It was such a nice place. Some of the good things that come to mind, the staff. The room. Accessibility to places, restarauntes and stores. I had a great time. Thank you!
I cant think of a single thing.
Mucho.. excelente!
Solo sugiero mas cámaras de seguridad en los alrededores

Muy linda la habitación
No había agua caliente para bañarse y no había agua para el café.
Very spacious room, good bed, great location with walking distance to old San Juan and Escambron beach
The pillows were hard and the water in the shower was not hot enough
We were never able to check in . Property management and phone number didn’t work and nonexistent . Resulted to canceling and rebooking at another location . Not a good experience .
Muy lindo decorado, muy limpio muy tranquilo, y la muchacha del font desk muy amable y siempre se mantuvo en comunicación

The location was in heart of everything. Like the security of the hotel & felt safe. Easy access to the city and other attractions. Restaurants were in walking distance.
The hot water was very Lillie which caused the showering to be cold. The hallways were extremely hot.
Nokså rolig sted. Senga var veldig deilig. Kaffe på rommet.
Mye lyder fra gaten og litt langt til alt i old san juan
nothing much
weird room layout, didn't make sense and the space / size was awkward.
Muy buena ubicacion, buena atecion. Definitivamente un buen lugar para llegar.
Me trataron excelente no recuerdo el nombre del joven pero súper agradecida por la ayuda recomendado 100 por ciento
The staff were very helpful and friendly. They were able to accommodate me when I arrived earlier than expected. The location was in the perfect spot. It was not far from everything I wanted to do. Literally a 20 min walk to Old San Juan.
Everything was perfect
Excelente localidad
The location is great very close to Old San Juan and the airport. The room perfectly matched my expectations; it was incredibly quiet, and the bed was very comfortable.
The customer service was great, but I was disappointed to find out that the lobby staff is split across three different locations. While they did message me ahead of time to coordinate my arrival, it was difficult to provide an exact check-in time, and I forgot to give a final heads-up right before arriving. For the price per night, there really should be a dedicated staff member in the lobby at all times. The employee working was wonderful, but having one person cover three properties just isn't enough. Additionally, there was a hairdryer missing from the room.
El trato
Podría decir en modo de sugerencia la limpieza de la habitación.
The hotel is great, you can walk to Old San Juan (about 20 mins). Same distance to the very nice beach. It was very quiet. There are 2 parking lots to the left from the hotel.
The Room was good for us. But the floor and the bathroom was not clean. We wish there was a microwave oven to worm up the food. Everything else was good. The stuff was very helpful and cooperative.
The cleanliness. the room floor and the bathroom could be more clean.
The staff were very attentive and friendly and extremely helpful. The lady who checked us in even walked us down to the coin laundry and showed us the shared business centre space we could wait in with free wifi and comfortable seating.
The hallway to the rooms echoes due to the tile floor but that’s being really picky as we found the hotel excellent.
Ubicación buena
Ubicación y comodidad
No tenía agua para el café.
Staff was very responsive and friendly. The location was very convenient. If you enjoy walking, its a 15 minute walk from Old San Juan area (or just 4 minutes driving). The room was clean. Comfortable beds. Its perfect for minimalist travelers.
The bed sheets were clean, but stained.
Very good.
For a few days its good. No restaurant.
Nothing. The place is poorly managed, dingy, and without a working elevator. Which ia an ADA violation. At I am the whole hotel was awoken to a loud, vi ratory sound that lasted over 30 min. I contacted the front desk who stated theybwere not on property. Theybwould come by when available to check it out. Mind you in co tinued for another 15 min and then you heard the motor slowly dying. Well, I figured out what the sound was as I had NO hot water to shower 5 hours later. So on tip of horrible customer service, I had poor sleep due to a broken water heater but there was again no one there to complain to or even. Heck out to the next day!
Let's start with check in: There is no one on site. You ring a bell. Luckily my coworker checked in the day before so she had the code to the door bevause no one was there to open the door. It only gets worse from there. For 20 MINUTES we called the 2 numbers taped to the desk with no answer. Mind you this is at 630 pm. We left text messages...no response. Finally we looked over and saw my registration paperwork(which is still on paper). We reached over, filled it out and took the key. We attached the registration with a note and contact to call me for the credit card and whatever else they would need. 2.5 HOURS later, while am asleep in bed, I hear pou ding o. The door. I get up and 2 security guards and apparently a front desk agent finally decided to show up. She proceeds to tell me that I'm luck she doesn't throw me out. I proceeded to explain that she is finally back at the hotel 2.5 hours AFTER calling and texting. She denied ever receiving a call or text u til I go back to the phone, show her and then find my number and text in her phone. Still unapologetic, she asks. For .y credit card info. By the way, she is holding my note and my completed registration form in her hand. The kicker is that even after showing her all that, she still said, I can kick you out for this. Only the security guard was apologetic when I demanded that they loon at the cameras. My registration and key card with the room number assigned was on the front desk. This was clearly a sign to fill it out and take the card, especially after 20 minutes of calling and texting. He offered me champagne and I instead just asked for water. After 40 min he came back to say they had no water despite having an open bar that was still open. On to the property: The elevator did not work. I waited for 5 min for this and my coworker told me that it didn’t work yesterday either. This is a violation since it is NOT ADA compliant. See above for continued review.
