The bed is decently comfortable, water pressure and heating in the shower are good, and the location is alright, though it's still about 50 minutes to central London.

Arrived at the confirmed 3pm check-in to find the door propped open with a trash bin blocking it, the room uncleaned, the toilet unclean, white powder on the floor, and a razor blade left in the shower from a previous guest. Waited 20 minutes before a housekeeper appeared, then over two hours before the room was usable, nobody told me when it was ready, I just went back and checked. Neither door lock worked, which I have on video; there's an in-unit emergency number for exactly this kind of issue, and no one answered when I called it. The host confirmed in writing that the apartment wasn't ready. As part of their apology, I was offered a "special, generous discount😊" if I extended my stay, when I actually asked for the numbers, it priced out higher per night than what I'd already paid, payable only by bank transfer or cash, off Booking.com entirely. Compensation for the day-one issues was offered at £10, later raised to £20.

Unsettling atmosphere and terrible facilities. The entire property just felt "off." It essentially operates as an HMO with permanent residents, giving it the distinct, uncomfortable vibe of a halfway house. The atmosphere was so sketchy that my first instinct upon entering my room was to immediately lock the door and stay put. The room itself was a miserable experience. The shower was terrible, the mattress was rock-hard, and the pillow was absurdly stiff—basically the thickness of three normal pillows crammed into one case. I cannot recommend staying here.

The transport connections in this part of town aren’t great.

The location was great, easy transport links. Great park near the property for wandering etc. We seen a cleaner every morning, the entranceway etc was clean and tidy. We booked two apartments, the deluxe one was great. Also great shared kitchen/dining area. The applicances throughout the property were in good condition, shared areas etc. Matresses were very soft, but surpisingly I woke up with no sore back! The DELUXE room was in great condition, only complaint was it was hot and the windows didnt let in much air, but that was it!

DO NOT BOOK THE SUPERIOR ROOM WITH TERRACE!! Absolutley stinks of damp when entering, thought, okay they've maybe had a leak thats been fixed....WRONG. We spent all 4 nights wearing our shoes as moisture would seep through the floorboards and soak into our socks, only made that mistake once. After the shower had been used, very briefly, we noticed a watery/squelchy sound when you stood on the floorboards in front of the bathroom, this then started to seep out into larger puddles, we had to use the properties towel to soak it up and try dry it. We then realised when we were on the wooden decking on the terrace area, that theres water underneath that you can see if you look through the slats in the decking, this was about level with the basement floor...I think the water table/subsidance is the issue. The basement flats should have never been turned into proprties, not with the way the water is sitting. If I could have afforded to stay elsewhere, i would have.

rivedrei la pulizia, soprattutto del divano e del davanzale (c’erano alcuni insetti). mi è stato detto che c’era un’asciugacapelli ma non si accendeva nemmeno. eravamo in due ma c’era solamente una sedia. la parte minore è che non abbiamo potuto utilizzare il lavandino del bagno a causa delle dimensioni ma almeno c’era quello della cucina

L'unica cosa positiva di questa struttura è l'ubicazione dell'edificio ! perchè è vicina ad un bellissimo parco ed è abbastanza facile parcheggiare l'automobile.

La struttura, ma soprattutto la gestione è terribile !!! Ma veramente terribile !!! Innanzitutto quando arrivi sulla main door dell'edificio ti ritrovi davanti a due digitatori di codice e non sai in quale dei due inserire il codice che ti è stato fornito tramite email. Uno potrebbe dire ma che problema c'è ? Digiterai prima su uno e poi sull'altro ! Ma non è così perchè anche se utilizzi il digitatore corretto la porta si apre solo se in contemporanea con la digitazione tu muovi la porta per cercare il contatto elettrico che diversamente non c'è. Non riuscendo ad entrare ho chiamato l'host ma questo non si è presentato per risolvere la problematica. Ho dovuto aspettare ore fuori all'aperto in attesa che qualcuno uscisse dalla main door ed io potessi entrare. L'host non si è mai visto per tutto il periodo del mio soggiorno. Nell'edificio era presente solo una coppia di origine albanese che faceva le pulizie. Mi è stata assegnata una camera in un semi-interrato che non era stata segnalato in fase di prenotazione, caldissimo e poco illuminato. Ma la cosa più terribile è stata la gestione di quella struttura ! Senza nessun controllo da parte dell'host, le condizioni di quiete sono state terribili ! Nessuno controllava chi entrava nella struttura. Venivano organizzate feste e schiamazzi nella notte fino alle 3 o alle 4 del mattino. Una notte, una di queste feste era stata organizzata nella camera di fronte alla mia, tant'è vero che ad un certo punto (verso le 2 di notte), non riuscendo a dormire per gli schiamazzi, mi sono alzato ed ho bussato nella camera di fronte per lamentarmi del rumore. Mi ha aperto un ragazzo ed ho visto che all'interno della camera c'erano una decina di persone di origine indo-asiatica che stavano festeggiando con musica altissima. Ho segnalato la cosa immediatamente all'host !

