A wonderfully relaxing, good value, stay in a lovely village with a great breakfast and dinner.
The price of lunchtime sandwiches was very high for what you got
Staff were so accommodating and friendly. We were early to arrive due to an early wedding, and they gave us access to a quiet part of the restaurant to get ready. They moved our bags into our room as we were late back from the wedding. Gorgeous breakfast served the next day. Would recommend to everyone and would love to stay again.
Nothing
Location, comfy bed, warm/hot shower
Build up of dust in the extractor fan with mould growing on it. Breakfast table not laid out for us on the Saturday and when it was, bits missing, no condiments, teaspoons. Staff member Saturday morning lacked warmth but pole apposite, today (Sunday).
Breakfast was lovely and had a great selection
Parts of the room and furnishings looked a little tired.
Location, Resteraunt, Cozy Bar, Comfy Beds, everything Really.
I didnt stay longer🤣
Lovely scenic location with comfortable rooms
The location was beautiful, the inn is full of character and the staff are friendly.
The location was fantastic
Needed a a fridge in room for water. Drain smell in bathroom.
With Pendle Hill as a backdrop and in the beautiful village of Downham, the Assheton Arms was the perfect setting for a couple of days away. The rooms were lovely and clean and the bed very comfy. The food both evening meal and breakfast were delicious and the staff couldn’t do enough and were so helpful and pleasant. Overall a beautiful stay in a beautiful place.

Great food, exceptional service and beautiful setting!

Stunning
Staff who received us did not share information with us about the room saying he did not know as it wasn’t his job, he was very indifferent to our situation.Kitchen staff and breakfast was amazing
Everything was great
Super quaint , fantastic views
Smell in main building
Lovely location, great breakfast choices which included freshly prepared fruit. Dinner menu included a specials board. Very comfortable bed and superb shower.
Some renovation of the building is required , but the Assheton Arms is leased by James’ Places so the land owner -Assheton Estate needs to do the work.
Beautiful location, quiet lovely garden area. Private.
Very noisy above, with creaking floors and inconsiderate walking back and forth most of the night.
The room, was not in the pub, but in its own block of beautiful traditional cottages overlooking the church. The staff and food at the pub were excellent, we were travelling with our dog, but instead of getting the dodgy dog room, our room was beautifully kept and clean and the staff at the pub were very accommodating ,breakfast menu was extensive and catered for all. Will definitely be returning.

Excellent place to stay

Beautifully decorated inside, spotlessly clean, evening meal and breakfast was very good. Lovely friendly staff.
The location was very picturesque and charming
It was very hot when we stayed. We could have done with fans in the restaurant and room. We would bring our own next time
Everything amazing place!
Location
Welcoming friendly helpful staff. Super accommodation with delicious food, drink and breakfast.
No fan available in the hot weather
Disappointing to arrive at breakfast with still almost an hour to go to find no yoghurt pots left and only a tiny amount of fruit salad. And the waitress was completely unapologetic about. In fact she appeared pretty disinterested a pity because the rooms were comfortable and dinner the previous evening was good.
We had both dinner and breakfast both were very good. A nice choice on the menu. Excellent very friendly staff. A lovely young man working the bar on friday 26th June and very friendly manager. Superb location so pretty.
The rooms were very warm. I know the weather was unseasonable warm but even a fan in each room would be a nice addition as we know the UK summers are getting warmer.
stunning location; beautiful rooms; lovely staff; excellent food.
The room (12) was amazing, really spacious and comfortable. Food also excellent
Nothing
Lovely location and welcoming staff and comfortable room with some extra touches such as bottled water . Dinner was delicious at the hotel too and breakfast was a very good selection of good quality food
Nothing to dislike
Breakfast was amazing and the pub food in the evening was lovely. staff was very friendly and welcoming we will be coming back again.
the hot water for the featured bath could be a little be warmer.
Lovely accommodation and helpful staff particularly in relation to my food allergy for the breakfast. Beautiful area and views.
Nothing we didn't like, would recommend to others and probably stay there again ourselves.
Lovely location in a tranquil village ,,, lovely rooms , super food from a decent / varied menu ! worth the trip out ... fantastic in summer to sit outside and soak up the view :) if i had a compliant / observation ,, the english breakfast was HUGE ...!
nothing
Wow what a gorgeous hotel/pub in the most beautiful location. Full of history this place & beautifully done out. The cooked breakfast I have to say was the best I’ve ever had anywhere. The location, the village of Downham is just stunning, we went fur a lovely walk next day.
Can’t think of anything tbh, I’d definitely return.
Breakfast was excellent
Great location which is excellent for exploring the surrounding countryside. Bicycle storage was an added bonus. The room surpassed expectations- comfy with all amenities. Included breakfast was also delicious! The Assheton Arms pub is a quaint country pub with great local beers on tap and excellent restaurant.
The location
Our room was not made up on the second day. We had been out all day and arrived back at 4-30pm. I notified staff and they apologised and told us to wait in bar area. An hour later after 3 times on to staff, we finally got in our room. We were tired and wanted shower and a cup of tea before our meal at the hotel at 7pm. At no point was a complimentary drink offered.
The beautiful location and quality of size the rooms. High quality food in the restaurant.
No internet access on the day of our stay due to a power fault which was fixed on the day we checked out
The setting and location
Our bed was a double and was too small. Unusual complaint in the UK but the room was too warm
The peace & quit of the location
Sunday lunch was not up to its usual standard, service was very slow, as we were meeting family that we only get chance to see infrequently it really didn't matter to us, As a party of 8 we were seated in a private area separate to the other diners which was superb. The room was in a separate cottage so very quiet, well equipped & furnished. As we used to live in the area 50 years ago its lovely going back when we have the chance. It's like a trip back in time. No traffic noise as it's in a village.
Beautiful view and very welcoming.
We liked the entire stay!
Lovely room.
The mirror is miles away from the plug for the hair dryer.
We have beento the hotel before and tht high standards never change, really nice friendly staff and very helpful,we have booked to go back again later in the year.
Nothing to dislike.
Quintessential English pub - great location and views - great room - lovely outside terrace - food excellent beer tasty

