room. Very short distance, just a few meters from the door to the parking lot.

Bit of a hostel… thin walls, no breakfast,

La chambre est bien aménagée et propre. Salle de bain avec WC propres. Bouloire, dosettes de lait et café, sachets de thé et pts biscuits sont disponibles. Le Monsieur, nous accueillant, très gentil.

Escalier plutôt raide pour ma mère âgée. Difficultés à stationner dans les rues, si les 3 places de derrière sont prises.

L'hôtel est proche du centre ville à pied, 10 minutes de la cathédrale. La chambre est propre, calme, équipée même si un peu petite.

The room was clean and fairly comfortable.

The property is advertised as a Bed and Breakfast but clearly no longer offers breakfasts of any kind. The facilities in the communal area of the property were non existent. Outside seating consisted of a patch of dirt with broken chairs and a wonky table next to a skip filled with rubbish and a broken fridge. The parking is totally inadequate, there are 2 parking spaces for six rooms, which in our case meant we mistakenly parked in a residential space, causing a very unpleasant experience and upsetting conversation with a local man.