Beautiful space, good value for money. Located in a calm and nice area. Host was very nice, responsive and even curated nice places for us to explore.

This location is ideal for travellers with a car as public transport is available but not close.

I really liked the location of this guest house: yes, it is about an hour away (by two (!) means of transport) from the city centre, but it is right next to an excellent park and the neighbourhood itself is very quiet. The closest shop is about 5-10 minutes away on foot (there's also a cafe in the park - closer - where you can also get some coffee or snacks). My room (-2 floor) was very quiet, had a small kitchenette (with a microwave and a minifridge) and a large window+door situation looking into a 'sunken patio' - so, lots of natural light even in the basement. The host was always available on WA to answer my questions.

The room in the basement would really benefit from some hooks in the bathroom and maybe a quilt or an extra blanket, because it gets really cold at night (end of April) (there is a heater to deal with this potentially, but why not save electricity). Also, I'm sure people staying for more than a week would appreciate some basic cleaning materials (even just a broom, some bags for the trash can) to keep the room tidy during their stay.

- Needed more pillows, if I was with another person 1 pillow each would be so uncomfortable! - Abit of a longer walk to the station (20 minutes)

The towel rail was not working, vires were sticking out, health and safety hazard. Window shutters were broken, couldn't get the day light in. Quite a few hair in the shower, strange smell in the room, spring mattress, only 1 working tumble dryer for all the rooms as the other one was broken. Rooms in general are quite tired, nothing like as advertised. Unfortunately, it's a no from me.

The apartment was extremely clean and had the facilities we needed. The location was also good, and we found it easy to move around.

There was an awful snell in the property and we could not have a comfortable sleep. We contacted the owner, but this was not resolved. It was most unfortunate as I had my young nephew and he’s still unwell after the experience

Que no cumplieron lo contratado, pagamos por una cama doble y un sofa cama para dos, y el sofa era solo para una persona. Tuvo que dormis mi hijo en un colchon en el suelo. Ademas el baño es demasiado pequeño. Tampoco te ofrecen consigna para las maletas. Voy a exigir una indemnizacion.

It was clean, staff answers phone and are very helpful. The location is not hard to find and to get in. The bed is very comfortable.

They just need to update their photos with the rooms people are booking so theres no confusion. Shower room is small.

Property is functional with everything you need for a short stay.

Building is extremely loud with doors slamming including in the middle of the night. We did not sleep well at all. The cleaner would leave buckets of water in front of our room which made the floor smell of mould and damp. Bed was very uncomfortable.

It's not my first time, and not be last time. The apartment is clean and tidy. Really easy location, great facilities, I had everything I needed. and the most important is very kind staff. I'll be back again. 🙂

I loved my stay here so much I'll be back again soon! Easy self-service entry, modern clean rooms - my en-suite room had a TV, desk and fridge. 2 modern, clean, peaceful kitchens fully-equipped with everything to cook + laundry washer and dryer. Neighbourhood feels safe and suburban. There is a huge park behind the building that has great benches overlooking the city and Tesco 10 mins walk. Close to Shoreditch, good bus links too. Above all, the staff are VERY friendly, warm and attentive.

Хорошее расположение, приятный тихий район, красивый парк. Было все необходимое для отдыха после прогулок по Лондону. Большая хорошая общая кухня со всем необходимым, включая приличную посуду, подсолнечное масло, соль, чай. Так же удобно было то, что в номере был чайник, холодильник, микроволновка. Размещение здесь - это хорошее соотношение цены и качества. Очень интересно было на несколько дней окунуться не только в осмотр достопримечательностей центрального Лондона, но и пожить буднями более тихого района.

La ubicación era adecuada. El servicio de atención al cliente tenía buena predisposición para ayudar aunque poco resolutivo.

El radiador del baño no funcionaba. La temperatura del baño era de 15°C. Contacté con el servicio de atención al cliente, supuestamente enviaron a un reparador pero siguió sin funcionar. El radiador tenía una reparación con cinta aislante que no parecía nada segura. Fue muy incómodo hacer uso del baño a tan baja temperatura, sobre todo, porque al haber un radiador, se genera la expectativa de tener un baño acogedor y preparado para las temperaturas de Londres en diciembre. De haber sabido que el baño no estaba acondicionado para las bajas temperaturas, habría buscado otro alojamiento.

The property was located in Hackney, London - that's what we wanted. The heating worked.