Nice and clean
Nothing
It’s location
Waiting for staff to arrive
The location. The one staff member we briefly met was friendly.
No staff on site. Check-in took approx an hour despite there being no other guests at reception. During our four-night stay, the room was not cleaned once, even after multiple requests made via WhatsApp and phone calls to the number provided at reception. While fresh towels were eventually delivered, having to repeatedly follow up for basic housekeeping is unacceptable, especially for a hotel marketed as “luxury.” Additionally, the room did not match the photos shown online. Although it was still reasonably nice, given the price and level of service, better value can be found elsewhere, such as an Airbnb.
Quick check in - we arrived earlier and were allowed to check in earlier as the room was ready. Big room. Good quality shampoo and conditioner. Location!
There is nobody at the front desk - you have to call or message in whatsapp when you need anything. No breakfast is offered but that's not a big deal as there are awesome places to eat steps from the hotel. e.g. Tostado.
Not once was the room cleaned or fresh towels or linens provided. Also AC was high and could not regulate and tv did not work.
Room was comfortable and spacious. A microwave would be a nice addition.
You need yo have staff on the front desk in intervals to deal with issues as they arise.
Location was about a mile from the cobblestone street area, walkable if you are a walker, inexpensive Uber if not
Housekeeping was non existent for me, even after I requested
No one in reception most of the time. They never came into my room while I was there for four days. When I arrived 10.30pm there was a note to ring a number. I didn’t have wifi or anyway to make a call. I needed a taxi on checkout to get to the Grand Princess cruise ship. So I headed off walking with my luggage which could have been a disaster.
Good location
The floor was not 100% clean
Location
La limpieza, tranquilidad y centralizacion, los cuartos grandes y la cama comoda.
el parking no es muy seguro
Location, very close to old San juan, good neighborhood
Impersonal, meaning nobody available at the front desk, housekeeping less than average
Location, clean
Everything very nice and clean. There is no permanent staff manning the front desk, but they are a call and a couple of minutes away. The area, Puerta de Tierra, is very safe and within walkable distance to El Viejo San Juan. Only complaint: at arriving, on Thursday, I let the front desk to know that it was my wife birthday the following Saturday, and ask for their help to prepare a small surprise for my wife (that I was going to pay for). The following day I was told that the owners, due to their religion, do not celebrate birthdays. I found that a weird reason. It is their religion, not mine, and I didn’t want them to celebrate anything, I was the one celebrating my wife birthday.
.
Hotel is cute and well-located between old town and Condado. Everything is a short $3 uber away. The room was large and clean now we the TV didn’t work for the duration of our stay (despite multiple requests to fix it) and the staff is unavailable—there is nobody at reception, you have to phone someone and they come from a nearby property to handle check-in and other requests. This was at times a bit inconvenient/frustrating but overall it’s a nice room. For the price the TV should work; and small maintenance things like the toilet paper holder should not be broken.
It was actually a really good stay. They are doing renovations it appears but they offer a complimentary beer and are very attentive. I like the security of the place. You get a PIN code to access the hotel which made me feel comfortable since I was traveling alone. I would definitely stay there again. It’s close to everything which I loved. Definitely recommend it!
100% Recomendable
.
Clean and peacefull
Staff were incredibly friendly, the room was spacious and very comfortable for myself. Restaurants and convenience stores, beaches were all at a walking distance. The area in which the hotel is located is pretty quiet, heard zero street noise from my room (206) I would absolutely stay here again for both price and the comfort of the room. I slept in every night of my stay with zero issues falling asleep. Thank you again!
Love this place
Nice place, good price, nice staff when you saw them. Rooms could be improved with addition of Kleenex and nar soap. Pretty much a self serve property. Close to PR Capital Building.
