Bar prices reasonable
Room was awful - no outlook, drone from motors all night - unable to sleep. Location was poor - lift broken to the promenade so had to use the very steep ramp with a power chair which was unsuitable Unable to get first 3 choices of drink, pinot, sauvignon blanc, prosecco. Standard drinks in any bar. Small claustrophobic lift Room not clean (cobwebs in the bedroom, black mould in the soap dish,) Only stayed 1 night so didn't raise any concerns, just moved out early the next morning. However booking.com asked for a review as I I feel obliged to give an honest one. Only gave a negative review so others are aware - £100 per night without breakfast was expensive for the quality received.
Large room and clean
Old fashioned
The location was great & has on site parking. Staff were nice. The room was comfortable & a generous size.
Maybe a little dated in furnishings & decor.
Location and being able to park safely.
Although bathroom fixtures and fittings were clean and in working order they need updating a little.
The hotel was close to the beach
I tried to check in early and even offered to pay an additional fee, but I was told it wasn't possible because the room was still being cleaned. After finally checking in, I was horrified by the condition of the room. The carpet was filthy, with stains all over it. The shower was disgusting, with mould and dirty tiles. The smell in the room was awful, making it very unpleasant to stay in. To make matters worse, one of the coffee mugs was chipped, which is completely unacceptable considering the amount I paid. The area is nice, but unfortunately the cleanliness and overall condition of the hotel were very disappointing. I definitely won't be returning.
Very dated, tiny single lift considering it is used by Caledonian coach holidays I saw lots of guests struggle with luggage up stairways, no help. Lights and electric sockets in room not working. Rooms and beds so basic and old dated furnishings and decor.
The location
Our room was in need of redecorating & modernising, along with the lift service.
Good location next to South Cliff.
Room was on the top floor and very warm on the weekend that we visited.
The stuff is nice. Beds, towels and the bathroom were clean.
We stayed in room 303 for one night. The walls had finger prints. The picture above the bed was very dirty. The furniture and the windows are extremely old.

Great staff, nightly entertainment and bingo. Comfortable room
Nice breakfast ..
Rooms dirty on arrival small dirty room..dated too Shame great location but rooms let it down..
Cleanliness of the bathroom. Needed a really good clean, limescale on the shower hair in the plug taps and glass looked like it hadn't been cleaned for a while and dust on toilet roll holder, towel rail, light bulb
Location
Private parking and very clean and spacious room
We booked room only but decided to eat in restaurant.. meal was ok but when first entered restaurant was treated like we were dumb for not knowing what the protocol was
Room spacious with comfortable bed but drab uninviting decor with view of fire escape . Compact shower unit with a billowing shower curtain . Fan kept in wardrobe was last PAT tested in 2021.Same member of staff for check in and check - out who was consistently surly and had a “ couldn’t care less attitude “ on both occasions . Check i in amounted to name , here’s your key , there’s your room
Close to the front and decent car park
Shower needs updating, that and the bathroom were showing signs of mould
Almost everything all staff great , food ,,bar prices etc were great value for money
Would have liked the bar to be open a little later for residents and the breakfast to be on longer 730 -9 am meant quite an early rise to catch breakfast not a big complaint just personal preference, the one complaint i have is the mattress on the bed was not good
Walk to the beach a little steep
Biscuits for breakfast in room would be nice
The hotel was clean however it was very noisy, complained about this and it continued throughout the night
The per night charge for doggies. We get used to a charge but per night is excessive.
good for the price
nothing
Great for our one night stay, staff friendly and helpful. Breakfast was ample and tasty.
The room was a little dated and hot. The carpet had stains and the shower needed a good clean.
Location and atmosphere
Cheese not melted one jacket potato h
Lovely stay
Lovely friendly staff. Comfortable beds. Tasty meals
Bathroom a little cold
No breakfast location ok
Cleanliness
The staff were friendly and welcoming, and were so helpful when my friend took a tumble. 5 stars
The shower was rather small
Great location great entertainment
The room was ok. Beds were comfortable
Poor choice of wine at bar. Was told that no coffee was available after 9pm as machine turned off. No room to sit in lounge or bar area
The staff were fantastic particularly reception. We had to move rooms and the lady we dealt with was utterly brilliant. The location is fantastic and the ease of check in/ access is great.
Our shower backed up and started leaking in our first room, quite a few spots around the room had grubby marks, including rhe walls and lampshades. The bottom of the loo was dirty also. Our second room was much better thought there was a bundle of hair in the bed as if it had been taken out of a hair brush. The shower in the second room had extemely low pressure.
Nice location

Great hotel great location great entertainment
The location is very central. The staff are extremely friendly and helpful.
The rooms are basic but adequate.
The location is great ,just a short walk to the promenade top ,it has its own carpark with plenty of space with a small charge to park ,the breakfast was a basic full English buffet style ,with tea coffee juice ect ,the staff professional and quick to get you seated
Ok it's a large coaching hotel, a little dated interior reception area and around the stairs, but the restaurant has clearly been updated and very pleasant, the bedroom 303 was clean and the bed very comfortable, again the decor a little dated and it did look like someone with dirty hands had been in the loft hatch in the bathroom as there were marks on the wall and door, dated décor in the bathroom a little paper peeling off but it was generally clean and good .All the above would not put me off, I think what I paid was value for money and the fact I can turn up and park on site without driving around looking for a spot make it even better.
Good location for Scarborough Spa
Carpet had a big stain. Bar staff in the evening could have been friendlier.
Location, staff
Dusty bathroom
Staff very friendly hotel very clean and facilties excellent