Great location. Beautifully furnished. Spacious room
Service a bit patchy.
Lovely area, very quaint
Didn’t think it was quite worth the money, service entry was a bit off on arrival, no real welcome
Lovely setting
Nothing
The room was warm and comfortable. And with a lovely view of Pendle Hill and surrounding countryside . The evening meal and breakfast were good The staff were helpful.
Although the evening meal was good we had to wait 35 minutes before we received it.
Gorgeous room, plenty of space & lovely toiletries. The breakfast was also great!
Very friendly staff. Nice cosy room with a large bathroom with bath. Good choice of food and drink in the pub/restaurant. Good location for walks in a very quiet village.
A beautiful place to stay with great food and service. All the staff are lovely and welcoming.
Our room was in Ash Cottage and it was dirty, almost like it hadn't been used/cleaned over the winter. There was green algae in the bath and dead woodlice in the corners of the bedroom. The mattress was also past its best, with springs broken in multiple places. We've always stayed in lovely rooms in the old post office part of the accommodation before, and the Cottage seems to be in need of some TLC compared to those rooms.
The location was brilliant and the food was great especially the breakfast which was delicious.
The room was spoilt by the armchair cloth being ripped along the bottom . Looked like dog damage. The green light in the ceiling was annoying at night reducing sleep.
Beautiful rooms, lovely staff and great food

Lovely peaceful location
It was in a good location
We weren’t informed that our room was down the street
Location, parking provision, style and decoration.
Green ceiling light in room which was too bright and illuminated the room all night.
I have stayed many times before and never dissappointed, Lovely rooms and great food.will stay agian when up north Staff are so hard working and really nice anf friendly
All was nice
Accomdation, food and service were excellent, friendly welcoming staff in a beautiful location.
Breakfast was very good - plenty of choice, well cooked - missed fruit? A very traditional countryside pub with lovely rooms, comfortable restaurant and cosy bar with lots of wood. Nice not to have music or gaming Food and service in the restaurant was excellent, so good we overindulged and ended up with a higher bill than expected...
All was lovely
The property and surrounding area is beautiful we loved it so much we extended our stay. Staff were exceptional.
Nothing
It was right opposite the church in the village where we were going to a funeral so ideally located for what we wanted.
The shower didn’t work (wouldn’t turn on) but once I had reported it and the member of staff had come up to check we were given use of the shower in the room next door which happened to be empty. Difficult to communicate with the hotel as the phone wasn’t answered and voicemails and emails weren’t responded to.

Amazing room, with a fabulous bathroom. Staff were friendly and very helpful. The breakfast was varied and good quality. Loved the cosy fires throughout the pub and restaurant
The modern wardrobe wasn’t in keeping with the traditional decor. The carpet in the bedroom needed vacuuming more thoroughly. Would have expected bathrobes in this standard of accommodation and usb sockets for charging.
Homely
Location is fab
No plugs near mirrors in the room to use hairdryer
Very comfortable room with a wonderful view. Excellent bathroom. The food was delicious with interesting and varied menu. The staff are helpful and friendly.
Nothing.
Fantastic pub ,,,hotel ,, restaurant .... + Bargain price ,, for a quality establishment !! @ £79 !! mid week :) lovely location with fantastic views / safe parking // Breakfast was over generous :)

The service
Set in beautiful countryside. Very peaceful. Delicious breakfast.
A wonderful and cosy room, very friendly staff, great restaurant and pub on site.
Everything was just perfect.
Very quiet. Old world charm. Keep the log fire burning is a must.
nothing
Stunning location, log fires, friendly staff
Just a minor thing - but could there be a socket near the mirror and also could do with a light near the dressing table as it is quite dark.