I booked this place thinking it was in the heart of Old San Juan based on reviews about the “great location,” but it actually wasn’t close to much — about a 20-minute walk to the main attractions. The front desk is technically available 24/7, but only through a messaging system, and someone comes over if there’s an issue. They do respond quickly. One girl that came over at one point was not friendly whatsoever as if I was inconveniencing her: That setup made me feel a bit uneasy since there’s no on-site security, and the building felt empty even though other guests were staying there. Entry is by keypad into an empty lobby. The elevator didn’t work, and the next day we didn’t have hot water (though it was eventually fixed, the water pressure stayed low). The shower had a modern design with only half a wall and no door, which caused the bathroom floor to flood. On the positive side, the king bed room was spacious. However, overall, I wouldn’t recommend this place if you’re looking to really experience Old San Juan.
I had such a great experience staying here! The staff were warm and welcoming, which instantly made me feel comfortable. My room was clean, spacious and had everything I needed for a relaxing stay. The location was super convenient, close enough to explore, yet peaceful at the same time. It really felt like the perfect balance. I would happily come back the next time I am in town!
So clean, so Discreet, so Modern and Chic! EXTREMELY QUIET
Is in great location ♥️, didn’t like my air went out we were more but for some reason I couldn’t never get shower water regulated but we managed yes I will stay there again
Hotel is super close to everything! Definitely has just the basic things you need but only because it’s still a new hotel. Overall really happy with my stay. Would definitely stay here again in the future!
While the interior of the hotel and the room were beautifully designed and clean, the view from my window was disappointing, overlooking a dilapidated building and an unfinished Ferris wheel. Additionally, the elevator was out of service during my stay. Not much offered for the price paid!
We were early for our reservation and they took care of us, got us a complimentary bottle of prosecco and gave suggestions of where to go. Room was neat and perfect.
Beatiful property.
We were fortunate to snag a last-minute reservation at this hotel, thanks to a cancellation, and couldn’t have been happier with our experience! The staff were exceptionally friendly and welcoming, making us feel right at home. Our stay was wonderfully comfortable, and the hotel’s location offered the perfect balance—peaceful and removed from the hustle and bustle, yet still accessible. We enjoyed a leisurely 20-minute walk to Old San Juan, which added to the charm of the trip. This hotel has won us over, and we’ll undoubtedly return the next time we visit San Juan!
Not wakable around, unsafe and dark surroundings at nigthtime. Day time is ok.
I recently stayed at this hotel during my first solo trip to Puerto Rico, and it was a great experience! The rooms were clean and spacious, with a nice bathroom and cozy couch. The staff were friendly and helpful, but there was often a lack of presence in the lobby, making it unsettling at times. More visibility would improve the experience. I appreciated the texting and WhatsApp options for communication, and one staff member provided AMAZING local recommendations. As a female solo traveler, I was concerned about the neighborhood due to a LARGE police presence and local warnings, but this didn’t overshadow my positive stay. Overall, I highly recommend this hotel. Thank you for a memorable experience—I’ll definitely be back soon!
The hotel was small eclectic place. The room was spacious. The location to Old San Juan was a healthy walk about 15 - 16 min. They said they plan to add a rooftop cafe which would be a useful amenity.
My husband and I enjoyed our 3 nights stay. We got everything we had hoped for. The location and service were great! And we look forward to be back soon.
Was a great surprise
Wow! Is how I can describe my stay at the Oliver hotel! It is such a beautiful hotel with super high ceilings! The aesthetics of the hotel gave it a bit of a modern look while also preserving nature. I was greeted by the most bubbly loving receptionist! She’s amazing. Super friendly. Provided me with suggestions. Lichimarys(sorry if I got ur name wrong) you’re the best! It was quiet. Felt like no one was in the hotel with me lol. I got the suite so my bed was huge! Black out curtains. I was 5 mins away from el convento. Everything was a pro. The only con was that I had to leave so early! Thank you for the amazing experience!
It is a new boutique hotel, so that was very appealing and beautiful. However, the hot water plumbing was running cold/hot but that was being worked on by our departure. Hopefully it’s been fixed by the time of this review. Rita, the hotel manager was very friendly and accommodating and made sure we were comfortable. My husband and I really appreciated her efforts and enjoyed our stay!
Never send anyone here! The main office staff were nasty and did not listen to any of our concerns about blood on our sheets, drains overflowing into our room, no hot water, etc
It’s a beautiful property the room was very modern and nice
My room did not have windows. The water pressure was low.
Very new hotel but still had a great stay!
This was touted as a new VIP property, costing over $300/day. It was a bedroom and sitting room. There is no staff at the hotel. We had problems (4 times) with our room keys. There were safety issues with slippery floors, and things didn't work properly. There was no place us operate a computer; the only place you could read was in bed. The staff was pleasant but that only goes so far. It was not competitive at the price point. I'd give it a skip next time.
The Oliver Hotel was a great place to stay! I highly recommend them, clean, the staff is friendly and is in a great location. I would definitely book again!
Was told the hotel was 6 months old. Staff was nice and the rooms was clean. I would stay there again