Several aspects of the property did not match what was shown or described in the listing. The bed was noticeably smaller than in the photos, and the flooring is in need of repair. Although “city views” were advertised, our room was below street level with no such view. The walls were described as soundproof, but they were not — although some basic insulation was present. The windows did not seal properly and there was a visible gap of about 2 cm under the door. The kitchenette also had no hot water. The communication with the host was problematic. They repeatedly asked us to communicate outside of Booking.com and insisted on receiving copies of our IDs via WhatsApp or email. When we raised a concern about the room layout not matching the listing, their only response was to suggest cancelling the reservation instead of addressing the issue. The most concerning issue was that someone entered our room without our knowledge while we were away, even though the stay was listed as no-service. This made us feel uncomfortable during the visit. Overall, the property did not meet expectations and several listed features were inaccurate.

It's all perfectly adequate for a short stay. Quiet and pleasant and easy comms to get there and get in etc.

No real complaints but it's all a bit basic, bed is not particularly comfortable but it's fine, pillows were great though! It has all the amenities but it does look a bit nicer in the pictures, like I said it's fine.

Relaxing clean well cushioned double bed sofabed was as nice as a normal bed with nice springiness. Excellent shower temperature unit, no plumbing problem. Very good heater. Dishes, cutlery and washing up liquid and new clean dishwashing sponge and new clean jay cloth inside room and large fridge. Bright lighting

Underground basement balcony underneath the bins private to this room had no horizontal view but excellent for plane-spotting and a very nice balcony table. Balcony door doesn't lock unless internal key is removed which wasn't communicated to me

It is quite expensive for what it is, which is essentially an ensuite room in a shared house, just with a lock on your door. It needs some attention. A huge damp patch on the wall and water leaked into the room during heavy rain, the window doesn't shut properly, plus several other minor issues.

Excellent location for us visiting our sons who live in the area. The room was very comfortable and clean. We didn't meet the staff but received very clear instructions through WhatsApp. Would highly recommend Sleepy Studios and will very likely return at some point in the future.

The apartment was clean, cozy, and comfortable for a short stay. There were fans, a fridge, and a microwave, which made it convenient. Good location with a small supermarket nearby.

The apartment seemed smaller than shown on Booking. When the curtains are open, it’s easy to be seen from the street, which feels uncomfortable. The curtains were dirty. Sometimes the smell of marijuana from downstairs tenants came through the open window.

The location of the property is something that was in the specific region that I was looking for, so for me it was good, but might be less ideal if you want fast access to the city centre. The check in and check out process were also fairly typical and nothig out of the ordinary.

I don't know how it is like with the other types of accommodations, but the one we got has some very misleading photos. They feature a blue sofa with a size and placement that makes you think that the room is much bigger than it actually is. In reality there is another, smaller sofa that is placed next to the table, and not in front of the TV. Decorations are also missing. This is bad in and of itself, but honestly the biggest things that ground my gears were that when I brought up these things with the host they were acting all cheerful and denying that the issue even existed. Their actual words were "no other travelers raised any issues". I will add the photos which I took, and the photos that they sent me themselves in the unlikely case they actually bother to update the photos, and you be the judge. Beyond this, I would also like to mention that the cleanliness left to be desired. Some of the plates were very obviously shoddily washed (or maybe not at all), and we had to do it properly ourselves, and the rafts in the bathroom didn't even get any kind of cleaning at all. When you have a dedicated 80 pounds (!!!) cleaning fee for the stay, I expect the place to be absolutely spotless. Another gripe is the bathroom sink. The problem isn't so much that it is small. I get that in a small bathroom you don't have a lot of space. But because of the rafts above it, it was incredibly inconvenient and hard to use. One last thing is that I had to open the electric switchboard and flip the switch in order to use the heater, as it was turned off. Don't know if it was turned off on purpose, or it tripped, but just something to be aware if you visit during a cold period.

Exposed wiring in the bathroom, shower was not good

It was as described in the advertising, ideal for one person but you could fit two people if you had to. Two kitchens were fairly well equipped and the apartment had a microwave, kettle and fridge as well. It was easy to get to and from London, local railway station (Clapton) was only a short walk, as was the bus line. Communication back and forth with the owners was very good as well.

The property was lovely, it was easy to access and the hosts were very responsive and proactive especially with their communication. The room was slightly small than expected but still very lovely. I would stay here again.

The room didn't match the description, describe as double bed, sofa bed, but confirmation showed sofa bed in WhatsApp message, and when I questioned it was told it was a mistake in online description, was offered a £30 discount Room had the cheapest of double beds, cold metal frame, only two low pillows The kettle was broken, lid would fall off and it continued to boil without switching off, resulting in my hand getting a light burn, report it, but no replacement or fix provided No hot water in sinks in room or bathroom, again reported but not fixed TV remote didn't work so could watch tv, reported but again no repair given. I won't waste my money on this place again, and obviously no concern for the safety of the residents, by providing potential dangerous item the could cause severe burns.. Stayed for 2 nights, informed owner of faults in morning, but no replacements provided.
