Location and breakfast was good

Small room and bed needed some TLC

The staff were great and the bar and restaurant were very good.

The room was very poor. The floor was uneven in various directions and getting to the room up in the attic was difficult. The last flight of stairs were a death trap. Very narrow with a bannister rail that was very loose and shaky. Really needs fixing Asap before someone has a serious accident

The breakfast or lack of it - was informed there would be cereal, fruit, juice, tea, coffee and toast available / well “fresh fruit” bowl was rancid - rotting fruit with small black beasts crawling all over it and there was a bowl with 2 weetabix which had been covered either clingfilm but had massive hole in clingfilm as if something had been in eating it as they were not whole weetabix - there was a tub with cereal in with blue lid - rather dirty - I did not have any breakfast!

Free on street parking. Town centre location. Outdoor space. Nice bar and restaurant Good price. Food in restaurant was excellent and very reasonably priced as was bar. Plenty of choices for breakfast.

Noisy from the traffic, we had a front facing room and had to sleep with window open as very hot due to attic room. Ordered porridge, which I am still waiting on!!!

Lovely hotel, rooms, staff and great food.

The food was good, with several options available for breakfast. The bathroom was really large, usually hotel bathrooms are quite small. The hotel is in the middle of Kelso, so everything is in close vicinity. The hotel also has a restaurant and pub for drinks and dinner, if you don't want to go anywhere for dinner, it's really nice, good haggis 😋

The floorboards in our room would creak with every step and the floor was a bit uneven in certain parts, probably because it's an old building. It was a wee bit dusty in certain places, mainly saw a web in the closet

Just stayed 1 night, but a lovely hotel, right in the heart of Kelso. Had our tea in the bar downstairs (both pies were terrific) and then the Scottish breakfast was top notch!! The room was huge and beautifully decorated (looked like it had recently been re-done) and had everything you need. £115 between us..... Bargain!

Location was fantastic and the staff are very pleasant.

Beds are terrible. Very lumpy and one of the worst sleep experiences I've had in a hotel. Shower was terrible. Either red hot or stone cold and you had to actually hold it at an angle to keep it straight. Very dated decor in the hotel and the rooms.

We stayed overnight on a cycling tour and were able to securely store the bikes outside in a locked "cage" at the rear of the property. The room was basic with comfortable beds and met our needs. We had our evening meal and breakfast here and both were very good.

Staff were very pleasant and breakfast very substantial, though the Bran Flakes were not crunchy as they were out in the open. Room was very hot and noisy. Dinner was good and staff helpful and pleasant.

The room was very hot and even though we opened the windows we had to close these because of the noise from the bar and the road. Bar noise did not stop till after 12.30am. Shower was very small.

The breakfast was very good. The room was comfortable with adequate space and sufficient wardrobe and drawers. We had dinner on only on day, but it was very good.

The TV was difficult to operate, and we couldn't get BBC1, BBC2, ITV or Channel 4. We didn't ask for help because we didn't want to watch it much.

Noise from the odd bit of traffic can be disturbing early morning. Both times I've stayed I've been in street facing attic rooms.

I enjoyed our stay as the staff where very friendly, especially Karina who served a great feast of a breakfast, it was also well cooked & tasty. The room was good apart from the heat as it was on the sunny side of the hotel, its not often we get that weather. Location was very central for café, bars, restaurants. The food in the hotel was very good. Perfect location for walking beside the river or around town. Also handy for public transport to many locations

Very poky, basic room. Extremely dark bathroom with rusty towel holders. It was a wet room and when we used the shower, the water soaked everything - sink, toilet and the whole floor. It was horrible.

Not the hotels fault as we stayed on a very hot night but the room was very hot. There was a fan in the room but it didn't make much difference

We cycled through with e-bikes and they had a secure area with charging for our bikes. The staff was very friendly, and the food(dinner and breakfast) was excellent.

It was in a great location, the receptionist couldn't do enough for us. The room was clean,quiet and comfortable.

The hairdryer was broken, luckily we take our own. The full breakfast was very greasy which put us off a bit. I'm not sure if the girl serving us for breakfast was new or not but it seemed to be a bit of a farce, we and others coming into the dining room ended up going to her to ask for tea etc instead of the other way round.

The location was excellent, parking is free and plentiful in Kelso, the room was quite small but very comfortable, easy check in and the staff were very friendly and helpful. The breakfast was amazing.

A bit expensive for what it is. My room on the top floor was hot, but it was a rare heatwave in Kelso.

Gezellige en schone kamer, lekker ontbijt en leuke locatie. Kelso ligt in een mooie omgeving en er zijn genoeg mogelijkheden om te dineren.

Weinig personeel gezien, het meisje in de ontbijtzaal moest heel veel doen in haar eentje.

Room and food were all very good, friendly welcome on arrival and great location with Abbey next door and in the heart of the town.

Couple of the downstairs doors banged and could do with being dampened. It's fine once the pub has closed for the evening.

Great value for money. Relaxed atmosphere making it no problem that we arrived at midnight and we're taken straight to our room. The room was basic but comfortable, the shower was good. The breakfast was excellent - choice of full breakfast, vegetarian breakfast, smoked salmon or kipper. We'd happily visit again :)

Pleasant hotel in the heart of Kelso. Well presented rooms, good showers. Highlight was the breakfasts - large servings but also really good quality. Staff were all friendly and helpful.

We were in the roof, which was a struggle to get up to on windy steps.

Perfect location to browse Kelso and the races! With plenty of free parking, right outside. Greeted with a smile and the room was immaculate, although incredibly hot. Has a lovely breakfast too.

The room was on the top floor, thus a trek to walk up skinny stairs and the room and breakfast room was in incredibly hot. Too hot to eat breakfast, leisurely.