Nothing
Lovely southlands hotel good breakfast and good tea meal paid 10 pound each breakfast and paid 17.95 tea each meal so nice
Different wot come home
Clean and tidy and good value for money.
Food very bland nothing special and bedroom could do with new windows.
Short walk from the theatre which was the purpose for our visit. Staff are friendly and polite. Very clean. Public areas are fine and well maintained.
Bedrooms badly need a makeover. Ours was on the 3rd floor, dated, dismal but clean. We requested a walk in shower but didn’t get one. Limited choice for breakfast unless you want cooked- we don’t. White sliced bread, no fruit.
Value for money dog friendly
Don't expect the ritz at this price but the staff were really lovely, the breakfast super generous and the showers were hot. My friend and me were bike packing and they allowed us to keep our bikes securely down in the basement (still bring a lock)
It's an old hotel that must take a lot of upkeep so a bit rough round the edges but nothing awful
the bar area is probably most up to date are
The hotel is looking tired room this time run down new showers needed and unlike our last stay the staff didn’t go out of their way to help. Left at bar waiting while staff complained about others in the back room. Had no chance of an “evening” meal told we had to eat at 6:30 or not at all. Steak night a bit of laugh unless you’re staying the week they won’t let you book in, told we had to book when we booked the room but no advertisement when booking to say so. Breakfast terrible we went down at 8:30 and nothing left apart from burnt sausages no scrambled egg no tomato or bacon, was told by another guest we had to get there for 8 or everything is usually gone although people going back 3-4 times doesn’t really help. Won’t be returning it really is a shame cos our 1st stay was better obviously the busier they get the worse it gets
The walls are only paper thin stud walls so noise transfers from neighbours and rooms below very easily. If you want to rest it is not possible until 1am after everyone else is asleep
We liked the location. The hotel is in a quiet residential area, there are one way roads in the area which provided some interest and excitement to navigate. The room was a good size, the bed was comfortable, the wardrobe had shelves as well as hanging space. The bathroom was large, the towels were of a good size. We enjoyed the entertainment. Overall, the New Southlands Hotel is a good place to stay.
There was no green tea at breakfast and no tea pots either, as endlessly traipsing back and forth for a refill is a nuisance due to tiny cups. The sausages were of the cheaper variety and not very nice. If you want poached or fried eggs you have to ask for them as scrambled eggs is the option put out at the buffet. No mushrooms for breakfast either! I was most disappointed as I am egg intolerant. The coffee was not nice - this seems to be a big thing with hotels. We stay at a wide range of hotels, not just Caledonia, and the coffee is invariably awful. It cannot be so difficult to provide decent coffee.
All good
Great location and lovely breakfast
Thin walls, very easy to hear noise from surrounding rooms
Decent location . The staff were lovely . Definitely stay there again .
Thought the car park should be free if you are staying there
The room's need up dating 20 years behind times ,the room was freezing radiators was cold, would come here again 😫
Clean and well kept
Shower was too small
The Bathroom was clean ,as was the bedding and towels. The breakfast was good and the staff were nice.
The room was cold. The spare blanket was in need of a wash. It smelt. The mattress was uncomfortable. The pillows were hard. The lift was in need of a good clean
The hotel was clean and tydy and eveybody was polite and its only a 10 min walk to the beach
I didnt like the pet policy i felt it was very stict many dogd jump up on beds or like go sleep with their oweners and to say you will charge us £50 extra if the dog goes on the bed is abit much. If your goinh to allow dogs then you need to excepy accidents or dogs on the bed. I also didnt like how i was never told about the stict dog rules until after i had paid for the accomodation. People if you have a dog please make sure you bring a cage or a dog bed as you can be liable for extra costs eg £50 for new bedding. Also dont allow your dog yo jump up onto furniture
Nice friendly staff great for parking my car over night.
The room.could of been cleaner found hair left in bathroom and a sock down the side of a unit.
The hotel is in a great location and the staff are friendly enough. The bar is reasonably priced. There was entertainment on when we stayed, this was ok.
Our double bed was two singles pushed together, this was very uncomfortable and isn't what we paid for! The room was VERY basic and the bathroom was dropping to bits, unloved and unclean. The breakfast is VERY poor quality and not great I'm afraid, the sausages tasted like chemicals. The men's toilets, accessed from the lobby, are in the basement and are absolutely revolting, the stench from the back venting is absolutely unbearable, it makes your eyes water. It's obvious the hotel is about maximum profit rather than quality or guest experience.
Perfect location. Spotlessly clean room and welcoming staff. The young man looking after the breakfast room stands out for particular mention, his bright smile cheering the whole room.
The bathroom was on the chilly side for us but we wondered if the heated towel rail was working or not so reported it as we checked out - was not a major problem.
Location, breakfast included in price and realistic car parking charges.
Not Applicable
Very friendly staff, great location. Fantastic value.
Nice and clean, staff were excellent, and a very clean hotel throughout, and nice meals especially the breakfast and we will book again.
Nothing as near perfect as you can go.
Clean, comfortable and friendly staff. Breakfast buffet style and plentiful.
